EDITOR’S LETTER/// What better way to welcome the spring than with a bumper issue of Your Move. In this edition we continue to shine a spotlight on Liverpool’s changing property scene, from the evolving market to new rules and regulations. As the city centre keeps attracting the area’s thriving student population, our Hot Topic looks at the South Liverpool areas academic residents are leaving behind and the housing opportunities which are, in turn, being created. Plus our Generation Rent series continues, this time highlighting the challenges and outlook for the city region’s landlords. We also catch up with star actor Paul McGann as he prepares for his stage role at the Playhouse and, with National Pet Month about to get underway, we’ve rounded-up the best attractions for a day out with your dog.

NEWS COUNTRYSIDE OFFERS SUPPORT TO FIRST-TIME BUYERS Countryside is inviting first-time buyers to attend a special advice day at its Highfield Green development in Kirkby. The housebuilder has organised the event after a recent report revealed that UK residents want more support when it comes to finances and the home buying process. Last month Countrsyide surveyed the region’s first-time buyers and found that two thirds of under 35s in Merseyside are confused by stamp
duty, while 34% felt that they didn’t understand interest rates on mortgages. First-time buyers attending the event on 25 March will have the opportunity to speak with an independent financial advisor for guidance on the home buying process. Peter Vella, regional sales and marketing director at Countryside, says: “Buying your first home can be extremely daunting, so it’s no surprise that first-time buyers are struggling to understand exactly how the process works.
“I hope that local residents take advantage of this event, as it could provide them with the valuable information that they need to bring them one step closer towards home ownership.” The free event will take place at Highfield Green on Shevington’s Lane in Kirkby from 12-3pm. For more information about Highfield Green call Countryside 0151 601 8532.
Highfield Green forms part of the £200m regeneration of Kirkby, led by Knowsley Council
FORMER WIRRAL POLICE STATION MAKES LINE-UP FOR LATEST AUCTION A former police station in Moreton is one of the more unusual properties up for grabs at the next Sutton Kersh auction. The Chadwick Street lot, which has scope for residential conversion, will go under the hammer at the auctioneer’s 29 March event. Once transformed into homes, it’s expected the former station could pull in a potential income of £30,000 per annum. Cathy Holt, associate director at Sutton Kersh, says: “Over the years we have seen our fair share of interesting instructions pass through our auctions, and this former police station is no exception. “The property dates back to the 1950s and has a guide price of £120,000 - what a steal!” Other potentially popular properties at the auction include a former public house and an old brewery office. The former pub is located on Beresford Road and comes with full planning permission to build eight apartments. In total, 122 lots will be on offer at the auction which will be held at The Crowne Plaza in Liverpool. Strong interest is expected in the former police station

HELP TO BUY DRIVING SALES AT ST HELENS DEVELOPMENT North West housebuilder Jones Homes has revealed that Help to Buy is boosting sales at its Eccleston Grange development in St Helens.
Jones Homes’ Eccleston Grange development
The firm says the government-backed initiative is helping buyers secure properties which were previously unattainable to them, such as the scheme’s ‘Langley’ style home. The development, which lies within a short drive of St Helens town centre’s bars, restaurants and supermarkets, was launched in April 2012. For further information about Eccleston Grange call Jones Homes on 01744 734 039.

NEWS SEARCH UNDERWAY FOR REGION’S BEST RESIDENTIAL PROPERTY AGENCY The winner will be announced during a glamorous ceremony
Sales and lettings agencies with an “exceptional” level of customer service are being sought for this year’s NWPAs. Organisers of the prestigious awards are calling on North West firms to showcase their customer-centric approach and compete for the coveted Residential Property Agency of the Year title. The category is open to all agencies across the region which can demonstrate the highest levels of customer service and have used digital marketing to foster growth and success. The winner will be announced during a lavish ceremony at Liverpool Metropolitan Cathedral’s Lutyens Crypt on 19 October, when achievements across the commercial and residential property sectors will be celebrated. Kim O’Brien, director of Move Publishing which is behind the awards, says: “While the role of sales and lettings agencies has evolved over the years, what customers want has ultimately stayed the same and that’s a first class, professional service. “The NWPAs gives high street agents the opportunity to showcase their exceptional level of service through both its branch and digital presence. With competition between agencies at an all-time high, a customercentric approach is more essential than ever. “We’re looking for the agency that goes above and beyond to be named the very best in the North West.” Countryside is the main sponsor of this year’s NWPAs, which has also already signed up category sponsors including Paul Crowley & Co, Redwing Living, UK Business Supplies and The Foundry Agency. Furnish That Room will sponsor the drinks reception.

