“Buy-to-let investments in Liverpool have gone from strength to strength, people are fed up with their savings earning so little in interest and they are looking at more long term aims where they can see better returns,” says Denise Griffiths, manager of Martin & Co Woolton. “With the mortgage criteria tighter for people in general there are more people now looking to rent. “Rental returns are also growing for landlords making a buy-to-let property a good investment for many people and pushing rental properties again to the forefront.” Compared to 10 years ago 23.1% of renting households are couples, up from 13.9%, as occupants prefer to rent rather than the outright purchasing of a property with 44% of private tenants not expecting to buy in the long term. In the North West, tenant demand throughout 2015 rose by 37%, fourth overall behind Scotland, London and the Midlands. Martin & Co’s research highlights the key reasons for growth in the market which, in turn, lead to a consistent demand level that benefits current landlords seeking areas to invest in. Liverpool meets four of the five investment hotspot sectors highlighted by the report; it’s within the Northern Powerhouse area and boasts strong commuter links, technological industry growth and universities.

ere in Liverpool it’s been a changing year for the rental sector, with new legislation and the likes of the landlord licensing scheme arriving, but predictions for the year ahead suggest the future is bright for the market and investment in property here remains a more than viable option. According to The Times, Liverpool is set to benefit in 2016 with the city ranked second on a list of the top five places in the UK for rental yields. Liverpool’s rental yield is 5.16% with the national newspaper citing the city’s burgeoning student population as a key reason for keeping rental prices low with major development schemes also on the horizon. Despite the forthcoming 3% increase to stamp duty being lined up by the government in April and therefore raising the cost of properties, property investment in the city is still being highlighted as a viable option. Liverpool agent City Residential’s latest quarterly report, ‘The End of Buy-to-Let’ says that “whilst interest rates remain subdued and other investments appear no brighter, property still has an appropriate place on most people’s investment strategy.” A market report by Martin & Co – which prompted The Times to shine the spotlight on Liverpool’s lettings credentials – highlights that prospective tenants and clients “are happy to pay a little more to rent a really desirable property.”

New purpose-built developments such as those on Hope Street, Skelhorne Street and Bolton Street overlooking Lime Street station and the Islington Corridor site, all aim to meet demands for high-quality university housing investments. “The student market in Liverpool is pretty busy on the basis that investors will buy in Liverpool because the yields are strong, rental prices are strong and sales values are still allowing for some high-yielding investment properties to come to the market,” says City Residential director, Phil Hartley-Chambers. “So even with the growth we’ve seen over the last 18 months, there are still some decent investment deals out there.” The key to modern student accommodation, according to Phil, is not the sheer quantity, but the quality on offer to appeal to occupants – an area all investors need to take note of. “The quality of student investment products that are coming through is good and the key thing for investors at the moment is that it’s not just about buying something that is highyielding, it’s about buying something that is high-yielding and good quality,” he says. “That way its likely resale value is going to be strong whenever it comes onto resale and students are likely to want to rent it. “We’re quite fortunate in that we’ve got some good quality products coming through. “In terms of student areas, the likes of London Road, Moss Street and Mount Pleasant are key because they are so close to the universities.”

Four year-end action points for landlords The end of the tax year on 5 April is always an important tax planning deadline. But this year it is particularly significant. Here is our summary of four major changes which could affect landlords. Dividends At the moment, dividend income is taxed at 0%, 25% or 30.55%, depending on the level of your total income. From 6 April this changes so, although the first £5,000 of dividend income is tax-free, the tax rates increase by 7.5% across the board. This will affect landlords who hold their properties in companies, who in the past have probably extracted profits in the form of dividends rather than salary. For many, drawing extra dividends before the changes come into effect will make sense – but watch out - this does not apply to all.
Wear and Tear Almost half of landlords will be affected by the removal of the 10% wear and tear allowance. From April all landlords will be able to claim for the actual cost of replacing furniture, furnishings appliances and kitchenware. Therefore it probably makes sense to defer all such expenditure until after the 6 April.
Stamp Duty Land Tax (SDLT) changes From 1 April 2016 a 3% SLDT surcharge applies on the purchase of all residential buy-to lets or second properties. Completing a purchase before the deadline will avoid the additional charge. The new rate will also normally apply to property acquisitions by companies. If you are thinking of selling a property into a company as a means of extracting cash or as part of planning to avoid the changes coming in April 2017 which restrict tax relief on mortgage borrowing, then you should consider moving quickly to save SDLT.
Pensions For higher earners (people who earn more than £150,000) the ability to make significant pension contributions is about to be curtailed. So for some it could be worth making the maximum possible contribution before 5 April 2016. Don’t forget that commercial or industrial property can be purchased within SIPP or SSAS pensions.

