Richard Forman, head of sales and marketing at Delph which sold more than 20% of its Orleans House apartments in the three days following the launch, says: “The North West is beginning to offer fantastic returns on capital for investors and with the Liverpool property market stabilising and recovering well postrecession, confidence is certainly on the up in the city. “Our early success with Orleans House clearly shows there’s a huge appetite for investment opportunities in the North.” Prior to its investment in Orleans House, Delph Property Group ventured into Liverpool in 2013 with the West Tower residential development and believes the city has since seen “tremendous” growth. Delph suggests that, as property prices continue to rise by 7-8% per year - a statistic which puts it amongst the strongest in the UK and Liverpool’s high rental yields are a significant target for buy-to-let investors, a 22.8% property price growth is predicted by 2021.

Richard adds: “At Delph Property Group we currently see huge potential in both Manchester and Liverpool. “Several years ago, properties in these areas would have been a risk to purchase but we are now confident it will produce strong rental yields as the North West revival continues.” The Grade II*-listed Orleans House on Edmund Street was originally a cotton warehouse and was, until recently, used as offices. NEWS COUNCIL TO LAY OUT PRIVATE SECTOR HOUSING SUPPORT CRITERIA Liverpool City Council will outline its Financial Assistance Policy for private sector housing at its cabinet meeting on Friday 21 April. The local authority is seeking cabinet approval to provide support for residential projects which address its strategic housing objectives, subject to funding availability. The council is keen to back initiatives in the Welsh Streets, Anfield and Granby regeneration
areas, bring more empty homes back into use and help private home owners adapt their properties to cater for disabled or elderly occupants. Disabled Facilities Grants are proposed for those who fall into the latter category, while Home Improvement Grants have been recommended for private homeowners with houses in phase three of the Welsh Streets scheme to complement the work that previously took place there.
Capital would also be set aside for homeowners in Anfield Village and Granby Four Streets to carry out external frontage improvements, with Empty Homes Loans and the Homes for a Pound Plus initiative among the other priority projects. Liverpool City Council’s strategy for improving the quality of the city’s HMO (Houses of Multiple Occupancy) accommodation will also be considered by cabinet members during the meeting.

The law firm’s off-plan sales team is playing a part in projects at 8 Water Street, Colonial Chambers and Reliance House, which comprise almost 300 apartments in total and are worth a combined value of £35 million. Former commercial property 8 Water Street was previously home to insurance giant Aviva, and will be transformed into 94 new studio, one and two-bedroom properties as part of £12m scheme The Residence. Meanwhile nearby Reliance House could be extended upwards by developer Legacie in a £15m project to bring 100 new homes to the market for buy-to-let investors and private buyers.
The £8m redevelopment of former tea warehouse Colonial House will also aim to retain many of the site’s original features as 94 new studio apartments are created. Following its appointment on the projects, MSB Solicitors is responsible for managing all sales on behalf of the developers to the homes’ private investors, including those from overseas. Beth Conway from MSB’s commercial property team has taken on a key role in the projects under the supervision of commercial partner Brad Armstrong. Q: I am in the process of separating from my husband. We have a large buy to let portfolio which is all held in our joint names, and consists of properties purchased over many years. Deciding on who gets what might take some time – are there any tax angles I need to think about.

A: A recent divorce case ‘Owen v Owen’ has sparked a debate about ‘no-fault ‘divorce, and served as a useful reminder of the tax pitfalls of dividing up assets following separation and divorce

In the case of the unfortunate Owens’ there was a lengthy period of permanent separation, when the unhappy Mrs Owen’s found it impossible to carry on living with her husband, but wasn’t able to compel a divorce. It is extended separation periods which can cause major tax difficulties. In simple terms the Capital Gains Tax rules on separation and divorce are as follows: • A married couple (and civil partners) are allowed, to make capital gains tax free transfers of assets (such as properties and investments) between one another based on the “no-gain no-loss” rules which apply to inter-spouse transfers.
This will require a flexible and pro-active attitude as well as a strong worth ethic.

