But to ensure a stress-free move that’ll balance the perfect lifestyle with an ideal place to study, it’s important to take costs and contracts, living arrangements and locations into consideration.

The University of Liverpool, Liverpool John Moores University, Liverpool Hope University and LIPA all welcome a new intake each year so it’s no wonder the city’s student scene continues to thrive. Therefore with accommodation in high demand, now is the time for both incoming and existing students to begin the search for a prime place to live from September. WHAT IS AVAILABLE? Whether university is prompting you to leave your family home for the first time, or you’ve settled in to the city and you’re embarking on your second, third or post graduate years of study, Liverpool has student accommodation to suit everyone. Halls of residence and purpose built student developments can be the perfect starting point for new students. Many feature clusters of private bedrooms which can often come with en suite bathrooms, and are accompanied by shared kitchen and lounge facilities. Made entirely for students, such complexes allow newcomers to socialise and make friends with sharers and neighbours who may also be new to university life. Meanwhile Liverpool offers many studio apartments for students at all stages of university, who are looking for everything they need in their own independent living space with more privacy to study. Developments can also come with useful facilities such as internet access too, either included in rental costs or for an extra fee. For those looking for more familiar homely surroundings, the city isn’t short of houses for student lettings either. Such properties are available for individuals looking for a room in a shared house, or for groups of friends looking to live together. PRIME LOCATIONS From Liverpool’s compact city centre to well-connected areas out of
town such as Kensington and Smithdown Road, there are several locations with a wealth of student property. However they vary in rent prices, and while some are close to parks and out-of-town amenities, others are in the heart of the city’s thriving nightlife and cultural scene or are on the doorstep of university campuses. According to Charlie Tombs, account manager at X1 Lettings: "The city centre is an ideal place for students to live, especially first years who are yet to explore Liverpool. With enough shops, pubs and clubs to fill all those empty hours between lectures there is more than enough to see and do. “If you are on a bit of a budget then a house share could be more suitable in either Kensington or the Smithdown Road area. “Third years and post grads have descended on the Ropewalks area of Liverpool and there are many decent priced apartments available in this bohemian area of the city." COSTS AND TENANCY AGREEMENTS For many students, finances are tight and budgeting is key. If you’re living away from home to study, accommodation will be one of the biggest expenses so it’s important to be clear about what needs to be paid and when. Like with any property lettings many landlords will require a tenancy deposit, which will be returned at the end of the tenancy unless it is used to cover costs of rent arrears or damage to the property. Also be sure to clarify from the outset whether any rent must be paid in advance. Sam Tumilty, lettings manager at Liverpool Student Lets, advises: “Students should expect for their tenancy agreement to run from 1 July in the year they wish to take up residence and for it to run for 52 weeks until the end of the following June. “In most cases they should
only expect, however, to pay 48 weeks’ worth of rent. This is due to paying half rent over the summer period, often referred to as a ‘summer retainer’. “Most landlords don’t expect for their tenants to take up residency until September when their university course begins and use the summer months for any essential repairs and maintenance.” CHOOSING THE RIGHT LANDLORD Balancing studying and work with socialising can be busy enough without property problems being thrown into the mix, so it’s important to choose a trusted landlord or agent who will deliver the right services and security. Before signing a tenancy agreement it’s important to carry out research and Tony Gore, manager of Wavertree Property Link, says: “The first thing a student can check is if their potential landlord/agent is accredited. If they’re accredited with an independent scheme such as NALS (National Approved Letting Scheme) or Liverpool City Council’s CLASS scheme, there will be guidelines in place to ensure that the properties and services provided are of a good standard. “Students should also make sure that all necessary certification and licences are in place on the property.” Meanwhile landlords/agents are legally obliged to register deposits with a protection scheme, so documentation should be provided when signing for the property with details of how it works. Tony adds: “The final thing to look at would be bills inclusive packages, which most landlords now include as standard. Students should check the allowances on the property as a lot of landlords/agents have extremely low caps which could be costly for them.”

The flooring in my rented flat is a bit of a mess thanks to a burst pipe last summer. I have been waiting for my landlord/letting agent to do something about it since August. Am I entitled to claim a refund on part of my rent or to any sort of compensation for this?

