utton Kersh is in the running for a top accolade at the UK’s prestigious Estate & Letting Agent Awards (The ESTAS). The Liverpool agency has been shortlisted as a top 10 estate agent in the North West ahead of this year’s glittering London ceremony, which will be hosted by Phil Spencer on 9 May. The ESTAS determines the best estate and letting agents in the country through research carried out amongst customers. This years’ competition saw 32,000 surveys completed by agents’ customers. PROPERTY AUCTION RAISES £1.6 MILLION The first Smith and Sons property auction of 2014 raised more than £1.6 million in sales as 30 lots went under the hammer at the Village Hall in Bromborough. The auctioneer made 30 lots available at the auction and sold 80% on the day. The biggest winner at the auction was the first lot, a semi-detached home in Bebington with a guide price of £90,000, which sold for £120,000. A flat in the same area was listed for a guide price of £70,000 to £80,000 and collected a final price of £87,000 while a selection of commercial properties in Birkenhead and New Brighton were also sold at the auction. Chris Johnson, auctioneer at Smith and Sons, says: “This was a fantastic first auction for 2014 under our new branding. The room was incredibly busy and there were people interested in most of the lots rather than a selected few. “There is a definite growing confidence within the property market and we are starting to see a lot more movement from both buyers and sellers. LIVERPOOL AGENT SEES BIGGEST POST-RECESSION SALES ACTIVITY The sales market is seeing its biggest activity since before the recession, according to one Liverpool estate agent. Louis Anastasiou, managing director of Andrew Louis, says all three of his firm’s branches began seeing a significant sales boost just before Christmas and it has remained strong throughout the start of 2014. He says: “We’ve seen massive activity in the sales market, and it’s the best year in sales since the pre-recession years of around 2005 and 2006.” The agent puts the rise in sales down to an “influx of new buyers” coming onto the market due to a number of factors, such as more availability of finance, more demand for properties, and lower deposits being required due to schemes such as Help to Buy as well as lenders competing with Help to Buy. With Andrew Louis’ Old Swan, city centre and Prescot branches all reporting a successful beginning to the year, he says things are “looking positive right across the board”. As the agency looks to continue a bright 2014, it is also currently working on a brand new website, which is expected to be launched during late spring/early summer.

A new housing development in Liverpool will allow buyers to move in to a luxury home under the Help to Buy scheme, according to Elan Homes. The developer has launched offplan sales of the Carnatic Court development in South Liverpool and says those who purchase a family home at the site will fall into the top 5% of Help to Buy sales. The government-backed Help to Buy scheme allows buyers to
purchase a home with a 5% deposit by offering a 20% equity loan for all new homes under £600,000. However, only 5% of buyers who use the scheme choose a home priced between £350,000 and £500,000. Marie Morris, sales director for Elan Homes in the North, says: “Help to Buy isn’t just for smaller properties but can be used to buy substantial family homes such as those at Carnatic Court. We’ve

RECORD GROWTH FOR LIVERPOOL LANDSCAPES Liverpool Landscapes is celebrating a record year of growth after a surge in interest in high-end landscaping solutions. According to director William Haymes, the firm has seen dramatic growth in the previous 12 months and wants to build on the success in 2014. Jasmine Lee Preston, aged 20, began her apprenticeship as a letting negotiator at the Liverpool agency through Asset Training last May, and has since established herself as a popular and key member of the residential team. Due to gain her qualification in business admin in May, Jasmine has already been completing key tasks at Keppie Massie Residential, such as undertaking viewings, following up on email leads, dealing with renewals and completing landlords’ statements.
In response to her success, the estate agency is now preparing to nominate her for a prestigious accolade at this summer’s Apprenticeship Awards 2014, which will be held at Lord Derby’s Knowsley estate on 20 June. With the nomination process for the awards opening at the end of this month, Keppie Massie Residential’s branch manager, Katie Myers, says: “Jasmine is very hard working and dedicated, even turning up on her days off to help with viewings. She has an extremely bright career ahead of her and hopefully she’ll be successful at the awards.” Jasmine adds: “Keppie Massie Residential is a fantastic place to start my career and I’m looking forward to my future with them.”