• This tax free status stops when a couple separates ( which can be as a result of a Court Order, or by a Deed of Separation, or because they just separate permanently, even though they are not divorced) • Tax free transfers continue to be available however until the end of the tax year in which separation occurs. • After this time and until your divorce becomes absolute, you and your husband remain ‘connected parties’ for Capital Gains tax purposes which means that Market Value must be used for calculating the tax payable on transactions between you, even though no money may change hands. In your case, if you have held a buy-to-let portfolio for some time, it is likely that the market values of the properties could be significantly higher that what you paid for them and sizeable taxable gains could arise. In practice what this means in your case is that it is far better to separate early in the tax year (i.e. as soon after the 6th April as possible), and then to use that tax year (i.e. up to 5 April the following year) to work out who will be getting what and to implement the transfers. The lesson here is that for couples contemplating separation, advice should be taken as early as possible, this will avoid any nasty tax shocks down the line, and HMRC becoming an unintended beneficiary of the divorce settlement!

etween May and October of 1984, the International Garden Festival came to Liverpool and helped the city’s flagging tourism industry blossom once again. The event, which took place on a derelict industrial space south of Herculaneum Dock, attracted more than three million visitors to Otterspool and has left a lasting legacy there. Festival Gardens, a 25-acre public green space which underwent a £3.7m revamp in 2011, and two nearby housing estates are permanent reminders of the success of ‘84, but these features are merely part of a wider site with untapped promise. To the north lies a 27-acre development zone earmarked for housing-led regeneration as part of site owner Liverpool City Council’s Festival Park masterplan, which would see the gardens retained along with 37 acres of grasslands to the south to form a picturesque green suburb within three miles of the city centre. Proposals for new homes on the vacant land have fallen through on more than one occasion - most recently in 2015 when Langtree severed a development partnership with the council but one Liverpool property expert believes the

site has too much potential to be left derelict. “The site has huge potential because residents there would be close enough to the city centre to enjoy the lifestyle city living offers, but at the same time, they wouldn’t be in the thick of things,” says Alan Bevan, managing director of estate agent City Residential. “It would suit tenants or buyers who want that lifestyle but don’t want to commit to living right in the centre of Liverpool. I think it could be a very important site for the city going forward.” Not only could future residents at the riverside location take advantage of strong transport links, they would also have green space on their doorstep - complete with pagodas, play areas, waterfalls and a woodland trail - a highly sought-after bonus among renters and house buyers. “We believe that the existing park is integral to the residential redevelopment of the site,” says Helen Norris, head of communications at The Land Trust, which manages Festival Gardens. “Green space is what makes residential sites more attractive. There’s a lot of research about this.
“We know Festival Gardens is a loved attraction. We have nearly 200 volunteers looking after the site and tens of thousands of visitors have used it. The gardens add enormous value to the local community and could be an integral way of gelling the housing aspects of the scheme together.” It seems widely agreed that the former International Festival Gardens site is a prime location for a residential scheme, but what type of properties should be built there to address the housing needs of a city with a growing population? According to Alan, a broad mix of homes to cater for the city’s diverse demographic is the ideal scenario, but the most financially viable fit would be high density apartments, in line with the council’s provisional proposals. “Given the size of the site and the amount of homes it could potentially host I think it needs to offer a broad selection of property types to cater for first-time buyers, empty-nesters, young professionals and even families if possible,” he says. “That isn’t always easy to achieve in a scheme like this. “To make the project viable it will need to be

