LONG-TERM SUSTAINABILITY
Setting out your portfolio’s focus early on and having a clear strategy could help you to ensure you reap the maximum benefits from your venture. “If portfolio building is the aim, will it all be residential, all commercial or a mixed portfolio?” says Bernadette McDonald. “There are advantages for each of these models.”
Think of the future and how you’d like your property business to work in the long term, as your investments will need to fit in with these decisions. “Decide what type of tenants will be your key market as this dictates property choices,” explains Bernadette. “For example, key workers may prefer more modern homes which are closer to the city centre and are equipped with good facilities, whereas young families may want the opposite.” It’s also important to establish the financial aim of your property business. What kind of rental income you’re looking to generate and how will you achieve it? For instance, are you looking to boost your cash flow with a regular return or is your goal to build up your pension pot for long-term security? Setting out this strategy will also require you
BEHIND THE BUYING Look at how you plan to buy property, taking into account the changes to rules and regulations in the wider sector. “With changes such as mortgage interest relief and long-term benefits, a limited company should be considered,” explains Bernadette. “If there is other property in the portfolio already, it may be a benefit to move that into the limited company as well in order to free up capital or offer the security to build your portfolio quicker.”

to think about the type of tenancies you’ll be looking to secure. “Consider whether you mind a regular turnover of tenants or whether you really want a longer term tenant for security,” adds Bernadette.
HEAD OVER HEART “Always buy with your head and not your heart,” stresses Bernadette, warning that it’s important to stick to investing in properties that fit in with your chosen business model and portfolio aims no matter how attractive or sought-after they may appear. “Does a property you’re looking to buy fit within your strategy or is it a shiny penny to distract you?” she adds. “If it doesn’t fit the strategy, can the strategy be amended or will the shiny penny cause an operational malfunction?”
PRICE V POTENTIAL “If the aim is below market value, don’t forget that even without the perceived discount it may be possible to add value either for a long-term retention or a short-term flip,” says Bernadette, encouraging investors to explore the potential for a property to be a savvy purchase beyond its initial cost. This could depend on the other elements of your portfolio strategy too, and whether ‘flipping’ for instance, which means buying a home to renovate and then sell on, fits in with your wider aims and strategy.
EXIT STRATEGY Keep your end goal in mind as, according to Bernadette, if this changes then your portfolio strategy changes. “Are you building a long-term portfolio or a 10-year portfolio with a plan to then cash out?” she says. “Funding and tax planning will then need to be considered in light of the end goal.”

Making best use of a Family Property Company Q. I’ve heard from friends who own buy to let properties that using a limited company could save me some tax – what do you think? A. Using a company to hold buy to let property can be attractive for a number of reasons not least because of the much lower rate of corporation tax when compared to income tax (19% vs up to 45% at the moment and, the rate of corporation tax is set to decrease to 17% from April 2020). However, going further than this, a property investment company can be a very attractive way to provide an income to other family members and can also have significant Inheritance Tax advantages. It’s worth remembering that the profits can be retained in the company until needed, without triggering further tax charges. This of course requires a measure of self-discipline as it’s often tempting to want to spend the money now but this can lead to exposure to high rates of personal tax. As the rate of corporation tax is much lower than the higher rates of personal income tax, undrawn profits retained in the company can often grow more quickly compared to holding and being taxed in your own name. Many like to re-invest the profits in further buy to let properties. When the funds are eventually required, for example, at retirement or later in life, you may find that you are a non-taxpayer or perhaps only a basic rate taxpayer. The amounts to be withdrawn can then be planned and extracted to ensure tax efficiency. A family owned Property Company can also be a useful means of providing income to other family members, in addition to providing the building blocks for an Inheritance Tax planning structure. For example: You could give shares to family members. Best achieved over a number of tax years by using Capital Gains Tax annual exemptions which can also reduce estates for Inheritance Tax purposes after only 3 years (and completely after 7 years) if planned correctly. Indeed, the recent changes to the taxation of dividends from shares (including the new tax-free dividend bands) can make it attractive to bring in adult family members as shareholders. Family members can often be nurtured and encouraged to become involved in running the company and control (and wealth) can gradually be passed over a number of years to children or grandchildren.