If you’re looking to make the most of your outdoor space this summer, now is the time to start tidying up your garden and planting the seeds for those beautiful blooms. With the spring now getting underway, what can you do to prepare your garden for warmer months? CLEARING THE SPACE The first stage in preparing your garden for summer is to clear up after a long winter. It is time to clear weeds from flowerbeds and patio areas, remove any litter and fix any fences or other areas that have been damaged by adverse winter weather. If you have a lawn that is looking worse for wear replanting grass seeds could help. Alternatively, completely returfing a lawn will have it looking lush for the summer months. If you want a low maintenance option, artificial turf is becoming more popular in UK gardens as technology improves and it becomes more durable and realistic.
BRIGHTENING UP If you do not want to shell out for a trained horticulturalist, do not be worried about having to spend hours in the garden
planting and pruning your plants to create a colourful, welcoming space. Paul Clapham, manager at Sefton Meadows Garden Centre, says: “Find plants that require little maintenance such as perennials (plants that come back year after year) like bergenias, lupins, foxgloves and hollyhocks. If you are planting in containers then buy good quality soil based compost and consider water retaining gels to hold water, which are especially useful if going away for the weekend in hot sunny weather. “If you are creating a new garden from scratch, you can choose bushes and trees to create structure, such as brooms, hebes, hypericums and escalonias.”
EXTENDING YOUR HOME Liverpool Landscapes director Matthew Stevenson suggests using your garden to extend your home during the summer months.
He says: “Why not make use of the garden as an outdoor living space? You may be refurbishing your kitchen or bathroom but leaving the garden untouched, but it doesn’t take much to make the garden an extension to your home. He suggests clearing weeds and adding some low maintenance space such as a patio or decking so that you less time maintaining the garden and more time enjoying it. Matthew says using lighting solutions can extend the time you spend in the garden. “You can use low energy, low maintenance lights to allow you to sit in the garden into the evening – and a fire pit or chimenea can help you to enjoy the garden at night when it gets cooler.” As the days get longer and the weather gets warmer, now is the perfect time to put your green-fingered good intentions into practice and prepare your garden for the summer months. Make sure you know an adequate amount of each division of the business, so that the advice you’re giving to your clients is a lot more rounded and comes from previous experiences.

Michael Buble. Addison, has been a big part of my career. She has given sound advice from her 17+ years’ experience in the industry.

What does your job entail? I am the branch manager at Northwood’s West Derby office. I’m responsible for the smooth day to day running of the branch. We have a sales team, a lettings team and a property management team with over 400 properties in their portfolio, so there’s a lot going on each day. What is your favourite thing about your job? I enjoy the variety that my role offers and really enjoy the interaction with the various teams and individual team members. I get a real thrill when we’re able to cross sell between teams, offering the complete service, and of course I always enjoy the end product which is usually passing the keys to a satisfied customer. What’s your least favourite thing? There is not an awful lot that I dislike but if I had to say something, it would probably be chasing late rent payments. If you weren’t doing property what would you be doing? Now that I have a two-year-old child, I would quite like the idea of working with children, particularly one-to-one with special needs. What are you going to do straight after this interview? As it’s late in the day, I will be collecting my daughter from nursery and watching Monsters Inc. on DVD for the umpteenth time!

H STORY Liverpool-born director Brian Percival has received critical acclaim for his early work and Emmy Awards for the hugely successful Downton Abbey. Now he’s taking on the big screen with an adaptation of international bestseller The Book Thief, a story of a young girl in wartime Germany. We catch up with Brian to talk about his work and his continuing local ties.
INTERVIEW BY STEPHEN HURRELL
A lot of your early work is based in the North West, did your Liverpool upbringing play a big part in that? I think any director is drawn to material that they know about and feel familiar with. The very fact that I’m still living in the North West, even though I’ve worked away for most of my professional life, means this area is still very close to me. I think when the producers were looking for somebody to direct Pleasureland I fitted the bill because I’d done a short film called About a Girl which covered similar themes in the North West. It showed I could get honest, natural performances from younger actors based in the area. Did you expect Downton Abbey to be such a big success? None of us ever envisaged for one moment that it would become the success that it has. We thought we were making a show for Sunday nights in the UK but it started to get very popular in America. In 2011 it suddenly exploded. It won six Emmies, which was unheard of, and it has been doing really well ever since. I can’t believe every time I go to America just how many people really love the show. Really it was the success of that which made American producers aware of me and as a result of that the scripts began to come. Why do you think Downton Abbey has caught people’s imagination? A lot of the audiences around the world love British history and love to watch the British class
system but also there’s a character in there for everyone to love and everyone to hate. Julian (Fellowes) is such a terrific writer and he manages to craft these scripts that hold audiences. The pace it moves at, because it’s so quick, means an audience never gets time to get bored with one character or one scene. Last year the average length of a scene in Downton was 38 seconds, which is awfully quick for a costume drama. It’s a modern approach to what is essentially quite an old fashioned show. Do you enjoy working on book adaptations? I always think no director takes on an adaptation unless he likes the original material. It’s a way to embrace the original writer’s intentions and to bring that to a wider audience. Hopefully it has the spirit and the heart the writer intended and Markus (author of The Book Thief) says that it does. I encourage the actors to use the book as reference. There comes a point when you have to shoot the script and you have to put the book down but I do find novels really useful. It was important to me that Markus liked what we did and fortunately he did. What was it like working with The Book Thief cast? I’ve long been a fan of Emily (Watson) and always wanted to work with her. I never dreamt that I would do and I couldn’t believe it when she accepted the role. I was bowled over. Geoffrey (Rush) was always first choice for Hans. You’re doing scenes that can sometimes be quite heavy. We’d call cut and he’d snap out of it straight away and be fooling around and when we start rolling the cameras he immediately snaps back into character. The younger actors, like little Sophie Nélisse, probably got the greatest masterclass in the world from those two. I’ve always liked working with younger actors and having a mix where if you get the dynamic
right those actors will learn an awful lot by working with established actors. How has the reaction to the film been? There’s always going to be difficulties because the Holocaust is such an emotive issue. We’ve taken the film to Tel Aviv and the terrific Holocaust museum there and met survivors who lived through it. One man came up to me afterwards and he was obviously very moved and he told me when he was a small boy he was hidden by a family on a farm just outside Paris and he said his story was similar to Max’s. It really touched him because he’d never seen it portrayed in a film before. Is there a big difference between directing for TV and for film? I think the landscape has changed completely. A few years ago TV was regarded as the poor relation to cinema but I don’t think that’s the case anymore. You’ve got people like Scorsese directing Boardwalk Empire or David Fincher doing House of Cards, which are fantastic pieces of work that go all around the world. There seems to be a whole new type of television drama emerging that attracts a huge audience worldwide. Downton gets 120 million viewers and that’s unbelievable. You attended a charity screening of The Book Thief at FACT for Clapperboard (a charity giving creative opportunities to youngsters in the North West). How was that? It’s a great charity. I love the idea of what they’re doing because I certainly don’t come from an affluent background, I was brought up in Garston and I’m pleased to be part of that in any way I can.