a particularly high density scheme which would logically mean a development with apartments on there, and that could limit the type of buyer or tenant that will be drawn to the site.” Furthermore, a traditional new build housing scheme is the last thing Alan expects to see spring up on the development site, which was once a landfill. “It just wouldn’t work because of the former ground conditions and the amount of infrastructure that would have to go in,” he explains. “Logically, it’s going to be a collection of apartments but maybe there could be some townhouses in parts. “The site will dictate what will go on there, rather than the market necessarily, but there’s no reason why these two factors won’t line up.” Festival Park is one of numerous regeneration projects in Liverpool as the city’s resurgence continues, and the consensus is that it will complement other initiatives in the surrounding area. For instance, Colin Sinclair, chief executive of Knowledge Quarter Liverpool - a £1 billion urban innovation district in the city centre
spanning 450 acres - believes Festival Park could provide homes for the new talent the scheme is attracting. “Festival Park is a unique opportunity to provide the kind of homes that Liverpool’s talented future workforce will need as we drive forward in science, health and innovation,” he tells Your Move. “If we are to attract and retain the best and the brightest people we need to develop places where people are proud to live and can enjoy their leisure time and Festival Park’s waterfront location is ideal to achieving this.” The council shed light on its vision for Festival Park at the International Festival for Business 2016 and the recent global property expo MIPIM, revealing colourful designs drawn up by K2 Architects. The imagery highlighted the scope of the project, which includes the creation of a nearby Mersey Ferry landing stage, improved connectivity with St Michaels train station, docks and a waterpark. Although Alan firmly believes Festival Park can be a key piece in the jigsaw of a regenerated Liverpool, he expresses concerns

that the plans in their current form may be overly ambitious. “When planning a project like this it’s important to ensure the vision is achievable,” he says. “There is always a danger it could become too aspirational when they’re trying to get a developer on board. “We know there is a demand for people to live in that area, but if the ambition is for it to be ground-breaking, one of the best residential developments in Western Europe, there could be a danger of it falling through. Maybe it needs to be softened with more traditional residential elements. “Having said that, I have no doubt the site can be a big part of Liverpool’s future. It’s important that these homes are built to house the growing population and Festival Park is a great location.” Based on feedback from a public consultation, the council is due to submit a revised Festival Park masterplan after conferring with its development partners and present it to the cabinet this spring, with a recommendation that the project is taken forward as a matter of priority.

WHAT GOT YOU INTO MUSIC INITIALLY? My father played classical piano and taught music as well as philosophy and art but the electric guitar stole my heart when I first saw my older brother Gene playing his own Fender. He's the eldest, I'm the youngest and we have a beautiful sister Sue between us. When we were kids Gene locked up his guitar and his bedroom door but I figured out how to break into both locks and carefully close up everything again before he came home so he never found out. That would happen 44 Your Move
nearly every day for a decade or so. After all this time, one could argue that it could've actually been those locks that drew me to the guitar. It was during the ‘locksmith era’ that I started experimenting with alternative tunings. YOU CAME TO LIVERPOOL IN WITH SONIC YOUTH AND WITH THE THURSTON MOORE GROUP IN HOW MUCH DO YOU ENJOY PLAYING LIVERPOOL? I love Liverpool! My group played Sound City in 2015 on a stage right after Sean Lennon's band. Sound City was a memorable sunny day in Liverpool. The Flaming Lips and loads of friends were there and made it a very special trip for us. Sean jumped back on stage too and took some great photos of the band.
APART FROM YOUR PERFORMANCES WHAT ELSE STANDS OUT FROM YOUR TIME IN OUR CITY? It’s a good thing there are records, lyrics, poetry and art. We can see and hear what we've been doing all this time. During the 2015 visit to Liverpool before the gig, my partner Eva Prinz asked me if we could skip soundcheck and go over and visit the archives of another great Liverpool musician and artist – Adrian Henri. Our guitar tech covered for me that afternoon and Eva and I visited Adrian’s home and archives with his widow Catherine Marcangeli. We spent the whole day poring over his poetry and art, and then later on Eva went back to join Catherine in her other office and kept texting over Adrian's lines and images that had me salivating. You know you

