EDITOR’S LETTER With December almost upon us the number of shopping days until Christmas is rapidly falling. There’s no need to stress though as Your Move is here with a handy guide to some of the best and most unique gift ideas Liverpool’s retailers have to offer. We’ve scoured the city’s independent shops to find top presents for all budgets and tastes so you can simply relax and enjoy the build-up to the festivities. Our Hot Topic shines the spotlight on the overseas investors helping to fuel Liverpool’s property market, and looks at how such foreign interest is having a different impact here to the reported housing bubble being created in the capital. Plus The Charlatans frontman, Tim Burgess takes time out ahead of the band’s forthcoming Liverpool show to talk about what keeps him coming back to our city.

Grosvenor Road, Oxton, CH43

A striking feature wall, standout hanging light and hints of red catch the eye in the open plan kitchen and dining room of this refurbished contemporary family home. Meanwhile exposed bricks, a log-filled fireplace and a leather armchair add a feel of traditional comfort to an otherwise minimalist lounge in the four-bedroom property.

Classic leather seating is mixed with contemporary style in the airy lounge of this newly built rental property. Bold black and white patterns and lettering are subtly complemented by warming woods, brown tones and greenery in the simple yet stylish room, which looks out onto a rear garden through French doors.

CENTURY /

Vibrant splashes of colour bring modern looks to life in this ‘Willow’ style new build home, complementing the otherwise neutral shades for a ‘less is more’ décor. Chic, up to date furniture gives a cool and comfortable feel to the living and dining rooms of the semi-detached property, which benefits from features such as integrated kitchen appliances.

NEWS SUTTON KERSH AUCTION SALES DEFY BREXIT UNCERTAINTY Sutton Kersh achieved record sales at its latest auction despite the ongoing uncertainty surrounding Britain’s vote to leave the European Union. The Liverpool auctioneer has generated £7 million in property sales this month, with more than 75% of the lots in its November catalogue being snapped up. Notable deals include a property in Christleton Close with a guide price of £25,000, which sold for £70,000, and a three-bedroom middle terrace on Fitzgerald Street that brought in £62,000. Meanwhile a Croxteth Drive three-storey, semidetached house sold for £198,000, and a Victorian property on Sefton Drive raised £56,000 more than its £200,000 guide price. Cathy Holt, associate director at Sutton Kersh, says: “We were expecting that political uncertainty might impact on property sales in the latter part of the year, but instead it has been the reverse of that and this appears to reflect national trends, with a steadying of house sales and mortgage lending according to the Royal Institute of Chartered Surveyors.” The next Sutton Kersh auction will take place at Liverpool’s Crowne Plaza hotel on 15 December. The Sefton Drive lot exceeded its guide price

FIRST PUBLIC EXHIBITION ON BN PADDINGTON VILLAGE UNDERWAY Part of the proposed Paddington Village scheme

The first public exhibition on the £2 billion masterplan to create a “world leading” urban village in Liverpool is underway. The showcase details the Paddington Village scheme - the flagship development of the city’s new Knowledge Quarter Liverpool (KQ Liverpool). Paddington Village, which lies less than a mile from the city centre, will focus on creating a “world-class investment” environment for knowledge-based businesses and a new residential neighbourhood. Paddington Village consists of three zones; Paddington Central (Phase 1), Paddington South (Phase 2) and Paddington North (Phase 3). Paddington South will be largely residential and education based and will include new green space designed to provide a relaxing environment in contrast to the busier Paddington Central. Paddington North, which fronts onto Kensington Fields, will also be predominately residential and will accommodate existing community facilities. Mayor of Liverpool Joe Anderson says: “KQ Liverpool is going to transform this city’s economic landscape beyond all recognition and Paddington Village is its beating heart.” The public exhibition at Kensington Fields Community Centre, on Low Hill, runs until 23 December.

