GIANTS City centre living is thriving in Liverpool as new apartment blocks, refurbished Georgian terraces and student accommodation dominate the construction pipeline. As the Giant Spectacular once again thrills the Liverpool crowds, we take a look at the giants of the city’s property scene and the projects that transformed city centre living. PETER HYND NEPTUNE DEVELOPMENTS – MANN ISLAND Perhaps a sign of how far city centre homes have come can be found on the patch of land between the Albert Dock and the Three Graces. The Mann Island developments, two black granite, angular buildings jutting out of the World Heritage waterfront comprise 376 apartments with two levels of underground parking, over 1,000 sq m of public space and views over the river, docks and canal basins. The eco-friendly buildings have been dubbed ‘the Fourth Grace’ by developer Neptune, whose driving force was father and son team Peter and Daniel Hynd. Next up for Neptune are three residential blocks on a derelict site in the Baltic Triangle area, the latest section of the city to be coveted by pioneering developers as it undergoes massive regeneration.

TOM BLOXHAM & JONATHAN FALKINGHAM URBAN SPLASH – CONCERT SQUARE

PAUL BOLTON SPACE – HATTON GARDEN

Tom Bloxham founded Urban Splash in 1993 alongside co-founder and creative director Jonathan Falkingham, and the duo could be considered the Godfathers of Liverpool’s city living rejuvenation in recent years. At a time when living in the city centre was unheard of outside London, Urban Splash took a run-down section of the Ropewalks area and built affordable apartments in the heart of the city. Jonathan says: “There was nothing going on in the area and a lot of the buildings were earmarked for demolition. We saw it and liked it but it was going against the advice of every industry professional in the city at the time. It was the first true city centre mixed use scheme and the first new public space in Liverpool city centre of 100 years.” Liverpool buyers were not perturbed by the new way of living. The area is now thriving with several apartments blocks, bars, restaurants, student accommodation and culture venues.

Paul Bolton, then owner of Charlton Group and its subsidiary Space, was one of the pioneers of Liverpool city centre living. He successfully converted the former Royal Mail parcel office at Hatton Garden into 180 luxury apartments. The distinctive 1930s Art Deco conversion offered large windows, original features, quirky layouts and penthouses and duplexes with panoramic views around the city. The development, in the heart of the city’s business district, was a risky one; the area was quiet at night when the working day was over and demand was not proven. Several years on and the apartments are thriving.

If Urban Splash was the first, millionaire developer Stephen Beetham was not far behind. Having developed Walton House on the then-unloved Tithebarn Street into flats, he then secured investment for the ambitious Beetham Plaza project on the Strand, overlooking the city’s waterfront. Built on the site of a 1960s office building that was earmarked for demolition, Beetham delivered a stunning new development including 45 luxury apartments and penthouses, offices, a restaurant and public square, as well as the mesmerising ‘Bucket Fountain’. This was the first New York-style living address in the city and quickly become one of the most prestigious addresses in the region – an accolade it keeps to this day.

Downing began work on Eden Square in August 2006 and completed the build in January 2008. This was no mean feat considering it involved installing the deepest underground car park in Liverpool city centre as well as two blocks of residential properties that cost a staggering £15.7 million. George Downing says: “Blending the old and the new can be challenging. It was very important to us to meet the challenge head on and create a building which delivered aesthetically as well as being functional. There are a number of characterful buildings in that part of Liverpool, so we knew that that Eden Square would need to sit well alongside those and be impactful in the right sort of way. I think we succeeded in our aim to deliver a building which complements the existing urban environment.”

