The Albany

From sprawling former warehouses and grand former shipping company headquarters around the waterfront and commercial district, to former merchants’ houses around Ropewalks and Liverpool’s Georgian quarter, period buildings have not only proven to be attractive sites to the likes of hotel and leisure industries during recent years, but they have also been revamped and restored into beautiful updated homes. Period and character properties aren’t just confined to Liverpool’s waterfront and city centre areas either, where they are complemented by modern apartment blocks and towers of newly built residential property. According to Liverpool City Council, around 9% of the city’s area – which equates to approximately 19,000 varied properties – is protected across 36 designated conservation areas. And at its last historic building count in the 1980s, Liverpool is said to have had 1,541 listed buildings and monuments, including 27 grade I listed; 105 grade II *; and 1,409 grade II. One of those grade II listed sites, which has successfully made the transition from historical use to luxury home, is The Albany. Located on Old Hall Street, in the heart of the commercial district, the Victorian building was constructed in 1858 and originally used as a cotton broker’s office. Now, not only is it desirable to buyers because of its central position in the city’s bustling business area, and also a stone’s throw from the waterfront and key tourism and retail areas, but househunters are also being won over by the property’s original character combined with modern living. Frances Lyons, sales manager at City Residential, the estate agency which is managing sales of The Albany’s apartments, says: “Potential buyers, when visiting the sales office at the grade II listed development The Albany, are bowled over by the spectacular ornate entrance area and courtyard. “The many architectural features in the corridors and staircases are a sharp contrast to the lovely open plan modern apartment interiors. The spaces are flooded with natural light from the original large windows designed into the Albany

Building for its original use when the cotton merchants traded their products.” With The Albany’s range of one, two and threebedroom varied apartments continually drawing interest, Frances adds: “Buyers are attracted to the building because of the sense of history but love the fact that, once you walk through the front door of the apartment, you are living in a 21st Century designed home.” Meanwhile there is further property potential in the already popular Georgian quarter, where sought-after terraced full houses and converted apartments have retained plenty of original character on the outside, along with features such as large sash windows. Earlier this year Hollingwood Homes, part of the Marcus Worthington group, submitted plans to Liverpool City Council to transform 23 Georgian terraced houses spanning across Falkner Street and Catherine Street into “high quality, desirable townhouses”. The scheme, which is still subject to planning

permission, is designed by John McCall Architects and would see the historic buildings, which have been used as student accommodation in recent years, mainly undergo internal work whilst maintaining their exterior character. With basement-style kitchens and dining rooms, as well as dual aspect living rooms and bedrooms with en suite facilities included in the proposals, Sian Pitt, head of marketing at Hollingwood Homes, already anticipates success. She says: “The plans we have for this development mean that we will be able to provide desirable townhouses that will be both contemporary on the inside and retain their Georgian charm on the outside. “We feel that this restoration will really help to regenerate not only these terraces, but also the surrounding area.” The equally character-filled surrounding streets in this Georgian area are also a draw for residents and visitors alike, with cobbled roads and cast iron street lamps adding to the original features, alongside some of the city’s historic pubs. With such properties proving popular on the rental market, often being snapped up quickly, and also holding value when it comes to sales, there is an alternative way to reside in a building with period features and a historic former use. Ad Hoc lets vacant properties across the UK to ‘property guardians’, therefore helping to secure buildings which would otherwise be stood empty and also providing low-cost accommodation to tenants. Sites around Merseyside which have attracted tenants, via Ad Hoc, have included former vicarages, schools and police stations.

You could contact your bank to see what they can offer you or you could talk to an independent mortgage advisor who will search the market for the best deals but they may charge for their services. This will give you a good idea of how much your budget is for your property and will put you in a good position when it comes to the negotiation stage. The estate agent that you purchase from will usually be able to recommend a solicitor once you have had an offer accepted but it may be worth getting several quotes to get the best price as well as asking friends and family for personal recommendations to ensure you get the best service.

I can’t make it to an auction so I’m considering telephone bidding. Will I be at a disadvantage compared to if I was there, and are there any preparations I’ll need to make before the day?

Ensure the property is in a condition you would expect if you were renting. Make sure all legal requirements such as gas safety are complied with, that everything is in working order and instruction manuals are provided. If you have a garden, make sure you provide tools so it can be maintained. Once a tenant is found, references will be undertaken ideally by an independent specialist. You should ask to see copies of the references and it’s ultimately your decision who you accept. Ensure your agent is a member of a regulatory body as by doing so, you’ll be certain they have Client Money Protection (CMP) insurance and Professional Indemnity Insurance. Finally, make sure you have a professional, independent inventory undertaken by an accredited clerk or you may have no claim for damages.

