If you’ve outgrown your space but don’t want to look for a new home, extending your property or converting unused rooms could be a cost-effective solution. But what is the best way to upgrade your home and what will you need to do to create a spectacular space?

From adding an extension to turning unused loft, garage or basement space into an extra bedroom, home conversions can turn a tired, impractical area into a spacious and welcoming part of the home. In some cases, it can even add extra value to the property should the owner wish to sell. However, according to the experts, some home conversions are more effective than others.

EXTENDING THE HOME People are choosing to convert their homes primarily for space, says Tony Hancock, managing director of Premier Building Solutions. He says: “We are seeing a lot of people choosing to convert their kitchen into an open plan layout because they want the extra space it brings. People want open plan living and we’re doing a lot of work on that at the moment.” Estate agents agree that open plan living areas and extra family space are part of the most successful conversions in the Merseyside area. Sheena Doyle, branch manager at Farrell Heyworth’s Old Swan office, says: “In my view the most effective and popular extensions are dining/day rooms and conservatories that provide more open living space for families.” Building an extension or adding a conservatory in your house does not only create extra space, it also adds value to a home. According to research by Nationwide Building Society adding an extension or loft conversion can add over 20% of a property’s value, while adding an extra bedroom can add over 10% to a home’s value. “Well planned extensions can often make properties more appealing to potential buyers, however consider what

you may lose by doing so; losing a garage in favour of an additional room can sometimes be off-putting,” adds Sheena.

CONVERTING SPACE If losing garden space or the use of a garage is blocking extensions, there are other options to transform a home and add to its value. HSBC bank says conversions can boost the value of a property. In its Home Improvement Survey the bank found a loft conversion is the most effective way to increase the value of a property with an average of £16,152 added to the home’s value once it is complete. Meanwhile adding a new kitchen will increase the average value of a property by £4,577 while a bathroom can boost its value by up to £3,000. “Loft conversions are popular. For example, if somebody has a three-bedroom house they are adding an extra bedroom when they want extra space instead of looking for a new house. People want more space. Loft conversions will increase the value of your property but do your homework first. For example, check if you require planning permission,” says Tony Hancock. An easier and quicker way to freshen up a home and add value is to replace tired kitchen and bathroom fittings. Tony adds: “A conversion for a kitchen or bathroom can take around six weeks, while adding an extra bedroom or an extension can take 12 weeks, which is not a long time.” A builder, says Tony, will help home owners avoid dealing with planning permission and other red tape, which can delay a conversion and cause headaches when designing new space in the home. He explains: “A home improvement specialist

can handle everything from start to finish, from the architect to the planning permissions. A builder should book in a date and talk through all the options to create a bespoke space. It’s not just about building the conversion, it has to be designed to make the best use of the space.”

THE FINISHING TOUCHES It is not enough to simply add a room or convert an existing room. For a space to become spectacular it needs to be designed to make the most of the space and add value to the property. While many people feel they are budding amateur designers, others will want to outsource the design to an expert. “There is nothing more annoying than moving into a new home and not being able to plug in your bedside light because there is no socket near your bed. By enlisting an interior designer at the start of the project, elements like this can be worked out together to make the property more functional,” says Elaine Cunningham, of Elaine Cunningham Interiors. An interior designer will work with builders and architects to ensure the technical layout, the use of space and positioning of elements such as lighting and electrical sockets are all considered in the design of the conversion or extension. “It is important to use an interior designer if you are thinking of extending your home or converting a room, as they will be able to give you an unbiased expert opinion on the space, how it is best to be used now and for the future if and when you come to sell the property,” adds Elaine.

Demand for buy-to-let properties in Liverpool remains high because of a shortage of good quality letting properties, according to Jordan’s Liverpool. Fundraising agents show support for Macmillan Staff from Farrell Heyworth’s Liverpool branches have been backing Macmillan Cancer Support, by taking part in a fundraising walk. The estate agent’s Allerton and Old Swan branches collected in excess of £250 worth of sponsorship when they took part in the Wirral Walk; a seven-mile trek along the Wirral Peninsula. The city’s fundraisers were the latest from the wider Farrell Heyworth group, which has 21 branches across the North West, to get behind the cause after the company decided to support the charity on an ongoing basis. CITY APARTMENT LET IN FIVE HOURS A city centre letting agent took just five hours to find a suitable tenant for a Liverpool apartment after it was brought onto the market. STRONG DEMAND FOR GREEN HOME GRANTS Green home experts are reporting ‘massive’ demand for eco-friendly home improvements, following the launch of a government scheme offering grants of up to £6,000. Green Deal Home Improvement Fund grants are being offered to home owners who install solid wall insulation and cover 75% of the cost of the work, up to £6,000. The external wall insulation is available on all homes with solid external walls and protects against damp and allows the home to stay warmer for longer, leading to reduced energy bills. The government has set aside £550 million for the fund and interest in the grants has been high on Merseyside,

