However, with fewer buyers actively looking during summer, is it harder for estate agents to get potential buyers through the door of a property? Emily Mills at PLA Properties, does not think so. She says: “In the summer there is extra footfall on the high street and this means an agent should be displaying your property prominently. Good photographs of a tidy, uncluttered and well-looked-after home will also help your property stand out from the crowd, and any good estate agent will do this for you.” Rachel Dickman, managing director at Block Properties, agrees. She says: “In the quieter summer months it’s really important to be proactive in your approach
to advertising. The biggest challenge you face is converting people looking at your property being marketed to actually booking a viewing to see it. You should be certain you are with an agent who offers extensive marketing in local press and property portals such as Rightmove, and has a prominent high street branch location.” It is also worth remembering that people change their schedule during the summer so if someone wants to view your home at unsociable hours it’s worth being flexible.
PREPARE YOUR HOME The summer months can even be a benefit to sellers because it gives them the opportunity to showcase the potential of a property. Katie Myers, branch manager at Keppie Massie, says the summer months are ‘notoriously difficult’ but sellers can help themselves. She adds: “Let in lots of sunshine – many house buyers look for properties that are light and airy. People are more likely to think about outside space during the warmer months so keep your garden tidy with the grass kept short and your pots planted with lots of colour so potential buyers can imagine themselves enjoying a glass of wine on a warm evening.” If buyers are uncomfortable and stuffy while temperatures soar outside they’re unlikely to put in an offer on a house, so ensuring windows are open and fans are on can help lower the temperature and keep buyers comfortable enough to appreciate the home. At any time of the year first impressions and attention to detail are essential to secure a sale. In summer curb appeal – or how the property looks when the buyer
first arrives – is more important than ever. Marcus Williams, sales consultant at City Residential, says: “Before the viewers arrive you need to make sure you tidy up and de-clutter, give the property a good clean through and open all of the curtains/blinds.” “A scented candle and fresh flowers will also make the property seem more homely. If you have a garden make sure the lawn in mowed and the borders have been weeded. If your home is light and bright, smells good and looks clean it’s going to give great first impressions.”
BE PATIENT Buyers who want a quick sale may be tempted to lower the price of the property to encourage summer viewings, but estate agents suggest this will simply leave you out of pocket when the market picks up again at the end of the summer. Keppie Massie’s Katie Myers, says: “If you need a quick sale at any time of the year you may have to consider lowering your price. However, unless you’re absolutely desperate to sell I wouldn’t suggest lowering your price to beat the summer lull. Come September buyers will start to return to the market and you’ve more chance of achieving close to your asking price.” A good estate agent is essential, and if they are doing their job properly, lowering prices should not be an option. She says: “As long as you have a good agent marketing your house at a fair price buyers will be attracted.”

FORMER PRISON REFURBISHMENT City Residential has launched a selection of student studio apartments following the refurbishment of former prison The Bridewell. The Bridewell is the newest student accommodation by developer "Jamworks". It was decommissioned as a prison by the government back in 1997 and sat derelict for 16 years until Jamworks chose the spot to create luxury Liverpool student accommodation. A spokeperson for City Residential says: “The student accommodation offers tenants the chance to live in a property which is steeped in history, newly refurbished and is located right in the heart of the Liverpool student community”. The Bridewell comes complete with LCD TVs, broadband, cycle storage, laundry facilities, suitcase storage, en-suite showers and workstations. Tenants can also enjoy the use of the on-site gymnasium. Creative regeneration for Kensington Ten new homes in Kensington are being created by Riverside-backed project Own Place from 20 empty houses bought from Liverpool City Council.

