HISTORIC LIVERPOOL FURNITURE FIRM PLANS CLEARANCE EXPANSION A family-owned Liverpool furniture company is planning to expand its clearance section after receiving increased interest from customers. The Keppie Massie crew hit the water

KEPPIE MASSIE KEEPS UP RACE TRADITION A Liverpool property agent took part in a special dragon boat race in support of two city region charities. Keppie Massie entered a team in the Peel organised event at Princes Dock for the eighth year in a row. Alder Hey Children’s Hospital and Claire House Children’s Hospice both benefited from the 2017 event, which was first held in 2009. Initially reserved for tenants of Princes Dock, the race has since become a firm favourite with Liverpool’s business community. Just four teams took part in 2009 but this year organisers had to turn entries away with a record 28 crews competing. This growing success has led Peel to plan an even bigger event for next year to allow more people to participate and attend. A study of the region’s first-time buyers by housebuiler Countryside found that 54% of Merseyside respondents saved for a house deposit in less than two years. This compared to 45% in Greater Manchester, 35% in Cheshire and 31% in Lancashire. W

e’re a nation of pet lovers. According to figures from the RSPCA, about one in two UK households own a pet - and not all of those households will be occupier owned. Couple this with a recent report by Knight Frank which found that one in four households in Britain will be renting privately by the end of 2021, and we can expect to see an awful lot of tenants with animals looking for accommodation to rent. Some developers are starting to recognise this when marketing new properties. Indeed, both the newly built Cargo Building and PlaceFirst’s revitalised Welsh Streets homes have policies in place allowing tenants to have pets, as they target long-term renters who may never venture into buying. Clearly there are benefits to welcoming man’s best friend into rental properties. “It definitely opens up the market to a wider demographic,” says Joe Gervin, director of Liverpool Property Solutions (LPS). “Folk love their pets and treat them as part of the family, and as such they feel aggrieved by being refused a tenancy based on their furry friend.” But while a number of new developments are open to tenants with pets, many landlords are not so accommodating. “Obviously landlords are traditionally quite wary in relation to pets due to the extent of wear and tear caused by them. With the government getting rid of wear and tear deductions for landlords it could make the property owners more reluctant to allow tenants with pets moving forward. For city centre apartments the issue is even more complex says Debra Beach, branch manager at Keppie Massie “The issue with most city centre apartment blocks is that having pets is contrary to the superior lease – so the landlord would be breaking the superior lease and, in the worst case scenario, would risk being forced to sell by the freeholder for breaking the lease,” says Debra. But even for those landlords without a freeholder there are new stumbling blocks to

TOP TIPS FOR LANDLORDS Dogs Trust has put together a list of tips to encourage more landlords and le ing agents to let properties to tenants with pets: Evaluate prospective tenants and their pets on an individual basis – get a reference from a previous landlord where possible and judge each case on its merit In the case of dogs, ask to meet the owner and their dog so you can see for yourself that the dog is well cared for and well behaved Limit the number of pets allowed according to the size and type of property Ask for a reasonable, additional deposit to cover any damage that may be caused by pets Add a pet clause to your usual tenancy agreement. You may also wish to include a pet policy Take full details of any pets you have given permission for, including the contact details of someone who can take care of them in case of an emergency Ensure the property is checked regularly by your agency or the landlord to prevent problems arising Source: ukala.org.uk

letting to tenants with pets. The Draft Tenants’ Fees bill which was launched in this year’s Queen’s Speech included a proposal to cap security deposits to one month. “For other properties where there is no superior lease restriction landlords would usually ask for an increased deposit to allow pets,” says Debra. “As new legislation threatens to make requiring a double deposit unlawful this puts the landlord more at risk. “In addition, under landlord licensing the landlord has to ensure that if there is any antisocial behaviour - including barking dogs - they take steps to make sure their tenants stop this from happening, ultimately looking at eviction. Either way it’s further hassle and potential expense for the landlord.” Debra says it’s not just the potential damage whilst the pet lives in the property that’s a problem, but the threat of fleas in soft furnishings for up to six months after. This can threaten future tenancies and rental income. “I have had landlords in the past who have allowed animals (proving no superior lease restrictions) on satisfactory inspection of the tenants’ current property where the pet has been in situ, and added an addendum where they agree to have the carpets/upholstery professionally cleaned - including flea treatment - on exit,” she adds. Such an addendum seems a common feature in tenancy agreements for tenants with pets, with LPS also recommending such a clause. “If accepted, many landlords are advised by us to take a larger deposit to cover any carpet and furniture cleans when tenants vacate,” says Joseph. Of course, the type of pet and their behaviour will have an impact on what precautions need to be taken. “The number of pets is a must, and also the size of pets and whether they are house trained are the general questions landlords ask LPS to enquire from prospective tenants,” Joseph adds. But what about renters who already have pets? What advice would agents offer to them to help them find homes in the city at present? “Offering a ‘pet profile’ to landlords is always a good thing,” says Joseph. “Landlords like to know who their ‘other occupants’ are and a brief explanation and picture is important. A previous landlord pet reference is also a great idea.” Your Move 31

