RENTERS New build developments such Norris Green Village (NGV), Conleach Park in Speke and Grafton Park in Toxteth have seen a surge in first-time buyers securing a home through the Help to Buy initiative. These developments have become thriving communities often populated by young couples and families with plenty of green space to enjoy and also benefit from excellent transport links.
Liverpool’s rental market has come along way over the last decade. One trend in particular which has been gathering pace recently has been the rise of Private Rented Sector (PRS) schemes. Tenants at PRS developments enjoy a hotel-like experience with an enticing package included with their monthly rent including features such as on-site gym access, secure allocated parking and a 24-hour concierge service. A number of PRS schemes have been popping up across the city centre in particular. The Keel waterfront development at the former HMRC building is one notable example, with more in the pipeline nearby including Baltic Village, a £50 million scheme which is expected to be completed later this year. PRS schemes in the main have been appearing just outside of the city centre offering residents the convenience of being able to walk into town without the noise problems that can come from living near popular nightspots.

FAMILIES For many people with growing families, having the security and peace of mind that comes with owning your own home is essential. However, with house prices rising steadily since 2007 and the lack of goodsized homes for affordable prices in certain areas of Liverpool, there is now an increasing demand from families for rented accommodation. One area which is experiencing this trend and has also been historically very popular with families is Allerton. With its excellent choice of both primary and secondary schools alongside a wealth of shops, bars and quality restaurants it’s easy to see why. “In Allerton we have seen a significant rise in rentals. They used to be mainly owner occupied but the trend is changing rapidly,” says Caroline Romano-Smith, lettings negotiator at Sutton Kersh. Matthew Blower, lettings lister at Jones & Chapman agrees. “I have noticed a trend, particularly since the housing market crash, of families renting in the Allerton area,” says Matthew. “The average price for the likes of the ‘dale roads’ for three-bedroom semis has increased from around £550 pcm in 2000 to £800 pcm today.”
YOUNG PROFESSIONALS A report by Centre for Cities found that between 2001 and 2011, the number of 22 to 29-year-olds living in Liverpool city centre almost quadrupled. It’s not just the influx of students to the city which is behind this. The increase in former office space in the commercial sector being redeveloped into residential property has significantly upgraded the city centre’s property offering. Conversions have been accelerated following the introduction of temporary permitted development rights in 2013 – allowing commercial office space to be transformed into housing without having to gain planning consent. Following the news last year that the lifting of the planning restrictions was to be made permanent, a host of conversions are now in the pipeline including 2 Moorfields, a vacant 1980’s office building which has been planned since 2014. Living in the commercial sector gives young professionals the obvious benefit of being close to work, therefore eliminating transport costs. Other benefits include links to the rest of the region by rail and being just a short walk from the shops and restaurants of Liverpool ONE.
Second year students in Liverpool have historically had two options after spending their first year in halls. You get together with your new friends and find yourself a house of multiple occupancy (HMO) either around Smithdown Road or Kensington. However in recent years there is evidence to suggest that this previously well-worn path is beginning to fade as more and more students choose to relocate to the bright lights of the city centre. This trend of students staying central is something Laura Irving, business development manager at Haus Liverpool, has noticed. “We have seen a real change in student preferences for accommodation over the last few years,” says Laura. “The demand from students for property around Smithdown Road and Wavertree has been dying down over the past couple of years,” adds Beckie Cosgrove, letting co-ordinator at Keppie Massie Residential. Students who do choose to make their base in the city centre have a wealth of options to pick from, with new developments being announced at a rapid rate. Developments such at Vita Student on Crosshall Street and X1 The Studios on the waterfront offer students the security that comes with serviced accommodation alongside the convenience of being within walking distance of both universities and all the delights of the city centre. OVER ’s Deciding where to live following retirement can be tricky. It’s important to bear in mind several factors when choosing both a property and an area in Liverpool. One option which is becoming more popular is purchasing a home through Older Person’s Shared Ownership (OPSO). Just like standard Shared Ownership, you buy an initial share that you can afford, helping you get into home ownership in manageable stages. The main difference is the maximum share you can ever own through OPSO is 75%. The housing association or registered provider will offer initial shares of between 25% and 75% of the full purchase price. Prospective homeowners then pay a subsidised rent on the remaining share. As the rental portion is government
subsided, it’s cheaper than paying a traditional mortgage on the full property value. “We have seen an increase in demand,” says David Robinson from Riverside Home Ownership. “With the elderly population growing and the scarcity of suitable retirement properties, OPSO homes have become even more attractive.” Joseph Williams Mews in Belle Valle is one new development specifically designed for over 55’s which is proving popular. Mostly made up of bungalows, with some apartments, the homes at Joseph Williams Mews offer wheelchair access, level access and wet rooms. Nearby Belle Vale Shopping Centre boasts an impressive range of stores along with regular bus services to the city centre and Runcorn.

