FROM HOME The links between Merseyside and North Wales are well known and long standing. In the late 18th Century thousands of men from Anglesey and Caernarfonshire headed to Liverpool in search of work at the docks or on the famous Leeds-Liverpool canal. The idea of owning a static caravan or lodge has long been seen by many as something to spend your pension on, but the industry has evolved greatly over the last few decades. The stereotypical image of caravan parks from years gone by propagated by ‘Carry On’ films and ‘Hi-de-Hi’ is long gone. Today’s parks are modern and cater for a whole range of visitors. “Lodges are rapidly gaining in popularity thanks to their high standards, extra space and high levels of insulation and heating meaning it’s possible to take breaks all year round,” says Jon Boston, a spokesperson for the British Holiday and Homes Park Association.
BUY BEFORE YOU Before you dive in and purchase your first static caravan or lodge it’s important to make sure you have considered the financial and practical factors. “First and most important is the security of your investment, so you should thoroughly check out the organisation you are purchasing from – its financial position, its track record, and if necessary that of the directors,” says Julia Casimo, partner at John Kerr Chartered Accountants. “You also need to think about tax – if you are planning to let out your lodge/cabin you will be liable for income tax either under the buy-to-let rules
Holiday homes based in leisure parks often come with a range of amenities such as swimming pools, bars and restaurants along with the safety and piece of mind which comes with being on a secure site. These extras don’t come for free and you will have to pay annual site fees alongside your purchase price, which start at around £2,000 and can go as high as £6,000. Other costs to consider which are not included in the site fee may be water rates, gas and electricity charges and insurance premiums. Lastly, it is vital for prospective buyers of lodgestyle properties in particular to understand that they will not technically own the land on which the holiday home resides.
“LODGES ARE RAPIDLY GAINING IN POPULARITY THANKS TO THEIR HIGH STANDARDS, EXTRA SPACE AND HIGH LEVELS OF INSULATION AND HEATING” or the more favourable furnished holiday let regime.” However, if you are thinking of sub-letting your static caravan or lodge as a way of paying for it, it’s vital to bear in mind that a significant number of parks operate a policy whereby short-term rental of properties is not permitted, limiting use to friends and family. It is also important to check with the park owners whether the properties on site have residential or holiday home status. A park with residential status for its properties will mean that it is your main address and you will be liable to pay council tax. Holiday homes on the other hand are not subject to council tax but there could be a limit to the amount of time you can spend at the property throughout the year.
“From a legal perspective buying a lodge-style holiday home is a different procedure to buying a house or traditional second home,” says Paul Bibby, managing partner at MSB Solicitors. “You will only rent the pitch and pay additionally for surrounding amenities but you will own the lodge structure and be responsible for its maintenance and upkeep.” Owning a static caravan or lodge can offer great value for money – especially when compared with the amount of money that would be spent on regular family trips abroad. Holiday properties in North Wales need not cost the earth but can still give you a comfortable home from home where you can pick up and visit at a moment’s notice.