LANDLORDS URGED TO KEEP UP WITH LEGISLATION TO AVOID COSTLY ERRORS

iverpool landlords are being urged to ensure they’re up to date on legislation before issuing eviction notices to tenants.

Not keeping up with changes to the law and seeking advice after the eviction process has already been triggered can lead to costly errors, warns Kirwans expert Danielle Hughes. The property litigation specialist says that

almost two years since the introduction of changes to the law governing Section 21 notices, which are issued by landlords wanting their property back after the fixed term tenancy ends, there is still confusion over how to issue them correctly. To issue claims based on ‘old’ Section 21 notices, which can still be used in relation to Assured Shorthold Tenancy (AST) agreements made up to 30 September 2015, landlords must demonstrate to the court that there is a written AST in place, that the deposit is protected and necessary information relating to the deposit was served on tenants. Licences are also required for houses of multiple occupancy (HMOs), or in areas affected by selective landlord licensing. Meanwhile ‘new’ Section 21 notices are currently intended for AST agreements made from 1 October 2015 onwards and the regulations impose several additional obligations on landlords which must be complied with before a valid eviction notice can be served. These rules won’t apply to the old AST agreements until October 2018. Expecting confusion amongst some landlords to continue until the transition between old and new regulations around Section 21 notices ends next year, Danielle says: “It’s important for

landlords to be aware of the issues and risks involved in letting out a property, especially during this transitional period as there are a lot of mixed messages and two statutory regimes still running side by side until October 2018.” Kirwans will offer free practical advice and guidance to landlords and letting agents with a special event this month, as the firm kicks off its new Landlord Seminar Series. Taking place on 27 September at Mann Island’s Avenue HQ, the session will see associate solicitor Danielle provide further information on the eviction process, Section 21 notices and the accelerated possession procedure, as well as changes to legislation and the legal responsibilities for property owners and agents. Plus guest speaker Mark Wrigglesworth, a chartered accountant and director at ERC Accountants, will bring expert insight on the changes and impact of landlord taxation. Danielle adds: “At Kirwans our aim is to educate landlords to help them to avoid mistakes which can lead to unnecessary delays and costs when it comes to tenant eviction. “I’ll be running through the requirements under the regulations and giving examples of cases where landlords have failed to comply.”

How did you go about creating the music for this production? What can people expect? I’m not the sort of person who would write the whole score in a room on my own before I meet the company. The way I like to work is to build it up like wet clay with the actors in the space so what develops is what they give me organically. I’m seeking to write music for each character which is really truthful and organic to that character and to the actor behind the character. It's a case of being alive to the moment and creating the score as we go. We don't quite know what we’re calling this piece but it’s pretty much like an opera although it’s one which features psychedelia, R&B, soul, baroque music. It’s a really broad and eclectic mix of styles. ‘The Tin Drum’ sees you link up with Kneehigh once again after ‘Dead Dog in a Suitcase’. Are you hopeful this project will prove just as popular? I’ve been reunited with Mike Shepherd and Carl Grose and I couldn't be happier. I really hope this is going to be as successful. Every artist making work hopes that it’s going to speak to the maximum number of people, gain some sort of traction and add something useful to people’s lives. Will your theatrical version of ‘The Tin Drum’ be based more on the original novel or the 1979 film of the same name? It takes elements from the book and elements from the film. I’d say it’s more faithful to the

