Key points from the Autumn Statement for landlords Buy-to-let landlords are not exactly flavour of the month at Westminster with successive chancellors increasing their tax burden over the last few years. Those hoping for something different when Phillip Hammond got onto his feet on 23 November 2016 to deliver his Autumn Statement will have been disappointed, as this trend continued. Here is our summary of the key announcements affecting landlords. Income Tax The Chancellor announced that in the next few years the personal tax free allowance for income tax will increase to £12,500 and the threshold for higher rate tax will increase to £45,000 - good news for low and middle earners

Corporation Tax There was confirmation that the tax rate on limited company profits will drop to 19% from 1 April 2017 and 17% from 1 April 2020. This on the face of it is good news for landlords who hold property via limited companies, and may drive further tax motivated incorporations. Ominously the government has said that it will be considering the whole issue of tax motivated incorporations, and it is entirely possible that this could include a review of the rules on mortgage interest deductions (which are currently allowed in full for companies) and aggressive schemes such as ‘beneficial interest trusts’.

Insurances Insurance Premium Tax will go up once again to 12% in June 2017. This tax has now effectively doubled in the past few years.

Letting Agents fees The biggest headline grabber was a commitment to outlaw the charging of letting agents’ fees to tenants as soon as possible. I’m not sure how well this has been thought through – in that it seems that one way or another the costs will inevitably be passed on to tenants – probably as increased rents.

The charity, close to the team’s hearts, was set up in memory of James Greenop who died at the age of 10 and helps children and young people around the North West affected by illness and disability. New York’s official tourism board recently launched a marketing campaign on the back of the new Harry Potter spin-off film ‘Fantastic Beasts and Where to Find Them’. With a number of scenes set in 1920s New York, the ‘Fantastic NYC’ promotion seems fair enough, only the action was in fact shot here in Liverpool. This isn’t the first time Liverpool has stood in for ‘The City That Never Sleeps’, thanks in part to its similar grey granite buildings, many of which featured in ‘Florence Foster Jenkins’ and the Jude Law vehicle ‘Genius’ both released earlier this year.

There’s no doubt that Liverpool and New York share an architectural association but the thought of comparing them when it comes to housing options and trendy neighbourhoods might be more of a stretch for some. However, the last 10 years have seen Liverpool’s residential offering transformed with a large swathe of new developments springing up, especially in the city centre, and areas such as the Baltic Triangle are beginning to emerge as increasingly vibrant residential communities. Often dubbed Liverpool’s answer to the Meatpacking District, the Baltic Triangle undoubtedly shares similarities with the uber-cool Manhattan neighbourhood. Both communities grew out of the decline of their respective industries with the derelict buildings left behind transformed into workspaces, restaurants and, increasingly here in Liverpool, homes. As the name suggests, the Meatpacking District, which runs roughly from West 14th Street south to Gansevoort Street, and from the Hudson River east to Hudson Street, served as the centre of the city’s meatpacking industry for decades. At the turn of the last century the district was home to over 250 slaughterhouses and packaging plants but by the 1960s the industry was in decline as the emergence of large supermarkets changed the distribution system for meat. These days you are now more likely to find a high-end fashion boutique than a butchers as the area has undergone a total transformation to become one of the most glamorous neighbourhoods in Manhattan. Earlier this year the firm announced a deal to sell the scheme to Vista Fund and Hermes Investment Management for more than £50 million reflecting the heightened interest in the area from investors. “The Cargo Building stood out as a purpose built, high quality residential block in an ideal location,” says Philip Nell, fund director at Hermes Investment Management, which will acquire the development on its completion “We are also an active investor in the New York residential market and look for similar qualities in our assets - that ideal mix between commercial convenience and vibrant urban living.” Prices at The Cargo Building are yet to be announced and it remains to be seen whether the scheme will match up to its more time-honoured American equivalents.

