Students from the city’s universities and members of the local community have donated their unwanted goods to find them a new home through the initiative, which will also aim to increase recycling and prevent the items from being sent to landfill. Organised by Liverpool Guild of Students and the Merseyside Recycling and Waste Authority (MRWA) Community Fund, the shop will be open from 11am until 2pm at St Bedes Church in Toxteth on Tuesday 6 June. VIVARK SECURES £123M KNOWSLEY HOUSING TRUST CONTRACT Vivark will deliver Knowsley Housing Trust’s (KHT) refurbishment and facilities management services for seven years after securing a £123 million deal. The contract for the firm, which forms part of social enterprise business First Ark Group, also includes an optional two-year extension. NEWS PART-EXCHANGE SCHEMES ‘CUTTING SELLING TIMES IN HALF’ Part-exchange schemes are helping sellers offload their properties significantly faster, according to a Liverpool City Region housebuilder. Countryside claims customers who have opted for this method are selling their homes within four weeks of placing them on the market, while the average time scale for the North West is said to be eight weeks. The firm has noted this trend at its Goddard Chase development in particular on Lightoaks Drive in Halewood. Research cited by the housebuilder suggests the majority of Britons are aiming to move into their ‘forever home’ by age 40, with 52% desiring a large kitchen as part of their upgrade and 47% looking to include an en suite bathroom. Peter Vella, regional sales and marketing director at Countryside, says: “Upgrading your home is a natural process; as families grow they need more room.

A new £2 million supported housing scheme has been officially opened in Fazakerley, having recently reached completion. SUTTON KERSH TOASTS BEST AUCTION OF THE YEAR Sutton Kersh is celebrating its most successful property auction of the year so far. Just over £6 million was raised at the event which saw 83% of the properties on offer sold and a special visit from the ‘Homes Under the Hammer’ team. The BBC property auction show was back in Liverpool to film a Sutton Kersh auction for the second time this year. Cathy Holt, associate director at Sutton Kersh, says: “The properties we had on sale brought a huge turnout. We had a standing audience and a serious room full of buyers from start to finish - people came to buy! “We had our best catalogue so far this year and every lot saw head-to-head bidding!” One of the biggest sales was the first property of the day on Dovedale Road in Mossley Hill. The company’s profits are said to have trebled year on year, reaching £5.8 million compared to £1.6m in 2015. Signature Living was founded in Liverpool in 2008 with just one serviced apartment on its books and has since branched out into residential development as well as the mainstream hotel and wider hospitality sector. Following the release of its financial results, Signature Living chairman Lawrence Kenwright predicts that the firm’s profits will surge to £20m next year. BUYING OFF-PLAN

WOULD YOU PAY MONEY FOR A CAR YOU’VE NEVER BEEN ABLE TO SEE LET ALONE TEST DRIVE? OR COUGH UP CASH FOR CLOTHING WITH NO GUARANTEE IT WOULD ACTUALLY BE MADE? FOR MOST PEOPLE THE ANSWER IS PROBABLY NO YET A HUGE NUMBER OF PEOPLE PUT THEIR MONEY INTO PROPERTIES THAT HAVE YET TO COME TO FRUITION THEY’RE WILLING TO INVEST IN NOTHING MORE THAN A VISION AND DEVELOPERS ARE KEEN TO SECURE THAT INVESTMENT EVEN BEFORE THE BUILDERS ARE ON SITE