according to Mike Walker, financial director at eco-home expert GLM Eco. He says: “We have seen massive interest in the Merseyside area for the New Green Deal grant and have already installed external wall insulation in a number of homes. It is a free £6,000 and can help to keep a property warmer, reduce energy bills and save money.” The Green Deal also offers up to £1,000 towards the cost of installing energy-saving additions including a condensing boiler, double glazing, floor insulation, waste water heat recovery system, replacement storage heaters and flat-roof insulation. I’m buying a new build home and I’ve been advised to have an independent snagging inspection carried out so that any minor defects or repairs can be fixed by the builder before I complete the purchase. How long does this process usually take? I don’t want to delay completion so is there an ideal point before when I should have the inspection carried out?

Johnson, L3 Generally an independent snagging inspection is not required for a new build property as you will have the opportunity to inspect your home with your house builder’s customer care team before completion. You can expect them to swiftly rectify any minor snagging issues for you within a set time and you should receive ongoing care after your move. As it’s a brand new house, you can expect quality workmanship to modern building standards, with everything working as new. It’s unlikely you’ll have any major issues but occasionally small issues do arise given the complex nature of home construction. Most new homes come with a 10-year Buildmark Warranty giving you added peace of mind.

I live in a Georgian property with original sash windows in a conservation area. The windows are currently single glazed and it’s cold during winter so I’d like double glazing. Am I allowed to do this and do I need special permission, or is there a special type of window fitting for this?

T. Macey, L8 If you live in a conservation area and are thinking about changing the appearance or materials in your windows there are certain guidelines you’ll need to consider. I’d suggest contacting your local council planning office before you make any alterations as they will advise you on what you can and can’t do with your windows. Once you have obtained permission you have a couple of options to think about regarding the actual glass. Most frames installed in a conservation area will be wooden frames with small rebates for single glazing, but it may be possible to have double glazed sealed units manufactured to suit your existing frames without changing their appearance. This will depend on the age and condition of your existing frames. The second option would be to have new wooden frames made to match your existing windows but with a deeper rebate to take double glazed sealed units. A lot to think about but well worth it to keep out that cold.

I’m currently renting a property but have to work away for five months and I don’t want to give it up. Can I sub-let to someone until I come back?

Q

G. Craven, L1 Check your tenancy agreement. Some allow for sub-letting but many don’t. Also check for ‘under-letting’ clauses as these will have the same restrictions. In most cases your agreement will state you cannot sub-let without consent, however the landlord mustn’t withhold consent unreasonably. Write a formal request and state that you’re applying for consent under Section Three of the Landlord and Tenant Act 1988. Ask for a response within 14 days of receipt of request. If you don’t receive a reply within a reasonable time or think you’ve been refused permission unreasonably, you may be able to take legal action. The landlord can request further details and may carry out referencing on the individual concerned. If consent is given, a formal agreement must detail terms and conditions and the tenants’ continued responsibilities during the sub-letting. You’ll need to draw up the agreement of the sub-let between yourself and the person occupying the premises during your absence. Be aware that if the tenant stops paying or causes damage you’ll be liable for this in your absence.

What’s your favourite thing about your job? Calling clients on completion day to let them know they can collect the keys to their new house after we’ve worked hard to provide a thorough and efficient service. What’s your least favourite thing about your job? Dealing with clients who have unrealistic expectations! Problems sometimes arise and we have to address them in a way which is acceptable to a client and their lender - but if you’ve set your heart on moving on a specific date it can be difficult to understand delays. Usually there’s a solution and completion can eventually take place. If you weren’t working in property what would you be doing? I’ve worked in property for too long to contemplate anything else and take pride in clients coming back to me for second and third house purchases. Working outside certainly appeals though when I can see the sun streaming through my office window. What are you going to do straight after this interview? Going to the gym with my iPod to unwind and clear my head for the day ahead - then home to cook the family dinner.

