Buying or selling a house means you will need the help of an estate agent. If you are careful about choosing a professional, trustworthy agent it may be a good idea to choose one who has signed up to The Property Ombudsman’s (TPO) code of practice. Widely regarded as the most successful and effective code of practice aimed at protecting house sellers and those who rent, TPO has two main codes for agents to sign up to; the Selling Ombudsman and the Lettings Ombudsman code of practice. TPO is an independent service that can award compensation for financial loss, distress and inconvenience when you buy, let or sell a house. Protecting sellers and tenants alike, it is the most recognised mark of an ethical business in the property industry. Will Goulden, sales negotiator at Sutton Kersh, says: “The Property Ombudsman is an independent redress scheme offering both sellers and buyers the opportunity to have any issues or complaints they have to be dealt with accurately and independently. Agents who choose to be part of the scheme demonstrate professionalism and accountability.” WHAT ABOUT BUYERS? New legislation introduced from January 2014 ensures buyers are now protected in the same way as sellers from unscrupulous agents, but TPO has warned many people still do not know they are protected. Christopher Hamer, from The Property Ombudsman, says: “Both sales agents and buying agents are subject to the same property and consumer protection laws, which is something many consumers and agents are unaware of.” Unlike sales agents, who are instructed by homeowners during a property sale, buying agents act in the interest of buyers to search for and secure the best price on a property. Typically associated with multi-million pound homes, buying agents are rare in the UK. As a result, TPO has never received a complaint about a buying agent but, anticipating a rise in the use of buying agents as house prices rise and house-hunting
becomes more competitive, the new regulation has put a code of practice in place. Christopher says: “The buying agent code of practice is a milestone for the industry. More than 95% of residential sales agents have signed up to TPO's sales code of practice and we recognised that buying agents are a growing market sector in their own right.” The legislation, says Christopher, is designed to offer consumers on both sides of a property transaction the same levels of protection outlined in The Estate Agents Act 1979, and the ability to use a redress service to resolve disputes if they feel they have been treated unfairly. Property commentator and professional buying agent, Henry Pryor was one of the agents asked to give feedback when the new code of practice was being created. He says: "There may be no record as yet of a formal complaint being made against a buying agent but it's important that all those involved in the buying and selling, letting and renting process have access to a credible redress service. “Members of the public who sensibly ask for help when buying what is often their most expensive single purchase can now see exactly what they can expect from their buying agent.” DO AGENTS AGREE? Over 22,000 agents have signed up to TPO’s sales code of practice and it’s anticipated the new buying code will be as popular with agents, who can use it to highlight their ethical stance. Gary Seed, marketing manager at Farrell Heyworth, says: “I personally
think there are three main advantages of using an agent registered with TPO. Firstly, the consumer can feel more secure in the knowledge that their agent must operate within the boundaries and standards of service that TPO sets out. “Secondly, all agents must adopt a ‘best practice’ code of conduct and must meet all their legal obligations and the agent is required to have an ‘in-house’ complaints procedure with written procedures and agrees to pay compensation in full, if awarded by the Ombudsman.” OTHER REGULATION However, TPO is only one scheme estate agents have signed up to in an increasingly regulated industry. The National Association of Estate Agents, The Association of Residential Letting Agents and the National Approved Letting Scheme all offer independent licensing for agents and codes of conduct for members. Joshua Simms, branch manager at Reeds Rains Crosby, says it has signed up for all of the above schemes. He explains: “I am a firm believer in the industry becoming even further regulated. I personally would not choose an agent that does not wish to be a member of such schemes. If they choose not to it would raise many alarm bells.” In the property industry new regulation has been welcomed by customers and estate agents with open arms. I recently bought a twobedroom house and I want to rent it out as soon as possible. I know I have to place deposits in a Tenancy Deposit Protection scheme, but what else do I need to consider with the deposit?
I’ve been working abroad for two years and I’m moving back in a couple of months. I want to rent a flat but I’m worried about my lack of UK employer and financial references. What documents do I need to rent and is there a way around not having these?