PAUL CROWLEY & CO SHOWS ITS SUPPORT FOR CHARITIES Liverpool law firm Paul Crowley & Co has been showing its support for charity initiatives this month. The conveyancing team recently raised more than £170 for the nationwide Children in Need appeal as participants provided an array of sweet treats for a bake sale and donned their ‘own clothes’. Meanwhile the firm, which has offices in the city centre, Anfield and West Derby, has also offered 30 free wills as part of Will Aid Month. Clients taking advantage of the service gave a voluntary donation to Will Aid in return, and the umbrella charity will use the cash to help organisations including Age UK, Save the Children, The NSPCC and the British Red Cross. The recommended donation is set at £95 for a single will, £150 for a joint will or £40 to update an existing will. Jennifer McMahon, head of private client at Paul Crowley & Co, says: “As a firm, we have a commitment to giving back to the local community and the Will Aid scheme is a great way for us to be able to do so by providing our expertise. “We’ve seen an incredible level of interest in the scheme, with all of our dedicated Will Aid appointments already fully booked, and we have been overwhelmed by the generosity of our clients.”

Head of conveyancing, Mike Carter

NEWS LOCAL LANDLORD BRANCHES OUT INTO SALES AND LETTINGS Liverpool landlord Luxor Group has launched a sales and lettings division as the company continues to grow. Luxor Sales & Lettings has been founded to target investors across the country and help them secure costeffective terraced houses in Merseyside for their portfolio. The Kensington-based business is refurbishing the properties through its sister company Luxor Construction. Luxor Group’s managing director, Paul Nicholson says the time was right for the firm to branch out into sales and lettings due to recent changes in the property market.

He tells Your Move: "Investors view Liverpool as a buoyant buy-to-let hotspot. We are seeing a huge demand from investors across the country for relatively cheap terraced houses that will provide attractive yields. “Some investors are even willing to take on renovations to add value and have asked our sister company Luxor Construction to undertake the works. We have seen interest in areas such as Kensington, Old Swan and Anfield." Luxor Sales & Lettings is already said to have completed its first deals on behalf of investors. Luxor Group is a growing operation, with the landlord recently opening a new office in Kensington to support its recently acquired Luxor Court apartment complex.

HOUSEBUILDER REPORTS THRIVING FIRST-TIME BUYER’S MARKET The first-time buyers’ market is continuing to gather momentum, according to a Liverpool City Region housebuilder. Countryside has noted that the sector is showing no signs of slowing down, reporting high demand for houses at its NGV Stephen and Ian are among the first-time development in the buyers boosting Countryside’s sales L11 area. The scheme was launched in 2012 as part of Liverpool City Council’s regeneration of North Liverpool, with additional homes added since in phases. Peter Vella, regional sales and marketing director at Countryside, says: “We’ve seen a real surge in sales across Merseyside and it’s great to see so many first-time buyers choosing a Countryside property as their first home. “Collaborative working between homebuilders and local authorities can really transform an area into a thriving neighborhood that people aspire to live in.” The development, which will play host to 829 houses once complete, has properties available from £136,950 with the option to secure one through Help to Buy. Stephen Fox, a first-time buyer who is due to move into an NGV property with husband Ian in April next year, says he was drawn to the development by its “modern features”. Imparting advice onto other first-time buyers, he says: “It’s hard being a first-time buyer because you’re expected to give a lot of information. “My advice to other buyers would be to make sure that you ask as many questions as you need, in order to fully understand the process.” 26 Your Move