A city like Liverpool, which is the focus of much investment and development, offers plenty of examples of properties which are being marketed long before they’re complete. But is this just an efficient approach to letting or selling properties? A chance for a developer to get ahead of the game? Or is it actually more important than that? “From a cashflow perspective it is vitally important to secure early off-plan buyers, especially in the current environment where bank funding for ‘speculative’ schemes is very hard to come by,” explains Alan Bevan, managing director of agent City Residential. “It also gives the developer real comfort that what they are developing is in demand from buyers.” The economic crash certainly had ramifications for development funding. Many high street banks all but exited the sector and the lack of available funding saw the rise of alternative lending platforms, as well as an increased need to secure early investment something developer Elliot Lawless of Elliot Group is well aware of. “Development funding used to come from a mix of the developer’s equity and bank funding, but the banks exited the market after the last crash and left a major gap,” says Elliot. “Many developers, particularly in the residential sector, sought alternative funding sources, notably from private individuals keen to invest in UK property as part of their pension planning. Seventy per cent of our off-plan sales are now to overseas buyers.” Elliot says these investments are structured to give the firm working capital to progress with a scheme whilst protecting the interests of the investor. “They have certainty, not least from our track record, whilst we are able to bring projects forward more quickly,” he explains. “Investors pay in stages as the build progresses and their funds are held in escrow by lawyers so they’re safe. How the cash is drawn down is carefully regulated and the process works very well.” And it’s not just sales that are crucial for developers. Paul Nicholson is chief executive officer at Luxor Estates, which currently retains all of its properties and offers its developments for let only. However, Paul says it is imperative that he secures off-plan lets of the units to demonstrate the demand in the development in question and ensure that the generated income for the property is feasible. “We are considering using off-plan sales on our future larger developments as it will greatly assist in the cost of the development but at the same time protect the buyer’s investment,” he adds. While the benefits to the developer are clear to see though, one wonders what benefits there are for the buyer in purchasing a property before the

development is complete. “The ability to choose from a range of apartments, sometimes at a discount to the open market value,” says Alan. “In a rising market, the buyer may also find themselves having ‘made a profit’ between the time they exchanged to the date of completions. Sometimes they may well be offered a choice of specification which will enable them to tailor their new home to their specific requirements.” There is also, of course, the chance to secure an in-demand property before it’s too late. “For developments which have received high levels of interest, allowing customers to reserve their property off-plan gives them the security of knowing their future home is secured,” says Paul. “For our renters, it also gives them a specific timeframe so they can prepare for the move.

“Buyers should look for developers who have performed to plan and to budget and should do their due diligence as they would with any other investment” We communicate with our off-plan renters throughout to keep them up to date with the building progress and move in dates. “Another benefit of securing a home off-plan is the selection tenants get – they can handpick an apartment they would like in the development, depending on availability.” But it’s not all good news. Unfortunately there have been many examples across the UK and beyond of investors piling their money into a development that never actually gets built, usually because the developer runs into financial difficulty. With a global economy that’s still shaky at best is it wise to take a punt on an unbuilt property? And, furthermore, what if the property that is built is not actually worth what you paid, given the transient nature of the housing market? “One of the downsides of buying off-plan is

the risk of the market falling rather than rising between exchange and completion,” says Alan. “There are also other risks such as the developer going bust, the finished scheme/product not being delivered to the expected or guaranteed level and being unable to obtain finance on the scheme at the expected level. “The recent announcement by Nationwide confirming it will not lend on new schemes where the ground rent terms are overly onerous is a great example of this risk.” One thing buyers should always do before investing in a property is undertake proper due diligence. Researching the developer should give you a clear idea of whether they are financially sound enough for your cash. “For buyers the key consideration is the developer’s track record,” says Elliot. “They should look for developers who have performed to plan and to budget and should do their due diligence as they would with any other investment. “We use a major firm of international lawyers to provide all the paperwork and this gives our investors considerable comfort, too, not to mention the full protection of the UK courts.” Alan Bevan agrees. “In an ideal world buyers should only deal with genuine, well known developers who have a track record of delivery over a number of years and have a strong reputation with existing customers,” he says. “This should negate most of the risks associated with off-plan purchases. “On top of that they should also ensure that any deposit monies are held in escrow and cannot be used to fund the build of the scheme, and that there is a new build warranty that protects the deposit, not just the scheme, when finished.” Most new build properties come with warranties from one of a number of approved organisations, though the vast majority come from the National House Building Council (NHBC). These warranties should offer you some financial protection. The NHBC states: “The builder is responsible for completing the home to NHBC Standards. After exchange of contracts if, because of insolvency or fraud, your builder does not start or complete building your new home, we will reimburse your deposit or arrange for the home to be completed in line with the NHBC Standards. We will pay up to a maximum of 10% of the purchase price or £100,000, whichever is less.” Investing in a development before work has even begun can help you to secure a bargain and be part of something from the very beginning but it’s not without its risks. As with any financial decision, the more research you do, the safer you’re likely to be. Your Move 31