The deposit schemes are quite complex and require quite a lot of evidence if you ever wish to submit a claim to withhold money from the deposit. I would always advise a landlord to use an agent to not only lodge the deposit, but to also prepare the inventory, via a qualified inventory clerk. The old days of written inventories are long gone, my average inventory for a two-bedroom apartment is 45 pages long and includes over 100 photographs. This is the size of evidence required to best protect a landlord should a tenant damage a property. The agent can provide third party evidence with the inventory and statements. There is an argument that a landlord prepared inventory can be biased if there was ever a dispute and using an agent gives a degree of impartiality for all parties involved.
That shouldn’t be a problem- we have lots of tenants relocating back to the UK from abroad! First of all the agent will need to take copies of photographic ID (passport or driving license) from you. If you are coming back to the UK with a job lined up then you will need employment references from your future employer, who will confirm your future earnings, start date and employment status. If you are searching for work you will need to have a UK based guarantor who will need to sign an agreement when you move in. This guarantor will need to be working, able to afford the full rental amount and pass a credit check. They will need to provide photo ID and proof of UK address too. Some landlords will expect rent to be paid upfront for a period of time until the agent can reference you as employed in the UK.

Most reputable agents will use local publications for advertising as, apart from the board, it tends to be one of the best forms of publicity a property can have. However, with changing times and the ever-increasing value of social media networking, the internet has become another major tool to use and also attracts a lot of interest. Putting a property online means it can be found using all the major search engines, and as such has the added benefit of reaching anyone, anywhere, 24/7. Your agent should already be touching base with you at regular intervals to discuss the property and any issues. If this isn’t happening, or you continue to be dissatisfied with their sales techniques, it may be that instead of trying to convince them you should try a new agent with a different approach, particularly if your current agent is working on a no sale, no fee basis.

Apprentices in Merseyside’s property and housebuilding sectors can soon celebrate their achievements, as Liverpool Cathedral hosts the UK’s biggest ever apprenticeship graduation ceremony. The Apprenticeship Graduation (Greater Merseyside), taking place on 29 April 2014, aims to give apprentices from the six Merseyside boroughs the same recognition that university students receive on the completion of a degree and is the first of its kind in the region. Councillor Nick Small, Liverpool City Council’s cabinet member for employment, enterprise and skills, says: “The Liverpool City Region Apprenticeship Hub is very proud to

RUSH OF SALES AT THE ALBANY Buyers and investors have agreed sales on six apartments in a historic Grade II listed building in the heart of Liverpool’s business district since the beginning of 2014.