love an artist when their work does that to you! Experiencing his work is the ultimate insider's guide to Liverpool's art happenings. He captured the city's beatific soul, its sky, sound, heart and other surprises living around every corner there. I guess after 25 years I’m all the more curious about Liverpool. HOW DID YOU BECOME AWARE OF THE LIVERPOOL POETS AND THEIR ‘MERSEY SOUND’ ANTHOLOGY? I found out about the Liverpool Poets when I began reading Jean Jacques Lebel and British poets such as Tom Raworth, and everyone referred to the scene in Liverpool. ‘The Mersey Sound’ poets were around during an incredible era exploding with new ideas. The work itself you can read and still feel, but when you delve into those scenes you find they're replete with the hippest invitations, most outlandish photos, and even the titles of the events around that time where clothes might've been optional, are exceptionally fun and funny. Come to the ‘Theatre under the Table’, enjoy the ‘Edible Rainbow’, the ‘Space
Structure Workshop’ or the ‘Endless Love Room’. The happenings were art in the event themselves, like an event where the artist explains pictures to a dead hare. Magical times. Oh can you imagine Adrian walking over and handing you one of his hand painted love hearts? I can. DID THE WORK OF THE LIVERPOOL POETS IMPACT ON YOUR MUSICAL OUTPUT? Adrian's presence and joie de vivre had a huge impact, I would say, on the vibrations of music from that time. He performed on the same stages as Led Zeppelin and other bands influencing me. People don't really know his work so well but back then his name was heard in the coolest circles. John Peel put out his record and his work and his performances were legendary. YOUR UPCOMING SHOW AT ST GEORGE’S HALL HAS BEEN BILLED AS A “MUSICAL RESPONSE TO THE MERSEY SOUND”
HOW DOES ONE GO ABOUT CREATING A REPLY TO A COLLECTION OF POEMS THROUGH SONG? Many of the songs we have been writing lately come from poems. There is a poet in London called Radieux Radio, who sends me sweet lines and I place them into my songs. The other day, when I was looking for a title, Radieux randomly texted one word: ‘telepathy’. It was the perfectly timed title. WHAT CAN FANS EXPECT FROM YOUR PERFORMANCE? Maybe I should read something! I'll play some of the heavy new licks from my new album 'Rock N Roll Consciousness’ and other new pieces. WHEN CAN FANS GET HOLD OF THE NEW ALBUM? The release date is 28 April. We're all really thrilled for this one. We recorded it in the spring inside a church and it's a very good document of my life in the UK [Thurston lives in London]. Full of poetry and magic.

eat lovers in Liverpool have always been well catered for. Recent years have witnessed the growing trend of charcuteries while burger bars and steakhouses are easily found. But vegans and vegetarians have not always had it so easy. For too long, it seems, non-meat eaters have been forced to scour menus for the often limited selection of dishes marked with a ‘V’. With a reputation as one of the most impressive food hubs in the region, Liverpool clearly had to do something to address that. And that it did. In recent months the vegan offering in the city has grown considerably. Vegan Caribbean pop-up ItalFresh and Bold Street’s vegan and vegetarian newbie Our Kitchen have joined the likes of The Egg Cafe in catering for the city’s vegan clientele - at a time when the number of people adopting the lifestyle seems to be on the up. “Veganism is becoming an increasingly popular lifestyle not only in the UK but around the world,” says Carrina Rowe, a member of Liverpool’s Vegan Society. “The image of veganism is undergoing a big change - many people now associate it with health, fitness and wellbeing. It's no longer seen as an extreme lifestyle, it's very easy and accessible nowadays and you can walk into any supermarket and see a huge range of dairy milk alternatives and many more other vegan products. It’s great news for us, the animals and our planet.” Tara Maguire, the owner of Our Kitchen, believes vegan offerings are becoming more prevalent as an ever growing number of people are focusing on taking care of themselves. “It’s quite simple,” she says. “Without coming over all hippie dippie, nature has provided for us exactly what we need to survive. I was often told that as a vegan you would not get enough protein, you would not be strong and healthy. I was often confused at this and wondered how elephants, rhinos and horses to name only a few fellow vegans became so strong and lived healthy long lives without eating an ounce of meat.” Of course, in order to address the lack of choice that existed for vegan and vegetarians, it’s not just about offering food they can eat but creating food they want to eat - making exciting and interesting dishes that stand out on a menu. Businesses are beginning to recognise that there has been a gap in the market for this. “The number of people ditching dairy and meat is unprecedented, and tokenistic unimaginative offerings on menus are something that customers just don't have to deal with anymore, as the culinary scene is opening up to vegans,” says Dan Thompson, co-owner of ItalFresh. Understandably then, the latest vegan eateries have been welcomed with open arms by the city’s diners. “Business for us has been incredible,” says Dan. “The response to our food has been mind-blowing and we attract both vegans and inquisitive foodies who are adventurous and want to try this new ‘plant-based’ thing everyone is talking about. Our reviews have confirmed that we are definitely not just for vegans. “Where we are, based in the Baltic Triangle, it's a very creative and open-minded scene so people are willing to try something new and exciting.” Tara says Our Kitchen has received a similar response. “Our customers have been fantastic,” she says. “They have gone out of their way to leave us such beautiful feedback. I had a feeling that it was