What can people expect from your LIMF event? It’s going to be a ‘90s extravaganza and the beautiful thing is that we had a few UK artists who emerged during the ‘90s and changed the whole musical landscape. We didn’t have a wave of UK artists getting signed but we did have memorable ones like Mark Morrison, Shola Ama and Damage. I’ve got two of those acts on the bill which is brilliant. There’s a nostalgic approach to urban music across this year’s festival, but it also seems to be like that generally in music. Why is there such a demand for old hits and artists? In the ‘80s everyone spoke about the ‘70s and in the ‘90s people were talking about the ‘80s. That’s the pattern no matter what music it is, but it’s also to do with the way life has changed massively in the last 20 years. In the ‘90s you still had to take part to really enjoy a style of music. Back in the day you could tell someone who was a hip hop kid, someone who liked R&B, or someone who liked indie bands by the way they dressed. You also had to invest in the music you liked a bit more because the internet hadn’t become the beast it is today. If you wanted to hear a tune you’d have to know which specialist show to listen to or go to a club to hear it. Artists weren’t on Twitter, Facebook or Instagram telling you everything about them; there was still a bit more of a mystique to the music. How has that increase in people’s exposure to music and information transformed your job as a champion of urban music? It’s changed a lot. I felt more devoted to my job in the old days because I had to invest a lot more money, a lot more time and a lot more devotion and dedication to getting stories and tunes. I had to buy music physically on import which was double the price it is now, and you just felt you were slightly rarer, a bit more relevant and more special. It helps that access to music is so easy but it also makes you lazy and a bit disinterested at times because everybody’s getting the information at the same time. I’ve changed my style; I’m not so information heavy, my show is more about reminiscing. I still do new music shows, I’m just a bit more blasé to it. You’re telling people the track and artist rather than boring them with too much information because that’s not what people want. People would rather hear gossip than musical facts at the moment.

“I just wanted to make a difference because I felt that everywhere I went underrepresented my music.” Was there more pressure in the old days? Your MTV and Radio 1 shows must have had a huge impact on artists’ success. Without a doubt, but I was never carried away and I knew the importance of what I was doing at the time. I’d have [artists] on Radio 1, then they’d have an MTV interview on their itinerary and I’d be the guy interviewing them again. I think they all thought I was a big mogul and P Diddy always thought I was a big mogul but I’m nothing like him, nowhere near. I’m just a broadcaster. It was really important at the time for me to promote the positive aspects of the music. The videos did all the negative work because they were very sexist, but I tried to promote the positive side because I knew people like P Diddy, who a lot of people treated as a bit more of a joke in the ‘90s, was a bit over the top but he was a very clever man. He knew how to get music played and that’s the key on radio because R&B and hip hop in general was very specialist going into the ‘90s, unless it was incredibly pop sounding. He put hip hop and R&B together to make it radio friendly and it also worked in the clubs. It was really unifying. That’s why everybody loves that time. Lots of people went out and mixed with people they wouldn’t normally, and that’s what music can do. It’s very powerful. Influential R&B and hip hop acts are making comebacks, like TLC. Is there an act you’d really like to see return? There’s a big touring circuit for old school bands, lots of people want to see them. People gobble those tickets up because they feel a lot of the art of performance is missing in today’s music. There’s some great music being made but I’m not too sure there are great entertainers out there at the moment. In my music I think the entertainment level has regressed a bit. It’s not an attack on the music, more an attack on the immediacy of how music is put out. People don’t have to do rigorous promo, you just drop your music on the internet and it’s global. You don’t have to do TV appearances, not that there are many to do, and prove you’re a talented person. I went to see Bruno Mars for the simple reason, apart from loving his new album, that he’s one of those old school entertainers and puts on a show.