n the words of a popular TV show ‘winter is coming’. While for many people the thought of the colder season conjures up images of cosy nights and the onset of the Christmas period, for others the harsher weather can be a major worry. According to UK Power, average heating bills for a three-bedroom house cost £1,163 per year. For those unable to work, claiming benefits or bringing up young children, meeting the costs to keep their property warm can be difficult. However, help is available. The government’s Affordable Warmth scheme replaced the Warm Front Scheme in January 2013 and offers free insulation and help with other measures to renters who will struggle with bills. Energy provider E.ON is a member of the scheme and is working to help those most in need during the winter. “We work with our customers to make their homes warmer and to reduce their bills, and installing measures through the scheme not only improves the efficiency of homes but it really helps support people’s health and wellbeing,” says Nathan Carr, network support co-ordinator at E.ON. “There are certain eligibility requirements for the scheme but you do not have to be an E.ON customer and you can find out more on our website. The most effective thing you can do to reduce heat loss is insulate your walls and loft. Insulation is available under the Affordable Warmth scheme and you may even be able to get your walls done for free whatever your circumstances.” Nathan says there are also several measures that will have a considerable impact on energy efficiency - all of which can be undertaken by E.ON as part of the Affordable Warmth scheme.

cavity wall insulation Much of the heat that escapes our homes does so through the walls. Most homes built after 1920 will have a cavity wall, in other words two walls with a space in between. Cavity wall insulation can help to stop heat escaping the house by filling the gap between the two walls. Newer homes should already have cavity wall insulation but if yours hasn’t, having it fitted can make a big difference to your energy bills.
loft insulation/top-ups The National Insulation Association (NIA) says a third of the heat consumers pay for could be escaping through the roof of their property. Like cavity wall insulation, loft insulation can help to reduce heating bills and protect your boiler and is fitted between the joists in the loft floor.
Replacement heating systems Naturally, if your heating system isn’t working properly or it’s old and inefficient you’re going to be wasting money on heating bills. Under the Affordable Warmth scheme you could get a replacement heating system and boiler. New boilers tend to be much more energy efficient than older models. “We know how stressful it can be for some people as the colder months approach, with the knowledge that heating bills will likely rise,” says Nathan. “The Affordable Warmth Scheme allows renters to prepare their homes for the winter season and make a considerable saving on their energy bills and we are delighted to be a part of it.”

Urban Splash’s first development was Concert Square. How important was that scheme to the firm’s success moving forward? Concert Square was quite pivotal in Liverpool in 1993, and at the time only a couple of hundred people lived in the city centre. I remember when we did it we were made out to be almost evil, forcing people to live back in the city centre, and you couldn’t buy a loaf of bread or pint of milk there at the time. It was very different. We actually created Concert Square - we knocked down a shed to make public space. From day one the idea of reusing interesting old buildings, using great contemporary design and thinking about the space outside of buildings as well as the buildings themselves has always been important to us. The scheme featured 18 apartments. City centre living is really prominent in Liverpool right now but what was the demand like then? It was very good. Nobody had done this before and it was a bit of an unknown quantum but we were very pleased and surprised by the take-up. Looking back, they were something like £60 per sq ft which was amazingly cheap and they still look like great apartments inside. It’s been recognised as transformational for the Ropewalks district. Do you remember what potential you saw in that area and what attracted you to it? Before Concert Square we set up the Liverpool Palace arcade. Probe Records was there along with a poster shop, the Bead Shop and all sorts of weird and wonderful eclectic retailers. Then on the upper floors there was a series of interesting office users. The first were Andy Carroll and James Barton, who rented an office for £10 a week and started Cream there. We had The La’s, Oceanic and The Farm in there, and I remember once on ‘Top of The Pops’ there were three bands, all with offices there, on the same episode. There were fashion designers, graphic designers, architects and it was really the beginning of a melting pot of creative industries in Liverpool. Then we opened Baa Bar adjacent to it for people to eat, drink and hang out, and that started the whole revival of contemporary city centre bar spaces. Many of these people are still tenants of ours today. We helped set FACT up by getting the space for them, and we set up the Tea Factory and the Vanilla Factory. Elsewhere in Liverpool we did things like the Collegiate school, Old Haymarket and Matchworks in Speke. Do you still have links and future plans for those sites? We still own over 600,000 sq ft of Liverpool city centre space, we’ve got over 160 businesses renting from us, we’ve developed hundreds of homes, created thousands of jobs and hopefully helped in a very real way with the city’s regeneration. ‘House’ is Urban Splash’s current residential focus. What drove the decision for a modular housebuilding concept? In a way, there are other things more important than modular.
