Nationally, holiday rental accommodation sites such as Airbnb, HomeAway and Holiday Lettings have made substantial progress as they are becoming increasingly synonymous with travel. These sites have two principal aims; firstly to provide travellers with an alternative form of accommodation and, secondly, to generate bookings for property owners. Such enhancements in travel accommodation have enabled global exposure for property owners and have essentially allowed them to become ‘micro-entrepreneurs’ as part of a growing network around the world.

WHAT IS AVAILABLE?

The Liverpool City Region offers an eclectic mix of properties which are advertised on holiday rental accommodation sites. From conventional properties like houses and apartments to more unconventional homes away from home including canal boats located in Albert Dock, the region’s offerings is diverse.

According to Airbnb’s data, the average price per night for properties in Liverpool city centre is £113, rising to £123 around the prominent waterfront destinations of Albert Dock and Strand Street. Outside of Liverpool itself, Sefton’s average rents per night fall to £51 and in Knowsley and Wirral, owners can expect to generate an average of £55, with a slightly higher average of £57 in St Helens. In terms of affordability Liverpool city centre has both premium offerings and cheaper alternatives, ranging from the three-bed duplex apartments on Sir Thomas Street (£595) and Albert Dock (£575) at the higher end, to the single and double rooms providing a cheaper alternative, with city centre double room apartments priced as low as £30. “The bliss point seems to be one or two-bed apartments, which is a happy medium,” says Matt Coughlan, founder of Liverpool and Manchester based Airbnb property management firm Smooth Rentals.

Such incentives have attracted international investors who are looking to Liverpool. “I get a lot of calls from investors, specifically from the United Arab Emirates, Greece and France who are interested in purchasing property in the city with the sole purpose of listing it on a holiday rental accommodation site,” says Matt. As savvy local and international buyers have poured their money into Liverpool City Region property, Matt has been pleasantly surprised with the growth of Airbnb in the area and what this means for his business. “When I first set up the business I thought it would just be for people listing properties in the city but it’s interesting that people are going down this route,” he says.

DRIVING DEMAND

INVESTMENT POTENTIAL

Listing properties on holiday rental sites is proving to be particularly attractive as it could allow owners to earn double what they would have earned by letting their property to more traditional long-term tenants. Opportunities also exist for owners to triple and even quadruple their rental income during summer. “A one-bed studio apartment in Liverpool, where guests have the entire property to themselves, may generate £70 to £100 per night,” says Matt. “For a two-bed apartment you may be paying £80 to £120 per night in Liverpool city centre. I would expect a minimum of £1,300 to be generated at Airbnb properties per month and a minimum of £15,600 per year. “Two-bed apartments have the potential to generate upwards of £16,000 per year, based on a rent of £70 per night and a 20-night stay. “The average occupancy over the course of the year is 60%, based on these figures.” The returns to investors have coincided with changes in public policy. The Rent a Room relief, which was phased in on 6 April 2016, has allowed

Demand for holiday rental accommodation is primarily driven by location, tourism, rents commanded and the convenience of shopping facilities. The figures for the Liverpool City Region in each of its boroughs demonstrate that rents are highest around Liverpool city centre and the tourism hub of Albert Dock. However, other up-and-coming areas are proving particularly promising. “There is strong demand in areas like Smithdown Road and London Road near to the theatres, universities and hospitals,” says Matt who believes these areas have potential. Additionally, with TripAdvisor naming Liverpool the third best UK Tourist Destination in 2016, “tourism in Liverpool is going from strength to strength and this is reflected in the region’s growth on Airbnb,” according to Joe Davies, co-founder of Host-So-Simple, a Liverpool-based property management firm. In addition to the returns for private property owners, the presence of holiday rental homes in the Liverpool City Region is bringing external benefits to nearby shops, restaurants and local attractions. Businesses can exploit the strong demand from guests as they look to make their visit more authentic. “A recent study found Airbnb guests, for example, spend up to two times more and stay for twice as long compared to hotel use,” says Joe, who emphasises the importance of this for local firms.

GROWTH AND THE FUTURE

It’s clear there is still room for more holiday rental accommodation in the Liverpool City Region. Liverpool remains far behind other prominent cities in the UK on holiday rental accommodation sites. Having between 250 and 300 listings on Airbnb and just over 100 on HomeAway, Liverpool City Region’s presence in the sector has spare capacity and currently only represents 1% of the London market equivalent. “The city centre still has lots of potential as the market is not yet saturated,” says Joe. However, once market saturation occurs, the excess supply of holiday rental accommodation will stall any further gains for property owners due to competitive pressures. “We will begin to see outer town suburbs around Lark Lane and Smithdown Road start to gain popularity as a more budget option,” he adds.