The Tempest building’s industrial beginnings provide the perfect base for this Scandinavian-style retreat, filled with spacious booths and long benches for dining and minimalist couches to relax and unwind on. Instantly at ease, we were welcomed by our friendly host and shown to our table a cosy booth amongst the hustle and bustle of friends sharing their day’s news. Ever the fans of a smorgasbord, my dining companion and I couldn’t wait to delve into the small

REVIEW BY SARAH BROWN plates menu and craft our very own from HUS’ Swedish offering. But first, something to drink. My fellow diner plumped for a refreshing bottle of Fritz Limo melon lemonade (£2.95), while I wasted no time in getting to grips with the cocktail menu. The White Lady (£7.50) immediately caught my eye, combining Beefeater gin with zesty blood orange, elderflower and lemon, topped off with rosemary and egg white. The egg white added an unusual twist to one of my favourite cocktail combinations, proving a firm favourite for the evening. Suitably impressed, we turned our attention to the main event - the smorgasbord. We both opted to try the traditional Swedish style meatballs (£6) served with cream sauce, mashed potato and lingonberry. When in Sweden, after all. My dining companion opted to try the gouda and kale croquettes (£4.50), while I couldn’t resist the Nordic smoked haddock and cod cakes (£5.50). We also decided to share a side of rosemary garlic skin-on fries

(£3.95), for good measure. The gouda and kale croquettes were quick to arrive; hot and crispy, they were the perfect start to our Swedish adventure. The filling was rich and oozing, while the distinct flavour of the kale provided the perfect balance to the intensity of the cheese. The fishcakes soon followed; served with chives, crispy smoked bacon and HUS remoulade, the dish was packed with fresh, intense and smoky flavours. The melt in the mouth meatballs were the star of the show. Hugely satisfying, the classic accompaniment of creamy mash and tangy lingonberry made for the perfect comfort food. Never ones to pass up dessert, we couldn’t refuse the dark chocolate tart (£6) to finish. Served warm with hazelnut brittle and brandy soured cherries, it was an indulgent end to the evening. HUS is certainly a welcome safe haven in the city’s bustling commercial district, bringing a quiet corner of Sweden to Liverpool. I would happily share many a contented evening with friends there.

TALENT IN THE CITY

How did the choir start in Liverpool and how did you get involved? The original plan before the whole funding climate changed was to open a new choir in a new city each year. Now, due to changes with public funding, it hasn't been possible but the idea is that we still open new choirs where there is a need in a city. Liverpool was a perfect place in this regard we’ve got high levels of homelessness and more complex needs amongst the homeless than any other core city. I’ve been in the post for over two and half years now. My background is within mental health and the arts. For me it was the perfect marrying of two worlds - the arts and helping people to recovery.

INTERVIEW BY LAWRENCE SAUNDERS How did the Choir With No Name come about? A woman called Marie Benton, who was a senior support worker at St Mungo’s hostel, founded the choir in 2008 in London. Marie had, herself, joined a choir and was aware of the feel good factor it was having on her personally. She decided to put two and two together and set up a choir for people who were homeless, and its grown from there. The choir is made up of members who are affected by homelessness but we also take in people who come under remits of recovery from addiction or mental health because they’re at risk of becoming homeless.

What is the aim of the choir? The whole point of coming to the choir is that you don't have to be with your problem when you’re with us - you can leave it behind and have fun. We don't have any formal processes. For instance, we don’t have case logs on anybody, we don't insist that people follow referrals - they come as an independent human being and they get to be themselves. What does your role entail? It’s everything really. It's the day-to-day mundane practicality of planning rehearsals to recruiting and training volunteers, fundraising, organising gigs and pastoral care. This includes visiting people in hospital, helping members sort out their housing needs or just being a friend to talk to. A lot of it is ‘mum’ stuff really - what a lot of us might turn to mum for. These people don't have that. Every choir rehearsal ends with a meal. How important is this to members? Hugely important - every rehearsal ends with us sitting down for a meal that our volunteers have cooked from scratch in the professional kitchen at Bluecoat. For some of our members that might be the only hot meal they get that week, or their only experience of sitting down with a family. It's a really important part of the bonding and that will be the time somebody tells you something that's going on for them - it's a really essential part of what we do. How vital are the volunteers to the operation? The volunteers act as a friend in the choir. If you turned up to a practice you would not be able to guess who was a volunteer and who was a member. The volunteers who sing in the choir help deal with any issues and support the practicalities of bringing items from one place to another for a gig. They also cook the meals and do the washing up - just everything; they are the backbone of the choir. Here in Liverpool our volunteers are a highly skilled bunch - it’s unique to the city and we’re really lucky.