Sutton Kersh’s first auction of 2014 generated £6.2 million from 81 lots, including two properties which sold for a total of nearly half a million pound. ousing developer Countryside Properties has reported strong interest in a new Widnes housing development after selling eight homes in 2014. Countryside has now sold 60 homes at its St Aidan’s Place development on St Aidan’s Drive in Widnes, with three- and four-bedroom luxury
properties selling from £190,000. The rise in interest in the development is down to its location, according to Peter Vella, regional sales and marketing director at Countryside Properties. The Merseyside-based business has announced it is seeking partners for joint ventures in the growing student property market as it looks to add to its student property portfolio in the region. With auctions remaining popular for those looking for a quick sale or trying to shift properties that are in a shabby state, there are bargains to be had for buyers with an eye for a development opportunity. But whilst you’re busy working out how to turn that derelict building into your dream home, or sprucing it up to sell for a profit, not focusing on the practicalities could be costly in the long run. We’ve put together some handy tips on how to get started and the main points to focus on whilst renovating a house.
LISTEN TO THE EXPERTS Although you may envisage adding certain rooms or features to the property, they may not work for the building. In order to get the development right from the outset, rather than splashing out on ill-fated plans, approach an expert for guidance. Tony Hancock, from Premier Building Solutions, says: “Go to an architect for advice before starting any work, as they will understand how the house works.” Tony, the managing director of the building, refurbishment and maintenance firm, also suggests that an expert can advise on which rooms can be opened up in the property to “make it bigger at minimum cost”.
STICKING TO YOUR BUDGET Particularly if you’re working on a property that has long been in need of attention, there’s a chance that renovation work can uncover hidden problems. Therefore, when taking on the project you should expect the unexpected
and set aside some funds in case extra repair work needs carrying out along the way. As Liverpool City Council’s Liverpool Guide to Extending Your Home suggests: “As you progress with any project you will undoubtedly become aware (if you are not already) that building work is generally expensive, causes disruption, mess and dust and usually takes longer than expected.” Sticking to an original plan can also be crucial if your project is to be completed within the budget you had originally worked out. Given that building developments and renovation projects can be lengthy processes, try to avoid being tempted by different styles and more expensive fixtures and fittings that might take your fancy once the work is already underway.
INVEST IN THE RIGHT AREAS Focus your funds on the rooms which will be the most used, can add the most value and require the most expensive fittings.
For instance, paying for the best kitchen you can afford rather than opting for cheaper alternatives may be longer lasting and therefore cheaper in the long run. Tony Hancock says that creating larger living space with the help of extensions and opening up smaller rooms can also add value to properties as “the lifestyle that lots of people now want to live is all open plan.” He adds: “Also, if there’s a separate bathroom and toilet then knock it into one, and focus spending on the kitchen and the bathroom.” Meanwhile, renovating a property could provide the ideal opportunity to make a home more energy efficient so that cash is saved on future bills. The Liverpool Guide to Extending Your Home adds: “The cost of installing loft insulation is likely to be insignificant compared to everything else happening but will quickly result in savings in heating costs as well as improving the comfort of your home.”

I was 14/15 working in a local travel agents. Every Friday to Sunday we took clients to Euro Disney, and it was my job to serve the drinks on the coach. I loved it, and then off season I would work in the office doing basic admin duties.

Acclaimed Birkenhead playwright Michael Wynne developed a love of theatre during visits to Liverpool’s Everyman. The venue helped boost the success of his first production, The Knocky, and he’s since gone on to write for film, television and theatre, picking up accolades including an Olivier Award along the way. On the eve of the launch of the new incarnation of the Everyman, Michael chats to Your Move about his career achievements and bringing his latest project ‘Hope Place’ to the venue during its inaugural season.