FOREIGN INVESTMENT

4 reasons overseas investors choose liverpool

Quality of workforce

cost effectiveness

From New Chinatown’s calls for Asian investors to Peel’s continued work with Chinese backers on the development of Liverpool Waters, it seems the city is embracing overseas cash more than ever. And overseas investors, say experts, have never been so keen. “While there are a multitude of reasons why people invest in Liverpool, four are cited most frequently by the investors we work with: the quality of the workforce and skills, quality of life, cost effectiveness and connectivity,” explains Max Steinberg, chief executive of Liverpool Vision. “Workforce is particularly worth highlighting, as without it companies couldn’t afford to invest here no matter what other factors there may be. Our universities and colleges are at the forefront of attracting new companies and entrepreneurs to the city, and annually there are 71,000 students graduating either within the city or a one-hour drive time around it. “As well as this, non-university education specialising in maritime and digital gives us an excellent skillset in these two growth industries.” Max says other factors also highlight benefits to investors; for example the lower cost of property here compared to London, combined with the excellent connectivity around the UK and beyond, means it’s an attractive base for companies looking to settle in the UK. “Quality of life and the city’s international brand can sometimes be overlooked as ‘softer’ elements, but they are absolutely crucial in distinguishing Liverpool from its competitors and making a compelling case for investors to set up here,” he adds. In an interview with Your Move, David Choules, chairman of New Chinatown developer North Point Global said overseas investors have shown keen interest in the scheme - particularly, as one would expect, from China and Hong Kong. He also acknowledges the lifestyle the city, and the UK, offers is a big draw. “Through the Tier 1 entrepreneur visa programme, with each commercial space the interest is to acquire a small unit that’s affordable and although that doesn’t give a visa, by then bringing the business into Liverpool,

quality of life

running that business for five years and being an active part of it they can then apply for a visa,” he said. The £200 million New Chinatown scheme will see the regeneration of the area with retail and residential developments while a hotelier is also said to be in talks to get involved. But it’s not just new developments that are catching the eye of investors from other shores. Existing stock is also being snapped up. “Overseas investors are looking at all development schemes throughout the city centre,” says Louis Anastasiou, chief executive officer at estate agent Andrew Louis.

connectivity

Rains Estate & Letting Agents says while much of the overseas investment the city has received - especially from China and the Middle East has been focused on the student market so far, that is now changing. “As that market has become saturated, [investment] has gone into the private rental sector instead,” he says. “I think most developments that are now being built have some sort of foreign investment at some stage throughout the scheme build.” Of course, the biggest criticism of overseas investment in our capital city is the impact it is said to be having on house prices. Is there a danger of huge increases to house prices and rent like we're seeing in London? The experts don’t think so. “We do not want to see a rising market of house prices in Liverpool as is happening in London,” says Liverpool City Council’s cabinet member for housing, Councillor Frank Hont. “However, London is a unique proposition - not just in the UK but on the world stage. We believe growth in Liverpool is steady and sustainable, rather than the ‘bubble’ that is the problem in London.” Nor, say agents, is overseas investment preventing local investors from capitalising on opportunities. “There is a fairly level playing field across the city with Liverpool-based groups, such as Elliot Group, and other UK companies building new developments and also undertaking conversions at the moment,” says Ian Taylor. “There is nothing stopping UK investors from playing a part, they just have to be as bold as overseas investors,” adds investment specialist and founder of The Property Hub, Rob Bence. “Although the weak pound currently may give overseas investors the edge. “Overseas investors have been investing in London for a while and see the UK as an attractive place to invest, but outside of London there are not many places they know. However, Liverpool is world famous so it provides a place where they are comfortable making investments. “Investors are looking for alternative markets to London - both Liverpool and Manchester are really seeing the benefit of this.”

we believe growth in liverpool is steady and sustainable, rather than the ‘bubble’ that is the problem in london

” “Some are even looking at the second hand market and suburbs which include freehold properties.” The city’s higher education offering also plays a big part in attracting investors, in particular the huge number of foreign students attending the region’s universities. “A number of overseas investors are purchasing apartments for their children who study at our universities,” says Louis. “So a lot of the developments will have a mix of tenants and owner occupiers.” But Ian Taylor, lettings manager at Reeds