Greenbank Park is popular with students and permanent residents alike
T
he last decade has seen an explosion in the number of Liverpool students drawn to the seemingly endless supply of purpose-built city centre schemes and away from the traditional residential heartlands of Smithdown, Wavertree and Greenbank. As tuition fees have risen so, it appears, have the accommodation expectations of the city’s booming student population. “Traditional student housing that was once popular on the likes of Smithdown Road is no longer cutting it for today’s students,” says Lee Darwen, operations director at Caro Developments, which has three student developments across the city centre including The Bridewell, City Point and Shaw Street. “Many student landlords in the city centre have raised the expectations of student living - students are shifting towards central purpose-built student complexes which provide perks such as 24-hour security and on-site gyms. “Living in the city centre also means that students will spend less money on travel as many of Liverpool’s main campuses are within walking distance. If students are spending more money on their room, they are saving on other costs. “With all of this in mind, it’s easy to see why many students are trading in South Liverpool house shares for luxury studio flats in town.” In Greenbank, where the most recent census in 2001 put the number of students living in the ward at around 7,000, the emergence of a more discerning customer has contributed to a drop-off in demand for rooms in houses of multiple occupation (HMOs). “Investors aren’t really looking at L18 and Greenbank for HMOs,” explains Elizabeth Fairhurst, area lettings manager at Abode. “I still get enquires for HMOs from investors who want to get higher returns on their investments, but I tend to advise them that they won’t get those high rents from students anymore. “Although we don't get a huge amount of students coming to us for accommodation, the bulk of those that do are going for the snazzy ones in the city centre which offer just a one-off fee that they can pay every month. “We do still get people in their final year or on post-graduate courses who will contact us and still want to find a professional let. “That market is still there but landlords potentially don't get as much of a return than they would have done if they were doing a room by room we tend to let them all on one Assured Shorthold Tenancy (AST) to professionals.” Of course, it would be folly to suggest that the falling number of buy-tolet landlords in Greenbank and the wider L18 area is down to student migration alone. Forthcoming reductions in the amount of mortgage interest tax relief available to buy-to-let landlords and the current ban on ‘to let’ signs in ‘the Dales’ area must also be considered. Liverpool City Council introduced the ban on visible advertising for rental properties in 2015 - the sanction covers an area in the Greenbank ward bounded by Gainsborough Avenue (evens side only), Smithdown Road and the railway line. In the main, the new restriction was well received and according to a city councillor for Greenbank, the ban has played its part in fostering a more diverse and healthier resident mix in the area. “The number of ‘to let’ signs was very high, it was attracting criticism from residents and also highlighting properties which could be targeted by criminals,” says Councillor Lawrence Brown, Green Party representative for the ward. “I think we’re beginning to see quite a successful move from a very student heavy area into a mixed area. This is what local residents and students alike both want to see - a balance.”
Despite this, questions remain over what effect upcoming tax changes for buy-to-let landlords will, and have already had, on the appetite for investment in Greenbank. From April, higher rate relief on mortgage interest payments - a valuable business aid for buy-to-let borrowers - will start to be phased out and will disappear completely by 2020. Elizabeth, whilst damning in her assessment of the impact the changes will have on the market in the short term, remains confident speculators will continue to see property as a sound investment option. “It will stop people investing and some current investors will sell up,” she warns. “However, with the correct advice on how to look after a portfolio and identifying the right areas to buy, property is still the best investment for return.” On a more positive note, is it possible these former student properties can be a route into Greenbank for young homebuyers who previously feared the area was financially out of reach? “Yes potentially, it depends on how much work is required and if it’s too much for a young couple with full-time jobs,” adds Elizabeth. “It’s certainly good for other investors as well - there is room for investors to purchase those HMOs, get a return on them and then sell them to a young professional couple - it suits them better to buy something that's already done and ready to move into.” James Howarth, branch manager at Sutton Kersh, agrees and suggests landlords have begun to look further up Smithdown Road for property which presents a more attractive investment option. “Greenbank has become a lot more appealing to owner occupiers in recent years, which is evidenced by the increase in house prices. “Investors will be aware of this and realise that they can buy a similar Victorian terrace, not too far away - say along Smithdown Road - which will generate a similar annual income in addition to releasing equity for further investment. “Greenbank has seen substantial capital growth in recent years and many people believe further capital growth will now be limited.”
“we’re beginning to see quite a successful move from a very student heavy area into a mixed area. this is what local residents and students want to see - a balance.” The famous Penny Lane is one of the jewels of South Liverpool