book than the film, but we’ve decided not to deal with the long, strange, rambling last section. In the book Oskar (main character and narrator) throws himself down a flight of stairs to freeze his body at age three but emotionally, mentally and spiritually he continues to mature. It’s a very bizarre situation you’ve got where you have a child who still looks three but actually has the mind, the instinct and the wisdom of someone getting towards their late teens. At the end of the day Oskar is there, certainly in our version, to offer hope more than anything else. It’s a fable but it's also a story with tremendous heart and with hope for a better future. You’ve worked on a number of projects which mix orchestral music with more popular genres and you’ve also played Glastonbury multiple times. Are you keen to bring classical music more into the mainstream? I’d like to bring the orchestra back into the mainstream. The irony is that most people on the planet engage with orchestral music on a daily basis because they play video games and watch movies. People have got it in their front room every day but very rarely do they have the opportunity to go and see an orchestra in the flesh. A lot of that is to do with the fact that human beings are quite tribal. There is a small hardcore of people who consider the orchestra to be their territory and a lot of them probably don't actually want to share it. Often people who aren’t familiar with the orchestral world will go to a concert and feel really out of place because they don't know how to behave and they’ll get shifty looks from those who do know how to behave and I

wholeheartedly reject all of that. Great music is nothing to do with class or background or education - it’s what speaks to your heart and your head. How far do you think is still to go to make orchestral music more accessible to the average listener? Look, there is still a lot of work to be done but I do believe there have been tremendous strides forward. However there’s still a sense of a gulf between the classical going public and the rest of us, which is why it’s so important for me to do things like headline a stage at Glastonbury. I did this with my symphony orchestra last year. Live on television and in front of a massive crowd we played a whole symphony by Phillip Glass based on the David Bowie album ‘Heroes’. There were thousands and thousands of people; punch drunk with a whole day of Glastonbury, cider and the rest of it inside them, standing in absolute silence for 45 minutes - it was incredible. ‘Dead Dog in a Suitcase’ started its super successful run in Liverpool. Are you happy to be back here again? We love this city. There’s no one in our team who doesn't see this city and this theatre as their favourite place. There’s something about a Liverpool audience - Liverpudlians have got such heart. And I’m not just saying this, I’ve noticed again and again when I’ve done gigs at the Philharmonic Hall that people are willing things to be good and they really want to embrace it and give it their all. Of course if they don't think it’s very good they’ll say so and I like that honesty that seems to prevail here. It's a very special city and we could not be luckier or more excited to be premiering our new baby right here.

HOW DID YOU FIND THE PROCESS OF DESIGNING YOUR KITCHEN AND HAVING IT INSTALLED? TD: The process was so easy. I scribbled a diagram of what I wanted and took it to Jason at Capricorn Kitchens. He listened to my requests and booked me in a few days later to show me the plans. I was blown away. He had listened to all of my wishes and brought my scribbled diagram to life. The installation was fabulous too. The kitchen fitters were punctual, arriving daily at 8:30am. They were clean and tidy and I had total confidence in them. WHAT IMPACT HAS THE NEW KITCHEN HAD ON YOUR LIFESTYLE SINCE IT WAS FITTED? TD: It's had a huge impact. I now have a stunning kitchen with endless

amounts of storage and soft closures on all of my doors. The room is such a talking point for my visitors and I can't wait to cook the Christmas dinner in it! HOW CONFIDENT DO YOU FEEL ABOUT THE CONDITION AND LIFESPAN OF YOUR KITCHEN MOVING FORWARD? IS THERE ANYTHING IN PARTICULAR THAT GIVES YOU PEACE OF MIND? TD: I'm very confident in the quality. You can feel it in the doors as they're heavy and the soft closures make all the difference. I get peace of mind knowing that if I had a problem in any way at all, Capricorn would rectify this for me.

ROPEWALKS BAR AND GRILL TO MAKE WAY FOR NEW CONCEPT Rookwood Bar & 'Cue on Back Colquitt Street has closed to make way for a new concept. The popular Ropewalks steakhouse near FACT was run by the same team behind Waterloo’s Tapas Tapas – which will continue to operate as usual. An announcement on Rookwood’s website confirmed it had permanently shut and will shortly be replaced by an as yet unnamed operator. The message adds: “We'd like to thank our loyal customers and staff for their support over the last three years, and wish the new team taking over the best of luck with their new venture.”