As the damage was caused by a burst pipe I presume that the repair has been the subject of an insurance claim and this may account for some of the delay, however five months is an unreasonable length of time to resolve the problem. I would not recommend that you withhold rent as this would be a breach of your lease agreement and could jeopardise your tenancy, however most landlords would be willing to make a goodwill gesture of either a payment to you for the inconvenience or an allowance against the rent. If the landlord is unreasonable and refuses to make an offer of payment then you may need to take legal advice and pursue a claim through the County Courts.

Mr Joyce, L20 There are three main types of dampness commonly found in buildings; rising damp, penetrating damp and condensation. Essentially all these forms of dampness can be cured. Ensuring the property is well maintained is a good starting point. Make sure gutters don’t leak and that the outside render has no cracks that can let moisture penetrate in. Check the bricks, pointing and roof tiles are in good order and ensure the flashing around chimneys is in good repair. If all the above is in good order and you still have damp stains on the walls you should instruct a reputable damp proofer to test your walls, it could be that you need a new damp course. Condensation can be resolved by ensuring the property has adequate ventilation. Good extractor fans in the kitchen and bathroom are important and heating the property will also help.

The former student homes on Falkner Street and Catharine Street are to be returned to privately owned dwellings by Hollinwood Homes, part of the Marcus Worthington Group. The scheme is part of a £50million investment by the University of Liverpool and the Marcus Worthington Group, which also includes separate schemes to build accommodation for 354 students in Philharmonic Court, as well as transforming a former Great Newton Street car park and disused university building into 267 student bedrooms. Mark Chadwick, residential development director of Hollinwood
Homes, says: “We’ve completed extensive research into the types of properties that would meet local housing needs in this area and have discovered that the best use would be to restore them back into townhouses. “This area is hugely popular and by bringing these homes back into use, we’re not only helping to regenerate this part of Liverpool, we are providing some much needed, high quality homes that are modern and desirable on the inside, but retain their distinctive characteristics on the outside.” The Georgian terraces are due to be completed in 2016, with the Philharmonic court development finishing in 2015, and Great Newton Street to be completed this September.

Simple steps can boost Help to Buy eligibility, advises Countryside Properties Liverpool heating firm Select NW is helping local landlords to upgrade their properties, following the launch of its Community Heating Scheme (CHS).

ould-be buyers can take simple steps to improving their Help to Buy eligibility, according to Countryside Properties.
The developer, which offers the government scheme on properties at its NGV Liverpool site off Stalisfield Avenue, says people seem to be “experiencing similar problems” when applying for their first mortgages. Peter Vella, regional sales and marketing director at Countryside Properties, advises that avoiding payday loans; keeping credit payments, credit cards and phone bills up to date; registering on the electoral roll; having proof of residency such as utility bills; and checking and
monitoring credit scores with free trials from Experian, can all help to improve eligibility and credit ratings. He adds: “These simple but effective steps can make a huge difference to eligibility for the Help to Buy scheme and our sales team, alongside our Independent Financial Advisors, are always on hand to help our buyers through this process.” The Help to Buy initiative enables buyers to own a property with only a 5% deposit, by receiving an interest free equity loan of 20% of the property value. New Sutton Kersh lettings office a great success Sutton Kersh Lettings, one of Liverpool’s leading letting agents, has hailed its move to new, larger premises on Allerton Road a “great success”.
Liverpool’s residential property sales market is “healthy and active”, according to new research by City Residential. The agency’s quarterly report for the final part of 2013 says: “On the ground in the city centre the market is not on fire and is certainly not similar to the crazy years of boom in the mid 2000s. What we do have is a healthy, active market where buyers have begun to realise that the market offers good long term value for money.” Meanwhile the report highlights the continuing strength of Liverpool’s rental sector, as the city “continues to attract more people each year looking to both buy and rent.” It adds: “The continued strength of the lettings market is encouraging many new landlords into the market, particularly those with decent cash balances that have been earning very little on deposit at the banks.” Student numbers are also said to be “holding up well” in comparison to other northern cities, prompting further student property schemes to continue coming forward. With over 40% of borrowers, including many landlords, on interest-only mortgages, City Residential now predicts the future direction of interest rates will be the “biggest factor that will drive the market over the next few years.”