NEWS CITY RESIDENTIAL CONTINUES SUPPORT FOR CHILDREN’S HOSPICE Liverpool agent City Residential continued its long-term support for Claire House Children’s Hospice with an annual donation in January. The firm gives 1% of its pre-tax profits to the charity every year and the latest donation saw the company present a cheque for £3,812. The property firm pledges support through the Claire House Business 500 Club, which encourages more firms to agree to back the hospice on a regular, ongoing basis. Kerry Rogerson-Bevan, director of City Residential, says: “We have supported Claire House for over 10 years and this long-term commitment is the least we can offer a charity that does such wonderful work in looking after children from all areas of the North West. “Although there are other children’s hospices across the UK, Claire House is our local children’s hospice and its passion and long-term commitment in providing care to children with life limiting, life threatening illnesses is second to none and deserves all of our support.” The club helps Claire House have a greater visibility of donations over the coming year, therefore allowing it to commit resources more effectively, and City Residential has also offered to help recruit companies to show support. City Residential has agreed its sister company, Rogerson Bevan Consultancy Ltd, will help the charity too.

Forthcoming changes to stamp duty could prompt an increase in auction sales over the next few months according to a local auctioneer. Liverpool-based Sutton Kersh has reported a record level of instructions for its February event with more than 170 lots on sale, and suggests the forthcoming rise faced by property buyers is fueling a demand for quick deals. Cathy Holt, associate director at Sutton Kersh, says: “With stamp duty set to rise by 3% on buy-to-let purchases in April, we are seeing a rush of lots coming to market and a spike in interest as purchasers look to complete deals before the changes come into effect.” The strong interest for Sutton Kersh’s next event is also said to be building on the growing sales over the last 12 months. Cathy adds: “We will be seeing increased auction sales in the buy to let market over the coming months, but as a whole auction sales figures for property have been high anyway. “Last year for example we sold 480 properties, raising nearly £40 million, which is really pointing to strong recovery in the city’s property market.” The next auction will be held at the Crowne Plaza on 11 February, when lots will include a Victorian water tower in Ormskirk with planning consent for a four-bedroom home, and a Grade II-listed lodge in Woolton. NEWS Liverpool agent broadens communication with Chinese buyers Liverpool agent Marshall has launched a new China desk at its city head office to advise investors with residential property purchases. The new service, which launched in January, aims to help the Rodney Street branch “communicate fluently and clearly” with Chinese property buyers targeting Liverpool and the wider UK and overseas markets. Offering advice and expertise on elements of the purchasing process including financing, valuations, relocations and surveys, the initiative is already said to be proving successful for the team. Ron Davies, known for his photographs of Antony Gormley’s ‘Another Place’ sculptures on Crosby beach, was commissioned to produce the work which will be on display in the reception area. The Keel is also taking advantage of its dock location and lookout spots over the River Mersey by improving these areas in the hope of giving residents an excuse to stop and enjoy the view more often. North West-based Fat Cat Interiors will complement the lookout spaces with a nautical theme, in keeping with the PRS development’s location. you interviewed the late david bowie more than half a dozen times over the years. how did you find him? One of my greatest thrills as a journalist was being sent over to New York in 1986 to interview Bowie. He was always a pleasure to interview, he was very well mannered, fairly quiet and very reserved – the absolute opposite of the bizarre showman that he pretended to be on stage. The only problem I ever had with him was trying to get him to talk about the old days. Like most artists he just wanted to talk about his new album so I had to coax him a little bit to get him to tell us the stories about Major Tom and Ziggy Stardust and the rest, but in the end he always relented. I loved his new album, I thought it was amazing that he could be making one of his best albums so late in his life; of course I didn’t know quite how late a stage it was going to be. Bowie was one of the few artists I can think of whose career never went into any form of decline. your latest book ‘Conversations with mCCartney’ is made uP of interviews with Paul ConduCted over a 30-year Period. what have you learnt most about Paul mCCartney over all these years? One thing about Paul that comes across is his genuine love for Liverpool. He still comes up quite a lot and he has family in the area. He is pretty sincere in his devotion to the city and he sees it as being at the core of his identity. I think McCartney hangs on to Liverpool as a way of keeping himself balanced – if you think of his life, his real life ended when he was 19 years old and up until 19 he was just that kid on the 86 bus going to school in Mount Street and knocking about in skiffle groups. Around the age of 19/20 he stopped being Paul McCartney and became Paul McCartney ‘The Beatle’ - everybody’s reaction to him in any room he entered was now completely altered. At that point he became terrified that he would lose his connection with real life, in a way the only period in his life that he really trusts is that early time spent in Liverpool. For Paul I think Liverpool represents reality and normal people – everything after that is slightly unreal and not quite to be trusted. last year the world of musiC lost another legendary singer when lemmy kilmister of motorhead Passed away. you interviewed him for nme over 30 years ago. what was he like in Person? He was great! He was just like his son was saying the other day; when it came to Lemmy there was