Riverside director of asset management, Ian Gregg says: “The 20 empty terraced houses had a very small two up/ two down layout. Through creative design, we’ll see ten new homes created after builders knock through to create spaces more befitting modern family life.” A show home demonstrating how the completed properties will look is now ready for viewings and all properties, due for completion this December, are available for sale at a 25% discount to incentivise buyers to remain as owner occupiers for a minimum of five years. Own Place - which won a UK Housing Award for Making Best Use of Stock – allows people, who couldn’t otherwise
afford to buy their own home, to become owner occupiers. Long-term disused properties, including the Arnside Road homes, have been revitalised through Own Place working with Liverpool Council and £1.2m funding from Department of Communities and Local Government (DCLG). The properties in Liverpool, Sefton and Wirral are improved to a mortgageable standard before being sold. Liverpool city council cabinet member for housing, Cllr Ann O’Byrne, says: “It’s fantastic that this area is being regenerated. NEW ADVICE ON HOW TO BE A GOOD TENANT A
new charter and information pack has been launched to advise tenants on how to cope with anti-social behaviour and what responsibilities landlords have when they rent out a property. The packs were launched at a Town Hall event and are designed to improve the quality of the rental sector in Liverpool by providing information ranging from how to report repairs and fire safety issues to advice on anti-social behaviour. Other information in the pack includes a flyer from Healthwatch offering help to register with a GP and a dentist. Meanwhile, a charter will outline the responsibilities of landlords who own rented properties. Councillor Ann O’Byrne, cabinet member for housing, says: “This is an important step forward as we attempt to get a high quality rented sector in the city. “The information pack has been welcomed by the private landlords’ advisory panel and I believe most tenants will also recognise that we want them to know not only what their rights are but what they should do to be good neighbours.” The charter and information pack is being distributed throughout the city by organisations such as Liverpool Student Homes, Shelter, the Whitechapel Centre and the Healthy Homes team.

iverpool’s newest night time haunt opened its doors for the first time, as The Berlin welcomed patrons to the speakeasystyle hangout. Owner Mark O’Leary has been involved in popular bars including Lago, Bumper and Heebie Jeebies in the past and opened Cinema Paridiso at St Peter’s Square in 2012. Guests were welcomed to his latest venture on 1 August, when the Wood Street venue opened its doors for the first time. Visitors to the venue were treated to live music and prosecco-themed cocktails, and the speakeasy-style bar proved an instant success. Others have a set price. What do the different terms mean and can I negotiate the price regardless of the description on the advert?

In general all vendors are contacted by telephone immediately with news of an offer, and all offers are followed up in writing within 24 hours. If the vendor is looking to accept an offer, before we finalise this we would check that the buyer is in a proceedable position. This involves checking their ability to gain the necessary funds and that any related sale also has proceedable buyers. The general policy is to continue to market the property as ‘under offer’ or ‘sold subject to contract’ once an offer has been accepted. During the period between accepted offer and exchange of contracts we would normally keep a list of contact details of any other interested parties in case of any delay or problems further down the line. Of course different requests may be made by the person making the offer but your estate agent will be able to liaise between the buyer and seller to ensure both parties are happy with whatever option is preferred, and ensure that the offer progresses to a successful exchange of contracts.

Thorough checks are crucial in establishing whether a prospective tenant can meet the requirements of the tenancy agreement. The key checks include whether the tenant can afford the rent (by confirming their income with their bank and employer), that they are who they say they are and are legally permitted to live in the UK (by checking ID and immigration status), and that they are reliable (by checking their credit history and obtaining references from previous landlords). Each check must be carried out in the right way using reliable sources of information and so is best handled by an experienced letting agent who has access to credit reference agencies and procedures in place to ensure stringency. You should choose an ARLA-registered agent whose professional advice can be trusted in deciding whether a prospective tenant is suitable and who can provide you with a rent guarantee option. That way if anything goes wrong you have recourse through ARLA and The Property Ombudsman.

‘Offers in excess of ’ means that the vendor is looking for a price not less than the quoted figure, whereas ‘offers in the region of ’ means that a vendor is inviting offers and is willing to consider offers around the quoted figure. Price banding gives a range between which an offer may be considered. A set asking price is the amount a vendor would like to achieve, usually determined by market evidence. I would always encourage buyers to put forward the best offer that they are prepared to make. Whilst they may want to test the water with an initial low offer there is always the danger that another party will offer the asking price and it is really disappointing to see buyers miss out on their dream home for the sake of a few hundred pounds. I would say be bold and don't delay, make your offer as early as possible and be prepared to be flexible.