The auctioneer sold 70% of the lots on offer at its latest Liverpool sale, with a large number having been sold prior to the event. As unsold stock continues to attract interest, the firm says the final figure could exceed £4 million. Property investors can benefit from higher returns in the North than in the South, according to a Merseyside-based bridging company. Bridging Finance Solutions, which is located in Wallasey but operates nationally, says it has seen an upsurge of loan applications from across the North and North West over the past 12 months and is now lending 70% of its short-term loan to borrowers in the area. Managing director Steve Barber explains: “As the South East property market improves, history tells us that the rest of the country will follow in differing degrees, however, return on investments on property in the North can often be far higher than those in the South. It is largely for this reason that we have seen a significant upsurge in applications in the North. For example, a house purchased for £70,000 (a typical house price for a three bedroom terrace in most major northern cities) can realise a rental of around £500 each month, offering a yield of around 8.5%. Returns such as this can rarely be made in the Southern property market as property capital values far outweigh the increase in rental yield.”

EXPANSION AT PROPERTY GUARDIAN FIRM Property guardian firm Ad Hoc has reported ‘huge’ sales growth in the North West in the past two years, as a new managing director joins the company. Waive goodbye? HMRC notches up another victory against a widespread tax planning measure, the use of dividend waivers in family companies. Q: Myself and my business partner have a limited company and we each own 45% of the shares. On the advice of our accountant our wives are also shareholders, and they each own 5% of the shares. Each year the accountant does dividend paperwork to use our wives’ basic rate tax allowances. My accountant assures me that this is all above board, but I would like a second opinion. A: You are right to be worried. It is probable that you are using dividend waivers, where you and your business partner briefly waive your rights to dividends to allow high dividends to be paid to your wives. The problem with this has been neatly illustrated by a recent tax case ‘Donovan & McLaren v HMRC’, which was comprehensively lost by the taxpayers/won by HMRC. In this case the taxpayers were shareholders of a company. The wives had become shareholders in 2001. Each of the tax payers held 40% of the shares and each wife had 10%. The dividend payments should have been in proportion to each person’s shareholding but they were not, because the husbands had waived their right to certain payments. For several years dividends had been paid to the wives (after waivers by the husbands) to use their basic rate bands. The critical points were as follows: • The company did not have sufficient reserves ( i.e. built up profits ) to pay the same dividend rate to all shareholders (in other words had the husbands not waived their rights to dividends the company could not have paid such large dividends to the wives) • HMRC’s argument was strengthened by the repeated nature of the waivers over several years • HMRC were able to successfully argue that income had been intentionally diverted (‘settled’) from a higher rate tax payer to a lower rate taxpayer. • The taxpayer could not demonstrate a commercial justification for the waivers That is not to say that there are not still occasions when waivers are justified, but it is now pretty clear that what once may have been seen as clever tax planning is now being viewed in a different light. Taxpayers with structures like yours should urgently seek advice. As with many decisions you really do need to take independent financial and tax advice. I’m buying a house and I will have to pay stamp duty land tax. What are the methods by which I can pay this and how long do I have to do it?

Q

F. Yeo, L9 You must firstly ensure that you are legally entitled to sell the property. The personal representative for the estate (known as the executor or administrator depending whether or not there was a valid will in existence as at the date of death) should transfer the property into your name and subsequently register that transfer at the Land Registry. This initial procedure may take some time. However, there is no reason why the property cannot be marketed, you simply cannot enter into any form of contract until you are the registered proprietor or if you are also acting in the capacity as personal representative and have obtained grant of probate or letters of administration. Before selling you will need to establish whether the property is vacant; any occupiers and the terms under which they reside at the property will need to be disclosed before sale. Lastly, some consideration may need to be given to any capital gains tax liability payable on completion of the sale if the property goes up in value since the deceased’s death. Speak to your probate solicitor or accountant about this.

I’ve accepted an offer for my property but the buyer now wants to re-negotiate because of some issues flagged up by the survey. Is this usual and should I negotiate or look for another buyer?