Urban Splash’s ‘House’ developments offer custom, modular living to new home buyers. We saw in Manchester and Liverpool that when people were moving out of Urban Splash flats they were moving into Victorian, Edwardian or Georgian terraces, whether that was on Lark Lane in Liverpool or Didsbury or Hale in Manchester. We saw a whole percentage of the population weren’t buying new houses so we thought ‘why is that?’ I think the main purpose is design, and I’m not talking about a particular style just the space. People wanted big windows, high ceilings, a flexibility to take walls down and put them back up again. They wanted high doors, big space standards and large rooms, and most new build houses weren’t offering those things so we wanted to build a new build that would. We also wanted to give people chance to personalise their home. Everyone loves ‘Grand Designs’, but to do that you’ve got to be a millionaire and take up years of your life. Ten years ago you’d go into a car showroom and drive away in the car that suited you, but today you go online and create it with the colours, engine and upholstery you want. Why not do that with houses? You’re reportedly planning a Merseyside ‘House’ development. What can you tell us about it? I can’t tell you exactly where it is at the moment but we’re working on it. In fact, we’re working on a number of Merseyside opportunities so we’d very much like to see ‘House’ come to Liverpool and Merseyside. I’d like it to happen as soon as possible but these things take time and it’s about identifying sites and partners and then working through planning to make it happen. Watch this space. How long does it take to build those homes? Is it the securing of the sites that really lengthens the process? They take a few weeks to be manufactured in the factory and although you can assemble two or three houses in a day, it then takes a few more weeks to tie everything in. You can build them very quickly but getting
the sites clear is an important element, along with planning and whatever else needs doing. Modular housing has been delivered in the Liverpool region but it isn’t rolled out as housebuilders’ main method yet. How much of a step change has it been for Urban Splash to create numerous projects this way? We’ve worked with modular construction previously. Around 10 years ago we did ‘Moho’ in Manchester - a steel framed modular building. We were among the first to bring city centre living to Liverpool and Manchester so we’ve always tried to do things in new ways. We’ve always been open to innovation. It seems crazy to build houses in wet fields in the rain when most things we’re building in the world are built in factories in air-tight, dry and safer conditions where you get better quality. Is it your hope that others in the industry will follow? Many more players like Legal & General and Berkeley Homes are operating in the modular space. Industrialisation and the Industrial Revolution wasn’t something that happened in 20 years in the 19th Century. It’s an ongoing process and more and more products used every day are being made in factories. Housing is one of the last to not be made in a factory. It’s inevitable that more housing will be made in factories and out of that you’ll ultimately get better quality, better value and the ability to personalise. You’re aiming to progress ‘House’ from hundreds to thousands of homes. How? We’re on three sites at the moment and we’re looking at numerous others around the country. We want to be building thousands of homes as quickly as we can. It’s only by getting the quantities going that you can really start bringing down costs and creating better value for money. Can you tell us a bit about what people can expect from your show? Will you be revealing any secrets of ‘The Chase’? Not really…but I do quite a lot of stuff about the reality of being a Z-list celebrity. If you’re expecting me to talk about nothing but ‘The Chase’ then you’re definitely going to be disappointed. The show is really a sequel to a previous show I took to the Edinburgh Festival Fringe in 2015 about having found middle age happiness and it's a sequel to that in the sense that I got dumped a week after I came back from Edinburgh and I had to start all over again. It's the story of the last two years of my life and piecing it all back together again – but in a funny, and non self-pitying way. The ‘Paul Sinha’s History Revision’ radio show told some fascinating stories from human history and was rewarded with a prestigious Rose d’Or award. How did this come about? Are you a history buff? On Friday and Saturday nights I’d bang out jokes to laughing drunks and then I was invited to do this show about the history of the world. I’m not a historian but through being a professional quizzer for a number of years you end up finding out stuff that the general public don't really know about. It was then a case of talking about relatively unknown stories or the story behind the story and giving people more of an insight into the way the world is. The award was just a complete and utter surprise. One minute I’m having lunch and the next minute I’ve got a text message from my producer saying ‘you’ve been nominated for a Rose d'Or (Golden Rose)’ and I didn't really know what it was. I was quite surprised to find out it’s one of the most prestigious awards in broadcasting. The whole thing was a little bit surreal. I got a free trip to Berlin and got to meet John Cleese. You take your good fortune when you can get it. Do you practice for ‘The Chase’? I study all the time. I mean, two hours before this phone call I got up and I was writing a quiz. I do allsorts - write quizzes, host quizzes, take part in quiz leagues and competitions.