The rise in property prices in April to June this year compared to the prices in January to March. That’s according to the latest Halifax House Price Index, which also suggests prices in the three months to June were 8.8% higher than in the same three months last year.

The increase in the number of loans to first time buyers in May compared to April, as shown in the latest figures from the Council of Mortgage Lenders. The May 2014 total is also said to be 19% higher than in May 2013.

The number of equity loans completed in Liverpool through Help to Buy in its first 14 months. That’s according to government data, broken down by local authority areas, showing the initiative’s progress from its launch on 1 April 2013 until 31 May 2014.

Rising 22-year-old artist, curator and TATE COLLECTIVE LIVERPOOL member STEVEN HYLAND, from Wirral, is leading the exhibition project, and caught up with Your Move to talk about the event, creative opportunities and his own artistic ambitions.

Tell us a bit about your background in art... I did a degree in Fine Art at Lancaster University. I’m originally from Wirral and I moved back home after university and got into volunteering at the Liverpool Biennial. Through that there was the Not Just Collective, which was made up of volunteers of the Biennial who formed a collective to put on exhibitions to show their own work, and through that a couple of people told me about Tate Collective. I went along to one of their events at Tate Liverpool and I got involved, and I’ve just been going since. Does Tate Collective provide a platform to get your own work out there, or is it more about helping other artists in the area? It’s more about getting the whole city and area more involved in art in terms of young people. At first I wasn’t too sure myself and thought it was about showing my work. We can show our work but it’s open to what we can do really, we can pretty much put forward what we think we’d like to do. This time we’re putting the big Blueprint Festival on and quite a few of us wanted to do an exhibition but we thought if we just exhibited our work it would be quite closed off and we wanted to open it up to a lot more people. That’s what the whole festival is about really, getting more people involved. What sort of response did you have from young artists wanting to be involved? We had a great response. Because we made the exhibition an open call we gave it a theme so there was a brief for people to look at. We used the theme of space, the space around us and how we create it, use it and transform it because

we’re trying to bring young people into new spaces and make use of spaces in different ways. We went to a few schools around the area and did presentations, making them aware of the exhibition and telling them how to submit. We also had an event at Tate in April where we talked to people and showed them round the Constellations exhibition at the gallery, where we had some inspirational artwork to get people thinking. What has it been like to have such prominent people from the art world involved in the exhibition, including Turner Prize winner Mark Leckey? It’s been really good because we started out by making a list of who we might want to get involved and luckily we’ve got quite a lot of them. With Mark Leckey and other judges, for example, we wanted them to help us with the judging of the artwork. We got 90 submissions which is great and we had loads of traffic on the website, more than with the Miro exhibition that was in London. We made a shortlist, sent it to the judges and we asked for their top 10 and some feedback so they could help us curate it. We also worked with Angela Samata of the John Moores Painting Prize, and she chaired the meeting for us while we were creating the shortlist. As an artist yourself, how important do you think these kinds of opportunities are to people to get their work out there? It’s essential really. When I came out of university I was trying to continue my practice but at the same time not knowing how to distribute it. While being part of Tate Collective now I’m trying to raise awareness of it as much as possible so people know that they can submit their work and there’s a brief to submit to, rather than with a lot of art exhibitions where you have to pay to exhibit. We really wanted to open it up and create a big network of artists.