It also supplies the likes of Jenny’s Bar and the brilliant Berry and Rye with fine whiskies.
GOING GREEN Some Place, Seel Street, L1 Nestled in an upstairs floor on Seel Street, Some Place is a sanctuary for the most maligned of drinks; absinthe. Venture into this hidden venue and pick up a raft of absinthe lore while enjoying delicious cocktails based around the liquor. You can even learn how to create tasty cocktails from the expert staff and discover why the ‘green fairy’ is a misunderstood drink with so much to offer.
Balle Balle is the brainchild of Uday Seth, a former head chef at one of the city’s best Indian restaurants, Mayur. His latest venture follows the same path as the likes of Camp & Furnace and Elevator Bar, two success stories of the local area because they offer more than just a place to grab a quick meal. The venue itself is a large warehouse-style building, which is lit up to look like a trendy bar. Entering onto the ground floor, a selection of cosy tables are neatly arranged in the atmospheric restaurant where lights are dimmed and traditional Indian art adorns the walls. There is an open kitchen, a popular trend in new city eateries, but where Balle Balle differs is the leatherclad bar found on the lower floor, which can transform the intimate restaurant into a party pad as the night wears on. But what about the food? Balle Balle is an authentic
Indian restaurant based on the food Uday used to eat as a child in India. Packed full of vegetarian-friendly dishes, the menu boasts many of the staples of an Indian menu but most have subtle twists and new flavours. There are also several dishes you probably won’t have heard of before, but luckily the menu is notably in-depth about what you can expect. We started with the traditional poppadoms and dips (£1), which were thick and full of flavour – so much so we decided to order another set. I went for the Aloo Tikki to start. The shallow fried potato patties, chickpeas and lentils were filling. My dining partner chose the Chaand Chakori chicken (£4.50) and was delighted to report it was succulent and moist instead of dry, a common complaint at other Indian restaurants where he has tried the dish. For the mains I chose a spicier dish, the Dum Aloo Benaresi (£5.95) and

steamed rice (£1.95), described as three stuffed potatoes in a thick coriander gravy. The gravy was just spicy enough, although the tomato was slightly overpowering, which comes down to personal preference. However, the potatoes were packed full of flavour and the sheer size of the dish was more than enough. My companion tried the Chicken Jalfrezi (£7.50) and was delighted to report the dish was spicy and hot without the tender meat losing any flavour. The unusual layout at Balle Balle works; arriving at 7pm, my dining partner and I could enjoy a meal in peace and it was only as we lingered over drinks that the downstairs bar began to fill with patrons. While it is an attractive new venue in the up and coming area, the real reason to visit is the authentic and affordable food, which is lovingly prepared by Uday and his team. Your Move 85

Lights Up Parade helped kickstart a bright new future for Liverpool’s iconic Everyman theatre, as it travelled through the city centre. The illuminated lantern precession, featuring a host of performers, travelled from the Playhouse theatre in Williamson Square to the new incarnation of the Hope Street venue, which made its return after a major redevelopment project. Crowds were also wowed by projections and pyrotechnics as well as music from the Sense of Sound Choir and poetry from 100 primary school children, before the new Everyman building was lit up with the return of its famous neon signage. The parade, also created with Walk the Plank and The Lantern Company, was part of a weekend of reopening celebrations, which also included a ‘Housewarming’ day.