FEBRUARY AUCTION GENERATES £9 MILLION Sutton Kersh generated £9 million as its first auction of 2016 was hailed a “record breaker”.
Cathy Holt says the auction success suggests a ‘big upturn’ in the market
The February event saw 80% of the catalogue’s 160 lots go under the hammer on the day, while pre-auction sales achieved £2.7m of the total. More than 300 buyers were said to be in attendance at the auction, which was held at Liverpool city centre’s Crowne Plaza and saw a number of properties sell for almost double their guide price. Cathy Holt, director at Sutton Kersh, says: “It’s been a huge auction, a record breaker for Liverpool. “The amount of instructions and sales points to a big upturn in the market, although some of this is also being driven by proposed changes to stamp duty on buy-to-let properties, with buyers looking to complete property deals before proposed changes come into force in April.” Highlights of the event included Reynolds Lodge, a Grade II-listed building with a guide price of £90,000 which sold for £163,000. Meanwhile a three-storey property on Waverley Road, Sefton Park had a guide of £225,000 but sold for £304,000, and land on Naylors Road sold for £80,000 despite having a guide price of £20,000. NEWS Greenbank agents warned over ‘to let’ boards
PRE-AUCTION INTEREST FOR SMITH AND SONS LOTS
Landlords and letting agents in Liverpool’s Greenbank area are being urged to abide by a ban on ‘to let’ boards. Liverpool City Council introduced the rule last June amid concerns raised by local councillors and residents about the impact boards were having on the sustainability of the area’s housing market. At the time it was estimated around 500 boards were on display there due to a significant proportion of privately rented accommodation in the area. The council requested that all estate agents and landlords in Greenbank removed the boards, and the vast majority are said to have complied, leading to an improvement in the streetscape. Despite the threat of enforcement action though, local residents have recently complained that some agents have begun putting up boards again. Councillor Frank Hont, the local authority’s cabinet member for housing, says: “The scheme has worked well and made a big difference, but we are keeping a close eye on the situation and taking action when we are notified by residents about breaches of the ban.” Greenbank’s Cllr Laura RobertsonCollins, who had called for the introduction of the ban, adds: “We have had some really good feedback from residents but it is important that we continue to get the message across that boards are not allowed in this area.” The area covered by the ban zone is bounded by Gainsborough Road (evens side only), Smithdown Road and the railway line. The initiative has received support from student representatives at Liverpool John Moores University and the University of Liverpool as it is also said to have made students living in the area feel safer and Cllr Frank Hont says the less at risk council will take action of crime. against breaches of the ban

Lots are said to be attracting “plenty of interest” ahead of Smith and Sons first auction of the year. A catalogue of 48 properties is lined up to go under the hammer during the 25 February event, with highlights including a doublefronted detached house on Belgrave Street in Wallasey. Ahead of the sale at Village Hotel in Bromborough, auctioneer Chris Johnson says: “This is a great auction in terms of variety and opportunity and is one of the largest catalogue for some time. “I believe this increase is due in part to a growing confidence in the property market but
also due to the pending stamp duty increase in April. “This is going to be a particularly strong auction and we’re already experiencing lots of interest.” Other investment opportunities at the event will include a semi-detached house in Milton Crescent, Heswall and a large Groveland Avenue home in Hoylake, which is already said to be drawing interest amongst potential buyers. Meanwhile a Field Road site in Wallasey with planning permission for 13 apartments and a three-storey property with coach house on Birkenhead’s Grange Road West, which has permission for five apartments, are included in the offering.
SECOND PHASE TO GET UNDERWAY AT JOSEPH WILLIAM MEWS Thirty new family homes will be delivered in South Liverpool as Riverside Home Ownership (RHO) begins the second phase of its Joseph William Mews development. Due to be completed in spring 2017, the properties will aim to provide a wider community around the homes for over 55s which were built in the first stage. The new offering at the site will see 20 two and three-bedroom houses become available to purchase through Shared Ownership, while the remaining 10 houses, apartments and bungalows
will be offered for affordable rent with Riverside. The scheme is part of RHO’s revitalisation of the wider Lee Valley area of Liverpool, which has been underway for more than 15 years. Catherine Corkish, sales and new business negotiator at RHO, says: “We are excited to bring 30 new homes to the Lee Valley area, continuing the ongoing regeneration of the neighbourhood. “The first phase of the development was incredibly successful and created a tight-knit community, which will only be enhanced by the addition of these new family homes.”

The agency was among a group of property specialists taking part in the advice evening, hosted by the RBS branch on Lord Street in the town centre for its clients with an interest in the sector. Bluerow was joined by solicitors, accountants and block management firms to speak about lettings industry processes and give up to date information on recent legislation changes affecting landlords. Helen Griffin-Booth, managing director of Bluerow, says: “It was a really super event. It was so informative and the feedback was fabulous.” Representatives of law firms Brown Turner Ross and Birchall Solicitors, property management firm Mainstay and Moore and Smalley accountants were also in attendance to provide information on the night.