In terms of your own work, do you have a focus and where does your inspiration come from? I think it’s changed quite a lot since leaving university, because while I was there I was quite focused on portraits and psychological inner workings of people but through working in Tate Collective I’ve become more aware and I enjoy the collaborative process more. For example, there are artists like Christo who do really bigscale artworks that require a lot of time and collaboration and different people to work on them. I haven’t made a lot of artwork recently but it’s more that kind of thing that I’m interested in. What are your ambitions as an artist? My ambition at the moment is more focused on becoming a curator. This year I’m due to start an MA in Manchester doing Art Gallery and Museum Studies so through Tate Collective I’m trying to gain more experience in curating exhibitions and the ultimate goal is to be a curator of really interesting and exciting exhibitions that engage with everyone. Earlier this year I was a curatorial intern at Liverpool Biennial so that’s the direction that I’ve moved into really. I helped quite a lot on the Biennial’s Whistler exhibition at the Bluecoat so it’ll be great to see what people think of it. Do you have any artists that you particularly admire or take inspiration from? I’d say Christo at the moment for the big-scale projects and collaboration, because he’s currently trying to get funding and permission for a really big sculpture in Abu Dhabi which he’s been working on for years and years. I think it’s just amazing to see the dedication and time that can go on one single event but then it can involve all sorts of different people even though it’s just got Christo’s name on it. PAINTING PRIZE SHORTLIST ANNOUNCED he shortlist for the John Moores Painting Prize one of Britain’s most prestigious art awards - has been revealed during a launch at Liverpool’s Walker Art Gallery. More than 500 guests attended to hear the announcement of the five shortlisted artists including Rae Hicks, Juliette Losq, Mandy Payne, Alessandro Raho and Rose Wylie. They are now in the running for the £25,000 first prize, sponsored by David M Robinson, which will be announced on 19 September. Tim Marlow, director of artistic programmes at the Royal Academy, is joined on the judging panel by artists Lynette Yiadom-Boakye, Zeng Fanzhi, Chantal Joffe and Tom Benson. Work by 50 of the 2,500 prize entrants is on display at the gallery until 30 November as part of the Liverpool Biennial.

Lavish Romanesque décor offers an authentic Italian experience and though it’s situated in the heart of Liverpool, it feels like Rome. Finely cooked, promptly served authentic Italian food by attentive and friendly staff makes the family run business a must visit.

Smithdown Road, L15 In the last few years Liverpool’s two TriBeCa bars have established themselves as popular picks for pizza lovers, whilst sister restaurant Neon Jamon is regarded by many as a staple for Spanish cuisine. So when I heard that the latest venture from the same culinary crew specialised in Italian tapas I was looking forward to giving it a try. Situated next to the Smithdown Road based TriBeCa, Little Italy is a vibrant addition to South Liverpool’s already wide selection of out-of-town eateries. Its interior is bright and airy with its light wooden walls and shades of green coupled with plenty of plants and trees. There’s an Italian feel with a modern twist. When we arrived my dining partner and I were led to a table by the window, and whilst it looked out on to the passing traffic of a busy Liverpool road, just a glance at the menu soon transported us straight to Italy. I picked out an Aperol Spritz cocktail – a Venetian favourite - from the all-Italian drinks menu and my dinner date opted for a Birra Moretti

before we began to tackle the varied and appetising selection of dishes on offer. It quickly became clear that Little Italy was a fitting name for the venue, as we browsed our way through dishes with hints of Tuscany, Bologna and Naples to Sicily, Sardinia and Foggia – the menu offered a nation on a plate! Our attentive waitress for the evening was enthusiastic about the deliciously different small plates (£4.95-£6.95) and talked us through the tempting meat, fish and vegetarian options. With difficult decisions to make, we sampled some of the cheese and meat sharing boards (£12.95) while we chose our dishes, being careful not to fill up too soon. The cheeses and cured meats were authentic and flavoursome, and were accompanied by a tasty selection of carta di musica bread, stuffed peppers, zucchini rolls and mixed olives. I finally settled on the Sicillian spare ribs – a generous helping of tender slow cooked pork ribs marinated in a beautifully

sweet pomegranate sauce. They were a highlight of the meal as the meat simply dropped off the bone. I was also keen to try the stuffed courgette flowers, which came with a crispy coating, a mozzarella filling and an olive salsa. They were crunchy and refreshing. Meanwhile my dining partner opted for the comforting beef shin pappardelle; a slow cooked beef shin pasta with creamy pecorino cheese which, again, was tender and packed with flavour. He also chose the fritto misto mix of lightly fried swordfish, hake, baby octopus, whitebait and prawns, which was well complemented by basil mayonnaise with griddled lemon. With the help of an amaretto coffee to wash it all down, we had just enough room to share a dessert, which came in the form of baked nectarines with almond and Marsala (£4.95). It was a mouth-wateringly fruity and light finale to a meal which combined fresh ingredients and plenty of flavour with Italian authenticity. Your Move 71

The popular family musical follows Mrs Kay’s ‘Progress Class’ on a trip to Conwy Castle, Wales. Written by Willy Russell and based on the BBC film of the same name, this long-running tale features misbehaving Liverpool children on a day trip from school. The play was first performed at the Neptune Theatre in 1983 and remains a family favourite to this day.