Good memories - my first car was a 1996 silver Corsa, it only cost me £500 and lasted me a good while. Eventually it broke down beyond repair, two weeks before I moved abroad! It’s a sad time when you say goodbye to your first car.
I went on the usual family holidays when I was young but my first real holiday was when I went to New York with my mate. The trip was with his university.

What’s your favourite thing about your job? As a Liverpool fan I’m proud to be working for Keepmoat as we’re currently building more than 300 high-quality new homes at The Parks development as part of the regeneration of Anfield. I’m also happy to be learning new skills and gaining experience, which will benefit me in my future career. What’s your least favourite thing? Nothing really, I enjoy the fast paced environment and the heavy workload as it challenges me on a daily basis to continue to improve. If you weren’t working in property, what would you be doing? I love working for Keepmoat but as a keen football fan I also have a strong interest and passion for sports marketing and this is something which I have always wanted to get involved in. What are you going to do straight after this interview? I’m going to the gym and afterwards to the pub to balance it out.

DJ and producer, John Digweed’s success spans over 25 years. He released the first DJ mix compilation, and became the first British DJ to hold a residency at what was then the world’s most renowned club in New York, 'Twilo', as well as being voted number one in a voter's poll by DJ Magazine in 2001. John has gained the status of the 'people’s choice', while maintaining demand for his longrunning presence in dance culture. But his passion exceeds just DJing, as he has also established his own record label, promotions company and studio production partnership (with Nick Muir); 'Bedrock'. We caught up with John to chat about his impressive career, and his views on the industry today.

What music were you into before your involvement in dance/house music? I have always wanted to be a DJ to be honest. At my parents’ family business one of the guys that worked for them was flatmates with the town’s biggest DJ and he used to pass on the mix cassettes to me when I was around 11 years old. From that moment on, all I wanted to be was a DJ. I grew up liking bands like New Order, Joy Division, Talk Talk and Heaven 17 plus early hip hop and electro, but once I heard the early Chicago house sounds I knew things would never be the same for me as this music sounded so different and exciting. How did you get into DJing? In the late ‘80s I was offered a job as an assistant bar manger in a pub in London that still allowed me to do my DJ’ing at weekends but also opened my eyes to London midweek clubbing at nights at Heaven, The Wag, Limelight and many more. This made me realise that I needed to start pushing myself to get some gigs outside of the South Coast. In 1991 I became a resident for a night called Rage at Heaven (one of the longest running nights there) and everything just started to take off from there. You’ve been on the scene since the late ‘80s. Have you come across any upcoming producers and DJs who we should be looking out for in 2015? Guy J is a producer who has been a mainstay of my label and his career is going from strength to strength. He’s currently working on a follow-up to his last album and I think 2015 is going to be a very big year for him. Your career began to take off following the launch of your successful Bedrock nights – is that still a viable way into the industry for aspiring DJs? I think if you start and create a successful night that people talk about and travel to you’re halfway there. You can be the best DJ in the world in your bedroom but playing in front of a crowd is a different experience, so I always recommend to anyone serious about wanting to be a DJ to take every opportunity to play in front of a crowd no matter how big or small, and always ask advice from people who have been doing it a long time.
DJs like David Guetta, for example, have worked with artists like Kelly Rowland and Usher. Have you ever considered collaborating with artists from other genres? Myself and my studio partner have been working on a project with an international best selling author, which will be coming out in a few months time. It’s actually been a very exciting project for us. What have been some of your favourite summer tunes of this year so far? Ramon Tapia & Stavroz - ‘Havana’ has been a massive track for me since the winter music conference in Miami. It has such a great summer vibe to it and has been working across the world on every dance floor. Also Bedrock is releasing an album by Pig&Dan called 'Destination Unknown', which is an amazing downtempo and chilled out double album that will be the soundtrack of peoples' summers when they hear it. You’re returning to Liverpool to play the Freeze party. How do you find playing here? I have had a long association with Liverpool, from the early Cream nights in the ‘90s right up to the Freeze warehouse parties. The crowd are always up for a great night and really know their music. The promoters are passionate about the music and the DJs they book so it`s always a great party to play for me. The venue for the next party looks amazing and it’s looking already like it’s going to be a very special party. I am very much looking forward to coming back to Liverpool and playing again. Is there a Bedrock reunion on the cards? On 4 October Bedrock is returning for our 16-year anniversary party at Electric in Brixton, London which I am very excited about as I have not played that venue yet in London. I actually just went to run through the set up yesterday in London and I think with this new venue it will be one of our best parties in years. What’s next for you? I have tours coming up in the USA, Australia and Asia plus Eastern Europe; The Bedrock 16 party in London plus the Launch of my new album project alongside Nick Muir. Also, I am sure there will be another 'Live in...' album from me before the end of the year.