INHERITING A HOME If you’ve inherited a home then you’ll face tax implications depending on what you decide to do with it. Whether you choose to live in the property, sell it on or rent it out, the important first step is to calculate what taxes you’ll be liable for. You could be affected by three types of tax; however the amount you pay depends on the details of the will, what you do with the home and changes in house prices at certain times of the transaction. inheritance tax You’ll be classed as an exempt beneficiary if you’ve inherited a property from your spouse or civil partner, and you probably won’t have to pay inheritance tax. In most other cases inheritance tax is usually taken out of the deceased estate prior to the property ownership being transferred. However, if the will stipulates you must pay inheritance tax, or the deceased’s estate does not cover the amount, you may be liable to pay it. Jennifer Howell, solicitor at law firm Maxwell Hodge, says: “The amount any single person is allowed to own before inheritance tax can be applied to their estate (at a rate of 40%) is currently £325,000 for tax year 2013/14. Likewise, the amount married couples are allowed to own is £650,000. These figures do not appear to be increasing for 2014/15. There are of course, some circumstances where the full allowance cannot be applied to an estate,
for example, where a person has given away more than £3,000 in any tax year during the seven years before their death.”
caPital gainS tax Capital gains tax only applies if you sell the property in future, and only then if it has increased in value in the meantime. It’s a tax on the value ‘gained’ in the time between taking ownership of the property and selling it on. Therefore if you’re selling your property after inheritance it’s a good idea to do so quickly as UK house prices are on the rise. Mike Carter, head of the property department at Paul Crowley & Co Solicitors, says: “Capital gains tax will have to be paid if you sell the property and it has gone up in the value since the date of death of the person you inherited it from. Prior to selling I strongly suggest you seek the advice of an accountant who would be able to advise you as to any potential tax liability.”
income tax If you choose to use the property you inherit to generate income through rent you’ll have to pay income tax on that income. How much you pay will depend on the level of income and your financial circumstances. Income tax would also apply to interest earned on money and dividends paid on shares. Julia Casimo, partner at John Kerr Chartered Accountants, advises: “If you decide to let the property out there are a number of income tax angles to consider. You’ll need to register for self-assessment if you’re not already completing a tax return, and sort out a system for recording rental income and expenses. I also usually recommend that a separate bank account is operated for a rental business. “You also may need to decide on what basis to draw up your accounts and whether to opt to claim the wear and tear allowance.”

CUP WINNER What started off as manufacturing designs from home has evolved into an international business for Liverpool ceramicist Alison Appleton, selling her intricately designed ceramic products to some of the biggest retail names. From an initial love of textiles to having a worldwide selling, tea-based ceramics brand, Alison tells us of her journey through the world of design, and reveals her upcoming plans for her creations.

