A really good place to start would be to arrange to meet two or three letting agents at the apartment, in order to establish some advice on what price you could expect to achieve on the apartment and any specific advice they would give to you. They may advise on furnishings required and how to present the property to show it at its best. You will also need to chat to them about what service you require from them and how involved you want to be in the process. Agents will offer a Tenant Find Service through to a fully managed package, costs vary. If you have just purchased the apartment, I would recommend that you ask an agent to fully manage the property for at least the first tenancy you have, then you can assess how involved you wish to be going forward.
Firstly you will need to check if you are tied in with your current agents, or if the initial agency period has expired. Most agents now will tie you in for around 16 weeks. If you want to change agents during this period then you will incur costs. If this period has expired then you will be free to change agents, subject to giving them notice. Again, for most agents it is 14 days written notice that is requested to end any agreement. During this time you are free to obtain valuations from other agents and you can put the wheels in motion for moving to your new agent. You will already have an energy performance certificate and these are valid for 10 years, so this can be used by your new agent. There should be no further costs, until you actually sell the property.

As it’s not in my tenancy agreement that I have to agree to this can I refuse visits? Or at least demand they are at times that are more suitable?

G. Clarke, L6 In most tenancy agreements, it will stipulate that viewings can be conducted within the final month of your tenancy once you have given notice to your landlord. However, viewings arranged by the agent or landlord should be confirmed with yourself first and reasonable notice should be given. This is usually 24 hours or more. If the landlord is trying to arrange an appointment that is inconvenient for you, you can refuse them access. I would always recommend suggesting a more convenient time rather than just refusing altogether. Cooperation between you and the agent or landlord and any arrangements that are made need to be fair to both parties. If you do wish to refuse entry for all viewings, the agent/landlord cannot legally enter the property; however, this lack of cooperation may reflect in your landlord reference should you wish to rent again.

Liverpool agent City Residential has been appointed to market 23 Georgian townhouses, after planning permission was granted to convert them from former student accommodation into high specification homes. The houses, located on Falkner Street and Catharine Street, will be redeveloped by Hollinwood Homes amid rising demand from buyers for city centre properties. The new homes have been named ‘Philharmonic Rise’ because of their proximity
to Liverpool’s Philharmonic Hall, and the plans aim to modernise the interiors while retaining the original characteristics on the outside. A total of 43 new homes have been built at the NGV Liverpool site on Stalisfield Avenue in the north of the city, and the final five available properties are priced from £123,000. The three and four-bedroom homes are available under the government’s Help to Buy initiative, which allows buyers to place a 5% deposit with the help of a 20% government equity loan. The announcement marks the end of the first stage of the development three years in to the project. Planning is now underway for a second stage, which will be launched later in 2014, according to Peter Vella, regional sales and marketing director at Countryside. xperts from the housing industry will gather at Liverpool’s newly developed Rum Warehouse next month, as the International Festival for Business (IFB) shines a spotlight on urban regeneration. The two-day Regen 2014 exhibition and conference, taking place on 25-26 June at the Stanley Dock venue, will
welcome a broad line-up of speakers and exhibitors which already includes Ad Hoc Property Management, Riverside Group, Compendium Living and Good Homes Alliance, as well as Deborah McLaughlin, executive director of the Homes and Communities Agency. The percentage of chartered surveyors predicting house prices in the North West will rise over the next three months, according to figures from the Royal Institute of Chartered Surveyors (RICS).