How did you get into playwriting? I wrote a play during my final year at college for a bit of a distraction and I’d seen a poster for the Young Writer’s Festival at the Royal Court in London, where I was studying politics. I went to workshops and ended up writing a play called ‘The Knocky’. They put it on and it came to the Everyman later on. Then I just carried on. What brought your first play to the Everyman and what impact did it have? Originally the Royal Court in London did it over one production, and then ran it again and took it on tour. I wanted it to go to Liverpool because it’s set in Birkenhead and it would be seen by local people. I thought it would be great to have it done at the Everyman because that’s where I started going to the theatre and seeing plays. When I go home, people in Birkenhead still ask when it’s coming back, and I think it’s because it was set there and they’d never seen Birkenhead on stage. Also, people who’d never been to the theatre went to see it. I’d love it to be done again and I’ve been talking to a couple of theatres so hopefully it may happen but having it on [at the Everyman] was a great atmosphere and they really got it. Your play, ‘Hope Place’, is part of the new Everyman’s inaugural season. How has that come about? I’d started getting to know Gemma [Bodinetz, artistic director] and said ‘I’d like to write a play for the theatre, will you give me your permission?’. I was quite upfront and we had lots of conversations, then in the end she agreed. My mum grew up around Hope Street and she lived on Bedford Street when she was young and used to go to the Everyman when it was a picture house. Some of my aunties and uncles did too.
For them, growing up in the middle of the city was no big deal, whereas I thought that part of the city was amazing with the cathedrals and the history. I thought I’d try and write something about that and we did a workshop, then I eventually delivered a draft. They decided they were going to go with it. It must be exciting to be involved with the Everyman as it’s launching its new building. When I was a kid we went to the Empire pantomimes but the first plays I saw were at the Everyman because we were taken by school. I started going myself in the mid to late Eighties and the line-up was amazing; it had people like Mickey Starke and Drew Schofield and they’d be doing Shakespeare but it was accessible and funny. The Everyman really felt like it was for everyone and it was really populist but it wasn’t lowest common denominator, it was amazing stuff. I used to get preview tickets for 50p, so to come back and have a play written specifically for there is great. You’ve had a lot of awards recognition so far, including an Olivier Award. Is that important for you to work towards? It was lovely winning the Olivier Award. It was given to me by Barbara Windsor which was quite mad as I’m twice the size of her, and the first thing I said when I got up in front of everyone was ‘I think I’m having a stroke’ because I was absolutely petrified. It’s really nice to be recognised and gives you a bit of a boost to keep going. Does winning such a prestigious award lead to bigger projects? I think it reminds people you’re still about. Recently I’ve been going after my own work a bit more so, for me, the play for the Everyman is one of the most important things I’ve written, whereas some writers would say ‘the Royal Court is the most important theatre’ or ‘you’ve got to get a play on at the National’. I really wanted to have a new play on in the Everyman and to put those local people on stage. Hopefully it’s a bit of a
celebration of Liverpool and families and history, even though it’s quite dark and tragic. You’ve written for film and TV too. Is this something you’d hoped to do after becoming involved in theatre? It’s more that opportunities came along. One of my first TV jobs was ‘Where The Heart Is’, and it was a good experience in terms of thinking maybe I can write other things. It’s a craft, it’s something you can learn and doesn’t have to be this raw thing that pours out of you. It’s nice to go back and forth doing different stuff. In theatre I love that you’re in the room, it’s live and it feels like there’s something going on between the audience and the actors, there’s a real buzz. It’s the sense of event too, it’s absolutely terrifying putting on a play. There aren’t many art forms where you create something and then sit and watch it live with loads of people. You’ve worked on comedy and drama. Is there anything you particularly like writing about? I always have a bit of a bend towards humour. Also, my plays are often serious comedies in that there’s something really serious at the end or underneath. ‘Hope Place’ is, in some ways, more serious than lots of other things I’ve done and I think it’s still funny but less out and out comic, it’s quite dark. I wanted to create something that was gripping and thrilling. Are there any big future plans you can tell us about? There’s a play for the Royal Court in London about the NHS which I’m researching so I’ve been meeting doctors and nurses and I hope to meet Andy Burnham in a couple of weeks time. That’s been amazing, meeting real experts who are passionate about what they do. Then there’s another play circulating at the back of my head and there are a couple of telly things floating about too but it’s very early days. I’m focused on ‘Hope Place’ at the moment. We’re starting to cast the play and the designer has started playing with ideas for the set, so it’s coming together.