Do you have any recent success stories? We’ve just had a couple of our younger members get their first flat and first job. When they came to us they were both living in hostels and now one of them is working for the Riverside Group and the other is working for the YMCA in St Helens. However we don't emphasise stories like this amongst the members. With anywhere that’s funded everyone always wants to know the success stories, but for us you don't have to be anything. You’re not your problem, you’re not your success, you’re not anything but a human being having fun singing. The choir held its ‘Big Autumn Gig’ at St George’s Hall in October. How did it go? It was amazing but nerve-racking because it was the first time in Liverpool that we’ve hosted our own gig. It was a huge undertaking but it was just so exciting. The buzz from the audience who were standing and signing along with us was amazing. We couldn't have done it without the support of the Sovini Group and it has opened up a lot of opportunities because when you make a big noise like a gig at St George’s Hall it sparks people’s awareness of you. Is funding a big issue for the choir? We are constantly in a funding crisis. We have a mixture of people who instantly understand how powerful something like the choir can be to change somebody’s life and, unfortunately, people who really don't understand that at all. Most funders like to back short-term projects and it's very difficult to get funding for ongoing, week-in-week-out work. Funders want a beginning and an end they can shout about and they want to know that success has come about solely because of their funding. In real life it just doesn't work that way. ‘The Choir with No Name Big Christmas Singalong’ takes place later this month. How are preparations going? Going well! Up until now, every year all four choirs have got together for a big gig in London and it's a massive boost for our members. One day they’ll be at the Whitechapel Centre talking about the problems they’re having with trying to get accommodation and the next they are performing on the South Bank. This year we’re doing the event in Birmingham which is slightly different because we’re too big to all perform in the same space now. Everyone’s really excited to visit our Birmingham friends because we also encourage connections between the choirs. That’s essential in people’s ability to mobilise around the country as well.

Home for Christmas

Small gift, big difference

Members of Merseyside’s homeless community want nothing more than the things many of us take for granted at Christmas, such as a roof over their head and a hot meal. Fortunately there are people working tirelessly to ensure they aren’t left out in the cold, like the folks at the Whitechapel Centre, an organisation which has provided support to 2,800 people affected by homelessness and other social issues over the last year. Situated on Langsdale Street, the centre is open throughout the holiday period to deliver advice, hot food, showers and clean clothes for those in need. On Christmas Day, the Whitechapel Centre will serve breakfast to rough sleepers and a three-course festive lunch, during which attendees will be provided with entertainment, gift bags and food parcels. Its staff are resolute in their efforts to support the city’s homeless, but initiatives like its festive dinner would not be possible without the help of volunteers and the generosity of its supporters - and this is where you can lend a hand. The centre is appealing for donations of food, decorations and presents to make this Christmas a happy one for its service users, while monetary support is always welcome and indeed vital for the longevity of the facility and the services it provides. The Whitechapel Centre is also seeking volunteers to sort and distribute aid packages during the holidays. Information about how to get involved can be found at www.whitechapelcentre.co.uk.