G. Hamilton-Davies, L3 When you buy a property costing over £125,000 the stamp duty is usually payable within 30 days of the 'effective date'. This 'effective date' is usually the day of completion. There are a few circumstances under which the stamp duty is payable earlier. For example, if you pay for the property before completion, or you move in before the day of completion, the 30-day clock starts ticking on this earlier date. If you use a solicitor or conveyancer when buying the property, they'll usually handle the payment of stamp duty on your behalf. It's your responsibility, though, to make sure the right amount of tax is paid to HMRC. In the rare event that you deal with settling the stamp duty with HMRC direct, payment methods include online debit or credit card, BACS, faster payment, CHAPS, bank giro or by cheque at the Post Office or by post.

This can be very common and can normally be resolved by the estate agent liaising between the buyer and seller to ensure an agreeable compromise can be reached. The option to look at why the surveyor has raised the issues, and arrange to have specialist estimates carried out enables the vendor and the purchaser to decide on the financial implications for both parties. Vendors are normally made aware that an offer is made “subject to survey” and that the need for some compromise after the report may be required. As a seller it is often more beneficial to renegotiate the offer price than to lose a buyer, remarket the property, only for the same issues to arise again with another buyer. An experienced estate agent will be able to renegotiate between buyer and seller and agree a solution that leaves all parties happy and looking forward to a successful sale.

What’s your favourite thing about your job? Making people money. With over 15 years in the industry, I’m confident of spotting a good opportunity. I have clients who re-invest but it’s just as satisfying starting with a new client, building them a portfolio and watching it make them money.

HOLIDAY: Ibiza when I was two. Looking at old photos and videos, it looked like a great time. HOUSE: It was in an estate called Glendore Wood and was my parents’ first house when they got married. I shared my room with my sister so my dad could have space to practice his guitar in peace! PET: An enormously fat cat which I found astray. I thought it suiting to call her Fat and used to get funny looks when calling her. We found out why she was so fat later when we had several other ‘Fats’ running around.

What’s your least favourite thing about your job? Emails! On a development site, most contact with customers is face-to-face. Some insist on dealing over the internet and sometimes the email doesn’t get delivered or goes into spam folders, and if it does get through it’s difficult to understand the buyer and recommend a solution to fit their needs. If you weren’t working in property, what would you be doing? Having run a few of my own companies, I’d probably be doing that again. I’ve sold everything from villas to women’s clothes so it could be anything! What are you going to do straight after this interview? I’m off to get a Solero from the garage. It’s about 30 degrees and I’m in a steel sales cabin - hot isn’t the word!

In the early 2000s, Merseyside band The Coral shot to success with their experimental mix of sounds, and their music has often been described as a melting pot of psychedelia, indie rock, folk and country, making them difficult to pigeonhole. Since going solo the band’s guitarist, Bill Ryder-Jones has continued on a diverse path, showcasing his multi-instrumental and songwriting talents as well as producing work for other artists. He’s also composed film scores and soundtracks and lent a musical helping hand to the likes of the Arctic Monkeys. We caught up with Bill for a chat about his career so far, creative influences and future plans.

INTERVIEW BY NATASHA YOUNG

You started The Coral when you were 13 and the band went on to achieve success and release numerous albums. Did you have any expectations early on of what that band would go on to achieve? We were in the second year of secondary school when we started. We were never the most ambitious of bands anyway but I think at that age it should be the last thing you’re thinking of. I remember at that age thinking we weren’t very good at all, and we probably weren’t very good at all then. We worked really hard for a good few years but when I was 16 it was really weird as we worked and worked and then it just went bang and in the space of a week all this stuff was happening. Since leaving The Coral you seem to have made a transition from being known as a guitarist to a multi-instrumentalist. What has that process been like? With the band I always played the other instruments as well and I was that anyway. I think the transition was probably more about writing; I didn’t really have the confidence when I was in the band and also with James [Skelly] and Nick [Power] being such great writers there was no need for it really. From The Coral to your solo material you’ve covered a diverse range of music, from psychedelic rock to orchestral pieces. What are your musical influences? The psychedelic guitar thing tends to be where people start isn’t it, with bands from the 60s, and we just took a shine to more experimental