NWPAs ATTRACTS HIGH DEMAND Tables are now sold out for this year’s prestigious NWPAs ceremony, organisers have announced. NEWS Holiday home showcase to get underway A special exhibition will provide assistance for Merseyside residents looking to buy a holiday home in North Wales. Two homes will be built on Booker Avenue
From 25 March until 3 April, Roy Kellett Caravans in Towyn will play host to the 2016 Caravan Holiday Home Exhibition, showcasing up to 70 holiday homes from a range of manufacturers. NEW SOUTH LIVERPOOL HOMES LAUNCHED OFF-PLAN Two new South Liverpool homes are being brought to the market off-plan as Forth Homes launches its latest development. Liverpool auctioneer reveals surge in sales Property auctioneer Sutton Kersh revealed it handled more than £10.6 million of sales at its first auction of 2016 - nearly double the figure from the same event last year. YOU WERE COMMISSIONED TO CREATE ‘IRIS’ BY ENGAGE LIVERPOOL CIC HOW DID THIS COME ABOUT? I was approached by Matthew Fox, who was the leader at the early stage of the project. He commissioned five artists including myself, Julieanne O'Malley, Pamela Sullivan, Tristan Brady Jacobs and Tomo. I had already worked with Engage previously so I was delighted when they asked me to be part of this project too. WHERE DID THE INSPIRATION FOR THIS PROJECT COME FROM AND HOW LONG DID IT TAKE TO PUT TOGETHER? Iris took about four months to put together, from the first sketch to the final install. The piece required a lot of research too, because of the complexity of it. Each piece had to be a specific size to fit within the space, it was quite a mathematical process! The union of nature and art was the inspiration behind Iris. I wanted to create a positive piece that would change with the seasons, whilst delivering simple yet important messages about improving air quality. CAN YOU TELL US A BIT ABOUT THE ‘LIVING’ ELEMENTS OF THE INSTALLATION? There are a lot of living elements within the piece that will help indicate whether air quality is good or bad. Iris's hair and other swirls that flow from her head are covered in mosses. There are also large branches that are covered with tiny lichens, bird boxes that have rooftops planted with wildflowers and also moss. HOW DO YOU ENVISAGE THE ARTWORK CHANGING WHILE IT IS ON DISPLAY OVER THE COMING YEAR? I hope the living elements will continue to grow and flourish, but I suppose that depends on how they react to the elements and changes to air quality as Iris is situated in an inner city area near a main road. I hope the copper swirls will change colour, the wildflowers will bloom and birds will nest in the boxes.
She was very supportive and offered crucial advice. I certainly learned a lot too, I can't walk down a road now without looking out for branches covered in lichens! The messages flow from Iris's hair and they include walk, run, cycle, skate, have car free days and plant trees, in an effort to encourage the public to think about how they can make a contribution to lessening the amount of pollutants in the air around us. My drawing style is heavily inspired by nature and Art Nouveau, in particular Alphonse Mucha's swirly haired female forms. I've been inspired by his work since I was a child. I love the fluidity, movement and organic forms. My favourite thing about what I do is that every project is different, and challenging too. I loved the collaborative side of creating Iris, the people I met and the knowledge I acquired. I'll be working on Luna Shop [an illustration-led stationary and homewares brand], collaborating, developing new ranges and products. I'd love to work on another living installation too.

The great outdoors Treat your little monkeys to a day up in the trees at Jungle Parc in Croxteth Park. This fun-fuelled family attraction is the perfect choice for thrill-seekers with more than 40 different activities including zip-wires, cargo nets, Tarzan swings, flying trapezes, suspending logs and wobbly bridges. Cultural and creative It’s no secret that Liverpool is bursting with culture and when it comes to exploring the city’s museums and galleries with the family, Tate’s offering is up there with the best. Let the children take the lead as you explore the gallery’s various exhibitions and remember it’s okay to talk at the Tate so the day doesn’t have to be spent shushing the youngsters. Designed with families in mind, the Clore Learning Centre is a space for playing and creating and until 2 May children are invited to interact with Matisse’s iconic artwork, ‘The Snail’. Turner Prize winners Assemble have also teamed up with the gallery for a series of creative workshops as part of the its current Art Gym programme. Highlights during the initiative include an Easter Chocolate Hunt on 27-28 March, allowing families to spend the day following a treasure map leading to treats hidden around the gallery. Within a stone’s throw from the playground at Calderstones Park, the family can enjoy breakfast, sandwiches, snacks, salads, soups and desserts at The Reader Cafe. With both indoor and outdoor seating, this café is the perfect pit stop be it rain or shine and even offers a selection of books that can be enjoyed while you re-fuel. If the family is after an extra treat, The Reader Ice Cream parlour is just around the corner and offers the best selection of flavours supplied by Cheshire Farm Ice Cream. The Reader Organisation has also arranged lots of fun, family friendly activities planned for visitors dropping by during the Easter holidays. Until 17 April children aged three to six can enjoy ‘The Wonderful World of Oliver Jeffers’ at Calderstones Mansion. The immersive exhibition explores the best-loved work of the writer and illustrator including ‘How to Catch A Star’, ‘Up and Down’, ‘Lost and Found’ and ‘The Way Back Home’. Tickets also include entry to The Reader Organisation’s Storybarn.
Food and fun If you’re willing to take a short trip outside of the city then Hickory’s Smokehouse in West Kirkby is the ideal place to head to for a family meal out. At Hickory’s the kids are the most important guests and their Very Important Kids (V.I.K) menu proves it. Complete with a selection of treats from across the pond including mac ‘n’ cheese, pancakes and Lucky Charms. Picky eaters have the option to build their own wrap from a selection of fillings and sauces and then the aspiring chefs can create their own dessert. The food isn’t the only thing on the V.I.K menu and once they’ve finished their meals the kids can enjoy a film in the 3D cinema room or, if the sun is shining, they can explore the secret garden and Hicksville play school.
Rainy day play Children’s soft play areas are a great way to keep the little ones entertained for a few hours, especially if the weather takes a turn for the worst. Nowhere does play areas quite like Bubbles World of Play in New Brighton though and, as the UK’s largest indoor play area, it offers a concept that is fun, educational and promotes fitness across 30 different zones. Areas within the attraction range from the Sydney Harbour Bridge to Dinoland. Parents will also be free to relax and make use of the onsite restaurant and free wi-fi facilities and, with free parking at Marine Point, there’s no need to rush back to top up the parking meter.