Brexit is “driving interest in the market and increasing the level of sales” according to a Liverpool property auctioneer. Sutton Kersh’s July event generated more than £4 million in sales, with more than £1m of the total being achieved prior to the auction itself, prompting the firm to suggest the EU referendum result is having a limited impact on the property market. This is for a junior minister at the Department for Communities and Local Government who will not be present at cabinet. Considering the importance of housing to the UK economy, and the noises coming out of government around the need for greater supply, it’s very disappointing that housing isn’t further up the ministerial pecking order. INTERVIEW BY LAWRENCE SAUNDERS When you were appointed creative director for IFB2016 you said you wanted to make the festival connect with the people of Liverpool. Do you feel you achieved this? With or without me the festival brought thousands of people to Liverpool and Liverpool is an amazing place. Just the opportunity to make them walk about and see the architecture both old and new is fantastic. We tried to make visitors link up with all the cultural activities here and show them what the nightlife is like - there was a strong push to say, ‘this is a place that could have abiding memories for you, not just of your business but of you enjoying your own life’. Liverpool is nothing if not full of life. Another thing is that the more the festival speaks of new ideas, of innovation, then the more people associate Liverpool with a place that’s courageous, brave and modern. The third thing is the warmth of the welcome. Liverpool people really are affectionate and chatty. The hosts here are wonderful, it doesn't feel corporate. When you go to some of these other international conferences it can all feel so professional but cold. We set out to be professional but human and warm. I’m certainly having discussions about coming back next year. I feel very loyal to this and I think it's an outstanding idea which can keep building. How did growing up here in Liverpool shape your career in the arts? I was in Liverpool all the way through my childhood and teenage years and it has given me so much which I have been able to build on for my future. I now just really want to do the same and give something back. I did so many things in Liverpool, both as a child and as a teenager. When I was a little girl I went to ballet classes on Upper Parliament Street and saw my first play at the Everyman. By the time I was a

teenager I was hanging around the Philharmonic pub, singing backing vocals with Adrian Henri and that crowd. One of the most wonderful memories I have is going on rainy Sundays to the museum and seeing this giant crab! You know, things that you remember forever. How has Liverpool’s cultural offering changed since your childhood here? Liverpool, of course, went through a period where it was really challenged - challenged economically, challenged politically and it was challenged in its very soul I think, in terms of its confidence. A huge amount has changed since that point, sometimes you have to get to the bottom to find out what you’re fighting for. I now think Liverpool has a really rich cultural life again but it can still strengthen it. We’ve got the Tate, the Everyman, the Playhouse, FACT and many great things but I think you’ve always got to attend to the ecosystem. It’s about allowing the small things to grow and it’s about opportunities at educational level for children to feel that their imagination really counts. I think it’s so important that Liverpool recognises that its cultural offering for its own people makes it possible for them to think ‘the world is my oyster here’. You don't want to feel as though you have to leave your city to experience life. Your city has to give you life and I think Liverpool does that for people but needs to do more of it. Will the result of the recent EU referendum affect the arts here in the UK? It could definitely affect the Southbank Centre. There is a huge number of European people working in the Southbank Centre and all over the arts and there is a huge number of Brits working all over Europe. If you start saying people have to leave or come back then it will definitely change a lot of things. At the moment we do some big programmes with Europe and they would maybe have to come to an end. As a nation we’re no less creative today than we were before voting to leave the EU. We are still as creative, as dynamic and as exciting but it definitely sends a message to Europe that we’re more insular than I think we are or want to be.

Men dominate positions at the top of many of the UK’s major art and cultural institutions. Do you feel a certain sense of responsibility as a female in charge of the Southbank Centre? If you’re in a position like I am as a woman, I feel I do have a responsibility to help the next generation of girls and women because someone got girls the vote - I didn't, someone got girls an education - I didn't, so what can I do? When I was little I couldn't look around and see any women directors of plays, which is what I wanted to do. I couldn't see any women at the top of organisations apart from Indira Gandhi who was Prime Minister of India and Golda Meir who was the Prime Minister of Israel. It was very strange because it made you think ‘Are we not allowed? Are we not welcome?’. Gradually you realise there are historical reasons and then you start saying, ‘I’m going to get past these reasons’. Girls must be helped to realise that their potential is not contained within an idea or that they need to be as great as they can be for second best. They need to feel they can be as great as they can be, full stop.