TALENT IN THE CITY

INTERVIEW BY MARK LANGSHAW

THE CHARLATANS WILL SHARE THE STAGE WITH JAMES NEXT MONTH WHAT HAS BROUGHT THE TWO BANDS TOGETHER? We've been talking for a while about doing a show together - bands get caught up in recording and their own tours and it's hard to know where the time goes. Then, like the planets aligning, the opportunity came up for a gig on 10 December. We looked for a venue and all agreed that the Echo Arena Liverpool was the best option. After that we got to talking about doing a song together on the night and a few ideas have gone back and forth. We’re due to have a couple of run-throughs in the soundcheck. BOTH JAMES AND THE CHARLATANS ENJOYED MAJOR CHART SUCCESS IN THE ‘ s HAS YOUR MOTIVATION FOR MAKING MUSIC CHANGED SINCE THEN? Not at all. The landscape of the charts has changed a lot though - we both had top 10 albums with our last releases but the singles chart is not really our domain any more. The rise of music streaming means that Justin Bieber and his cohorts take up most of the top 10 at any given time. We've always been a band that makes albums and plays gigs. We've never been too bothered about how we are viewed in the wider world. We headline festivals and play around the world, and that was something that excited us when we started and still does now. Our motivation to make music has been for us and the fans, which means none of us have to go back to our day jobs. They told me in 1990 that they'd keep my job open for me, but I’m not sure they meant until now. YOU LAUNCHED YOUR SECOND BOOK ‘TIM BOOK TWO VINYL ADVENTURES FROM ISTANBUL TO SAN FRANCISCO’ THIS YEAR HOW DID YOUR EXPERIENCES WRITING IT COMPARE TO THAT OF ITS PREDECESSOR ‘TELLING STORIES’? ‘Telling Stories’ was about me and my life in The Charlatans - it meant pulling no punches and presenting an honest view, including tragedy, heartbreak and happiness. ‘Tim Book

Two’ was a little different as there was less soul searching and it was centred around record shops so I was in my comfort zone. I enjoyed writing both but the second book was more fun. ARE WE LIKELY TO SEE A THIRD BOOK IN THE FUTURE? Never say never. That's not the title, I think James Bond nabbed that one. ‘Tim Book Two’ started with a name and I jotted down ‘One, Two Another’, so maybe there will be a third book. WHICH OF YOUR MANY ACCOMPLISHMENTS WITH THE CHARLATANS ARE YOU MOST PROUD OF? I'm really proud of what the songs mean to people. Whenever we're talking to fans, they tell us about how a certain song has an important place in their life. Once we've recorded them it's like releasing a bird into the wild. They go and create their own stories and people take them to their hearts. IF YOU HAD TO PICK A FAVOURITE CHARLATANS ALBUM AND SONG WHAT WOULD THEY BE AND WHY? ‘Some Friendly’ is my favourite Charlatans album as it opened so many doors for us, and ‘Come Home Baby’ from our 12th studio album ‘Modern Nature’ is my current favourite song. WHAT IS THE BAND UP TO AT THE MOMENT BESIDES PREPARING FOR THE GIG? DO YOU HAVE ANY PLANS TO RE-ENTER THE STUDIO? We are definitely planning to go back into the studio but we’re not sure when yet. There are a few plans that come together when we are between albums and we're kind of ticking the boxes on those.

“ I really love probe records and dig vinyl... and i came to the jam exhibition when it was at the cunard building.

YOU SEEM TO BE IN LIVERPOOL A FAIR BIT WHETHER IT’S WITH THE CHARLATANS PLAYING A DJ SET OR DOING A BOOK SIGNING WHAT IS IT ABOUT OUR CITY THAT KEEPS YOU COMING BACK? I really enjoy spending time in Liverpool and it's not too far away for a day out if we're in the studio. I really love Probe Records and Dig Vinyl. I played a DJ set recently at The Shipping Forecast, which I really enjoyed, and I came to The Jam exhibition when it was at the Cunard Building. I’m also thinking of doing a bit of Christmas shopping before the Echo Arena gig.

& Best for...

WHISKEY Donning your finest winter woollies is a must at this time of year but there’s another way to warm the cockles of your heart and put fire in your belly - whiskey. Those who enjoy a tipple of this delightfully caustic spirit are spoiled for choice in Liverpool and we’ve rounded up three of the best places to get your fix.