FIVE BLOWS TO LANLORDS!
FROM £299 LET FEE
Over the past few years landlords have had several financial challenges to overcome and there are still more to come! LANDLORD LICENSING Starting back in April 2015 Liverpool City Council brought in the Selective Landlord Licence for the whole city which meant landlords paying up to £400 per property to obtain a five year licence to let out their property.
WHY PAY MORE...?
TAX Then in summer of 2015 the chancellor announced changes to tax relief for landlords from April 2017, mainly targeting wealthier landlords in the higher rate tax band. Currently, individual landlords can deduct their costs including mortgage interest from their profits before they pay tax, giving them an advantage over other homebuyers. Wealthier landlords receive tax relief at 40% and 45%. This tax relief will be restricted to 20% for all individuals by April 2020. However even if you are not currently paying higher rate tax, your rental income from 2017 could push you over in to the higher rate tax band. If properties are owned by a UK company they are exempt from this change which has seen a huge increase in property purchases being by Limited companies with director guarantees rather than individuals. It is important that you have a clear understanding of what the changes mean to you and you should seek independent tax advice.

STAMP DUTY In addition, from April 2016, stamp duty was changed to add a 3% surcharge to purchasers who would own another property anywhere in the world on completion of the new one. Basically prior to April 2016 anyone purchasing a property would pay the same rate no matter what its usage was for. From April 2016 a home mover who is selling their home and buying a new one for £100,000 would pay zero stamp duty but if that same person had another property they let out they would have to pay £3000 stamp duty. This also applies to buyers purchasing their first main residence, if they bought a buy to let property years earlier to get on the housing ladder but still lived with parents they will have to pay the increased stamp duty.

TENANT FEE BAN In November 2016 the chancellor announced that tenant fees will be banned, there is no fixed date yet but likely to be the end of 2017 or beginning of 2018. Tenant fees make up 25% of a letting agents income and most letting agents make a 25% profit so this income can not just disappear overnight and the letting agents roll over and accept it. There is an actual charge for tenant referencing and a cost to produce tenancy agreements, this cost has to be passed on somewhere which will be the landlord and in turn could lead to increased rents for tenants. I am aware that some agents charge extortionate fees which can be unfair on tenants so I personally think the fees should be regulated with maximum charge allowed rather than a complete ban as this will keep all parties happy. MORTGAGES Buy to let mortgages have also changed, since January 2017 the stress test on the ratio of rent required to monthly mortgage payments has been increased. This is due to the regulator being concerned with landlords being able to keep up with repayments if and when interest rates increase in the future. In turn some landlords may struggle to remortgage on to a new deal due to the rent needing to be more this time around. Some lenders offer lower stress tests on longer term fixed rates which could force landlords on to 5 year fixed rather than 2 year fixed rates, however 5 year fixes have higher interest rates than 2 year meaning there could be a jump in the monthly mortgage payments.
Please feel free to call us on 0151 322 2003 for any advice or help with letting your property, we also benefit from having an in house mortgage broker which can discuss any remortgage issues you may be having.