The summer is approaching and that means holidays and trips away from your home. However, it could also mean something else – opportunist burglars. Thankfully, by taking the correct steps to protecting your home you can have a worry-free break from the daily grind, safe in the knowledge your house and possessions are under lock and key.
PREFER TO DETER The first step is to make your home as unattractive to burglars as possible and fit a strong lock system. All locks must have the ‘CE marking’ on them, which is mandatory in the UK. However, keep an eye out for the British Standards Institute’s BSI Kitemark, which is a voluntary quality mark for locks that go over and above standard requirements. Tess Batley-Moss, eCommerce business development manager at Solon Security, says: “The key is to prepare your house before you go away. You should use things that help make your home look as lived in as possible. Home security devices with timer switches, such as lamps that turn on at specific times of the day, or an LED device that looks like a television is on in the room, can be effective options.”

tracking down your possessions. For example, electronic devices such as computers and phones, as well as bicycles and other larger items, can be tagged electronically and traced. Using a UV pen marker to write your house number and postcode on items can help police track them down. According to Merseyside Police’s advice: “For a permanent solution consider engraving, etching or a tracer solution such as Smartwater or SelectaDNA which contains a unique code. Photographing high value items such as jewellery is also advisable, but keep the photographs in a safe place and not stored on your camera or computer.” When it comes to identifying the culprit, CCTV can also be useful. As well as acting as a deterrent it can also catch the criminals in the act. However, it is important to check if you need to obtain planning permission and notify your neighbours before installing any security devices. Your Move 65

LFC LEGENDS INDUCTED INTO HALL OF FAME endary Liverpool footballers gathered at the city’s Hilton Hotel, as the glittering Former Players Association Annual Awards Dinner took place. The event, supported by the IPP Group and Carlsberg, raised more than £30,000 for local charities as well as funding a room for the new Royal Liverpool Hospital’s Teenage Cancer Trust Unit. A number of sporting heroes were inducted into the association’s Hall of Fame during the event, which was hosted by Peter McDowall and Claire Rourke from LFC TV and attended by a host of former Liverpool greats. Ian Callaghan was honoured for his contribution to the 1960s, Phil Neal for the 70s, John Barnes for the 80s, Robbie Fowler for the 90s and Didi Hamann for the 2000s, while Luis Suarez picked up the Player of the Year gong.

It’s been a busy 2014 so far for Liverpool band, BIRD. The four-piece not only performed at the BBC 6 Music Festival and Liverpool Sound City, but a supporting slot on the tour of cult musician Rodriguez saw them recently venture across Europe. On the eve of the release of their debut album, ‘MY FEAR AND ME’, band member Adele Emmas talks to Your Move about Bird’s dark sound, growing success and forthcoming plans.