A BANK SHOT MacKenzies Whiskey Bar, Rodney Street Situated in the former HSBC bank, MacKenzies takes punters on a whiskey-themed tour of the globe as it serves up spirits from the likes of Ireland and Japan. Menu highlights include a selection of whiskey-based cocktails and a specialist malt matured in sherry oak casks for 27 years.

THE INDIE SPIRIT Whiskey Business, Fenwick Street Hidden away in a commercial district alley, independent spirit, beer and wine retailer Whiskey Business is one for the connoisseurs. As the name suggests, a certain distilled beverage is among the store’s specialties and its hands-on staff are more than willing to help customers discover new and obscure whiskeys and whiskey-based concoctions.

A WINTER WARMER Kazimier Garden, Wolstenholme Square Rain and hail are battering Liverpool at intervals and there’s a biting chill in the air, but Kazimier Garden’s hot drinks menu will spirit you away to clement climes. The Hot Toddy - a rejuvenating combination of whiskey, boiling water, honey and spices - is among our top picks to sample if you need a pick-me-up this winter.

BUYERS CLUB Hardman Street, L1 I had already become acquainted with Buyers Club’s bar and lively gig space, but its food menu was something I had yet to get around to. So when I heard the venue occupying Liverpool’s former Flying Picket had recently celebrated its first anniversary in the city, it was high time I gave it a try. Expectations for the evening’s feast were high as I’d previously been drawn in by social media posts highlighting plates of lavish sounding ingredients, and we were pleased to be shown to a table in the informal, laidback bar area to enjoy it. The room had its usual relaxed vibe with music playing, stripped back décor and groups of friends casually enjoying drinks across the way. With Buyers Club being known for its wine list, my partner asked the attentive expert staff to recommend a glass of red to get things going and he wasn’t disappointed with their choice. I, however, turned to the cocktail menu and took virtually no time at all to make my decision. Whilst it offered a diverse selection of tea infused concoctions to whiskey mixes and vodka based beverages, the Garden Negroni (£7.50) instantly caught my eye as it brought my favourite gin and Aperol ingredients together in one glass. Garden mint, Cocchi Rosa and Maraschino

REVIEW BY NATASHA YOUNG were also added, providing a sweet yet strong and delicious drink to enjoy as I scoured the menu. A choice of small plates was varied with some mouthwatering suggestions, and prices ranged from £6-£10. I settled on the charred red mullet served with crab salad, avocado puree and crème fraiche (£9); and the southern fried chicken with cornbread, pickled watermelon and maple syrup (£7.50). My fellow diner picked the Moules Marinere serving of Menia mussels in white wine sauce with parsley and toasted sourdough (£7.50); and the spiced culotte roast – marinated Hereford beef, chick pea puree, yoghurt and herb oil (£10). Eager to try as much of Buyers Club’s attractive menu as possible, we combined our small plates selection with a large sharing board (£15), which enables diners to pick two of the three smaller British deli boards focusing on cheese, charcuterie or fish. As it turned out, our double act of boards and small plates provided an ideal amount of food for two hungry diners, and made for an exciting range of ingredients. The board was made up of

cheese with pickles, chutney and sourdough, as well as smoked and pickled fish and seafood with aioli. Pickled cockles which had a taste of the sea and anchovies with a salty flavour provided a fresh and satisfying seafood mix which was different to any sharing board we’d had before, and a range of pickled vegetables including carrots, onions and cauliflower as well as a strong and fruity chutney offered the perfect accompaniment. As for the small plates, the chicken was crispy, crunchy and sweet, and an addition of popcorn worked really well alongside the watermelon. Meanwhile the spring onion added bite to the crab, and the avocado puree was smooth and refreshing alongside the red mullet. The “melt in the mouth” beef was a star of the show for my partner, and the mussels were full of flavour. Dishes were slightly more expensive than some of the other small plate offerings around the city but were totally worth it given their originality, striking mix of flavours and high quality of ingredients, making Buyers Club’s relaxed atmosphere and fine food the ideal combination for a date night or an informal occasion.