THE CHANGING
Buy-to-let LANDSCAPE
It’s not been an easy few years for the buy-to-let market. The sector, which was one of the hardest hit during the credit crunch, has had to deal with new rules, negative headlines and the biggest tax shake up in its 20-year history. But what does the future hold for Liverpool’s buy-to-let landlords? Does buy-to-let still have a future? We take a look at how the market has changed so far and what’s in store for 2017.
WHAT THE PAPERS SAY If you were to believe some of the headlines surrounding buy-to-let you’d be selling your portfolio pretty quickly! The mainstream media has been quick to herald the death of buy-to-let in recent months whilst taking any opportunity to lambast landlords as the reason we have a housing crisis. However, things are not as glum as the national press would have you believe. In fact, according to mortgage lender Paragon’s Private Rented Sector Trends report, landlords are feeling more optimistic about the future now than they were three months ago.
TAXING TIMES Landlords have always enjoyed significant tax relief on their buy-to-let income. Up until now landlords have only paid tax on the difference between their rental income and the amount of mortgage interest they paid. As of 6 April, however, all landlords will have to pay tax on their full turnover and tax relief will be capped at 20%, even for landlords who pay 40 or 45% tax. The move, which was announced in George Osborne’s Summer Budget in 2015, will have a significant impact on landlords’ profits and a number have left the sector as a result. According to a survey by property management group Orchard and Shipman, 18% of landlords plan to sell up as a result of the impending changes.
GENERATION RENT
THE COMPANY ROUTE RULES AND REGULATIONS Unlike residential mortgages, buyto-let is unregulated. However, that has changed somewhat in recent years. So-called consumer buy-to-let is now regulated by the Financial Conduct Authority. Accidental landlords come under this category for example those people who rent out their house as opposed to selling it because they have to move for a job or change of circumstances. Meanwhile new rules from the Prudential Regulation Authority (PRA) came into play in January of this year affecting all buy-to-let mortgages (excluding those taken out by limited companies, more on that later). These new rules affect the way lenders underwrite mortgages and, namely, the amount of rent a landlord must be able to make on a property, in relation to their mortgage repayments. All lenders have a rental cover calculation and as a result of the PRA rules most have hiked theirs. In the past, landlords have generally had to achieve 125% of the mortgage repayment as rent (i.e. the mortgage repayments plus an extra 25%). In recent months most lenders have increased this to 145%. This means landlords have to prove they can achieve much more rent in order to get the mortgage.
With the changes to tax relief set to come into effect next month and the PRA changes already in play, many landlords are now looking to buy properties as a limited company rather than as an individual. There are plenty of benefits to this. Firstly, as a limited company you’ll pay corporation tax rather than income tax thereby bypassing the changes to tax relief altogether. Secondly, limited company buy-to-let is not subject to the PRA rules meaning landlords operating this way can actually borrow more than individual landlords. This option isn’t without its downsides however, as setting up and running a limited company can be time consuming. Furthermore, changes to the tax-free dividends company directors can take out of a business account were announced in this month’s Spring Budget and will have an impact.
IT’S NOT GRIM UP NORTH While landlords in Liverpool may feel as hard done by as those across the country, the city and indeed the North West region as a whole could actually benefit from the issues facing the buy-to-let sector at present. As a result of the changes to rental calculations, most lenders have imposed landlords need to look to areas where property bargains can still be had and rents are able to rise. The North West region offers the perfect choice. According to figures from estate agent Your Move’s buy-to-let index, landlords in the North West achieved some of the highest yields in the country in January at 5%.

TALENT IN THE CITY
INTERVIEW BY MARK LANGSHAW
What can you tell us about the character you’re playing in ‘Gabriel’? My character Commander Von Pfunz is a German army major who arrives on Guernsey in 1943, in the middle of the war and the Nazi occupation of the Channel Islands, to take over from a colleague. He takes a shine to a local woman played by Belinda Lang, who is the central character, and she doesn’t know what to do. She thinks he is horrible but doesn’t want to make a mistake that could have fatal consequences for her family. The audience begins to piece together where he’s been and what he has seen as the play progresses. He’s cultured and educated, speaks perfect English; but he’s weird and a bit damaged. We find out he has been somewhere else before he was posted here and sees Guernsey as a convalescence. It was a much softer place for German service personnel than the likes of Holland or Russia. There were no commando raids or resistances to quash. The Gabriel of the title is a mysterious young lad who is washed ashore with no memory of who he is. His arrival causes tensions to boil over and adds another element to the story. What attracted you to the role? When I first read the script I realised it was a pageturner and my instincts told me it would make a good show. I really wanted to know what happened in the next scene and there are times when it gets a bit surreal - it’s a genuine thriller. No matter what age you are - whether you’re a 12-year-old child or of the older generation - I think you will take something from the story. It has a very broad target audience. How does it feel to be returning to your home city to perform on stage? I can’t wait. It’s been way too long since I was last here to perform - it was the year Everton and Liverpool played that cup final, 1986, so I’m really, really looking forward to it. This is the first time I’ve ever featured in a UK touring production and I felt it was the right time to do one for a couple of reasons. Most importantly this was the right project. You don’t see a lot of straight dramatic plays touring the country, so that’s unusual in itself. The other reason is simply because I’ve never toured before. When I first decided to pursue a career in acting I imagined this is what it would have been like - living out of a bag, turning up in one place for a week and then getting on a bus to go somewhere else. To what extent did your experiences growing up in Liverpool help you get where you are today? Almost completely. I think we are where we come from. Everything from the way I conduct myself to the things I respect all come from my experiences growing up in Liverpool. I wasn’t into acting when I was a teenager. I was a promising track and field athlete in school and back
“