things. With the filmic orchestral thing, the violin was my first instrument before I learned guitar so it was always there and in The Coral we listened to a lot of film scores and always thought of ourselves in that way a little bit. Particularly with the early records we made more soundscapey songs and that maybe fell by the wayside after songs like ‘Dreaming of You’ became popular. I guess in the last three or four years I just got a little bit bored of guitar music and started listening to Classic FM when I was doing the dishes and things and it kind of grows a bit! You’ve worked on film scores and soundtracks and your album ‘If...’ was created as your soundtrack to a novel. Is interpreting a different story through your music something that particularly appeals to you? Yeah any chance to make any kind of music that reaches beyond verse and chorus is always going to be interesting to me, I’m a sucker for a bit of a concept. The way I see art in general is that the expression of art is a very simple thing and it’s there for a reason as an outlet, so that would make up for the more poppy, immediate things. The other side of art that I love is the heavy, over-thought stuff. You know, I like fat books that you have to think about and heavy music that takes a lot of time. That’s two different extremes and I don’t really find anything interesting other than extremes. You’ve worked with some high profile musicians, including the Arctic Monkeys on their latest album, ‘AM’. How did that contribution to their song ‘Fireside’ come about? I’ve known the boys for years and Al [Alex Turner] had asked me to play on his ‘Submarine’ soundtrack, but it’s one of those things where because they are so high profile it sounds a lot more businessey than it is.

It’s actually no different to when my other mates phone and ask if I can play guitar. It’s literally a phone call saying ‘do you want to do this?’ and I go ‘yeah’, and it’s that boring! Actually doing it is great though. I was in the studio producing a record for someone else when Al phoned and said ‘we’ve got a couple of tunes, do you want to play on them?’. It was ‘I Wanna Be Yours’, ‘Fireside’ and one other but down to time really it could only be ‘Fireside’. You’ve worked with musicians from across the Liverpool area too. What do you think of the local music scene right now? I think it’s brilliant at the minute, it’s really exciting. I can’t think of a time when there were as many good things happening. When The Coral was out and all the bands were going round we never used to like being lumbered in with them but I quite like it now, I quite like the thought that maybe I’m helping to pull a few strings. I like working with bands like Bird and By the Sea, and it’s just a nice little community. There seems to be a lot of good musicians about who just want to play. The thing that you get in Liverpool is that people just want to do it. I ask people to play with me and the last thing we talk about is money. Are you working on any new material? What are your future plans? I’m working on a record now. I’ve been in the studio with James Ford working on that. I’ve got a couple more production jobs coming up too and I’m working with a brilliant artist called MiNNETONKA who’s based up here, she’s a female singer and I’m really loving doing that. We’re also going to be performing ‘If...’ live in Manchester in October with the Manchester Camerata orchestra and we’re going to try, pending funding, to take it to London or Glasgow or somewhere like that too.

City welcomes a host of new nightspots The Trench Town Truck Company has teamed up with District

A selection of new bars and clubs are set to liven up Liverpool’s nightlife this summer, as they launch across the city. The Berlin opens up on Wood Street on 1 August, bringing a soulful speakeasy style with live music and prosecco-based cocktails.

According to Mark O’Leary, who is behind the new city centre venture and has previously been involved in other popular nightspots including Cinema Paradiso, Lago, Bumper and Heebie Jeebies, the brand new bar will be a “vintage and rustic yet stylish hang-out”.

Meanwhile, the owners of Seel Street venue Empire are also lining up a new clubbing offering in the form of Wonderland. The circus-themed Stanley Street nightspot, also launching at the start of August, promises international DJs, cocktails, a late license until 6am, and a décor and entertainers inspired by “Burlesque meets Moulin Rouge with a dash of Alice in Wonderland”. Craft beer specialist BrewDog has secured a Colquit Street spot in the city and a spokesperson for the bar chain says work is due to start “imminently”. The new openings will follow the launch of the recent outdoor additions in the Baltic Triangle area including Constellations on Greenland Street and District’s Yard and Terrace summer spaces. District on Jordan Street has teamed up with the Trench Town Truck Company to offer street food, outdoor seating, iced drinks and evening events.