TALENT IN THE CITY

Did a particular moment or influence make you love urban music? I’ve always been a soul boy, even when I was about 10. I’ve got a saying that you don’t actually choose music, music chooses you. We all grow up with the radio on but why are we drawn to some songs more than others? That’s the point music starts to choose you. You’re not old enough to say ‘that’s cool, I’m going to follow that’. As a kid I liked soul music and so naturally, when I started buying music at 13, I realised I liked disco, funk, a bit of reggae. I also liked Latin jazz, jazz, acid jazz, house and soulful house and it’s a lot. It all comes from soul or funk so everything I like has a funky beat or a strong, soulful melody. Growing up in Hackney there was a big ethnic population that was very musically driven. It was incredibly important. That’s what dragged me in and I didn’t have aspirations to do what I’m doing, I just wanted to collect records. What has been your career highlight so far? I’d like to think I came across with integrity and I’ve always tried to put music first – I’ve never really wanted to be a celebrity or particularly famous but when you go on telly you can’t be introvert, you’ve got to entertain people. I’m blessed to have had the career I’ve had. I enjoy it more now than I did while I was having it because I was quite serious about my work. I wouldn’t say I researched heavily, I just did what I always did with music. I know how lucky I am and I know there aren’t many in history who’ve done that for urban music and I’m grateful. The truth was I just wanted to make a difference because I felt that everywhere I went underrepresented my music. MTV, at the time, didn’t have an R&B and hip hop show which I couldn’t believe. Radio 1 didn’t have a proper R&B show - they had some sort of soul show but it wasn’t what I could see they should have had so I had to do something, and it’s the same with Radio 2 now – it hasn’t had a proper soul show for ages. I’m more of an ambassador. These days do you enjoy broadcasting or touring as a DJ the most? The thing I love that I used to do for free is listen to music all day long and lots of people can relate to that. If you’re having a bad day music can help you alleviate it, but when it becomes your living what do you turn to? Music is my work and I know people will say ‘shut up, I’d love that job’ but it’s still a job and there are expectations on you. I love broadcasting above all else; I love having a radio show and cheering music. That’s top of my list and I’ll do that till I die, hopefully. I’m enjoying gigs more than ever because of the nostalgic stuff, and people know that if they come out I’m going to play lots of old school stuff. I’m a bit of a home boy at the moment but, trust me, if you see me on a flyer it’s because I really want to do it, not because of money or because someone has coerced me.

The Beatles were always trying to stay one step ahead of the competition so when The Beach Boys came out with ‘Pet Sounds’, the band knew they had to come up with something that could blow it out of the water and they certainly achieved that with Sgt Pepper. For John Lennon at the age of 26, and Paul McCartney at 24, to come up with this album is just mind-blowing; although I think the mind-bending substances they were partaking in at the time might have contributed!

Renowned fashion designer who is bringing his summer Vintage on the Dock festival to the city’s waterfront. Sgt Pepper was a bringing together of culture. Sir Peter Blake’s truly iconic album cover art (is there a more recognisable cover?) captured the cultural icons of the time, from Bob Dylan to Dylan Thomas via Marlon Brando, William S Burroughs, Marilyn Monroe, Diana Dors and Edgar Allen Poe. The ironic satin military uniforms, the moustaches and the saturated colour define psychedelic fashion. Oh and then there are those tunes that will resonate forever. Art, fashion, culture and amazing music… un-bleeding-believable.

BRITISH MUSIC EXPERIENCE

Kevin McManus, curator of the British Music Experience (BME). Sgt Pepper is one of the most remarkable albums ever made, but for me what is even more extraordinary is the fact that it came immediately after ‘Rubber Soul’ and ‘Revolver’. It’s difficult to say anything new about Sgt Pepper because it’s so rightly celebrated and as a result, millions of words have been written about its significance. Put simply, Sgt Pepper showcases a band at the height of their power, effortlessly writing some of the best songs ever while pushing the boundaries of the recording process under the guiding hand of producer George Martin. George gave them the encouragement and space to innovate and the result changed the way albums were viewed forever.

