As the property market enjoys post-recession recovery and house prices rise, selling a home is becoming easier. But with a number of different ways to sell your home, from estate agents to auction houses, what costs can you expect to pay during the process and how can you save money when selling your property? Average house prices in the UK have reached an all-time high of £260,000 after rising nearly 10% in a year, according to official figures from the Office for National Statistics. With demand for homes rising and government incentives in the form of the Help to Buy scheme favouring home buyers, now is a great time to consider selling your prime property. It is important to consider the costs and fees involved in selling a home. While they are different from those associated with buying a home, failing to plan ahead could prove to be a costly mistake, however you decide to sell your home.
ESTATE AGENT FEES According to the Citizens Advice Bureau the average cost of an estate agent is between 1.5% and 2.5% of the property’s eventual sale price. For the average UK house price of £260,000 this means fees of up to £6,500. That can seem like a lot, and many sellers may be tempted to ditch the estate agents all together and place their property on one of the many pay-perlisting websites that have multiplied online in recent years. Selling a house is not an easy business and the role of an estate agent, says Dan Pennington, managing director of Century 21, is to help sellers get a good price for the property and handle the day-to-day marketing. “A seller engages an estate agent to market their property using market knowledge and expertise to achieve the best possible price. Once an agent has appraised a property they will prepare it for market by taking photographs to show it in its best light. They will advertise and market the property in various mediums to
potential buyers as well as contacting existing clients already on file,” says Dan. An estate agent also looks after the selling process, with Dan adding: “The agent will then accompany viewers. Once an agent has extracted an offer they will negotiate that offer on behalf of the seller to achieve the best price for their client. On acceptance of the offer, the agent will then work with all parties involved to bring the sale to completion in a timely manner.” According to the Citizens Advice Bureau using an agent can help to plan ahead. It says: “If you decide to use an estate agent, the estate agent must confirm the charges and rate of commission that will be made when they agree to act for you.”
UNDER THE HAMMER Not everybody uses an estate agent. While agents want to market your property and act quickly, sellers who want a quick sale often consider using an auction to sell the property. An auction can lead to a fast sale and could attract buyers who do not want the hassle of dealing with a chain. However, it does come with its own set of costs. “Typically auction houses will base fees on a successful sale,” says Pugh & Co director and auctioneer, Paul Thompson. Your property will be extensively marketed to a national network of active investors and the auction house will deliver a hands on approach to ensure the speedy sale of your property within short term timescales whilst maximising the price through competitive bidding.” If the home does not sell at auction there will still be costs associated with listing the house in the first place, says
Paul. He explains: “All aspects of the sale from the initial property appraisals, entry into hard copy and digital catalogues, supervised block viewings, marketing, provision of a dedicated auction expert to advise on the process and offers to viewings to completion are all included in the success based commission.”
LEGAL COSTS Whether a house is being sold privately, through an agent or via auction probably the most important cost will be to gain access to legal advice. Unless you have a strong legal background and plenty of patience, looking after the legal side of house selling yourself can be riddled with costly pitfalls. Mike Carter, head of conveyancing at Paul Crowley, explains that the role of a solicitor covers various aspects of selling a house, just as it does when you buy a new property. He says: “Once instructed (after a sale has been agreed) your solicitor will access your title deeds, prepare a contract for the sale (as well as any other legal information) and liaise with the buyers’ solicitor to negotiate a date for contracts to be exchanged, and a completion date. “When contracts have been exchanged and the deposit received, your solicitor will prepare a final settlement document, approve the deed of transfer and collect any balance of funds.” The role of the solicitor continues after contracts have been exchanged, when any balance of money is sent to the seller. The solicitor will also pay off your mortgage and advise on any fees that may be associated with that, including early repayment fees or exit fees if the mortgage is being transferred to another lender.

NEW DEVELOPMENT AIMS TO FILL ‘GAP’ IN GRADUATE MARKET X1 has launched a new development to target Liverpool’s recent graduates and young professionals. Named L1, the brand new city centre rental accommodation at 9-11 Seel Street is set to be completed in September 2015 and will include an onsite gym and internet connection amongst its features for tenants. According to X1, the accommodation will aim to “ensure the transition from student to young, working professional is as smooth as possible”. Long-standing local firm Walton Glass & Glazing Ltd has expanded as it continues to achieve success in the area. The number of buyers looking for new houses has increased by a quarter compared to the same period last year, according to estate agent Jones and Chapman. The Allerton Road-based agent says the figures, based on its national network of branches, shows summer is a good time for sellers to show off their homes. I’m thinking of renting out my current property when I move house. However, I’m worried about the new tenant not paying their rent and leaving me out of pocket. What is rent guarantee and how can it help me?