PATTERSONS Gradwell Street, L1 Pattersons is the type of place where you can imagine the cool kids from a late ‘80s cult film would hang out. Heavily influenced by American pop culture, its vibe is skate-park turned restaurant. Comic strip inspired artwork lines the walls and provides an industrial backdrop to the otherwise plush velvet booths. As a nod to the millennials setting up shop there, the walls beside every table are fitted with power sockets and USB ports which can be used to charge phones or laptops. It was to the music of Drake which we ordered our cocktails - a Ready or Not (£6.50) and an Electric Relaxation (£7). The Ready or Not - a refreshing mix of gin, elderflower cordial, lime and soda - was a hit and the Electric Relaxation brought Caribbean vibes to Wolstenholme Square with its sweet concoction of rum and Lilt. The restaurant became busy for a Monday night and as we ordered the Ultimate Sharer (£15.95) we got a real sense of what

The platter was made up of jalapeno poppers, garlic Texas toast, mozzarella sticks, garlic mushrooms, thick cut bacon, popcorn chicken, onion rings and chicken strippers. As a huge fan of anything deep fried and filled with cheese, the jalapeno poppers were top of my list but it was the popcorn chicken that kept drawing me back. Seasoned with Pattersons’ own spices, the chicken was tender with crisp and delicious batter. It’s when we got to our mains that the phrase ‘eyes too big for our belly’ came into play. If I can say one thing about Pattersons it’s that it doesn’t do things by halves and the portion sizes are huge! Intrigued by the restaurant’s dedication to chicken, my date ordered 500g of chicken with sweet potato mash and Pattersons’ ‘slaw (£11.95). Our server Shaun

explained that Pattersons uses chicken thighs for the buckets to prevent the meat from becoming dry when cooked. True to his word the chicken was succulent, juicy and bursting with flavour. My choice was a classic beef burger with cheese and bacon (£7.45). This was everything a burger should be - the beef was perfectly cooked and the brioche bun was fresh and light. Proof that Pattersons is more than a chicken shop. We couldn’t resist Shaun’s recommendation of topped fries, and the bacon frazzle topped curly fries (£4.50) were incredible. They came loaded with bacon, melted cheese and Frazzles (yes, the crisps!). Who needs a summer body when hidden treasures like Pattersons exist? With its huge selection of delicious comfort food and an exciting cocktail menu, it’s the perfect destination for a cheat day feast, or any feast for that matter.

The continued evolution of the Ropewalks area and the rise of Liverpool ONE have significantly contributed to a food and drink offering in Liverpool which can now comfortably hold its own against any UK city. In recent times the Baltic Triangle has emerged as a hub of creative businesses and in-vogue venues which attracts an increasingly diverse demographic to a previously overlooked part of the city centre. One area of town which has also, in the past, been somewhat dismissed by night-time revellers is the commercial district, which is now experiencing a renaissance of its own with a boom in new bar and restaurant openings around Castle Street and Water Street. With the likes of CAU, Nova 48, Veeno, Pinch and District House all opening their doors over the past 12 months and plenty more in the pipeline, it seems this area is fast becoming one of Liverpool’s hottest food and drink quarters. “Much in the same way that Bold Street has developed a reputation for independent bohemian eateries, Castle Street and the surrounding areas have developed that ‘occasion’ restaurant niche,” explains Michael Doran, communications manager at the Liverpool BID Company, which represents

more than 500 businesses in the commercial district. “These are the type of ‘event’ eateries where you would go to celebrate a special occasion with your wife or propose to your girlfriend, for example. “Liverpool has got an extremely well-oiled machine when it comes to its night-time economy but there are still gaps in the market.” Michael points to the commercial district’s 60,000-strong workforce as a key factor in sustaining the area’s restaurants during the week, whilst highlighting the opening of the Aloft hotel on North John Street and Exhibition Centre Liverpool on the waterfront as vital in attracting more weekend visitors. One new venue in the commercial district which has been in the pipeline for some time is the latest venture from the team behind the Baltic Social on Parliament Street. HUS, as it will be known, is a Scandinavian style café bar which will be housed in the Tempest office building on Tithebarn Street. Offering breakfast, lunch and evening meals, HUS will target the 20,000 office workers within walking distance of the building. Beneath the Tempest a concrete bunker known as ‘Kolbox’ will be used by the venue to showcase pop-up art exhibitions, gigs, secret supper clubs and