Telephone bidding is relatively easy although you’re unable to judge the level of bidding and there’s no substitute for attending. Prior to phone bidding, a full inspection of the property should be made and surveys obtained. Your solicitor should also look at the legal pack. The auctioneer will ask for a completed registration form and a cheque for 10% of your highest bid and the amount of buyer’s premium. Once the hammer falls this contract is binding. You must be available on the phone during the sale. Auction room staff will contact you as the lot is about to be offered, talk you through the level of bidding and submit a bid on your behalf so consider your top bid before taking the call. If for whatever reason the firm is unable to contact you, this is a risk that has to be taken and there is no come back on them. If successful, they’ll cash your cheque as the deposit and contracts will proceed to completion in 28 days.

Artist Richard Woods has followed up his commission for the Liverpool 2008 Biennial with a second piece, named ‘Big L’ after the city, and 50 limited edition prints will be available to buy from the Chapel Street interior design store priced at £295. Starting life in a new house is exciting, but shifting furniture from one property to another can be stressful. Careful planning can help to make the move run smoothly, but what else can you do to avoid a moving day disaster? BEFORE THE MOVE Packing and moving all of your possessions is a time-consuming job but careful planning at this stage of the process can make life easier in future. Making a list of your possessions will not only help you to ensure nothing is missed, it also gives you a chance to de-clutter your belongings for a new start in the new home. Other things to consider before the move include returning any spare keys for your current home and notifying utility companies, banks and building societies, and the post office about your change of address. You will also need to notify the DVLA and your vehicle insurer of your new address.

CHOOSING A VAN Once your possessions are boxed up and ready to go you will need to choose a car or van to transport them to your new home, but first you will have to decide what size van you need.

Rob Wilcox, hire drive manager at Arnold Clark, says: “For a one-bedroom flat you might need something like a Ford Transit but if you’re moving a threebedroom home you may need a seven and a half tonne lorry. However, always check height restrictions and parking around your new home.” Common mistakes movers make include failing to bring the correct documents such as a driving licence when they pick up the van, which can bring an extra charge if the DVLA needs to be called. Another problem is remembering how to operate the van. Rob says: “One of the more common problems people encounter is using tail lifts and finding the isolator switch. Moving house is stressful enough so it’s important to arrive early so that you can learn how to operate the van properly.”

CHOOSING A REMOVAL COMPANY The British Association of Removers (BAR) is an industry group that operates

a code of practice for removal companies to ensure they are honest and ethical. Companies registered with BAR must meet the requirements of a stringent code of practice, offer clear, fair quotes and provide insurance. Once you have chosen a removal company, you will need to provide as much information as possible. According to BAR: “When you arrange for a removal company to help you move, they need to understand how much requires moving, if packing is required, the time it will take them and how far they need to travel.” To do this a service specification will cover everything from a list of your possessions to how long the move will take. This will help to resolve any disputes you may have with the removal company in future and helps the day run smoothly. Once everything is packed, moved and then unpacked, you can look forward to life in your new home.

JOB: What does your job entail? My days include welcoming people into the store and assisting them with their enquiries as well as attending residential and commercial consultations, then returning to our showroom and working on the perfect scheme. No client is the same so making sure I consider their needs and incorporate a client’s personality into the design is a must. What is your favourite thing about your job? I love turning each client’s house into their dream home, the look on their face once it has all come together is fantastic. Whether it is one room, a whole house or helping someone choose a feature wallpaper, the impact it can make on a person’s mood is key. What is your least favourite thing? There are so many amazing products out there. Every time a rep comes in to show new collections I always want to redesign my home! If you weren’t an interior designer what would you be doing? Before I realised my creative flair I wanted to be a midwife, so I’d be delivering babies! What are you going to do after this interview? I’m going to meet a contractor at a new build six-bedroom house we are currently working on. It is a full scheme including customised furniture, curtains, full decoration and even kitchen appliances and accessories, so it’s a very exciting project.

I started my first full-time job on my 16th birthday, and it was as a junior hairdressing stylist in a local hairdressers.

HOLIDAY: Was to the incredible China. I was lucky enough to go on a 15-day performing arts tour of the country, visiting five cities and countless historical and mesmerising places.