” ‘GABRIEL’ IS RUNNING AT THE LIVERPOOL PLAYHOUSE BETWEEN - APRIL
then in Liverpool, in the 1960s and ‘70s, everyone wanted to be in a band or become a sporting hero. I don’t remember meeting many actors or people who were into theatre. I only recall going to the theatre once and that was to the Playhouse when I was about 12 years old. It was a play called ‘The Hasty Heart’ starring Richard Todd. Working class kids in Liverpool during that era usually had limited experience of theatre, so when I went to study at RADA (Royal Academy of Dramatic Art) in London I related to the other working class kids from elsewhere who were inspired by their favourite TV actors and movie stars. Your stint as ‘Doctor Who’ is something of a fan-favourite. Do you have any regrets that you didn’t get to make a full series? Not now. I could say I did back then but if it had come about there might never have been Matt Smith or David Tennant versions of the Doctor. When you’re working as an actor, things nearly happen all the time. You might get down to the last three in an audition or just miss out on a part - this is a weekly occurrence for a performer. My stint as Doctor Who was basically a TV pilot. They called it ‘the movie’ but it was a TV pilot they wanted to become a series. I knew the odds before I started - 99 out of 100 pilots don’t get picked up. The point of it was to get a series in the US and it didn’t achieve the ratings for that. Two weeks later I was back doing something else - it wasn’t meant to be and I have no regrets about that. There’s a vacancy coming up for the role of ‘Doctor Who’. Who would you like to see fill it? I think they’re seriously missing a trick if they don’t cast a brilliant female. It’s high time they did - Tilda Swinton is top of my wish list but I’d be amazed if she joined up. Then again, I’m often amazed by things to do with ‘Doctor Who’. Tilda is exceptional, she’s played David Bowie before and I think she could turn her hand to anything. She even looks like an alien and might actually be the best Doctor ever. Doctor Who is almost an asexual being. It’s one character with many faces, so why can’t one of them be female? I think they need to take that leap now. ‘Withnail & I’ is another of your most famous roles. Was there ever talk of a sequel over the years? I’ve heard talk of a sequel but never from anyone who could make it happen. The only person who could make it happen is [the creator] Bruce Robinson but he’s not interested and I don’t think he ever has been. I think the nearest he ever came to considering a sequel was about 20 years ago when Richard E Grant and I were having a glass of wine with him. Bruce was ranting about all these unsolicited scripts he had been sent for a ‘Withnail & I’ sequel. He said ‘a sequel would be impossible because you’re both 10 years older now, so we’d have to set it in 1979. What even happened in 1979?’ He then stopped himself and said ‘oh, hang on a minute’. Richard and I were considering leaving the room to let him stew on that for a moment, but nothing ended up happening and, generally speaking, Bruce has always been opposed to the idea. To be honest I’m dead against it as well. You could set it 30 years later but I think the Withnail character would be dead by then - he’s not a survivor, he’s a brilliant waster. Leave well alone, I say.