I currently own my own home. A friend of mine is moving in with me and renting out a room. How do I go about drawing up an agreement for this? What sort of costs would be involved to create a rent agreement?
I have found a property that I love and I want to put an offer in. The only problem is the property is Grade II listed. How much will this affect how much I can renovate the property and will it affect the sell-on price if I ever decide to move out?

It is very easy to let out a room and the government encourages it with a tax break, subject to your means. However, these types of tenancy are not the same as the usual Assured Shorthold Tenancies. The most basic format is a friend moving in, having their own bedroom and sharing the kitchen, living room and bathroom. The agreement does not have to be in writing and can be terminated with as little as one week’s notice. If the lodger doesn’t move out you do not need a court order to evict them. This is called an excluded tenancy. If the friend rents a room and doesn’t share any facilities with you then this would be classified as a non excluded tenancy and the tenant will have basic protection, may be entitled to up to four weeks notice to quit and if they don’t leave you may need to obtain a court order. The cost of drawing up this agreement would be in the region of £200 plus VAT.
If you want to renovate or refurbish a listed property any changes to the exterior of the property must be in keeping with the fabric of the property itself and the surrounding area. Any alterations must be made in accordance with constraints put in place by the local planning authority. Changes to the interior of the property in most cases are a lot more straightforward than making changes to the exterior of a listed property. There is a certain charm and style attached to listed properties. A property being Grade II listed will not affect its future sale-ability. In my experience, prospective buyers will recognise that properties of this nature are in most cases unique and therefore represent the opportunity to buy something special or even a small piece of history.
Economic times have led to landlords needing to protect their investments and their income now more than ever. Even the best tenants can find their circumstances changing, meaning that they may be unexpectedly unable to meet their rental commitments. Remember references only give a picture of the tenants past and do not necessarily guarantee the rent or their behaviour in the future. Chasing unpaid rent and gaining lawful possession of your property can be very time consuming, not to mention expensive. Therefore, having the correct insurance such as rent guarantee in place can protect you from being severely out of pocket if the unexpected happens. The unique insurance offered by most letting agents and insurance providers will cover unpaid rent and assist with the legal eviction of a tenant for very little up front cost. Using a rent guarantee is certainly a must in my eyes when letting to new unknown tenants.

LIVERPOOL CITY REGION APPRENTICESHIP AWARDS pprentices and employers were awarded for their achievements when the second Liverpool City Region Apprenticeship Awards took place. Held in an exquisite marquee within Lord Derby’s Knowsley Estate, the celebratory evening coincided with the International Festival for Business 2014 (IFB), which is currently underway. Accolades were presented to some of the region’s most committed employers and promising apprentices, and entertainment during the evening followed an international theme with Brazilica dancers among the performers. The World Cup also inspired table decorations for the night, as guests sat down to enjoy a delicious menu and drinks ahead of the ceremony. The awards, part of the Apprenticeship Hub, are said to have been even bigger than in 2013 and organisers are hoping the event will continue to grow from strength to strength.

With the summer months upon us and temperatures rising, Andy Windsor, specialist ventilation advisor at Envirovent offers his tips on keeping your home cool. Warmer weather means days at the beach, sunny afternoons in the park and hot and humid evenings in the garden however, it also means things can get pretty uncomfortable indoors. When the mercury rises in your home, the most obvious solution is to open the windows to let in some cool air. Did you know that by leaving your windows open you may be leaving yourself at risk of voiding your insurance policy? If someone breaks in while your windows are open, your insurance company may not pay out. SO WHAT OTHER SOLUTIONS ARE AVAILABLE? The most effective way to keep cool indoors is to use a good ventilation system. A whole house ventilation system such as PIV Air Source not only reduces
humidity levels, but also has the ability to provide efficient perception cooling into your home during warmer weather. The PIV Air Source will draw in cooler air from outside the building when temperature levels exceed 25°c in the loft space. TA LENT London-born Grammy award-winning record producer STEVE LEVINE has worked with legendary artists and up and coming stars throughout his career, and is always on the lookout for promising new talent. Having had a long involvement in the Liverpool Institute of Performing Arts (LIPA) and links to a host of hit Liverpool artists, Steve opened up a recording studio in the city last year and turned his attention to the North West. He chats to Your Move as he gets set to play a major part in this summer’s Liverpool International Music Festival (LIMF).