HOUSE: It was my family home, Old Manor Barn, Maghull. Living in a barn meant being woken up daily by the farmer’s peacock. Who needs an alarm clock?

Separate meeting with the lettings team to go through the priorities for the day and split down the daily tasks.

Dealing with enquiry emails, feedbacks, landlord updates, and any outstanding maintenance issues, organising gas safety checks, etc. These tasks might seem boring but are a really important part of our day. We also share routine visit inspections, so I usually have one or two throughout the day.

Make sure I’m back in the office and as up to date as possible, ready for lunch.

More of the same, but that’s not to say it’s boring! Every day is different, with different maintenance issues and different tenant and landlord enquiries.

Sally Green’s debut novel, Half Bad, a dark tale about good and bad witches set in the present day, has been signed up for a trilogy, was snapped up by a Hollywood studio and broken two Guinness World Records for being the most translated pre-publication debut novel. It is a far cry from a career in accountancy and keeping chickens at her Warrington home, as she tells us all about the latest young adult literature phenomenon.

INTERVIEW BY STEPHEN HURRELL

How did you get in to writing? During my 20s and 30s I was very much a career woman, an accountant, commuting to work and taking my work very seriously. Then I realised I’d had enough of the stresses and wanted to start a family. My 40s were the complete opposite. I was a stay at home mum, keeping chickens, making jam, and growing vegetables. I loved that. Then my son started school and I didn’t want to go back to accountancy. One day I had an idea for a story. I’d always liked writing but never thought I had any imagination, but I just became obsessed with this story. It wasn’t Half Bad but it was a story about witches and it was my first attempt at a novel. How did you get the novel published? I sent my first novel to some agents in the winter of 2011 and it got rejected by them all. Meanwhile, I’d been on this huge learning curve when I studied creative writing at the Open University. I was really serious about studying once I knew what I wanted to do. I was working till the small hours all the time, obsessed with writing. I’d learned so much by then so I started on Half Bad and it was also a witch story set in the present day around the North West of England. I never thought I’d actually be

published but I wrote it and sent it to my agent in January 2013. They said yes straight away. Why did you decide to explore darker themes in Half Bad? I was writing the book that I, as a 15-year-old girl, wished was around then. That’s really who I was trying to write for. I think the appeal of the witch element is the excitement of having magical powers but they’re still human beings with vulnerability. You can have excitement but you can also have the human vulnerability, pain and suffering – and there’s an awful lot of that in the book! That’s what appealed to me. How did you decide on the book’s unusual writing style? I think I’d reached the stage where I just wanted to write the best novel I could. I’ve always been quite individualistic, even when I’ve been doing my courses, but I certainly wanted to stand out. My initial aim was to get noticed. You have to send the first 50 pages to an agent and my aim was to get those first 50 pages to be the most startling that I could write. Has its success surprised you? It’s only just been published but the big shock came to me in March 2013 when my agent sent it out to publishers. Within two days we had a deal with Penguin agreed. The following week we got a deal with Viking in the US, and exactly two weeks after she sent it we agreed the deal with Fox 2000 for the film. Virtually every week we were hearing there was another country or language being added. It was brilliant in a mad way. I’m sitting in an office at the back of my house in Warrington and it’s all a bit surreal. It’s almost like I’m reading about somebody

else. I’ve done a tour of the US and that is when it really starts to come home because you’re meeting people who have read the book, which is great. How do you feel when you hear comparisons to the likes of JK Rowling and books such as the Twilight saga? I really don’t mind. If you’re going to be talked about it’s natural that you’re going to be compared. People are going to want to know what sort of book it is, but I personally don’t think it’s like those books. Obviously they’re successful and well loved and I would love that with Half Bad. Are you excited by the prospect of a film? I am really excited. It’s all happened really quickly and I had to make the decision. I think the thing that swung it was the fact Karen Rosenfelt was going to be the producer. She produced the Twilight movies and she is great at understanding that you have to stick to the book. There are things you have to change but only with a really good reason and she gets that. Also, I’m 52 now and I would be mad to say no. It’s such a buzz and I’m dying to see the film when it happens. Are you working on the second book? The second book is called Half Wild and I’m due to give it in to my editor in two weeks time. Then I’ll start the third book in September. It’s not mapped out. I don’t work like that. I know my ending and I have a loose idea of how I’m going to get there but I also find as I write I’ll come up with, for example, a new character. That might take me off on a slight tangent but I’ll always end up at the end.