& NEWS SKAUS PREPARES TO POP UP AROUND THE CITY Pop-up dining venture SKAUS is getting ready to host its first foodie events in April. Established by Dan Cameron and Josh Lundon, who have 16 years of hospitality experience between them, the concept promises Nordic and Scandinavian inspired dishes made solely from British produce. Fittingly, SKAUS will launch at Liverpool’s Scandi-style venue HUS with its first pop-up dining experience on 6 April, before heading into South Liverpool for the first time on 20 April with SKAUS Pop-Up in The Barn at Allerton Road eatery Three Piggies.
FUNCTION ROOM PLANS FOR SOUTH LIVERPOOL PUB South Liverpool’s Dovedale Towers is looking to create a new bar, function room and toilets in the building’s upper floor. The 60 Penny Lane establishment has applied to Liverpool City Council for planning permission to refurbish the currently disused rooms above the pub. According to the planning application, the rooms would require cosmetic and decorative work and would enable the venue to hold private functions.
OPENING DATE CONFIRMED FOR BOLD STREET EATERY Bold Street’s new Vincent Asian Kitchen will open its doors next month, the team behind it has confirmed. A soft launch of the restaurant, which will explore the flavours of Thailand, Vietnam, Malaysia and Singapore, is lined up to take place between 11am and 3pm on 12-13 April. The eatery, which will serve up bowls of Asian cuisine free from wheat, gluten and dairy, will then fully open on 14 April. The Ropewalks addition is the latest Vincent venture for the expanding company, which also has a Southport hotel and The Vincent Café and Cocktail Bar in Liverpool’s Exchange Flags. New hotels in the city are also in the pipeline.
NEIGHBOURHOOD Castle Street, L2 I’m pretty embarrassed to admit it but I probably spent more time thinking about what I was going to wear for my trip to Neighbourhood than I did about what I was going to have to eat. Now that’s not to say I wasn't looking forward to trying the food, far from it; but if you’re visiting the new ‘place to be seen’ on a Friday night in Liverpool then you don't want to turn up looking like a scruff, do you? Nonetheless, any insecurity I had over my appearance evaporated the moment my date and I were seated by our friendly waitress. Perched up in the corner of the lavish former banking hall, we were given the perfect spot to admire our surroundings and soak up the buoyant atmosphere. Despite the upmarket setting, Neighbourhood managed to create a relaxed feel where weekend revellers could enjoy a cocktail alongside loved-up couples out for a slap-up meal. Helping to subtly reinforce the laid-back US vibe were the waiting staff - casually styled in jeans and white trainers. But that’s quite enough fashion isn’t it; how was the food? To start I went for the buttermilk marinated chicken lollipops (£7.50) because they sounded tremendous. Smartly presented with miniature Neighbourhood-branded
REVIEW BY LAWRENCE SAUNDERS
flags, the chicken pieces were suitably succulent and possessed just the right amount of heat for my liking. My plus one was properly impressed with her crispy duck, watermelon and beansprouts (£10.50), particularly charmed by the contrast in textures between the game and juicy fruit. Time for mains and Neighbourhood was in full ‘late bar’ mode by now with an increasing number of patrons present purely for liquid refreshments. As I often do, much to the amusement/irritation of my regular dining partner, I ordered one of the most expensive items on the menu. Fortunately the Glenarm Estate rib steak with Café de Paris butter (£24.50) tasted just as sumptuous as it sounds. The meat required minimal munching whilst the complex accoutrement was delightfully indulgent. Served with a side of chips, I went for a béarnaise sauce but peppercorn and mushroom options were also available. After umming and ahhing between the miso black cod (£26) and the chicken dinner (£14.50) my dining partner eventually plumped for the poultry following a spot of
gentle persuasion from yours truly. The dish’s unassuming title belied a plentiful construct of roast chicken, potato dauphinoise, savoury scone and gravy - in keeping with Neighbourhood’s American influences. Soon after tucking in my date knew she’d made the right choice. The chicken combined seamlessly with the rich scone even if it was slightly odd at first to see one smothered in gravy rather than jam and cream. On to the pudding and after such a substantial main course neither of us could stomach taking a dessert on solo so we opted to share the cinnamon sugared fingered doughnuts with hot chocolate sauce (£12). Smartly presented in their own branded box, the doughnuts promised much but unfortunately it was ‘all fur coat’ as they lacked any proper flavour and it ended up being quite a slog to finish them, but finish them I did! Don't let my doughy disappointment put you off though. Neighbourhood is a cracking addition to the increasingly thriving food and drink scene in Liverpool’s commercial district and certainly worth getting dressed up for.

AS WARMER WEATHER APPROACHES AND APRIL MARKS THE BEGINNING OF NATIONAL PET MONTH DO WE REALLY NEED ANOTHER EXCUSE TO EXPLORE THE LIVERPOOL CITY REGION’S TOP DOG-FRIENDLY ATTRACTIONS? FROM THE BEST ROUTES FOR WALKIES TO THE FINEST PUBS AND CAFÉS WHERE POOCHES ARE PERMITTED YOUR MOVE HAS PUT TOGETHER A GUIDE TO THE PERFECT DAY OUT WITH YOUR PEDIGREE CHUM
JOIN A PACK One of the best things about dog ownership for many is the social opportunities it brings, and here in the Liverpool City Region there are numerous events and initiatives to foster them. The Sefton Park Dog Jog is a run and fun outing for you and your pet, set to take place on 12 August. It’s a friendly, non-competitive 5K event where entrants will enjoy fresh air, exercise and the chance to mingle with fellow dog lovers. Meanwhile, pooch owners with a penchant for all things quirky will be barking up the right tree at the New Brighton Seaside Festival, 54 Your Move
as this year’s event includes a Doggie Fancy Dress Parade. Organised by Wirral Animal Sanctuary, the May Bank Holiday Monday showcase is a chance to dress up your pup in a hilarious costume, all in the name of charity. If that’s too offbeat for your taste, community group Dog Lovers Liverpool organises regular social walks so dog owners can meet likeminded individuals and raise money for local animal charities. The organisation, which arranges outings at destinations including Sefton Park, Walton Hall Park, Formby Beach and Calderstones Park, can be found on Facebook or at www.meetup.com/DogLoversLiverpool.