underground cinema events. During the weekend, HUS’s roof terrace will host guest DJs and acoustic acts whilst offering stunning views of the city’s skyline. “We viewed the Tempest building just over a year ago and having been around the district a lot we realised there was nothing out of the ordinary or interesting,” explains Alison Lockett-Burke, director at Baltic Social. “We’ve seen the way the Baltic Triangle has gone and for us we thought it was a really good opportunity to go somewhere before that area started becoming a bit more creative and a little bit more interesting - we wanted to be one of the first people to go and do that.” Alison believes the coming years will see the district develop into an ever-increasing hub of creative activity and has already noticed changes for the better. “We acquired the site a year ago and since then we have seen the whole area get busier and we know people with business here - I think it’s quite an exciting place to go.” Work on HUS will get underway in the coming weeks with an expected opening set for early September. One venue which is very much open for business is Santo Maluco on Castle Street.

The new pizzeria and bar is the latest venture from Graffiti Spirits, the team behind established Ropewalks haunts Santa Chupitos and Salt Dog Slims. “I think Castle Street has been underused for a number of years,” says Matthew Farrell, director at Graffiti Spirits. “We saw the site and thought it was a good opportunity to do something a little bit different down that end of town. “It's a beautiful end of the city – it’s always been seen as a little bit corporate but I’ve been a big admirer of the area for a long time and it’s great to see it really thriving now.” Matthew is hoping the new venue will be able to tempt people who wouldn't usually consider Castle Street as their go-to location for night-time entertainment. “Obviously it's a different demographic of people but I’ve been quite shocked by how many people who have been in since we’ve opened who don't know any of the bars at this end of town,” he adds. “Whether it will bring people across town I don't know, but people should give it or the area a try. “Ropewalks and the commercial district are very different but they have their own values and both offer a lot to the city.”

Work is currently underway to transform the former Noble House into the latest branch of popular cocktail bar and restaurant, The Alchemist. Arguably the most high-profile name heading to Liverpool this year, this will be the company’s sixth branch when it opens on 12 August with two venues in Manchester, two in Leeds and one in London.

lbert Dock’s PANAM Restaurant and Bar hosted an evening of celebrations to mark its milestone 15th birthday. Special guests from around the city were in attendance as the venue unveiled a new look and served up food, drinks and entertainment. A birthday cake was enjoyed by attendees, along with live music from a band and DJs during the event. As a long-running establishment at the iconic Liverpool waterfront destination, PANAM has been there for some of Albert Dock’s most memorable events including HRH The Queen and Prince Phillip’s 2012 Yellow Duckmarine tour. The 1,000 capacity party venue occupies part of the building which was previously home to the studio of ITV’s ‘This Morning’, then hosted by Richard and Judy.

Throughout August, Victoria Gallery & Museum Budding young scientists will be able to try their hand at a host of fun, hands-on activities as a weekly Science Club gets underway. Children aged eight to 13 will be guided by University of Liverpool staff and students during the free workshops, which will take place on 2, 9, 16, 23 and 30 August. Limited spaces are available at the 1-3pm sessions so booking is required.

Summer games, princess makeovers, face painting and mocktail mixing are among the activities at this fun-packed event, which will raise money for Claire House Children’s Hospice. And while the little ones are being entertained, parents won’t miss out either. Mums can enjoy a glass of prosecco and a mini massage or facial from the Harvey Nichols Medi-Spa team and dads can take on an eating challenge in return for donations.

DINOSAUR ZOO

4 September, The Epstein Theatre Direct from the West End, this interactive family show will bring life-like prehistoric creatures to the Liverpool stage. Suitable for ages three and above, Dinosaur Zoo will provide a chance to get up close and personal with cute baby ravenous reptiles to the giant Tyrannosaurus Rex in this imaginative puppetry performance. Ticketed performances at 12pm, 2pm and 4pm last 50 minutes and are followed by a 15-minute meet and greet.

PROTOTYPE SUMMER SCHOOL WITH NEIL WINTERBURN

3-5 and 17-19 August, FACT Encourage creative curiosity, confidence and technology awareness with this summer school led by leading digital artist Neil Winterburn. The 3-5 August camp will cater for eight to 11-year-olds, with the second run from 17-19 August open for 12 to 14-year-olds, and children of all experiences can take part. The three-day courses will teach young attendees a range of skills, from coding to circuitry.