Liverpool residents urged to register to vote

Liverpool City Council has urged local people to register to vote in local and European elections, or risk damaging their credit score. Elections to choose local councillors and North West Members of European Parliament (MEPs) will take place on 22 May and the deadline for registration is Tuesday 6

May. Those who don’t register to vote are being warned it could negatively affect their credit rating. A Liverpool City Council spokesperson says: “If you are not on the electoral register it may affect your credit status and you may have difficulty in getting a mortgage or loan, opening a bank account or getting a mobile phone and more. Put simply, it pays to be on the electoral register.” Anybody over the age of 18 on polling day, who is a British, Irish Republic, EU member state or qualifying Commonwealth citizen can register to vote in English local government elections if they are on the electoral register. Registration for the elections can be completed at www.aboutmyvote.co.uk or via email elections@liverpool.gov.uk. A helpline has been set up to help people to register on 0151 233 30268.

Winner of the Little Miss LMI 2014 and Little Miss Eco 2014 titles, Mia Mills-Jones says: “I wore a recycled dress, which was made from gardening bin bags and jay cloth rolls all stapled together. It was inspired by things that are left under every kitchen sink.” The winner of Miss LMI, or ages 14-24, is given the chance to compete for the semi-finals of Miss England. Among the event sponsors was PLA Properties, which is run exclusively by women and was the only property sponsor of the pageant.

EAST AVENUE BAKEHOUSE

Bold Street, L1 Situated at the top of Bold Street, East Avenue Bakehouse is the latest independent business to open on the ever popular thoroughfare of the city. Although only recently opening on 8 March, the café/restaurant, or social eatery as it describes itself, has already generated a huge buzz amongst the city’s foodies and, therefore, I was very excited when invited to review it. East Avenue Bakehouse is an all-female owned and run bakery, which is why it aptly opened on International Women’s Day. Two of the owners, Jo and Charlotte, have been friends since childhood and grew up in Plymouth on East Avenue, hence the name. Before reading the menu I was worried that, as a bakehouse, it would heavily rely on its excellent breads and pastries. However, I was extremely pleased to see that this is not the case. To start, I decided to go for the vegetarian homemade Scotch egg, which comes with

a side of delicious apple and ginger chutney (£5.75). I’m a big advocate for Scotch eggs and so at first, I was worried about its vegetarian nature, however, I was pleasantly surprised and it was lovely. My dinner date decided to go for the ham hock terrine with toasted brioche and caramelised onions (£6). This was a beautifully light starter before the main meal; however, it could also be enjoyed as a light lunch. East Avenue Bakehouse prides itself on its local produce and so I opted for the Anglesey sea bass, pan fried with crayfish, lemon pesto butter, pea puree and potato cakes (£15.75). This plate was exceptionally fresh and tasty, and the simplicity of the dish showcased the quality of the produce rather than overpowering it with strong flavours. My friend went for the Goosenagh duck breast, pan fried with port, orange and cranberry, served with braised savoy cabbage and dauphinoise potato (£15.95). The duck was cooked to

perfection and the dauphinoise potatoes were gorgeously creamy. Charlotte helpfully recommended wines to accompany our dishes and I had the pleasure to try a white wine which is grown on Charlotte’s aunt’s vineyard in New Zealand. To finish we had a selection of pastries and cakes including a chocolate brownie, fresh shortbread and a selection of macaroons, which as expected, were absolutely delightful. Diversity is what distinguishes East Avenue Bakehouse from other city restaurants and cafes. The team has managed to create a fantastic atmosphere in which you can enjoy both a relaxed coffee and a cake, or a delicious three course meal with a bottle of wine. East Avenue Bakehouse is a fantastic new addition to Bold Street and I believe it will continue to cement itself as a regular haunt for the city’s passionate, food loving residents.

BIG BAND PERFORMS AT PALM HOUSE isitors to Liverpool’s picturesque Sefton Park Palm House enjoyed an afternoon of free live music earlier this month, as the Easy Street Big Band performed. The talented St Helen-based group of musicians took to a stage surrounded by the venue’s beautiful collection of plants, and were joined by Easy Street vocalists Kim Birkett and Phil Heyes as they performed an array of songs from the Rat Pack era. They also performed well known big band standards from the likes of Duke Ellington, Count Basie and Glenn Miller during the well attended two-hour show, which was watched by audience members of all ages. Refreshments were also available on the day.