not just me who wanted a place to eat, drink, socialise where I could have whatever I wanted from an extensive menu because it’s all vegetarian or vegan. We have two menus - one is vegetarian and one is vegan. When writing them I kept thinking how I felt in a restaurant when my ‘V’ option was lacking substance like it was an afterthought on the menu, so I decided to create a vegan menu as big as the vegetarian menu.” As the vegan-only offering grows, many of the city’s best loved restaurants are also upping their meat-free credentials. Chinese favourite Yuet Ben has an extensive vegetarian offering, Bold Street’s popular Maray has a dedicated vegan menu and tapas lovers are certainly not neglected at Lunya which offers a wide selection of vegan dishes. And not before time, according to Tara. “It is a bit sad when you go to a place with your friends who eat meat and you get a funny look when you ask if there’s a vegan option and there is a silence,” she says. “I was recently at an event and thank goodness I like chips as that was the only vegan option they had. They weren’t bad chips but I would ideally have liked a good meal like the rest of the table. “I do think restaurants across the board are starting to offer more veggie options though, for example I love Mowgli on Bold Street and they do a fantastic vegan tiffin box. Crust does a vegan pizza, vegan ice-cream and serves vegan wine too - delicious when you want to be a bit naughty!” Dan is also confident the city’s vegan offering will continue to grow. “In the 12 months since we’ve started there are already more establishments popping up,” he says. “It’s fantastic. It makes customers more discerning because they have more choice, and pushes us to be more creative and experimental. We are so pleased the vegan scene is flourishing here as the city is becoming a real foodie destination that diners are traveling to - food tourists if you will - and it’s so important that the vegan offering is represented too.” This summer will also see the return of the Viva! Vegan Festival, hosted by campaign group Viva, and this year it’s set to take place across two venues. There’ll be 69 stalls at the Bluecoat, as well as a cookery demo room, and 41 stalls at the nearby Friends Meeting House on School Lane. The future looks bright. Or should that be green? Your Move 49

Classic chickpea pancake WITH AVOCADO CONFIT CHERRY TOMATOES AND HUMMUS
Ingredients • 150g gram flour • 150g soya milk • A pinch of paprika • Salt and pepper to taste • Small pinch of baking powder
• 2.5ml olive oil • 200g spinach • Eight tomatoes • Large tbsp hummus • 150g roasted chickpeas
Method To make our pancake blend the ingredients (flour, soya milk, paprika, salt and pepper, baking powder and olive oil) together, creating a smooth consistency. Pour the mix onto a pre-heated griddle plan and cook for approximately 40 seconds on each side until golden brown. Our masterpiece pancake is the bed of the dish so spoon a large dollop of creamy hummus onto the top, followed by fresh spinach leaves for a slight crunch. Slice and add yellow and red tomatoes to give the dish a sweet and colourful pop, finishing with our icon - thinly sliced avocado (always remembering: avocado is bae!) - and then add a handful of roasted chickpeas.