PIRATES ON THE DOCK

10-11 September, Albert Dock This much-loved, action-packed spectacle returns, filling the dock with swashbuckling family entertainment. Expect plenty of thrilling live action, breathtaking stunts and theatre mixed with local folklore and fabulous pirate costumes, as Fit the Bill curates the weekend-long event.

MID AUTUMN FESTIVAL CRAFTS

18 September, Lady Lever Art Gallery Accompanied children aged 10 and under can get creative at this special free event, providing an afternoon of activities inspired by the Mid Autumn Festival. The gallery’s education team will lead the way during the hands-on event, which will be held from 1-4pm. There is no need for participants to book for the session.

spectacular launch evening marked the arrival of new Water Street bar, restaurant and event space, District House. Liverpool-based vocalist Clare Sophia and X Factor star Anton Stephans were among the performers entertaining guests at the opening of the venue, which features a cocktail lounge, restaurant and private dining mezzanine following a £1 million investment. Stephen Hesketh, founder of Know Hospitality Ltd which is behind the new venture, says: “It was a truly fantastic evening and we’re thankful to all the guests who came to show their support for this new venue. “This marks the start of a new beginning for District House and we’ve got some exciting events planned over the next few months that we hope the people of this city will enjoy.”

In its inaugural year this new family festival is gearing up to bring host of pop royalty to the Liverpool stage. Taking over Otterspool Promenade, the two-day event will feature a jampacked line-up topped by big names including Craig David, Jason Derulo, The Vamps, Olly Murs and Busted. Plus there’ll be local talent like MiC Lowry and DJs such as Anton Powers and Sarah Story on the brimming musical bill.

The city’s feel-good festival returns, celebrating and promoting Liverpool’s strengths at its waterfront site. Business, culture, food and wellbeing will be the themes for the three-day event, which was recently named ‘Best Small Tourism Event’ at the Liverpool City Region Tourism Awards 2016. A Friday night concert paying homage to the sounds of the Swinging Sixties, named Liverpool Loves Merseybeat, is just one of the attractions on this year’s line-up and will be headlined and hosted by singer Beryl Marsden.

AUGUST SMALL CINEMA LIVERPOOL The Victoria Street-based community cinema welcomes Barney Famer, the writer of celebrated Viz comic strip ‘Drunken Bakers’. During the evening, presented by Cheap Thrills, Barney will take part in a Q&A session and there’ll also be a screening of Turner Prize winning artist Mark Leckey’s film portrayal of the characters. With tickets priced at £5/£4, 20% of the proceeds from the evening will be donated to Liverpool homelessness charity The Whitechapel Centre.

AUGUST ECHO ARENA The annual sporting spectacle will take place across Liverpool’s iconic waterfront once again, with more than 2,000 participants expected to take on the gruelling running, swimming and cycling challenge. Participants will race through Wapping Dock’s waters and along the Strand, before finishing the triathlon at the Echo Arena. Youth, elite and paratriathlon categories are included in the event.

Some of the finest drawings from the Arts Council Collection will go on display at this exhibition, including works by iconic artists including Moore, Hepworth, Lowry and Hockney. The showcase will also include some key loans from the British Council Collection as it takes visitors on an artistic journey beginning in the early 20th Century with intricate patterns by Harold Gilman (pictured) and Gwen John’s delicate lines. A series of drawing workshops will also accompany the exhibition and education packs will be available to teach visiting families and schools more about the featured artists.

AUGUST INVISIBLE WIND FACTORY The Kazimier team brings its popular Krunk party format back, this time at its new North Docks venue. Attendees are asked to don their best sports survival attire and get ready to compete in the Apocolympics, complete with competitive events including the Rubber Dinghy Delluge, Chasm Jumping, Recession Relay and Disaster Dressage. Kazimier’s in-house band Dogshow will also take the stage for a live performance, and DJs Fringe Lifter, Mellodigy and Vinyl Silk will help keep the party going from 9pm until 4am.

nternational designers and homegrown talent gathered to showcase and sell creations as a pop-up sample sale took place in Liverpool. Online luxury retailer Benna Harry and former buyer and stylist Sarah Holden organised the first SLUXE event, which was held at Baltic Triangle venue Camp and Furnace. Established designers from the city including Kirsty Doyle, Philip Armstrong and Francesca Couture were among the stallholders selling past season collections and samples for a fraction of the retail price, alongside e-boutiques and retailers. A live DJ set also kept shoppers entertained and SLUXE’s chosen charity, Radio City’s Cash for Kids, was fundraising and giving away a luxury prize from designers. The event aimed to recreate similar designer sample sales which have become a regular fixture of London’s creative scene.