ew York based artist Rutherford Chang visits Liverpool to display and expand the world’s largest collection of over 1,000 first-pressings of The Beatles’ White Album. The famously stark design of the fab four’s seminal ninth album has provided a blank canvas for the coffee stains, doodles and rips that have accumulated on the records since
its release in 1968, making each copy now unique. Though displayed in the format of a record store, Chang’s temporary ‘We Buy White Albums’ outlet will buy but not sell copies of the album, and visitors are invited to browse and listen to copies of their choice. Red Bull Harbour Reach returns to Liverpool’s Albert Dock
One of the world’s most talked about wakeboarding events, Red Bull Harbour Reach, is heading to Liverpool for the second time. Taking place at Albert Dock on Saturday 30 August, the free to attend event will see 20 of the world’s top wakeboarders compete and entertain spectators. Last year saw more than 8,000 people turn up to enjoy the sunshine, and this year is set to be

bigger than ever as wakeboarders reach new heights on the Mersey water. The athletes will test their skills on a purpose-built wake course that is designed to push their agility and technical abilities to the max, with wakeboarding legend Parks Bonifay on hand to judge them on their performance. Athletes will include top UK wakeboarder Nick Davies, as well as last year’s champion James
Windsor and Canadian star Raphael Derome. Parks Bonifay says: “Red Bull Harbour Reach is one of the standout events in the wakeboarding calendar, and this year it’s going to be bigger than ever. “The guys are going to be challenged like never before and will have to really raise their game if they want to master the Pool Gap.”
The UK’s first city centre zip-wire ride has launched in Liverpool’s business district, and hopes to raise £2,000 in a month from the city’s thrill seekers.
Teenage Cancer Trust, The Reader Organisation and SSAFA. Edward Mellors, managing director of Mellors Group, which supplied the zip-ride, says: “We’re delighted to be premiering a zip line attraction in a city location here in Liverpool. The city is renowned for being upbeat and we’re confident Liverpudlians will be up for the Wire Challenge.” Participants can pay £15 to use the Liverpool Wire, which is reduced to £10 for charity fundraisers. It is open from 10am to 6pm Sunday to Thursday and 10am to 8pm on Friday and Saturday.
The Liverpool Wire begins from a 115-foot station in Church Street and participants travel across the city at speeds of up to 40mph in a minute-long ride covering a distance of over 800 feet. The first daredevils to take on the daunting ride were Lord Mayor Erica Kemp and daughter Rachel, a day before the ride opened to the public for a four-week run. They took the opportunity to recruit fundraisers for The The Liverpool Wire Alzheimer’s Society,