LIVERPOOL BIENNIAL

Paul Smith, executive director of Liverpool Biennial. Sgt Pepper is one of those happenings which can’t be quantified. Some things just change the landscape so in this case there is simply ‘before Sgt Pepper’ and ‘after Sgt Pepper’. The Beatles intended people to actively participate in Sgt Pepper, not just to buy it or listen to it, by including gifts within the record - cut-outs, lyrics and a cover that broke the traditions of who or what defines an era. The Beatles brought contemporary art to a huge audience of people who may not have actively sought it out, and so helped establish the idea that great art should be an inspiring part of our lives, much like Sir Peter Blake’s Dazzle Ferry is in Liverpool.

Bryan Biggs, artistic director at Bluecoat which is joining in the Sgt Pepper at 50 celebrations The Beatles’ most iconic album cover caused almost as much debate as the record itself on its release. Who were all these people and why had they been chosen? Were they the Fab Four’s personal heroes? Did this seemingly incongruous collection of artists, musicians, film stars, philosophers, gurus and comedians reflect the cultural zeitgeist of 1967? With its motif of a crowd assembled behind four central characters and a bass drum, the sleeve became the most studied and copied design in pop. It was parodied almost immediately by ‘The Mothers of Invention’ and has since been used as a template for posters, adverts, Christmas cards and numerous records. Photoshop has made it easy to knock out a ‘Pepper parody’ but I still get excited when I come across a new version, even though the music within often disappoints.

MUSEUM OF LIVERPOOL

Paul Gallagher, deputy director of Museum of Liverpool. The Beatles have always been game changers. They pretty much invented the blueprint for any credible band - the group as a gang of freethinking outliers who play their own instruments and write their own songs. It always comes back to the songs doesn’t it? Their greatest legacy will always be the songs and with Sgt Pepper we are witnessing the gang in their pomp; ambitious, experimental, cocky, inquisitive, pushing forward, crafting a collection of songs that continue to endure and beguile; from Vaudeville to Indian mysticism and everything in between. I vividly recall buying Sgt Pepper as a callow 13-year-old in NEMS record store in 1974. Whilst I soaked up the music I stared and stared, mesmerised by the Peter Blake designed cover. I even looked up what the word ‘concept’ meant. You wouldn’t get that with an Ed Sheeran album would you?

Anfield-born veteran rock journalist and former editor of Q magazine. Sgt Pepper was always hailed as the perfect expression of its time, but it was also timeless. It’s not owned by 1967 and it will fascinate generations yet unborn. I was at school in Bootle that year and I thought The Beatles had utterly lost the plot. I was too young to understand. This was in fact a feast to be savored slowly. In time, Sgt Pepper taught me there was more out there than I had ever dreamed. High psychedelia from sun-kissed California? The slumland singalongs of Victorian music hall? Magically, this record could be both of those things at the same time. Sgt Pepper flew you from suburban Liverpool to swinging London, to the banks of the Ganges, via the Isle of Wight. Along the way we encountered summertime’s drowsy dreams, sharply bittersweet nostalgia, and even a kind of car-crash dread. Now that’s what you call a trip.

THOMAS MCCONNELL

Aspiring musician who claims to be able to play every Beatles song - this month starring in a biographical concert based on George Harrison at Liverpool Philharmonic Hall. Sgt Pepper is the first album I remember choosing to listen to. I was only six and I’d become obsessed with The Beatles. I’d get up before school, crawl into the space behind the couch near the record player and put the headphones on. Being so young, I didn’t know their history so they had no context to me. I thought no one else knew about them and they were still together. To me, I’d just found another record that said ‘Beatles’ on it with crazy, colourful artwork, full of people I didn’t recognise. NEW WHISKEY VENUE TO LAUNCH ON COLQUITT STREET A new whiskey bar called the Royal Institution will open at 24 Colquitt Street in mid-August. The drinks venue, launching within the Grade II-listed address, is a new venture from the team behind Berry & Rye and Whiskey Business, aimed at “discerning clientele”. It’s being touted as “a quality alternative to the bustling Bold Street cafés and coffee shops and a civilised antidote to the often chaotic Seel Street nightlife”. Speciality spirits merchant Whiskey Business also recently opened a new store at the site, complementing its sister shop on Fenwick Street.