no on-stage Lemmy and off-stage Lemmy – he was just Lemmy all the time! I find it ironic that with him dying within a few days of David Bowie, everybody’s saying how great it was that Bowie kept changing all the while. Each time Bowie came along it was a completely different Bowie. But whereas with Lemmy, everybody loved him for precisely the opposite reason because Lemmy was always the same old Lemmy! There wasn’t much musical development but he just had this almost cartoon formula that was so incredibly exciting so why mess with it.
you were Part of the launCh team for musiC magazine mojo and you were also its first editor. how did the idea for that magazine Come about? Funnily enough, Liverpool was a big influence on me when launching Mojo. Liverpool musicians’ influences were always really retro – they didn’t look at this week’s ‘Top of the Pops’ to see what they should be doing, they went to junk shops and swapped old rock and roll records. Liverpool musicians are still like that today. Mojo was my attempt to capture that Liverpool attitude whereby you were interested in new things that were coming along but you wanted to find out the roots of where it came from as well.

the state of the magazine landsCaPe has Changed drastiCally sinCe you started on nme baCk in the 1980’s, with that PubliCation now being given away for free. does the Printed musiC magazine have a future in the modern market? The last print project I worked on was the launch of Heat magazine around 1999 and I’m actually glad that I don’t work in that industry anymore. The print magazine industry went into a very steep decline with the rise of the internet but for a period I was involved with launching a number of websites for the same publishing company that did Q, Mojo and Heat. For a couple of years we were scratching our heads trying to find out how to make the internet work. We thought the internet is obviously going to be the future but how does it pay for stuff? That was in 2000 and no one has actually found the answer to that one yet! The future is still incredibly unpredictable for print magazines. My own personal view is that a reduced magazine market will survive if the weaker ones go to the wall and it’s a shame but maybe a few core titles like Mojo can survive. If just a handful of great magazines survive that would be some consolation because although like many people I live most of my life online, I still love the physical sensation of a well put together magazine. Magazines are things of real beauty and often examples of great design, so long may at least a few of them continue.

For me, knowing where you can turn for a decent Indian feast is essential. It’s like having a ‘local’ pub or that coffee shop you know will always serve a comforting cuppa. So when we ventured down to Rumi by Bukhara I was not only hoping for a great meal that night, but to find a new addition for my list of staple foodie haunts. Situated on Mount Pleasant, it’s central enough to be handy if you’re around town but in my case it was just far enough from the hustle and bustle to be off my radar until now. With its stand-out purple seating we were greeted with vibrancy, while a front counter displaying gelato didn’t seem typical for an Indian restaurant. My pescatarian dinner date and I settled in to our booth though and were pleased with the extensive yet well organised range of dishes on offer, fulfilling the promise of authentic cuisine. Divided into meaty courses, sections of seafood plates and vegetarian dishes, it was clear at a glance that the menu catered well for various tastes and requirements. There wasn’t simply a token ‘vegetable’ version of traditional curry favourites and most mains offered mild, medium or hot versions. We ordered papadums (£1.50 for 15 small pieces)