Revolver Retail, the team who supplied street food vans at the Mersey River Festival and created the Urban Winter Market, will launch Rex: The Concept Store on 19 September. The company is inviting 10 to 15 retailers to offer health and beauty, fashion, art and other products to buyers in a concept store that it says will blur the lines between art and retail. Independent, creative businesses will take smaller spaces in the emporium on flexible, short-term leases and the store will also include a ‘Box Store’, which allows several retailers to display a handful of products in individual ‘boxes’ to test their popularity. Matt Bell, director, Revolver Retail, says: “Rex allows people to trade from just £15 a week in Liverpool's very first 'box store' and what happens next is up to them, the sky really is the limit. BLOOMING MARVELLOUS Chaophraya 5-6 Kenyon’s Steps, L1 The sumptuous surroundings include a Buddha wall and fish tanks, and the afternoon tea options at Chaophraya in Liverpool ONE are equally unique. The Thai afternoon tea includes four savoury and three sweet Thai bites accompanied by flowering tea. The tea comprises leaves wrapped around dried flowers, which unfurl as the tea is served for a delicious and theatrical experience.
THE RICHMOND R BAR & BRASSERIE 24 Hatton Garden, L3 2AN The Richmond Hotel aims to give guests ‘an experience exclusive to you’ and the hotel’s restaurant, R Brasserie, doesn’t falter on the hotel’s high standards. As we walked towards The Richmond Hotel on Hatton Garden we were met by a grand Grade II listed building and, making our way inside, we discovered the interior was just as impressive as the exterior. The hotel features many of the buildings original features, so we felt a little in awe of our surroundings. The restaurant itself is in keeping with the hotel’s lavish design. A striking white piano sits in the centre of the impressive atrium, an apt decoration for the luxurious black and white colour scheme throughout. My guest and I were met by our waiter and were seated in a cosy booth; the candle-lit tables and music playing in the background gave the venue a chilled atmosphere and we easily found ourselves relaxing over a glass of wine.

One look at the menu and we knew the classic British offerings would be anything but ordinary. The R serves up varied dishes that offer something for everyone, from ribeye steak, slow cooked beef or a classic homemade burger. There’s even the brasserie’s own take on a Liverpool classic - scouse. Choosing just three courses from the Table D’hote menu (£24.95 for 3 courses) was a difficult task, but soon I decided on the feta and sundried tomato tart for my starter. Resembling more of a pasty, the pastry was cooked to perfection and the feta inside melted in my mouth. My friend decided on the soup of the day, pea and mint with a side of freshly baked bread. The soup was a generous portion and a vibrant pea colour, it was well flavoured but lacked a little in mint. To follow, I decided on an oriental dish, duck with Asian vegetables and noodles. The dish was authentic
tasting with lovely flavours of soy and honey and the duck was served perfectly with a crispy skin and rosy-pink centre. My companion went for the classic ribeye steak with grilled tomato, mushrooms, chips and peppercorn sauce. After the first silent bite my friend insisted I try some and it did not disappoint. The meal was well balanced, cooked well and the peppercorn sauce was one of the best I have tasted. For dessert we both chose the decadent chocolate brownie with vanilla ice cream, which was chocolaty rich but not too heavy. This was washed down nicely by our end of meal cocktails, which were expertly created by the friendly bar staff. R Brasserie is the perfect place to enjoy a meal. The service and staff make it a pleasure to dine and the attention to detail and food presentation make this restaurant a top quality eatery that will not disappoint. Your Move 77

isitors to MaghullFest enjoyed food, drink and entertainment at Whinney Brook field, as the sun came out for the event. Younger festival goers were treated to appearances from Disney characters Mickey and Minnie Mouse and friends, while children could also enjoy donkey rides and fairground classics including a ‘fun house’, carousel and train rides. Acoustic performers provided entertainment at the variety of food and drink tents throughout the day, while other attractions included a seven-a-side football pitch and football challenge game and a US police car from Los Angeles, which has appeared in box office hit films including the Fast and the Furious series. Meanwhile, a local fire service team allowed youngsters to use the fire engine’s hose to knock down targets during a fire safety game. The event was the second successful MaghullFest, which replaced the former Maghull Carnival at the same site.