“
With this album it’s been a long road but we’ve really found our feet in terms of our sound.
How was Bird formed? The band has been through various different members but I’d say, as it stands today, we’ve been together for a year and a half. Me and drummer Alexis [Samata] have known each other for years and we were in previous bands when we were younger. They were all pretty terrible! Then we got Sian [Williams] in on guitar, and most recently we got Christian [Sandford] in on bass. Your sound is often considered to be dark. Is that how you would you describe it? It’s quite hard to describe us really. I know people always try and put us in a genre but we’re a lot of different things. The words that crop up a lot are ‘ethereal’ and ‘dark’. Some have also said ‘dark pop’ and even ‘doom pop’, which is quite unusual! Our music is quite ethereal and quite atmospheric. Who are your main influences as a band? We’ve got a wide variation of artists that we love, including people like Leonard Cohen – I’m a massive Leonard Cohen fan - and Kate Bush, and mutually we all love Joy Division and The Cure. Our drummer likes hip hop as well and we all really love Nirvana, Fugazi and PJ Harvey, so it can really range from grungy, gritty, heavy stuff to other lighter, beautiful, emotional stuff. You’re about to launch your first album. How long have you been working on it for and what can people expect? We were working on the album for eight or nine months and I think it’s different and a lot more progressed than our earlier stuff. In our first couple of EPs we were very much trying to find our feet and stumbling around in the dark a bit, not yet knowing who we were. With this album it’s been a long road but we’ve really found our feet in terms of our sound. There are lots of quite dark areas but light areas as well, for instance a piano-based track called ‘Blue’ at the end is something that the audience wouldn’t expect after listening to the whole album. I’m just hoping it’s an album that makes you feel something. That’s what we aim for as a band, we want people to relate to it. You recently toured with Rodriguez. How did that come about and what was it like? Our agent sent the tracks over to Rodriguez and his management one day and I think they just liked it. I guess you’d say he’s quite folky and almost a bit country at times, and our music is quite different but it ended up working really well. We got to play to the biggest audiences we’ve ever played to, the venues were absolutely massive and seated about 3,000 people, and all the nights were sold out so we went from playing small music venues in the UK to being launched into playing this huge venue in Warsaw, which was the biggest one. It was obviously very scary but it was amazing, it was definitely
a tour that we’re never going to forget. The UK’s great, don’t get me wrong, but to take the band out of the UK for people abroad to hear was great. I think the tour really made us grow as a band and become a lot closer as people because when you go on tour you go through a lot together, it’s a rollercoaster. There are always things that happen, like the van’s broken down or various obstacles that you’ve got to overcome, but you just pull together as a team. So was your recent Sound City gig seen as a homecoming after Europe? Sound City was great because we hadn’t played Liverpool since December last year, mainly because we were working on our album but also because we had new songs to develop so we wanted to distance ourselves for a bit until the album came out. We played in Liverpool Cathedral, which is such a beautiful venue, and it was great. We played all of our new album stuff and a lot of people came to see us which was really lovely. If felt nice to have that kind of reception and people seemed to really enjoy it. We got really nice comments after it. You’ve had a lot of support from national radio and music press. What impact has that been having? BBC Introducing has been a massive thing that’s really helped us branch out because it started with us having our music played on BBC Radio Merseyside by Dave Monks. From then the likes of BBC 6 Music caught on to it and then Radio 3 and Radio 1. Then we got invited a couple of months ago to play the BBC 6 Music Festival which was amazing, and we were playing the main stage with Haim and Damon Albarn. We just thought ‘what are we doing here? How have we managed this?’! It’s been really nice to have that support from radio because I don’t think we’re a massively radio band, we don’t write pop songs. There’s something in our stuff that is quite leftfield and almost experimental so it shows people really like diverse music. What are the band’s forthcoming plans? We’re going on a UK tour after the album launch, and then we’re just hoping to get on more similar support slots like the Rodriguez one with big bands where you’re guaranteed big audiences and you’re guaranteed to get your music to a wide range of people. We’ve already started writing little bits for the next album and in the practice room we’ve been jamming up little ideas. It’s nice to get back to writing again because we’ve been so busy recording for the past nine months, so we’re just looking forward to writing and progressing from there really. College Lane, L1 Lunya is situated in the centre of Liverpool ONE’s shopping district, however, take a step inside the Catalonian tapas bar and you could be in a hidden restaurant on a back street of Barcelona. My dinner date and I entered the restaurant via Lunya’s traditional deli where legs of ham and sticks of chorizo hang from the ceiling. There is a wellstocked cheese and meat counter, a huge selection of Spanish wines as well as culinary products perfect for gifts and presents. Once we managed to drag ourselves away from the deli, we made our way upstairs where we were met by the extremely welcoming restaurant manager, Carlos. Carlos had a proposition for us before he handed us a menu, either choose our own dishes or let him look after us and try his favourite dishes. We went for the latter and it was the best decision I’ve ever made! Although I am normally a beer drinker, I opted for a bottle of red wine from the