GLASGOW-BASED BAR & RESTAURANT CHAIN TARGETS CABIN CLUB A Glasgow-based bar and restaurant chain has targeted the famous Cabin Club for its first Liverpool opening. Bar Soba, which was first launched as a popup restaurant at the Edinburgh Festival Fringe, currently has five sites across Glasgow, Edinburgh and Leeds serving up cocktails and Asian street food. Exactly what Bar Soba is proposing for the building opposite St Luke’s Church is yet to be confirmed. A planning application submitted to Liverpool City Council by the group is requesting a “change of use of the basement, ground and first floors into bar/café/restaurant”. A £700,000 refurbishment of the former nightspot by Red & Blue Restaurants, the group behind Hanover Street Social and Salt House Bacaro, had previously been proposed.
PAN ASIAN BUFFET RESTAURANT HEADING TO CLAYTON SQUARE A new Pan Asian buffet restaurant offering over 150 dishes could be heading to Clayton Square Shopping Centre. Bon Pan Asian Restaurant wants to open in the former Poundworld unit on the corner of Elliot Street and Great Charlotte Street. If plans are approved it would be Bon Pan’s second UK branch, joining one existing location at Intu Potteries Shopping Centre in Stoke. Bon Pan’s menu includes everything from sushi and teppanyakii to curries and pizza.
TWO NEW RESTAURANTS PLANNED FOR LIVERPOOL ONE SITE Two new restaurants are being lined up to replace Red Hot World Buffet in Liverpool ONE. Plans have been revealed to divide the unit on Paradise Street into the proposed Frankie & Benny’s and Chiquito Restaurants. Italian-American themed Frankie & Benny’s already has a number of branches across Merseyside, including outlets in Aintree, Kirkby, Liverpool John Lennon Airport, Wirral and Ellesmere Port. If given the green light, Mexican eatery Chiquito Restaurants will open its first Liverpool branch, although the chain has nearby sites in Chester and New Brighton.
THE BOTANICAL GARDEN New Bird Street, L1 The Botanical Garden is already famed amongst Liverpool’s favourite summer venues, and its annual opening is now one of the first tell-tale signs that sunnier days are on their way. As it’s back for its third year with new pop-up food offering Ta’amiya up and running for the summer, I couldn’t wait to see what The Botanical Garden has in store for 2017. Hidden over in the city’s Baltic Triangle, the laid-back space is a vibrant concoction of urban graffiti, exposed bricks and industrial oil drums, contrasted against the garden’s signature blooms and vintage finishes. With an evening chill in the air, we were relieved to find a spot by the open fire pit before turning our attention to the extensive choice of gin on offer. The East Side Fizz gin cocktail (£7.50) immediately caught my attention, combining lemon and sugar muddled with cucumber and mint, served long and topped with soda. The classic combination proved a light and refreshing start to the evening. My date had his eye on his favourite version of the spirit but was persuaded to try the gin of the week under the expert guidance of our bar tender - Dingle gin served with tonic in a classic goblet (£6.50). This choice offered something different to his
REVIEW BY SARAH BROWN usual, but with similar botanicals to his preferred tipple. Drinks in hand, we headed over to the food hatch to see what culinary delights were on offer. The brainchild of Michael Carey, former head chef at Rodney Street eatery Puschka, Ta’amiya serves up a select assortment of Moroccan street food. I plumped for the Mechoui Lamb Wrap (£5) as my main dish, while my dining partner ordered a Merguez Meatball Wrap (£5), with a portion of fries to share (£3). The Mechoui Lamb Wrap was the unanimous highlight of the meal, generously filled with tender lamb steak marinated in Ta’amiya’s special North African spice rub. Served with salad, orange zest, pomegranate seeds and tahini sauce, the heady flavour combinations brought together aromatic spices with a tangy zest. The Merguez Meatball Wrap was also a hit, filled with juicy minced beef meatballs delicately spiced with harissa, fennel seed, sumac and garlic; fried and served with chopped chilli and chermoula sauce. And of course, we couldn’t walk away without sampling Ta’amiya’s signature falafel. Falafel comes served with
flatbread and salad, with a selection of blends to choose from. We opted to try the Berliner (£4) - intensely curried butterbean falafel topped off with currywurst sauce and garlic mayo. The falafel was light and fluffy, with the currywurst sauce providing a welcome twist to the classic North African flavours. To round the evening off we decided to sample another of the garden’s gin cocktails as we made the most of the roaring fire. While my date chose to try the trusty East Side Fizz for himself, I decided to sample one from the menu’s ‘unusual’ selection, promising a cocktail combination with a little bit of a difference. The Genever Jamble (£7.50) was a fruity little number, combining genever, blackcurrant jam and lemon, shaken with sage and finished with Laphroaig whiskey. Ta’amiya is undoubtedly going to be a hit this year, bringing a tasty slice of North African sunshine to New Bird Street. Combine this with The Botanical Garden’s burgeoning gin selection and informal surroundings, and you have the perfect summer’s afternoon.