We don't just turn up to ‘The Chase’, we have to do a lot of work. Apart from a bit of work on television, film and pop music I don't focus on ‘The Chase’ with my revision. I just hope that the questions I learn come up. You don't know what questions are going to be asked but you do know that you need to keep an eye on TV, films and pop music, otherwise you're going to end up looking pretty stupid. That’s the difference between TV quizzing and

With ‘The Chase’ being an ITV teatime show we can’t exclude the viewers by just asking about highbrow subjects. The viewers like to know there’s stuff that we don't know that they do and that’s always a great moment for them. Of course there’s loads of stuff we don't know that they do but it’s always great to give them those moments.
If they score 20 and you just get 20 answers in a row, and they haven’t had a chance to do anything about it, then yes I do sympathise with them. You’ve got to remember what the contestants are going through, they’ve got their own little financial dream…it’s gutting. But we’ve got to put that out of our minds otherwise we’d end up losing when we really shouldn't have. We have to absolutely focus on our part of the job which is to try and play at 100% and not get distracted by other factors. I must admit though that if we do catch them in those last five seconds then there usually is a depressive air in the studio. Of course ‘The Chase’ is incredibly popular across the country but here in Liverpool people seem to have a special love for the show. Is this something you’re aware of? Yes, I’m very aware of how much the people of Liverpool like The Chase! I’ve never gotten into a taxi in Liverpool without being recognised. I think one of the reasons I like drinking in Liverpool is because I quite enjoy the rare occasions when I’m treated like more than just a Z-list celebrity. I can go a whole week in London, where I live, without being recognised but in Liverpool I can’t walk into a bar or pub without being recognised. I think that's one of the reasons why I love Liverpool – it makes me feel like a star! I don't think I could spend my whole life like that but it’s nice to dip into it. I’ve been playing Liverpool for 17 years now, I love it. I’ve been a Liverpool fan since I was a kid football-wise, but in terms of the place as a city I’ve just fallen in love with it over the last few years.
Do you ever feel bad when you ‘catch’ the contestants and stop them from winning the money? If it goes down to the last five seconds and I catch them then it’s almost impossible not to feel bad. CROWDFUNDED ROPEWALKS RESTAURANT PREPARES TO OPEN A new crowdfunded restaurant is preparing to open in the Ropewalks. Wreckfish Bistro, the brainchild of chef and restaurateur Gary Usher who also runs Burnt Truffle in Heswall and Chester eatery Sticky Walnut, will open to the public on 23 October. Initially launched in January with a paywhat-you-want pop-up eatery, a successful crowdfunder for the restaurant on the corner of Seel Street and Slater Street subsequently raised £200,000. Menu highlights include caramelised pork cutlet with chorizo, cashel blue arancini with port poached pears and gin cured trout with pomegranate molasses.
ITALIAN CLUB CELEBRATES YEARS Bold Street favourite The Italian Club has celebrated its 10-year anniversary. In 2007 husband and wife duo Maurizio Pelligrini and Rosaria Crolla launched the authentic deli-restaurant, which has been praised by the likes of The Times’ writer Giles Coren. Since the birth of The Italian Club, the pair have also opened The Italian Club Fish on the same street and more recently The Italian Club Bakery. Rosaria says: “Liverpool is a family city and all we’ve tried to do is bring our own families’ culture of wining, dining and entertainment to Bold Street and we are so grateful to everybody who has supported us.”
IZAKAYA DISCOUNT FOR NHS STAFF The Japanese eatery Izakaya is showing its gratitude for the country’s “unsung heroes” by offering NHS staff 20% off their bill. The Castle Street restaurant says nurses, doctors, porters, and all of the other “amazing people” who work for the NHS can get the discount simply by showing their staff card. Harry Marquart, Kurt Wilson and Gabriella Rose King opened Izakaya in January 2016 fuelled by a passion for sushi and all things Japanese.