TITLE FIGHT FOR LIVERPOOL STAR British and Commonwealth flyweight champion Kevin Satchell will defend the latter title against Ghanaian challenger Isaac Quaye at Aintree Racecourse on Saturday 8 March. After 10 years of planning and two years of construction, pictures of the Hope Street building’s interior have now been revealed, ahead of the spectacular launch on the 1-2 March. As the venue prepares to light up the city with a parade to mark
its return on 1 March, which leaves the Playhouse theatre at 7pm before travelling through the streets to the Everyman, visitors are offered a preview of the new facilities. Familiar features such as the famous neon ‘Everyman’ signage and bricks from the original building have made a return, alongside the popular bistro and three sides of seating in the auditorium.
However, visitors will also be able to explore the building for themselves on 2 March when the theatre opens its doors for a ‘housewarming’. Viewers are confronted with manifestations of words from the book including ‘Liberation’, ‘Violence’, ‘Unconscious’ and ‘Private’. The exhibition, spanning a 20-year period from the first publication of the ‘Keywords’ book to the last year of Conservative rule in 1996, has a strong focus on British art of the 1980s. Since humble beginnings in Manchester, vodka infused bar chain Revolution has become a hotspot for partygoers. But the Cavern Quarter venue’s recent £200,000 refit has brought a change in the air, apparent upon opening the doors. Stylish decor and kitsch mismatch furnishing make for a Cinderella-esque transformation into an attractive dining establishment. To start, there’s a small selection of ‘while you wait’ options, all reasonably priced at £2.50. I go for the fun factor: gourmet cheesy popcorn which arrives in a porcelain mug, adding a certain novelty to the nibbles. My more sophisticated dining partner orders thyme marinated olives, which I’m happy to sample; they burst with flavour and juiciness. Onto the mains and you’ll be glad of those nibbles. That isn’t a comment on the service, which is excellent, but for how long it may take to look through the choice of mains. If you’re in the mood for carnivorous indulgence, you’re in for a treat. ‘The Dirty Dog’ combines a
Bratwurst sausage and chipotle pulled pork (£7.95) whilst ‘The Vodka Burger’ (£9.95), topped with vodka salsa, plays on Revolution’s alcohol based origin. I go for arguably the most indulgent main - the almost arrogantly titled ‘Bourbon Bad Boy’ with a description to match: ‘double beef burger basted in bourbon chipotle sauce stacked with bacon, American cheese, vine tomatoes and onion rings’. It’s an impressive monument with multiple layers, but the intense flavours reward getting a little messy. For herbivores like my dining partner, there is a surprising variety of vegetarian options. Highlights are Goat’s Cheese & Roquito Pepper Flatbread (£7.95) and Revolution Noodles (£8.95) ramen broth with noodles, shitake mushrooms, bok choi…. the list of oriental goodness goes on. My dining partner orders the ‘Moroccan’ burger (£8.95) - ‘kidney bean and sweet potato in an oatmeal crumble and topped with tzatziki’. The crunchy and soft combination

is very satisfying, with contrasting tastes to match. Both meals come with ‘skinon’ fries, which are a nice alternative to standard chips. After the hearty portions there’s only one way to finish the night - cocktails. Like the mains, there is much variety on offer. I try the ‘G and Tea’ an intriguing long drink combining gin & tonic with elderflower and actual tea whilst my dining partner orders the ‘Basil Grande’, a fruity mix of strawberries, vodka, raspberry liqueur and Cointreau, with a hint of basil. Both cocktails showcase Revolution’s specialisation as a drinks establishment, with subtleties and depth to the flavours and eye-catching presentation. It’s a refreshing end to an enjoyable evening. Cavern Quarter’s Revolution more than deserves its place as a recognised establishment of good food. With its playful atmosphere and surprising choices of food and drink, it has charm to rival that of Liverpool’s vibrant independent eateries. Your Move 77

FORMER DOCTOR WHO STAR LOOKS BACK THROUGH HISTORY ctor Paul McGann helped to launch the city’s World War I commemorations at the Central Library as part of Liverpool John Moores University’s ‘Merseyside at War 1914-1918’ project. The former Doctor Who star included his own family history to demonstrate how diaries, letters, photos, poems and war records can be added to the archives to commemorate the Great War. Many families of those who took part in the war also attended to add their own memories at the launch. The project is led by historian Professor Frank McDonough, together with Dr Mike Benbough-Jackson and Dr Emma Vickers, and marks 100 years since the beginning of the war. Professor McDonough says: “It isn’t about academics writing the history of the First World War, this is about the people of Merseyside writing their own history.” The documents can be viewed at www.merseyside-at-war.org.