Liverpool boxer to challenge for European title on home soil British and Commonwealth flyweight champion Kevin Satchell is set to take on current European champion Valery Yanchi in a city showdown that’s sure to be one of the most anticipated Liverpool sporting events this year. Kevin hopes this hometown advantage will tip the odds in his favour to become Liverpool’s first European champion in 20 years.

ROOKWOOD BAR & ‘CUE Back Colquitt Street, L1 4DE I’ll be honest; I wasn’t particularly looking forward to reviewing Rookwood, the new steakhouse situated in the popular Ropewalks area of the city centre. Don’t get me wrong, the latest offering from the man behind the popular Tapas Tapas restaurant had already been causing a stir among Liverpool’s food fans – despite being open just two weeks – and the reputation of its predecessor left me in no doubt the food would be good. However, the day of my review just happened to be the hottest day of the year so far and the idea of sitting down to a huge, largely meat based meal was not appealing. On the walk from my office to the restaurant, therefore, my dinner date and I resigned to choose something light, preferably a small sharing platter for a quick bite. And it’s a promise we might have stuck to had it not been for the mouthwatering menu on offer at Rookwood. Indeed, within minutes of deputy general manager Paul Owen explaining each of the dishes to us – including how the

meat is supplied from award winning local butcher Edge and Sons and every ingredient is locally sourced – my date was choosing his cut of steak and I was torn between three of the main meals. After much deliberation – made all the more enjoyable by the Fidel’s Marvellous Medicine Mojito I sipped while making my decision - I opted for the chicken breast and thigh, basted in honey, garlic, lemon and rosemary, replacing the beef dripping chips that should accompany it with the aubergine and courgette chips drizzled in honey. My date chose the rump steak and, on the advice of Paul, the blue cheese sauce as opposed to his usual preference of peppercorn. My chicken was a delight. Soft, flavoursome meat enclosed in crispy, juicy skin accompanied by a fresh side salad and delicious lightly battered courgette and aubergine. My dining partner’s steak was juicy and soft. It had a crisp outer layer whilst retaining all the moisture and

flavour inside. He is now a convert to blue cheese sauce which complimented the cut perfectly while we were both a little blown away by the beer sauce that accompanied his chips. Quality is key at Rookwood. The dishes are simple but it is the ingredients used in them that make them really stand out. As Paul explained to us Edge and Son only source from farms who grass feed and only farms within 25 miles of the premises. The animals are treated well as the philosophy is, apparently, happy animal, good meat. The menu is never set in stone as, since only fresh local ingredients are used, what gets served depends on what’s in stock that day. And chef Ian Lamb is always open to changing the dishes on offer he told us of a delicious sounding pork chop in sticky BBQ sauce he’s currently working on. If you are looking for top quality food in a relaxed environment, friendly staff and an eclectic drinks menu this is the place for you. Needless to say I’ll be making a return visit.

GIANT SPECTACULAR RETURNS TO LIVERPOOL

Grandmother sleeps in St George’s Hall

ver one million people visited Liverpool, as the Giants street theatre returned to the city for a war-themed performance named Memories of August 2014. The giant marionettes, created by French company Royal de Luxe, included the Little Girl Giant and her dog Xolo, the stars of the 2012 Sea Odyssey event. The two joined whiskeydrinking, pipe-smoking Grandmother Giant to commemorate 100 years since the beginning of the First World War. After ‘waking up’ in St George’s Hall, the Grandmother spent three days roaming the city with the other giants. Local memories of the First World War were shared with the crowd and volunteers re-enacted the enlisting of the Liverpool Pals regiment, which saw entire streets sign up and suffered heavy casualties in the conflict.