NEW ALLERTON ROAD EATERY NEARS OPENING A new healthy eating restaurant is soon to open on Allerton Road. Construction work is underway at the former W J Gibney and Son jewellers to create ‘109 Allerton’, the brainchild of local businesswomen Nichola Morris and Chartlotte McGregor. Charlotte says the new eatery, which will open in the autumn, will cater for those with a busy lifestyle who still want to eat well and will include a ‘grab & go’ food service.

LIVERPOOL ONE’S CLUB HOUSE TO OPEN POP-UP CINEMA The Club House at Liverpool ONE is to screen classic films at its special pop-up cinema next month. Visitors to The Club House Lodge, which promises a ‘drinking and dining package for the avid movie-goer’, will be treated to a three-course meal ahead of each film showing. The lodge itself will open on 5 October with the pop-up cinema running from 10-31 October. Films to be shown include family favourites ‘Frozen’, ‘Finding Nemo’ and ‘Monsters Inc’, as well as more adult movies like ‘The Hangover’ and ‘Pulp Fiction’.

SOUK Bold Street, L1 New gastro café, Souk is the latest to join Liverpool’s Bold Street. On a street where you can visit different corners of the world on a plate, it brings a touch of the Mediterranean to this thriving foodie scene. First impressions count and Souk is a modern, spacious restaurant with an open kitchen where everything is in full view of customers. Instead of flowers, basil plants adorn the tables for you to add extra garnish if you wish. We were warmly greeted by the restaurant staff and seated by the full length window looking out onto Bold Street, a perfect vantage point for watching the world go by. To drink, we each ordered a San Pellegrino (£2.20). If you’re after a stronger tipple then I’m afraid you’ll be disappointed as Souk doesn’t have a drinks licence. While browsing the menu we were given our first taste as bread – freshly made from Souk’s olive wood oven – and hummus (£3.20) were brought over. The homemade bread was delicious, the hummus creamy and the olive and sundried tomato dip, rich with flavour and spice, was the perfect starter to whet our appetites. The menu features a

REVIEW BY HANNAH FOWLER variety of different influences from across the Mediterranean - there’s Italian (pizzas, pastas), Middle Eastern (hummus, falafel), Greek (koftas) and North African (tagines) to choose from. Next up, I ordered the garlic prawns (£5.90) which were served whole – worth noting if you don’t like deshelling them yourself. The juicy prawns were full of flavour and the garlic, butter and chilli dressing packed a punch. My dining partner chose the grilled halloumi starter (£5.90) which was fresh and light. We also shared the strawberry and feta salad (£8.90) which was bursting with sweet, tangy flavours. The sweetness of the strawberries and salty feta, mixed with spinach, red onions and pine nuts, was the perfect combination and proved to be one of my favourite dishes. For the main, my partner went for the Estiva (£7.90), a creamy chicken pasta dish flavoured with ginger, chilli, fresh mint and tomatoes. The ginger and chilli added a subtle spice to the dish and it was generously sized with big chunks of chicken. I chose the tagine of the

day (£9.50), which on my visit was lamb. The hearty dish was piled high with vegetables, potatoes, couscous and two shanks of lamb. The tender lamb fell off the bone and had all the fragrant flavours you would expect from this North African dish. We also shared a side of zucchini fries (£3.00) on the restaurant’s recommendation. The courgette matchsticks were deep fried in a crispy tempura batter and tasted light, not greasy. At this point we were fit to burst. The portions at Souk are very generous, although you can choose between a regular or small portion on much of the menu. However after some persuading, my dining partner and I finished the meal by sharing a strawberry and cream petit (£2.30). The light, creamy lemon mousse filling was sandwiched by a biscuit base and topped with strawberry jelly. Served with vanilla ice cream, it went down a treat. Souk brings the sunny flavours of the Mediterranean to Bold Street and with decent prices, friendly staff and great food, it’s well worth a visit.