Earlier in your career you worked with artists including the Beach Boys and The Clash. Did it feel at the time like you were working on something that would be considered classic? I started as a tape op in 1975 – a sort of junior engineer. You quickly moved to assistant engineer and engineer and, at CBS where I worked, to train assistant engineers they had a demo studio where you’d work on demo sessions. An array of bands would come in and be given a week of demo time with no strings attached. The Clash was one of those bands. The initial sessions were done over a weekend and CBS came down and signed them. There was a feeling that punk and a change was in the air and The Clash was part of that. Myself and Simon Humphrey worked together on The Clash and we were junior engineers who went on and became successful engineers. We left the studio and started a production team working on various bits and pieces. Eventually paths crossed and I met Jon Moss from Culture Club (drummer) and he said he had a band and wanted some help. That started what became a very long term relationship. Was there a big project which prompted a turning point where people demanded to work with you? It was Culture Club, there was no question of that, and it was specifically ‘Do You Really Want To Hurt Me’. The very first demo I did with Culture Club was January ’82 but we didn’t get a record deal until much later that year and then eventually, after the two failure singles ‘White Boy’ and ‘Unafraid of Me’, ‘Do You Really Want To Hurt Me’ took the world by storm because in a matter of weeks on Radio 2 David Hamilton made it record of the week. Although we’d made a very cool contemporary record, which was kind of a reggae record, it became the type of song that appeals to everybody and once they were on Top of the Pops it was massive.
Do you look back and have a favourite record that you’ve worked on? ‘Do You Really Want To Hurt Me’ is really important in terms of my career but then I’d say ‘White Riot’, the very first Clash single, was also exciting because it was working on something going from demo to release very early on in my career. I hadn’t had that feeling. Working with the Beach Boys and Brian Wilson has stayed with me to this day. I wasn’t around when they had their 60s heyday but when I worked with them it was a sort of renaissance of their careers and it was so enjoyable. You realise with people like Brian Wilson, how incredibly important he is to people’s lives and how important the Beach Boys’ songs are to people’s lives. You’re teaming up with Boy George again for the Assembly Point Sessions at the LIMF. What can people expect? We’ve got the supergroup house band in the first half with Bernard Butler, Tim Burgess and for me it’s going to be fantastic to work with Mark King, one of the greatest bass players the UK has ever produced. Then the second half is Boy George with his same show that people are currently giving fantastic reviews of around the world. The twist in the evening is we’re going to be involving the audience in the recording. It’s very interactive and it’s fun to be in St George’s Hall as I love that building. Also, part of the festival is the academy where we’re going to judge some bands and give them an opportunity to create a demo. I’m going to be in the studio with them, giving some guidance and recording a track. What we’ve set up is for five bands over five days and, if they arrive at 10am by the time we finish at 6pm hopefully they can be very proud of the recording they leave with. We’re gifting them that opportunity as a leg up, and maybe they’ll learn something in the studio with me. Is there anything in particular that you look for in a new artist? Something unique. People send me demos, Soundcloud links, CDs and all sorts, and sadly there’s a whole load of noise out there. It’s incredibly sound alike, so there’s a load of artists who just happen to record something that’s really close to something that was in the charts last week. The moment something is original it
sticks out a mile and originality could be several things. I could listen to a track and the song could be quite average but the voice really stands out, or the voice isn’t very good but it’s an incredible lyric or twist on the song, or the playing could be really interesting, so there’s always something that can capture your ears. When I say there’s a load of noise, move slightly above that and there’s huge wave of that next level which is really very good but just needs a helping hand. Then at the top level there’s stuff that is so fantastic it just needs to be recorded, but it’s the middle I’m probably most comfortable with because I can really help take it to the next level. Liverpool should be proud that level is really populated with fantastic bands and artists. This city has a really great legacy of writing words that are just a bit of a twist on the norm, and fantastic musicians. What attracted you to bring your work to Liverpool? I love Liverpool and it’s the only town outside of London where I’ve spent any amount of time. I don’t have any family links here but I have a lot of friends here, and I have a lot of bands coincidentally that I’ve worked with over the years such as China Crisis, Natalie McCool and I did an album with Sonia. I’m also a LIPA companion and I’ve been coming here for nearly 11 years to present varying degrees of sound technology masterclasses, which has been fantastic. Do you have any projects beyond LIMF that you can tell us about? In my Liverpool studio it’s working with brand new bands. Currently I have a band called The Lottery Winners, which is actually the very first band that I recorded in the studio. They’re based in Leeds but came to Liverpool to record. Then I have a band called HighFields and we’ve just finished a record which came out on 30 June. That’s an interesting band because they’ve all just graduated from LIPA but they’re from all around the world. I’m looking for more new bands and artists around the North West. In the 60s or 70s you had Motown studios in Detroit where all the local talent was based, and in the 70s you had Sigma Sound which was based in Philadelphia with all the local musicians, so I want to kind of do that. WHAT’S AT 62?
56-62 Castle Street, L2 What’s At 62? is billed as a ‘soul shack’ paying homage to Deep South style cooking. Set up as a restaurant and function space for the adjacent 62 Castle Street Hotel, it is run by Albert Dock’s What’s Cooking? and expectations were high when we arrived on a Friday evening. Entering the grand old building on the corner of Castle Street, we were directed to seating in a raised area with large windows that offered superb views of the Victoria Monument. However, the small booths, candle-lit tables and woodfinished décor ensure it feels like an intimate venue in the evenings. The surfaces are polished and the staff impeccably dressed in traditional cotton shirts and bow ties for the men. It is attention to detail that is carried over to the food, and one look at the menu is enough to confirm What’s At 62? is not going to be a regular chicken and wedges southern diner. From a raw bar featuring rock oysters, to a Po-Boys and burger selection of BBQ pulled pork
and other high-end meats, the menu features something for everybody. Whether it is a Nova Scotia Canadian hard shell lobster, Hereford chargrilled beef or a side of truffle fries, What’s At 62? leaves you spoilt for choice. Eventually, I chose the spicy sweetcorn fritters with mango salsa (£5) to start. The thin discs were packed with flavour and the mango dip soothed some of the spiciness and added a fruity twist. My companion was delighted with the New England crab (£8), a generous portion spread across charred toast that tasted as fresh as any he had had before. Choosing a fish course, I decided to get in the US spirit by choosing the fish and chips with chipotle beans and sweet potato fries (£14) as opposed to the traditional mushy pea and home cut chips of the UK option. Served on something akin to an upmarket chopping board, the fish was incredibly fresh and free from the gristle that too often accompanies low quality fish. Topped with lemon, it melted in the mouth.