THE ART SCHOOL’S CELLAR BAR ON COURSE FOR SUMMER OPENING The Art School Restaurant is on course to open its new Champagne and wine bar this summer. The acclaimed Sugnall Street eatery expects to launch The Art School Cellars around mid-July. CraveID - the team behind the look and feel of the restaurant - was brought in to design the new space, which is promising the “finest Champagnes and wines with paired charcuterie and cheese”. The Art School Restaurant was opened in September 2014 by chef patron Paul Askew, a former director of the nearby Hope Street Hotel and London Carriageworks Restaurant.

RESTAURANT PLANNED FOR FORMER BOOTLE PUB Proposals to open a new restaurant at the site of a former Bootle pub have been submitted to Sefton Council. If approved, the plans would see the transformation of what was once St George’s Tavern into the eatery, as well as a pharmacy and three self-contained apartments. It is yet to be confirmed what kind of restaurant would occupy the ground floor of the building.

Hardman Yard, L1 Nestled amongst Hardman Street bastions The Old Blind School and Buyers Club sits Oktopus – a quirky yet stylish, modern European small plates outfit. With its stripped back aesthetic and exposed brickwork, the laid-back space mixes modern dining and minimalistic fixtures and fittings with flashes of an industrial environment. After being seated we were able to watch as each meal was carefully prepared in the open kitchenrestaurant area. My dining partner and I had a quick perusal of the beguiling menu as we watched the chefs perfect each dish. First came the drinks – a refreshing orange and lemonade (£2.50) and an orange juice (£1.50). We then turned our attention to the food and were surprised to find a lack of choice when it came to starters. With only two options my dining partner plumped for the Wild Loaf Sourdough (£3) which was accompanied by samphire and herb butter, whilst the Popcorn Mussels (£3.50), garnished with chilli and garlic, caught my attention. Fresh and crusty, the Wild Loaf Sourdough combined well with the samphire and

complimented the herb butter. For me, the Popcorn Mussels were a particular highlight. I was very impressed with the taste, texture and flavour of the seafood, although I must admit that the garlic did overpower the flavour of the chilli – and as a lover of spicy food I was hoping this wouldn’t be the case. Next came the mains. After being advised by our waitress, we decided to share four of the small plate dishes. My plus one ordered the Roast Carrots, Torched Brie, Carrot Top Pesto and Toasted Hazelnuts (£6) and readily admitted it was her favourite dish. After a quick taste I can also vouch for its standing. The plate of Burrata, Norfolk Asparagus, Sugar Snaps, Almonds and Breadcrumbs (£7.20) was her second choice. Meanwhile I was enticed by the Parisian Herb Gnocchi, Pink Goats Cheese, Pine Nuts and Sorrel Cream (£6.50), which I must say was too rich for me. My next option - the Beet Cured Salmon, Hung Yoghurt, Cucumber, Orange and Crostini (£6.50) -

combined well with the previous course. Each dish arrived at the table swiftly. We finished the evening in style by sharing the cheese board (£6), which featured Tuxford and Tebbutt, Dambuster and Kidderton Ash along with three slices of sourdough. The dish certainly made an impression with its rustic combination of sumptuous, fresh bread and a trio of traditional cheeses. We also ordered the Chocolate Nemesis (£6), which was served with toffee cream and hazelnut praline. Despite my lack of a sweet tooth, I can honestly say that it was in fact a delightful way to end the meal – it was thick, rich and utterly delicious. Oktopus fits in well with Liverpool’s food and drink scene, but we both agreed there is room for improvement. Although the food was certainly stylish and modern, the quantity of starters and the occasional overpowering flavours seemed like too much of an attempt to impress. Overall though, the highlights of the meal more than made up for any weaknesses.