Terra Alta region, which was beautiful. Lunya has an atmosphere that feels authentic. Often I feel tapas bars feel too ‘themed’, with too much of a conscious attempt to give the diner a Spanish experience, which often backfires and makes you feel like you’re dining on a cheap film set. This is not the case at Lunya. Yes, the décor is typically Spanish, however it still acknowledges its Liverpool location with items on the menu even reflecting this, including their signature fusion dish, Catalan Scouse (£6.25). Whilst we relaxed into our night and took in the restaurant’s vibes, Carlos brought over a dish of Kikones (£2.75), the very typical Spanish snack of fried and salted corn kernels, and some huge Andalucian olives (£3.75). A large board of Iberico ham (£14.95), which is freshly sliced downstairs in the deli, was next to arrive with a board of sheep’s milk cheese (£8.75). This selection of ham, cheese
and olives worked perfectly together! Over the night we tried a wide variety of Carlos’ favourite dishes and it turns out he has quite a few! The Pluma iberica (£7.95), pork from acorn fed Spanish pigs served with shallot puree, is sublime, however, my favourite was the beef steak pinchos (£6.65) with Piquillo pepper hummus, the steak was cooked perfectly and melted in the mouth. There are also some tasty vegetarian dishes on the menu and I extremely enjoyed the fried aubergine discs with a yoghurt and honey dip (£5.45) and spiced cauliflower and manchego frituras (£5.65). Lunya is one of those restaurants that can suit all occasions. Whether you’re looking for a pit stop during a long Liverpool ONE shopping trip, a place for your Grandma’s birthday or somewhere to propose (congratulations to the couple who got engaged next to us!), Lunya is the place to go. UNSEEN MANDELA ARTWORKS TO BE SHOWCASED IN LIVERPOOL
BRAZILIAN FESTIVITIES IN STORE FOR CITY
Original art works created by Nelson Mandela will be showcased during Liverpool Contemporary Art Fair, as part of the city’s International Festival of Business (IFB) celebrations. The prestigious Belgravia Academy in London will supply three never-before-seen artworks from Mandela’s The Long Walk to Freedom Collective, alongside drawings and lithographs based on his time at Robben Island. The collection, which includes a drawing of his home town, Qunu, and the iconic Hand of Africa image, will be on display at the World Museum from 3-6 July as part of the event. Art fair co-director, Shirley-Ann O’Neill, says: “This will be a rare opportunity to view and buy original artwork by Nelson Mandela. We are very privileged to be entrusted with the sale of these iconic pieces to allow his vision to continue. This art collection will no doubt be a highlight of the fair.” Other highlights at the art fair include a celebrity

With Brazilian-themed festivities already set to sweep the nation ahead of the forthcoming 2014 FIFA World Cup, this year’s Brazilica is shaping up to be the biggest yet. Liverpool has already enjoyed a taste of the city’s annual Brazilian festival and samba carnival, as organisers hosted performances and football events as part of the recent Sound City and Light Night lineups. However, from 11-19 July the main event will be in full swing. A jam-packed programme of film, visual arts, a Carnival Queen competition and Rio-style entertainment will take place throughout the week running up to the main carnival day on 19 July, when a spectacular parade will travel through the streets. The opening track, ‘God And Man’, celebrates the Christening of his daughter and sets the tone for an album bristling with acoustic guitar riffs. The oldest of the four major golf championships returns to Royal Liverpool Golf Club in Hoylake for the first time since 2006, bringing with it the biggest names in the sport as they compete for the coveted Claret Jug and nearly £1 million in prize money. This is the 12th time the venue has hosted the only golf major outside of the US, in what is the third major on the tour calendar.

Across three days and numerous city locations, the familiar duo will be joined by the newly announced Grandmother of Liverpool giant to mark the anniversary of the First World War in a new tale called Memories of August 1914. The production will also boast local volunteers, who will recreate the Liverpool Pals regiment, which fought in the war.

My favourite with... NEON JUNGLE It’s been a busy year for rising girl band Neon Jungle, having followed up their debut single with three top 20 hits including ‘Braveheart’. The four-piece also toured with Jessie J, as well as joining the likes of Taylor Swift and Fall Out Boy to perform at lingerie brand Victoria’s Secret’s New York fashion show, with a global audience of 10 million people. In July the girls are set to release their debut album, along with a performance at Liverpool’s Echo Arena as part of the Radio City Summer Live 2014 concert, but band member Asami Zdrenka has taken time out to share her favourite things.

The Echo Arena is my favourite venue as we did our first ever arena gig there and everyone was so welcoming and it was amazing. We are also doing Radio City Live again there this summer.
Favourite moment in your career: Doing the Victoria's Secret fashion show in New York that was the first time we properly travelled together and did something that big on television.

I have a few, including The Grinch, Kiki’s Delivery Service, Apocalypto and The Lord of the Rings trilogy.