My companion went for the Piggie Smalls, a BBQ pulled pork burger with bacon, applewood cheese and avocado (£12). So spectacular was this behemoth burger there was no thin wooden stick holding it together – the Piggie Smalls came with a knife through the centre to keep it in check. After wrestling with it for a few minutes my companion declared it to be succulent and smoky, before lapsing into a satisfied silence as he tackled the burger. Both of the meals were washed down with choices from the small beer menu, with the ‘Inverted Jenny’ (£4) a particular favourite. There is also an extensive wine list and cocktails for non-ale fans. What’s At 62? has a location that will entice the business crowd at lunch and the beautiful building and attractive fit-out will bring evening diners. However, the quality of the food and thought that has gone into the composition of the dishes will keep people coming back at all times of the day and night.

FAMILIES GET ACTIVE AT NEWSHAM PARK FESTIVAL N
ewsham Park welcomed visitors of all ages to enjoy a day of sport and arts in the sunshine, as a free family festival took place. Liverpool City Council hosted the event in partnership with St Frances of Assisi Academy to encourage people to take up a more active lifestyle, and provided a whole host of attractions and entertainment. From water balling, zorb racing and hockey to skateboarding, workouts and boxing, there was a jam-packed selection of activities to take part in. Meanwhile there were performances from gymnasts, dancers and musicians during the event, and the Academy of St Francis of Assisi Choir also took to the stage to sing.