Nobody should be alone at Christmas, but almost half a million elderly people are at risk of spending the holidays in isolation. Thankfully, Merseyside’s seniors have initiatives like White Christmas to make sure this isn’t the case and 2016’s event promises to be the biggest yet. Held at the swanky Titanic Hotel, White Christmas Liverpool will provide a free dinner and entertainment for hundreds of people who would otherwise be spending 25 December alone. The project, now in its fourth year, began as an initiative to help isolated pensioners but has since expanded to support all age groups. It’s the effort of volunteers and supporters which makes White Christmas possible, and this year they include Fare Share Liverpool, Jamie Carragher’s 23 Foundation and a St Helens farmer who has donated fresh produce for the dinner, not to mention the Titanic Hotel and its staff. Members of the public were also invited to volunteer and pitch in on the day and all of the slots were quickly filled - but that doesn’t mean you can’t get involved. White Christmas project manager Clare Johnson tells Your Move that donations of small gifts are still welcome, and the team is looking for items which cost no more than £5 such as woolly hats or packets of biscuits. Moreover, cash donations are being encouraged and an online raffle is being held to raise further funds for the cause, with prizes including a signed Carragher shirt and restaurant meals. DELIVERING GOOD WILL Most households will have an old shoebox or two lying around, probably filled with random clutter. But many will be put to better use this Christmas as the Shoebox Full of Love appeal returns to Merseyside for a third year running. Organised by Huyton-born Vorny Redmond, the campaign will see shoeboxes and other containers filled with everyday essentials donated to the region’s homeless, as well as the vulnerable men, women, children and veterans of Merseyside. Vorny is appealing for volunteers to take on the role of drivers and sorters as the benevolent operation comes to a head, with recruitment taking place on 12-18 December. Make a child’s day Established in memory of James Bulger, the James Bulger Memorial Trust was founded by mother Denise Fergus in 2010 to help disadvantaged youngsters in his name. Last December, this brief was expanded to include donating presents to Alder Hey Children’s Hospital to brighten the lives of its patients on Christmas Day - a good deed the organisation will repeat this year. The trust is calling for the public to drop off unwrapped gifts at its office in Kirkby before 21 December so they can, in turn, be distributed to the good causes and worthy organisations it supports. This year they include Alder Hey, the NSPCC, Kirkby town centre appeal, Alfie Lund Fund, Cash for Kids and OLLIE. More information is available at forjames.org.

Emergency festive food Foodbanks were created to support the notion that nobody should ever have to go hungry and they are more important than ever during the Christmas period when budgets are at their tightest. The Hope+ Foodbank is a joint operation between Liverpool's two cathedrals and local faith communities to help those in food poverty and provide them with debt advice, benefit claims assistance, parenting skills and back to work training. The initiative’s organisers are seeking donations of food, toiletries and clothes as well as monetary support from generous members of the public to help them through the busy Christmas period. Meanwhile, the Trussell Trust runs a 400-strong network of foodbanks nationwide to provide people in crisis with a minimum of three days’ worth of nutritional meals. It has north, south and central Liverpool operations and 90% of the goods it distributes have been donated by the public. Mistletoe and rhymes The needs of care leavers are often overlooked, but many young people who fall into this demographic require additional support after passing through the system. Poet Lemn Sissay, who spent his teenage years at a Wigan care home, launched the Christmas Dinner project in Manchester in 2013 to combat social isolation and build a sense of community among the city’s young care leavers, and this year the initiative is expanding to Liverpool. Run entirely by volunteers, the Liverpool event will run concurrently with Manchester, Oxford, Hackney and Leeds editions, offering attendees the chance to enjoy a hearty meal and spend Christmas Day with individuals they can empathise with at a safe and secure location. So how can you get involved in this good cause? Well, Lemn and his team of volunteers are in need of extra presents to hand to their guests and have put together an Amazon Wish List highlighting the kind of gifts that will go down well. The appeal is primarily aimed at businesses, but donations from individuals are also welcome, providing they submit them before the deadline of 14 December. The first floor of the interior design specialist’s Aigburth Road store has recently been transformed to accommodate the Elaine Cunningham Design Studio, and its official unveiling also follows an expansion of the team due to high demand for home consultations.