WHAT IS THE TOUR ABOUT AND WHAT CAN THE AUDIENCE EXPECT AT THE SHOW? The unexpected more than anything else, it’s been a tremendous amount of work over the last three months. It’s not just a mollycoddled mix of recipes and it’s not a cooking demonstration either, it’s a show. We’ve got the right people who are going to make it who know how to put on a performance. There’s a lot of post-production that’s gone into it, the set looks amazing and the videos look great. I’ve pulled in a lot of favours from my mates. We’ve got one of the biggest comedians doing the voice-over and we’ve got 50 of the biggest names in food and racing taking part at the end – Formula One (F1) drivers, ex-F1 World Champions, and Mary Berry. You’re not going to have seen anything like this before. WHAT MADE YOU WANT TO GO ON THE ROAD? The timing was right, really. For 20 years I’ve been doing this for a living and it’s a celebration of everything I’ve learned and all my friends that I’ve met along the journey. I don’t have to do it, I’m not doing it to promote a book, I’m not doing it to promote an album – I’m just doing it because I thought ‘why not?’

There are elements of the show that I’ve been rehearsing for two and half hours everyday for the tour and the bit only lasts eight minutes. I’ve been working my backside off for this and it’d better work. YOU’VE WRITTEN BOOKS ON RESTAURANT FOOD AND COMFORT FOOD DO YOU HAVE A PREFERENCE? I just cook the food I like. I try not to follow trends and I try not to follow what everybody else does, but that’s not to say that I go in the opposite direction – you just do your own thing and believe in yourself. I equate it to a successful band; they do what they do, they don’t deviate from it and follow trends. I think that’s the same thing in what I try – you set your stall out and say ‘that’s the direction I’m going in’ and that’s it.

WHY LIVERPOOL? WHAT’S DRAWN YOU HERE? I’ve just been offered a restaurant in Liverpool so one of the reasons is that I’m going is to be looking at the site beforehand. They’re very receptive in that neck of the woods, I’ve done food festivals over there in Liverpool and in Manchester which have been great to me, and I’m looking forward to coming over and seeing everybody. The only chance you get to see this stuff is at food festivals and those bits and pieces. This is different, this is ‘an evening with’ – it’s the biggest thing I’ve ever done and that’s the reason why; I’m going to places where I admire and where I like.
ON SATURDAY KITCHEN YOU ASK CELEBRITY GUESTS WHAT THEIR FOOD HELL IS WHY IS HORSERADISH YOURS? It’s the food of the devil. It’s horrific, why have a perfectly nice piece of beef and Yorkshire pudding and ruin it by putting this all over it?
YOU SAY THE TOUR IS NOW A BIG STEP FOR YOU IS IT ALL ABOUT SHAKING THINGS UP? Yes, life’s about shaking things up and trying new things but life’s also about pushing boundaries and not sitting on your laurels. This is a prime example of that, this is something
YOU’RE A WELL-KNOWN PETROLHEAD DO YOU REMEMBER WHAT STARTED IT? I bought a Mini on the exchange market for £15. I suppose on the farm though it was a 1960-odd Massey Ferguson tractor which is really what started my love of engines and things, and it grew from there.

Recently I bought Keith Floyd’s old Citroën 2CV from his daughter and I like an eclectic mix, so there are F1 cars and Ferraris to Minis and Keith Floyd’s 2CV. I like it because I like the stories that come with them as well. [The 2CV] does smell a bit like Oddbins inside, it’s got a distinct smell inside it. YOU TOOK PART IN THE BBC’S RACING LEGENDS PROGRAMME IS THAT AN AREA YOU’D LIKE TO RETURN TO? Yes, I’d like to. I really enjoyed that with Sir Jackie Stewart and he is a legend. Recently, we did a series for Home Comforts where we had Sir Stirling Moss down at my house too. They’re legends in their field and we can learn a lot from them – they’re great talkers and great people as well. Fundamentally, driving Jackie Stewart’s Tyrrell (former championship-winning F1 team) car around Monza for 56 laps, who isn’t going to say yes to that? It’s mega but you also think ‘I don’t want to make an idiot of myself ’ because A – you don’t want to stall it, and B – you don’t want to spin off; you have to get on it to keep the tyres warm. It was an amazing opportunity and it’s once in a lifetime – you’re never going to get a chance like this again and when it comes up you’ve got to say ‘do you know what, I’ve got to give that a shot’ because it’ll be amazing. It was great fun and a great journey. WOULD THERE BE A WAY OF COMBINING A ROAD TRIP WITH COOKING IN THE FUTURE? Well I did the Mille Miglia last year but it’s a subject that you’ve got to approach people over and go ‘this can be amazing’, but you’re either a car person or you’re not and people don’t seem to get it. That’s why there aren’t many car shows out there. It’s sad in a way that there aren’t more but I wouldn’t want to do a classic one where you’re saying ‘here’s the sprocket of a 1948 Maserati A6 Monfaro and isn’t this wonderful?’ – you don’t want to be doing that. The magic of the event is enough to film it. I’ve thought about it and now I’ve got Keith Floyd’s car I’d like to go back to France and do something there but we’ll see.