BABY STEPS Fancy getting into running but don't know where to start? Don't worry. Although it can seem a bit of a daunting prospect to start with, a little guidance will have you ready to sign up for next year’s Liverpool Marathon in no time. The NHS Couch to 5K plan is a great way to ease yourself into distance running with the aim of getting you off the sofa and running up to 5km in just nine short weeks. Download the free app and follow the step-by-step instructions through the programme which features a choice of four celebrity trainers including comedian Sarah Millican and 13-time Olympic and World Championship gold medalist, Michael Johnson. 42 Your Move

After some advanced running insight? Then head straight to Natterjack Running on North John Street for free gait analysis which helps to determine what type of running shoe you need; i.e. neutral, support or motion control shoe. This will help to optimise performance and comfort, hopefully reducing the risk of injury. Once you’re feeling more comfortable on your feet you might soon feel its high time you tested yourself against some fellow runners. If so, the parkrun which takes place at Princes Park every Saturday at 9am is a great place to start. Free to enter, the 5k is entirely organised by volunteers. Although it’s conducted in a very cordial manner, the parkrun has been known to coax out the competitive spirit in even the most reserved racers. Turn the final bend a couple of yards behind someone and before you know it you’ll find yourself shoulder-to-shoulder with your newfound rival up the home straight.

SAFETY FIRST As we head into autumn and approach the end of British Summer Time, unless you’re up with the lark it’s more than likely that you’re going to be doing most of your running in the dark. Making sure you’re visible to passing motorists, especially when navigating busy city centre traffic, is essential. “There are so many gizmos and gadgets that help us to be seen,” says Richard Burney, manager at Natterjack Running. “We can wear lights on our arms, our shoes and clipped on to our waist, as well as garments that have LED lights in them. “Increasingly more popular with runners these days are head torches, whether to illuminate the more dimly lit roads and paths or to open up off-road trails which previously would have been out of bounds once dark. “With all the advancements in clothing and accessories we’re well catered for these days so there’s no excuses to go out looking like the Milk Tray Man!” “Liverpool is a safe city for runners,” adds John Elcock of Liverpool Running Tours, which offers several guided city centre runs. “There are very few areas that would be considered off-piste for runners, although in common with all major cities it's a good idea to run with a buddy and let friends/family know of your likely route and length of run, particularly in the evenings. “Sport is obviously a very important part of Liverpool culture so runners are generally very well respected and tolerated. “It’s common sense for all of us as runners to be courteous on pavements and to respect traffic signals.”

FIRST-RATE ROUTES With so many historic buildings and landmarks to explore, Liverpool city centre represents a veritable runners’ playground but as with any bustling urban hub it also presents its own set of challenges. Liverpool’s masses of tourists and shoppers have the potential to turn a relaxing jog into a frustrating ordeal unless you follow our expert tips. “With traffic and shoppers being a problem, if you’re running in the city centre I’d recommend heading to the waterfront,” says Alan Rothwell, race director of BTR Liverpool and veteran of 42 marathons. “Don’t forget to look up and enjoy your surroundings like the iconic Three Graces at Pier Head. There’s lots of space and it’s very flat – watch out for the Fab Four too!” Richard Burney agrees, calling the waterfront the “classic run escape for city dwellers or lunch time runners”. “It’s an easy place to gravitate to and you can’t really get lost once you’re there,” he adds. “From town it makes sense to head south with the river to your right and go as far as you like, bearing in mind that the further you go in one direction, you have to double it to get back! “The promenade takes you all the way from Albert Dock in the city centre towards Garston Docks, giving you miles of uninterrupted, traffic-free running with the stunning backdrop of the River Mersey.” However, if you’re keen to see as many of Liverpool’s famous landmarks on your run as possible, then Richard has just the route for you. Approximately 7km long, this carefully curated course circles the city centre taking in the Three Graces, the Chinese Arch, both cathedrals, Lime Street Station and St George’s Hall.