How did you go about setting up your own ceramics studio? I was working from a studio at home for many years. I sold designs for homeware and textiles, which were then mass-produced by a variety of manufacturers and sold to department stores. I decided to create my own range and knew that I had to make some important changes if I wanted to grow. My brother told me about the plans for Baltic Creative so I came down to pick my space before it was even ready. Is it having the type of success you’d hoped it would? During the first 18 months of the creation of the brand we have had some fantastic experiences. My collection has been very well received and is sold in stores such as Harrods, Whittard, Twining and a whole host of gorgeous independent stores around the world. We sell the range in Europe, North and South America, Russia, Australia and China. My plans for 2014 are to build up my website and let people in Liverpool know that we are here. What inspires you in your work? The inspiration for my first collection is British Chinoiserie. During the Regency era in Britain from 1795 and 1837 the British were bringing 76 Your Move
tea, porcelain and silks in from China, and the influence of the Oriental trade could be seen in home furnishings from this period. There were lots of Chinese carpets, beautiful painted wall coverings and Thomas Chippendale was creating furniture with a heavy Chinese influence. The style of the first British teapots actually came from the traditional Chinese wine ewers. Jane Austen and Earl Grey were also prominent figures from this era so it made absolute sense for me to research this history. Since then I’ve visited China and several tea plantations and tea markets. I love Chinese tea, the variety is much broader than most people imagine. My next collections are more about texture and nature; watch out for these coming out in April and later in the year. Where did you get your love for ceramics, and was this type of work what you always wanted to do? I always wanted to design. I applied to do a printed textile degree at the art college in Liverpool but was persuaded to do fashion. I did it for a year and then switched to textiles. Now I understand why I was advised to do fashion, because I love form and shape. I got into ceramics because I was asked to put patterns on ceramics mass-produced in Portugal. Once I started working in the factory I fell in love with the whole process. There’s something magical about conjuring up these fragile, beautiful pieces from simple earthly materials. It’s very satisfying for me. Apart from this I love entertaining and enjoy
the whole ceremony of preparing and serving food or tea in lovely dishes. Did your love for tea or your love for ceramics come first? companies such as La Cafetière. Through them I’ve had designs in most department stores in the UK, Europe and the USA. Walking into prestigious stores and seeing my designs on the shelf does give you a sense of confidence. I enjoy what I do and through the experience I’ve had with these stores I know what demands will be made upon me. The quality of my products is very high and they are beautifully packaged. If you could pick one celebrity in the world to drink from your collection, who would you chose and why? That is a great question! Actor Benedict Cumberbatch looks like a classic tea drinker.
I would love to see him with one of my teapots. He has great style and charisma. What work do you have in the pipeline for the coming year? I have a partner in China and we’ve opened a workshop in which we mix new clays and glazes; some of these are amazing and very innovative. I can’t wait to bring them out. These collections are more gender neutral and very contemporary. What opportunities do you feel have come up in Liverpool, and what's it like to be part of the city's creative scene? I really enjoy being in the creative quarter; it’s
an extremely professional area with lots of very talented people. It’s also very sociable - working in design can be a lonely business - and it’s good to be with other creatives. My studio is a lovely light filled space. We’ve had a variety of clients up from London, so Jason from Unit 51 across the road always provides a great lunch and we do the tea. Located in the heart of the Georgian Quarter, Frederik’s is the latest addition to Hope Street’s collection of exciting restaurants and bars. Situated a stone’s throw away from the Philharmonic Hall and a brief walk from the new Everyman Theatre, Frederik’s finds itself in the middle of a cultural haven. It is a credit to FVMA, the talented architects and designers behind Fredrik’s, that the restaurant has managed to pop up unassumingly in the city’s iconic and creative area. FVMA, who were also involved in the design of Camp and Furnace, have again managed to create a modern, slick restaurant environment whilst also keeping the space warm and cosy. On arrival, my dinner date and I ordered two pints of Frederik’s own branded lager (£3.30) and a couple of bar snacks to start with; a generous serving of olives (£2.50) and a Scotch egg (£3) served with a fresh tomato salsa.
The Scotch egg was the best I’ve ever tasted and I’ve had my fair share! Although there are main dishes available at Frederik’s such as macaroni cheese and the pulled pork waffle stack, for me the restaurant’s real stand out dishes are its small plates. They’re ideal for sharing, so my dinner date and I ordered a mixed variety to try. First to arrive was the pretzel fried spiced chicken (£5.50), which has a subtle but delicious twist to the traditional fried chicken as it has crumbed pretzel on the outside rather than fried skin. This also makes it a lot more guilt free! My favourite dish was the Connemara Bay mussels served in Guinness (£6). This dish comes with thick cut bread, perfect for dipping in the rich sauce. Luckily for me, my dinner date isn’t a seafood fan so I got to devour the whole bowl. Extremely tasty salt and vinegar grilled potatoes (£3) accompanied our dishes as

well as a fresh zucchini, rocket and parmesan salad (£5), which provided a light break in between the dishes. Finally we had the Reuben sandwich (£3), which has a delicious filling of salt beef and Swiss cheese. The sandwich brings a real taste of New York to the Hope Street venue. There are a variety of American themed desserts available at Frederik’s including bourbon pecan pie and New York baked cheesecake (both £4). Unfortunately I couldn’t fit one in on the night, however I will definitely be returning to try one or two! Frederik’s does not only offer fantastic food, drink and a great atmosphere but the eatery also has an exciting events and performance venue, The Pillbox space. Although only opening recently, I am sure that Frederik’s will soon establish itself as one of the most popular bars and restaurants on Liverpool’s creative nightlife scene. Your Move 79

A 30-day hot yoga challenge at Liverpool’s Your Yoga Studio is said to have been bringing “fantastic” results for its participants. Tara Maguire from the Wood Streetbased studio in Liverpool city centre, says those who have made a healthy start to 2014 by taking part in the practice for 30 consecutive days have
been quickly feeling the benefits that it can bring, such as reduced stress, the burning of body fat, leaner muscles and increased circulation to help detox and improve the function of internal organs. Challenge participant, Gary Kirk, who has been attending Your Yoga Studio, says: “Hot yoga makes you feel fantastic, your eyes and skin shine and you feel alert and alive.”