VARIOUS BALTIC TRIANGLE VENUES First held in 2011 within one Baltic Triangle venue, this grassroots cultural festival has since grown up alongside the now thriving district it calls home. Now in its sixth year an ‘alchemy’ themed programme will take in 12 Baltic venues, with the main programme held at Constellations and other spaces hosting performances and stages curated by the likes of Astral Coast and Antipop. Threshold will grow its presence as a “multi-arts” platform in 2016 too, as wristband holders get to enjoy some of the region’s brightest musical, visual arts and performing talent, plus there will be a nod to the festival’s April Fool’s Day start with attractions such as a ‘misinformation desk’ confusing festival goers with wrong event details! There will be a free offering with the closing day’s ‘Mad Pride’ event shaping up to be one of the highlights. Organisers have teamed up with Liverpool Mental Health Consortium to provide arts workshops and interactive activities, culminating in a parade to “celebrate the city’s creative madness”. Expect lanterns and banners with participants encouraged to dress up for the occasion.

LIVERPOOL WATERS BRAMLEY-MOORE DOCK Following last year’s move from city centre venues and pop-ups to a contained festival site, Sound City has now settled in and enlisted the help of its Liverpool friends in 2016. City-based club promoter Freeze will bring electronic names to the lineup including Leftfield and Hot Chip DJs, and festival CEO Dave Pichilingi reveals there’s more to come from the collaboration. “We’re going to be running the festival from midday until midnight and then bussing everybody who wants to carry on partying to secret warehouses in the city,” he says. “We’re doing those after-parties with Freeze and we haven’t announced the line-ups for them yet.” During the festival itself, which is being headlined by The Coral and Catfish and the Bottlemen, music fans can also keep hunger at bay with more of a local offering this year, as the team behind the Liverpool Food & Drink Festival serves up a range of food concessions. Ahead of the festival, Dave says Sound City organisers have been working hard to “keep the things people loved and hopefully change the things they didn’t love so much” about last year’s event. With six stages rather than last year’s 11, around 150 bands are still to be announced. And while 2015’s funfair won’t be returning, more boat-based attractions will make a splash at the waterfront site.

AINTREE RACECOURSE This brand new family-orientated festival will burst onto the scene during the May Bank Holiday. Organised by the Family Fun Festivals Company, the inaugural music and entertainment extravaganza is aiming to become the largest in the region by attracting 80,000 people. Varied acts including UB40, Professor Green, Example and Liverpool’s own Rebecca Ferguson are among those added to the line-up so far, and there’ll also be street food stalls, sports activities and face painting. Charity partners including Claire House, Alder Hey, LFC Foundation, Cash 4 Kids and Everton in the Community will benefit from the event.
JULY – OCTOBER AROUND THE CITY
Back for a ninth edition, the renowned Liverpool Biennial will once again celebrate contemporary art across a diverse range of city spaces. Set to be organised as a story narrated in several episodes, many of which will take inspiration from Liverpool’s past, present and future; the 14-week festival is also offering children the chance to work with artists and organisers on projects for younger audiences for the first time. As the Biennial takes shape for 2016, Birkenhead-born Mark Leckey – a former Turner Prize winner – is among 37 artists from around the world confirmed to be taking part.