and chutneys (£2.50 per tray) as we explored our options more closely. The mini bite-sized papadums were a perfect portion to begin our feast without filling up too soon, and ideally sized to sample each of the five flavoursome pickles. Finding it difficult to settle on just one course we opted for appetisers too. I chose the Barwa Aloo (£3.95) – potatoes stuffed with raisins, cashew nuts and spices, cooked in tandoor – while my partner picked Rumi’s take on Tandoori Mushrooms (£3.45) with creamy saffron sauce. The plates were picturesque and light enough to keep us excited for the mains. A lime accompaniment worked well with the mushrooms’ spices leaving my partner’s tastebuds singing, while my Barwa Aloo had plenty of texture thanks to the nutty mixture. Next I decided on Palak Gosht (£8.50) - lamb and spinach with onions, ginger and garlic – and my fellow diner went for the Karahi King Prawn (£10.95), featuring prawns with onions, tomatoes, ginger, garlic, lime juice and carum seeds. We both ordered pilau rice (£2.50) too although, served
generously, one probably would have been enough. The mains arrived with sticks of ginger strewn across the top, although no single flavour was too overpowering and my medium heat option packed an enjoyable punch while allowing all spices to shine through. My deliciously tender lamb fell apart and my partner’s dish was a total success too as he hailed it “absolutely lovely”. We finished feeling satisfyingly full but the food wasn’t greasy or heavy on the stomach like takeaway curries can be. It would have been rude to end the night without sampling the gelato though – made by the Rumi by Bukhara team themselves, we were assured. As it happened my choice of a single mango scoop (£1.75) provided a refreshing end to the spicy meal I had just enjoyed, while my partner said he could taste the freshness in the two scoop helping (£2.85) of bubblegum and strawberry flavours. By the time we left Rumi we were sold on its varied menu and even its more continental gelato concoctions, but could it become my go-to trusty Indian restaurant? Most definitely.

Up The Road Theatre and Liverpool’s Unity Theatre have joined together to create ‘Bardolph’s Box’ – a scaled down Shakespeare themed production for eight to 12-year-olds. Spread over five weeks, the tour will start at Unity Theatre on 1 March before heading out to schools, libraries and theatres across Merseyside including Childwall Library, Liverpool Central Library and West Derby Library. It will finish at The Citadel Arts Centre, St Helens on 3 April.
The Hillbark Players have been performing open-air Shakespeare on Wirral since the company was founded in 1964 to celebrate the 400th anniversary of Shakespeare’s birth. Every other year a 450-seat theatre is constructed in Royden Park, Frankby – just outside West Kirby – and a work of the great Bard is presented in the traditional way using the best local talent. This July, the Hillbark Players will return with a small-scale production. Ann Warr, one of Hillbark’s most experienced directors, has devised ‘Shakespeare’s Midsummer Madness’. Split into two halves entitled ‘What an ass am I?’ – Bottom’s story from ‘A Midsummer Night’s Dream’ and ‘What a fool am I?’ – Malvolio’s tale from ‘Twelfth Night’, the comic pieces are designed as a light-hearted taster for an audience which may not be too familiar with Shakespeare’s work.

Hamlet performed by the Festival Players CROSBY HALL JULY All male repertory company, The Festival Players brings an open-air production of ‘Hamlet’ to the surrounds of the Grade II* listed Crosby Hall. Founded in 1986, the company is committed to presenting performances that can be enjoyed by a whole range of audiences.
Picturehouse at FACT SCREENINGS FROM FEBRUARY Picturehouse at FACT has prepared a strong Shakespeare offering for 2016 with the first season of Kenneth Branagh Theatre Company Live promising a special series of plays from London’s Garrick Theatre. The series gets underway on 21 February with a showing of ‘The Winter’s Tale’ starring Dame Judy Dench, before ‘Romeo and Juliet’ screens on 7 July. A selection of live productions by The Royal Shakespeare Company will also be screened throughout 2016 including ‘Hamlet’ on 8 June, ‘Cymbeline’ on 28 September and ‘King Lear’ on 12 October.