12 – 14 August, Croxteth Hall & Country Park A tale of Hansel and Gretel, who are lured into a delicious candy house in the woods, where a wicked witch awaits. The classic story, based on the original by the Brothers Grimm, is brought to life at Croxteth Hall as Hansel and Gretel try to avoid becoming dinner and find their way back to their father’s house.

Travel back in time to when the Earth was dominated by dinosaurs in this interactive information and craft day for children. Visitors can learn more about dinosaurs and the lives they led, as well as creating a frightening dinosaur mask to take home. This is a walk-in event and booking is not necessary.

SQUIRREL FUN DAY

Find out about the world of the red squirrel in one of the UK’s last remaining strongholds for the species. Games and hands on activities will entertain and inform in the fantastic setting of Formby nature reserve and pinewoods. BY PAUL DICKSON Following various line ups of The Beautiful South, which eventually split due to ‘musical similarities’, What Have We Become sees Paul Heaton reunited with the band’s fellow singer, St Helens’ own Jacqui Abbott. The album’s opener ‘The Moulding of a Fool’ will bring a smile to your face the moment you hear Heaton and Abbott, singing as seamlessly as ever. Heaton has never been afraid of confronting issues and he rails against pop reality TV shows in ‘Advice to Daughters’, whilst Abbott sings wistfully of lost youth: “she’s got some drinking to do, she’s got some dancing to do”. ‘What Have We Become’ is an inspired album; the songs remind you that popular music, with its roots in country and folk, can be more than the background to what we do, but it can also challenge and influence our actions.

Liverpool is gearing up for a day of cycling festivities as both the Tour of Britain and Sky Ride events pedal into town.

hen One Man, Two Guvnors opened at the National Theatre in 2011 it shot to success.

Having enjoyed a successful UK tour, sell out West End runs and a hit stint on Broadway as well as at venues around the world, the award-winning comedy is now heading to the Liverpool Empire as part of a 37 city tour.

Gavin Spokes takes the lead role of Francis Henshall, and will be joined by fellow cast members including Shaun Williamson, Emma Barton and Jasmyn Banks. The city has been chosen as the ‘Grand Depart’ for this year’s race and will host the prestigious opening stage for the first time, with 10 laps of a 13-kilometre circuit starting and finishing on The Strand. The UK’s largest professional cycling race will then continue across the nation until 14 September. On the same day, TV star Davina McCall will join thousands of cyclists of all ages and abilities from across the city for the Sky Ride Big Bike Event. My favourite with... SONIA Liverpool pop songstress Sonia shot to fame in the 1980s when producer Pete Waterman discovered her singing on the city’s club circuit. The star went on to enjoy chart success with her Number One single, ‘You’ll Never Stop Me from Loving You’. She’s now getting set to hit the stage 25 years after the release of her debut single, when Liverpool Pride takes place this summer. Ahead of the 2 August event, when Sonia will be joined on the line-up by Katy B, M People singer Heather Small and a host of other acts, she caught up with Your Move to tell us about her favourites.

Favourite thing about Liverpool:

It’s home and always will be. The sense of humour is second to none and the ever growing city centre is so impressive, I am so proud to be from Liverpool.

Favourite musician:

Paul McCartney. I met him at Top of the Pops when we were on the same show and he gave me a big hug and called me Son.

Favourite venue:

It has to be the Epstein Theatre (formerly the Neptune), where I spent every Saturday since I was eight years old doing drama and singing. It will always have a special place in my heart.

Favourite album:

Favourite film: My favourite film is ‘Pretty Woman’. I watched it in Japan with subtitles when I was there promoting ‘You'll Never Stop Me from Loving You’. I love a fairytale ending.

Favourite career moment:

Well there are two; being on Top of the Pops and being number one in the chart, and playing Wembley Stadium with Bros in front of 70,000 people.

Whitney Houston's second album, 'Whitney'. Me and my sister danced every Saturday at the Picture House in Anfield to ‘I Wanna Dance With Somebody’ - great times!

Favourite book:

My favourite book is ‘Little Women’. I read this when I was 11 and did pieces from it for my drama exams. I loved the character Jo.

Favourite city:

Of course it’s Liverpool - it's brilliant!