EXHIBITION CENTRE LIVERPOOL Following its success in 2014, the International Festival for Business (IFB) will again highlight Liverpool as a global business destination. Providing a platform for innovators in everything from technology and design to entertainment, the line-up of speakers is yet to be revealed but Liverpool talks in previous years have included Peter Hooton from The Farm and double world record holding Liverpool adventurer Graham Hughes, who travelled to Sudan via buses, taxis, trains and on foot with just $100 a week.

ST GEORGE’S CULTURAL QUARTER After a year of scaling back to save funds, Liverpool’s annual LGBT (lesbian, gay, bisexual and transgender) festival has announced a return for 2016 in all its free, fun-packed glory. This year the two-day event will follow a ‘Liverpool icons’ theme, as suggested to organisers following the death of the legendary Cilla Black, and will take over a new part of the city – St George’s Cultural Quarter. St George’s Hall, The Plateau, William Brown Street and St John’s Gardens will host live music and entertainment, food and drink zones, community and education zones, a market place, family activities and speakers. The event, created in memory of murdered gay teenager Michael Causer, will also once again feature the popular Liverpool Pride March as it begins and ends at the festival site.

RED’S TRUE BARBECUE

‘Let there be meat’, reads the neon sign from the window of Red’s True Barbecue on Liverpool’s Hanover Street. The American-style smokehouse chain has opened its first restaurant in the city, promising to rid us of the plague of the ‘bad British barbecue’. Inside, the restaurant is designed to look like an old school garage – think industrial décor, a clash of wood and metal, not to mention the giant truck suspended from the ceiling. Split over three floors, the top level transports you to a retro-styled living room, complete with jarring prints and an aquarium. The restaurant also acts as a live music venue, bringing some local talent to the forefront. While the religious language to describe the menu may be tongue-incheek, Red’s True Barbecue is very serious about its meat. The menu is full of weird and wonderful dishes to indulge in. Its donut burger has become somewhat famous and we’re told by our waitress that it is the perfect balance between sweet and savoury. While we studied the menu, my friend and I ordered some housemade beef jerky (£4.50) to snack on and two bottles of
REVIEW BY HANNAH FOWLER Orchards cider. Just like the food menu, there is a wide selection of drinks on offer from cocktails, beer and spirits to boozy shakes. After lots of help from our waitress, who was very knowledgeable about the different cuts of meat and what we should try, we decided on a custom-made meat tray to share. You can choose as many cuts of meat and sides as you like, as they are all priced individually. For our meat tray, we ambitiously chose the St Louis ribs (£12.95, with no sauce, as suggested by our waitress), pulled pork (£4.95), Usda black angus beef brisket (£8.95) and baby back ribs (£7.50). For our sides, we went for skinon fries (£1.95) and mac-ncheese (£2.95). The generous portions meant we were defeated from finishing the whole tray, but we gave it a good shot. All the meat was cooked to perfection and was packed full of flavour. The St Louis ribs were a particular highlight, as the pork was tender and fell off the bone. The baby back ribs, smothered in a tangy BBQ sauce, were succulent
and tasty. The benefit of choosing the meat tray is that you can create your own ‘pic-n-mix’ of meats and try dishes you wouldn’t ordinarily pick. While I loved the rich flavour of the Usda black angus beef brisket, my friend wasn’t so keen, but with three other meats on the table, she wasn’t disappointed. The mac-ncheese was delicious and creamy with cheese bubbling away on top and the crispy fries were a welcome addition to our meat offerings. Never one to turn down a dessert, I finished the evening with a chocolate peanut butter cheesecake (£4.95) which was as indulgent as it sounds. My friend opted for two scoops of ice cream - marshmallow and vanilla custard (£4.00) by independent ice cream ‘revolutionaries’ The Licktators. I would definitely head back to Red’s for a second visit. Unlike some chain restaurants, the experience felt authentic, on brand and the staff seemed genuinely interested in making sure you had a great visit. Amen to that.