A new music project is being launched to develop the skills of talented young musicians around Liverpool. Metal, the arts organisation based at the city’s Edge Hill Station, is looking for 11 to 17-year-olds, primarily from Kensington, Fairfield and Picton, to take part in ‘We Can Play’. With the first session starting
on 22 February, a series of free five day-long workshops will be led by performers, composers and industry experts from different music genres and disciplines. They will explore improvisation and jazz influences, rhythm and time, soundtracks and film scores, mash-ups and musical collage. Distinguished composer, Bill Connor will then write a new

THE CAPSTONE THEATRE, 27 FEBRUARY – 2 MARCH s it promises to be bigger and better than ever, this year’s festival is set to provide a high-energy weekend of live music performances and workshops. Jazz pianist and multi-award winner Jason Rebello will open and headline the first day of the event, kicking off a top line-up of musicians from around the world. Other acts include Anglo-American ‘supergroup’ The Impossible Gentlemen; Liverpool musicians The Weave; and Get The Blessing, featuring members of legendary trip hop band Portishead, to name a few.

RICHARD HAWKINS: HIJIKATA TWIST TATE LIVERPOOL, 28 FEBRUARY – 11 MAY Los Angeles-based artist and writer Richard Hawkins will bring the first UK museum exhibition of his work to Tate Liverpool this spring. Displayed in the form of his scrapbooks, it will trace how iconic works from Western modern art have been interpreted or ‘twisted’ in a different cultural context to create images and ideas clashing with orthodox interpretations of art history.
PLAYHOUSE, 27 FEBRUARY Having made their names in the cult sketch show The Mary Whitehouse Experience, comedy double act Hugh Dennis and Steve Punt have gone on to achieve much success individually and together as writers and performers. In their first live outing since 2005’s ‘Grown Men in Public’ tour, the duo will be ploughing their way to the city’s Playhouse theatre with their latest offering of satirical stand-up and sketches.
The Everyman returns HOPE STREET, 1-2 MARCH After two years of construction, a new incarnation of Liverpool’s iconic Everyman will arrive in spectacular style. On 1 March the people of the city are invited to join in a parade and celebration, as Lights Up takes place along Hope Street and kicks off a new chapter for the venue. Then on 2 March the long wait will be over, as the new and improved 400-seat theatre opens its doors for a Housewarming event. The theatre’s artistic programme will then come alive from 8 March, when Matthew Kelly and Nick Woodeson from the celebrated Everyman company of 1974 appear in Shakespeare’s Twelfth Night.

Fallout Factory Art Gallery Liverpool After the sell-out of its first birthday event with Greg Wilson and Derek Kaye, Fallout Factory is back with more disco classics. My favourite with... REBECCA FERGUSON Liverpool singer Rebecca Ferguson has come a long way since she reached the X Factor final in 2010. Having already achieved huge success with her debut album ‘Heaven’, her follow-up record ‘Freedom’ also recently stormed straight into the Top 10. As she prepares to embark on a UK tour, stopping off at Echo Area Liverpool, Rebecca takes time out to share some of her favourite things.
Favourite thing about Liverpool:
The people, because I think we’re quite tough in the sense that we’ve had a lot of knocks over the years but we’re still very proud. We’re the type of people who’ll help you out as well. Even if we’ve got nothing we’ll still lend you a cup of sugar. We’re very cliquey, we all stick together.
Favourite venue:
For atmosphere I’d say the Echo Arena Liverpool but for the acoustics and the feel it’d be Union Chapel in London, which is an old church.
Favourite film:
It’s probably ‘Beaches’, with Bette Middler. I used to think I was CC Bloom when I was little!
Favourite album:
I’ve got so many, but I like Fleetwood Mac’s ‘Tango in the Night’. It’s probably between that one or Lauryn Hill’s ‘The Miseducation of Lauryn Hill’.
Favourite moment in your career:
I’ve had a few. One of my favourites was singing with Lionel Richie at the O2 last year, which was lovely. I sang with Andrea Bocelli too so that was a good moment for me, and I also performed with tenor Joseph Calleja in Malta and that was an amazing gig over there. I’ve had loads of moments so it’s hard to choose, I’ve just done Shanghai and that was brilliant as well!
Favourite holiday destination:
Elounda in Crete; it’s absolutely gorgeous. I’ve been to Jamaica and culturally it’s nice because you meet lots of people and it’s very tropical, but for just pure relaxation and scenery I’d say Elounda.
Favourite book:
I’m just reading it at the minute. It’s called ‘The Husband’s Secret’, by Liane Moriarty. I like books but I find it hard to get time to read them. I’m getting stuck into this one though because it’s got lots of different scenarios and they all intertwine in the end, I’m told.