JOIN THE GANG Joining a running club is not only a sure fire way to improve your technique and learn more about the sport, but it’s also a great chance to meet new people and turn running into a social activity. There are two established running clubs based in L1. First up we’ve got Dockside Runners, which meets at the Nike Store in Liverpool ONE every Tuesday and Sunday. Supported by the sportswear giant, Dockside is open to runners of all abilities aged 16 and above and it’s completely free. The backing of Nike means members also get some pretty decent perks including shoe trialing, exclusive content and a free branded t-shirt when you complete your 10th run. Your next option for a city centre sprint society is a little different and, perhaps quite fittingly for a slightly more offbeat running club, it’s located in the Baltic Triangle. Mikkeller Running Club Liverpool is a chapter of the Mikkeller Running Club which was set up by Mikkel Borg Bjergsø, the founder of Danish craft brewery Mikkeller. Mikkel, a keen middle-distance runner in his teens, decided that if you’re going to do something bad to your body, i.e. drink beer, you should try your best to counteract the effects the next day by partaking in some exercise. Unsurprisingly for a running club closely associated with a beer maker, runs start and end at the Black Lodge Brewery on Kitchen Street where finishers enjoy a well-earned post-run beverage. OPENS ON OCTOBER MUSEUM OF LIVERPOOL Delivered in partnership with Homotopia, this exhibition will showcase the stories of Liverpool’s LGBT+ individuals and trailblazers from 1967 to 2017. Commemorating the 50th anniversary of the partial decriminalisation of homosexuality in England and Wales, the display aims to educate people about life in the LGBT+ community through memories, personal mementos and official documents. It also remembers those who sought to change the attitude towards homosexuality throughout the years.

IN THE PEACEFUL DOME EXHIBITION

13 OCTOBER  25 MARCH 2018, BLUECOAT Bluecoat rounds off its landmark 300th anniversary celebrations with a final exhibition celebrating the evolving building’s history. The display will trace threads that connect the past of Liverpool city centre’s oldest building with the present through new commissions, existing work and archive material. Highlights are set to include Jacob Epstein’s ‘Genesis’ – a controversial sculpture which was previously exhibited at the arts centre in 1931. ARE YOU EXCITED TO BE OPENING HERE IN LIVERPOOL? DP: Absolutely, why wouldn’t we be? Liverpool is a vibrant city with a great history, full of lovely warm people with a great sense of humor. WHAT CAN PEOPLE VISITING GEORGE’S GREAT BRITISH KITCHEN EXPECT FROM THE MENU? DP: Great food, some familiar favourites and some new dishes served with a George’s twist and a sense of fun. WHERE DID YOU GET THE INSPIRATION FOR THE MENU FROM? DP: In the very beginning the brief from the owners was to take fish and chips into the modern restaurant environment. Britain has evolved massively as a food nation over the years and our menu takes inspiration from this evolution, as well as our travels across Spain and the Mediterranean. When it comes to our menu, if a dish doesn’t fit, it’s shelved. Data that we collect from sales

and customer feedback guides, in part, where we may need to change the menu. We move our menu forward three times a year with seasonal tweaks. Innovation is a constant process and not a reactive one, so whether it’s new dishes, drinks or product, I continuously develop and add to our recipe bank so we have a continual range available to us when it’s time for the next move. WHAT DISHES WOULD YOU RECOMMEND FOR PEOPLE VISITING THE RESTAURANT FOR THE FIRST TIME? DP: Cod pakoras or charcoal grilled goats cheese are great starters. For mains I recommend the haddock in smoked paprika batter with honey and red wine vinegar and smoky chipotle dressing. Whilst with George’s posh home smoked frankfurter we have a foot-long sausage made especially for us which we then hot smoke and grill through ‘Bertha’ (our enclosed charcoal grill). Served with bubble and squeak, braised red cabbage and caramelised onions, it’s a real treat.

To finish it has to be our famous sharer, a lighthearted bit of fun which contains homemade finger doughnuts fried and coated in caster sugar with chocolate and raspberry dips, candy floss and one of a choice of seaside ice cream which we top with cream, sauce, hundreds and thousands and flakes. CAN YOU TELL US A LITTLE ABOUT WHERE YOU SOURCE YOUR PRODUCE? DP: Our cod comes from Norwegian and Icelandic waters where we select from just one boat, whilst our haddock is delivered directly to us from Peterhead. We select our potatoes at seed, 100% Maris Piper, which are grown by our farming partner in Shropshire just for us. We take all our fish and potatoes in and prepare, pack and distribute them centrally. We have total control over the quality and consistency this way. Also all of our flavoured vinegars and salts are all produced in our central kitchen. Our malt vinegar is brewed in small batches in a Cold War bunker on the Cornish coast making it pretty special.