Although of course originally a religious tradition, eating fish on Good Friday has long been an annual occasion for most. Here’s three of Liverpool’s best fish spots for you to cast your eye over…
CATCH OF THE DAY B. Shrigley & Son, Allerton Road Fish lovers have been travelling from miles around to visit this familyrun business on Allerton Road since 1966. Shrigley’s specialises in fresh Scottish fish, brought in every morning from market. Stocking a wide range of species you’re sure to find your favourite here. If you don’t, Shrigley’s will be more than happy to seek it out for you.
LOCAL LEGEND Steve’s, Ashfield Road
No list of the best places for fish in Liverpool would be worth its salt (or vinegar) without a mention of Aigburth’s premier chip shop. With generous portion sizes, more than reasonable prices and of course beautiful flaky fish, Steve’s is the go to place for many on a Friday evening. Word of warning - the queue stretched down the street last Good Friday so be prepared to wait!
TASTE OF THE MED Italian Club Fish, Bold Street Located at the top of Bold Street, this Italian eatery prides itself on its authenticity and the freshness of its ingredients. As you might have guessed, the main offering at this restaurant is fish and plenty of it. Stand out dishes on the menu include whole steamed lobster and Cozze Al Curry – mussels cooked in spices and served with chips… bellissimo!

The South American eating experience is nothing new in Liverpool and meat lovers have been able to enjoy the rodizio (all-you-can-eat) service for some time. The latest addition to this tasty genre is Copacabana, a Brazilian steakhouse set over two floors in the city’s popular Queen Square area. The layout is simple, somehow giving each table plenty of room whilst feeling part of a shared experience, and bar manager Daniel’s warm greeting set the tone for a pleasant evening. The menu is straightforward - my partner and I both struggle with choice. One price (£22.95pp) covers the meal which includes trips to the salad bar and as much meat as you can eat. There is a cheaper lunchtime menu (£12.95) although not all meats are available and it might not be a good idea unless a siesta has been factored into your afternoon. There is also a vegetarian option (£17.95) although it is hard to imagine anybody other than a true lover of meat booking a table. We were invited to visit the salad bar before the first

meats arrived and we stocked up on a range of salad, rice and vegetables. It was smaller than in similar restaurants but as my other half pointed out smaller salad bowls means fresher food as there’s “nowhere for the old salad to hide”. A refreshing glass of Santa Alvara Sauvignon Blanc (£4.95) later and we were ready to go into battle. The meat arrived courtesy of our ‘Passadore’ meat waiter and each offering was as delicious as the last. The chicken wrapped in bacon was “beautiful”, the pork with parmesan was given 10/10 by my plus one and both lamb servings were cooked to perfection. But the undoubted star of the night was the (famous) rump steak which was worth the money on its own and was one of the finest meats we have ever tasted. As is the norm, red and green cards on the table allow you to control when the meat is served – the waiter will only come to your table if the green side
is showing – although the food was so good our cards stayed green side up all evening. Finally, after an hour of sheer enjoyment, we had finished with the meats and sat back to catch our breath. It was impossible to find fault with any of them and at least three were utterly magnificent. We had both somehow managed to keep a small space aside for dessert so I opted for the sticky toffee pudding and my partner chose crème brulee (both £4.95) - we weren’t disappointed. In fact, the only criticism I could muster - and it is a mute one - is the desserts were TOO big following an allyou-can-eat experience. Overall, it had been a wonderful evening. Great food in lovely surroundings guarantees a good night out and Copacabana does just that. With another restaurant opening in Myrtle Street in the coming months, Liverpool’s culinary scene is receiving a fantastic double boost.