A literary local? One area that has certainly kicked off Shakespeare’s anniversary year with a bang is Knowsley. In the last few weeks the Shakespeare North Trust, an organisation aiming to celebrate the Elizabethan heritage of Knowsley, has submitted plans for the construction of a 350-seat Shakespeare theatre built to plans originally drawn up in 1629. The proposed four-storey playhouse will provide the only actor training programme in Shakespearean Performance Practice in the UK with space and facilities for teaching, community performances and film screenings. If you ask most people to talk about Shakespeare, the last place they would probably mention would be Merseyside. However the region does in fact have a particularly strong link to the man himself. The story goes that in the small town of Prescot during the 1590s stood the only purpose-built Elizabethan era playhouse outside London. It is widely believed that Shakespeare – seeking shelter from the Great Plague in London – spent a period of time at Knowsley Hall in the service of the fifth Earl of Derby. There is also evidence to suggest that
Shakespeare supervised the production of some of his earlier works at the original Prescot playhouse. Alongside the proposed new playhouse in the area, Knowsley Hall has a number of events planned throughout the year, starting on 14 June with a visit from the Shakespeare School Festival which will be giving young students the chance to perform a number of the Bard’s plays. On 11 August, the Lord Chamberlain’s Men will perform ‘Much Ado About Nothing’ on the back lawn of the hall’s grounds in authentic Elizabethan costume. The Lord Chamberlain’s Men are the direct successors of the Derby’s Men who Shakespeare was allegedly a member of for a short period when they were known as Lord Strange’s men. The links between Shakespeare and Knowsley are still a matter of much debate, so to make more sense of the subject Knowsley Hall will host a special study day on 19 October. ‘Shakespeare, The Earls of Derby & the North West’ will bring eminent academics and researchers together to discuss the Bard’s history within the area as well as a range of other topics including a closer look at Elizabethan playhouses.

Plays in the pipeline… A host of other cultural organisations around the region are lining up events for the anniversary, with full plans still remaining under wraps. Writing on the Wall will commemorate the 400th anniversary of the death of the Bard by bringing him up to date with the Hip Hop
Shakespeare Company. Further details will be announced for the event soon, which will run as part of Liverpool’s WoWFest 2016 in May. The Reader Organisation at Calderstones Park is also working on a special anniversary event. A number of open-air performances have been held in the grounds of the Mansion
House since the Reader Organisation took over its stewardship from Liverpool City Council, including ‘King Lear’ in 2013, ‘Much Ado About Nothing’ in 2014 and ‘Romeo and Juliet’ in 2015. As Your Move went to press, St George’s Hall confirmed it is also planning its own Shakespeare event with details to be revealed.

Displaying around 40 original film posters from 1950 to date, this exhibition highlights Liverpool’s cinematic history as the most-filmed UK city outside London. The city has been used to depict locations such as New York and Chicago with more than 6,000 productions shot since the Liverpool Film Office opened in 1989. This year’s forthcoming big screen release, ‘Fantastic Beasts and Where to find Them’, is among the latest to use the city as a location.

aking over the Unity and collaborating with the Philharmonic’s Music Room, the Liverpool Acoustic Festival returns for a slower-paced music festival compared to some of the city’s summer events. Running over two days with fringe events before and after the main festival, some of the biggest names in acoustic music will be appearing in Liverpool with both local and international artists.
HAIL CAESAR! FILM
IN CINEMAS FROM FEBRUARY Directed by the Coen brothers, ‘Hail, Caesar!’ is shaping up to be one of the films of the year and certainly looks like one of the funniest. With an all-star cast including Josh Brolin, George Clooney, Scarlett Johansson, Jonah Hill and Ralph Fiennes, the plot follows ‘fixer’ Eddie Mannix (Brolin) as he helps the production of Hollywood blockbuster, Hail, Caesar and plots the return of its kidnapped star Baird Whitlock (Clooney). 74 Your Move

O ACADEMY - FEBRUARY The Ohio band released one of 2015’s biggest-selling singles with ‘Shut Up and Dance’ and immediately shot to stardom around the UK and the globe before seeing out their breakthrough year with a New Year’s Eve show in New York. Catch the band in an intimate setting as they play for two nights at the city’s O2 Academy, with plenty of opportunities to dance and sing along.

PLAYHOUSE THEATRE, 19 27 FEBRUARY Collaborating with award-winning poet Simon Armitage, Told by an Idiot, National Theatre Scotland and Royal Lyceum Theatre Edinburgh present a production that combines wild black comedy with music. Set in 17th Century Edinburgh, I Am Thomas follows the story of Thomas Aikenhead – a Scottish student who became the last person in Britain to be executed for blasphemy.

ECHO ARENA – MARCH Steven Frayne, AKA Dynamo, brings a six-show run to Liverpool in what promises to be an event like no other from a man who has become the most recognisable magician in the world in little more than three years. Ahead of his performance in the city he says: “I am hoping that like I did for magic on TV, I can reinvent the live magic show and produce something fans have never seen before.”

it wouldn’t be until 2009 that he started officially releasing music. In just over six years he has released or been featured on more than 40 original EPs and singles, becoming one of the heaviest hitters in the disco/edits scene. Sunny Side Up will be supporting.