Dog owners are spoilt for choice when it comes to walking routes in the Liverpool City Region, where lush green spaces compete with sandy beaches. You can’t beat a bark in the park and Merseyside has plenty of these where you and your canine companion can stretch your legs, including Wirral’s 60-acre Royden Park. Owned by Wirral Council, this picturesque parkland is something of a mecca for local dog owners, complete with canine-friendly café Barking Mad and designated areas for off-lead frolics.
“Dog owners are spoilt for choice when it comes to walking routes in the Liverpool City Region, where lush green spaces compete with sandy beaches.”
A DOG’S DINNER No pooch owner likes to encounter the dreaded ‘No Dogs Allowed’ sign, and luckily there are plenty of food and drink venues in the Liverpool City Region where canine guests are more than welcome. Located in the leafy heart of Calderstones Park, The Reader Café is a top pick for anyone who prefers breakfast with their pup by their side, incessantly begging for scraps no doubt. Opening at 8.30am, which may tie in nicely with the morning walk, this dog-friendly venue serves up everything from tea and toast to specialist veggie dishes and only closes in extreme weather. Elsewhere in South Liverpool, Lark Lane’s Milo Lounge is a good shout for a laid back lunch after a long dog walk in Sefton Park. Large open windows mean your pet won’t feel cooped up inside and the venue’s diverse menu caters for all tastes, whether you’re after tapas, a hearty main or a veggie dish. A short walk from Formby Beach and its golden sands, The Freshfield pub is widely regarded as one of the region’s best alehouses, and punters on four legs are just as welcome as those on two. While you wash down high-end pub grub with real ale, your furry friend can enjoy doggie delicacies from a treats menu. There’s even a designated dining room for dogs and their owners - the ‘Freshie’ wasn’t shortlisted for a National Pub of the Year award for nothing. Those seeking the hair of the dog treatment near Liverpool city centre should look no further than The Caledonia, a venue which was recognised as the region’s most pooch-friendly in the DogBuddy blog’s Dog-friendly Pub Awards 2016. The Caledonia Street tavern is said to be so dog-friendly that non-pooch-owning regulars often turn up with pockets full of treats to engage with both human and canine customers.
Fetching grooming salons If your canine chum is starting to look like something the cat dragged in, it might be time to consider a visit to a grooming salon. There is no shortage of these in the region but few are as prestigious as MuckyPups on Allerton Road, a parlour opened by Scouse comedy legend Ricky Tomlinson in 2012. Along with treatments such as grooming, nail clipping and de-fleaing, the South Liverpool salon provides a wider range of pet services, including micro-chipping. Delivering a similar array of services in the city centre, DogOne is also well equipped to cater for pampered pooches. Liverpool ONE's only pet grooming salon even stocks organic treats and food as well as accessories like snazzy leads and collars. If your pup isn’t a fan of being hauled off to a strange location, why not bring the pampering to them? The Dog Wash Company runs a mobile grooming service which operates across Liverpool, Wirral and Ellesmere Port. Transporting the necessary equipment in specially converted vans, the firm which also has a salon on Marcus Street in Birkenhead - is always on hand to spruce up your pooch at home.

Leading walking routes
Areas where your pooch must be placed on a leash are clearly sign-posted and dog waste bags are provided at the café and car park, encouraging owners to clean up after their pets. Moving into sandier territory, Formby Beach is top dog for sunny day jaunts. The nearby pine woods provide ample shade for your pup and there’s an entire coastline for them to explore. The site is managed by the National Trust, which has provided self-filling water bowls near the public toilets and parking areas, and the organisation maintains picnic areas where dogs are welcome. All dogs must be kept on a lead while passing through the squirrel reserve but if you forget to bring yours along, the National Trust rangers can provide a spare at the entrance kiosk.