ONE FINE DAY Old Hall Street, L3 From the owners of popular city centre venues Leaf and Oh Me Oh My, a quirky venue has arrived on Old Hall Street. One Fine Day is the latest café to open in the business district at the Cotton Exchange and serves breakfast, lunch, sandwiches, snacks and small plates and all day mains. Interestingly, it also has a takeaway option for anyone wishing to grab a bite on the go. Having rarely been around this part of the city of a night, I was excited to try this new venue. Located just around the corner from Moorfields station, the café, bar and events space is easy to find and really accessible. As my dining partner and I entered the venue we noticed its relaxing atmosphere had attracted a wide range of people; from those obviously winding down on a Friday night from a hard week’s work in the city to younger groups and families. Having been shown to our seats in a wonderful part of the restaurant by our attentive host Jacob, we then ordered drinks. One thing to note is that you need to order food and drinks at the bar. I chose a Kharma Cola (£2.95) and my dining partner plumped for Lemony Lemonade (£2.95). They were completely
REVIEW BY MATTHEW SMITH different (in a fantastic way) from the conventional soft drinks you’d usually buy from elsewhere – they tasted natural. To start on the food, we both ordered the Soup of the Day (£3) which was a combination of tomatoes and pancetta. Also, as a lover of bread and balsamic vinegar and olive oil I couldn’t miss on the opportunity to try the selection of toasted bread with balsamic olive oil (£4) which came accompanied by garlic butter, sea salt, olives and flatbread. I’d definitely recommend combining some of the snacks with the small dishes because the toasted bread with the soup was truly sensational. The soup and the bread were presented beautifully. Care, precision and quality appeared to be the overriding themes of the two dishes. Our mains quickly followed. I chose Moroccan Marinated Chicken (£10) which came with sun-dried tomatoes, bulgar wheat and herb vinaigrette. The chicken was tender, sliced perfectly and fell off the bone with considerable ease. It combined beautifully with the vegetables and herb
vinaigrette to explode with flavour. Whilst I was savouring every mouthful of this delightful main, my dining partner had started to dive in to her well-done 7oz slice of steak with chips (£12) which came with bone marrow and egg yolk puree, roast sweet potatoes and Chimichurri. One thing worth pointing out is that the staff at One Fine Day seem more than happy to deal with any issues you may have. My dining partner wanted her steak cooked slightly longer and they were more than happy to do so, offering additional things to eat whilst she waited. Finally, after being informed that the dessert menu had not properly launched, we were shown to the counter to choose from a selection of cakes. My dining partner and I both chose a slice of Victoria Sponge each (£2.95) and we weren’t disappointed! One Fine Day reflects the modern food tastes which have become ever more prevalent in Liverpool’s thriving foodie scene, but the contemporary café menu sets it apart from the rest with its nourishing dishes ensuring diners truly have a fine day.

iverpool has long been a shopper’s dream. From high end designer stores to bespoke boutiques the city really does have something for everyone. In recent years though, a new kind of retailer has sprung to prominence the artisan market. Providing platforms for creatives and craftsmen and women, these markets attract thousands of visitors from across the region and beyond as they look to bag themselves something unique. Just last month the popular Makers Market held its inaugural monthly Liverpool event on Hope Street, and the trend doesn’t stop at crafts. Earlier this year the Graffiti Spirits Group - the team behind Salt Dog Slim’s and Santa Chupitos

GETTING STARTED For crafty and creative types looking to sell their wares for the first time there are a number of events on offer, though they’re not without their challenges. “The biggest barrier to entry is the cost with table prices ranging from £15 - £90 per 6ft x 2ft table, and the average is £25,” explains Joolz. “In Liverpool the crème de la crème that most creatives want to get into is run by Open Culture. It’s the Summer and Winter Arts Market, but it only happens one day twice a year so, although the attendance is fantastic, it will not sustain a business.” In order to sustain a business sellers should also look to “a bread and butter market” - one that runs on a regular basis so that your customers know where to find you. “Currently the handmade crafts and arts markets in Liverpool are in flux, with regular events disappearing or being taken over by a new person/organisation, some moving venues and new players coming into the area,” says Joolz. “Always look out for the arts and crafts markets, and be wary of the gift fayres/markets as they tend to include bought in objects which means you will find it hard to compete on price.” There are various websites that advertise handmade markets geographically, including stallfinder.com and Stall and Craft Collective, but the best thing to do is to visit and talk to the stallholders. “Most are open and answer your questions,” says Joolz. “Be sure to network within the creative community as its members will have the ‘inside scoop’.”
- announced plans for its forthcoming indoor food market on Duke Street. “We have been far behind continental Europe on these offerings and it is now fast becoming a tourism favourite for the UK as well,” says Graffiti Spirits Group director, Matt Farrell. “The uptrend of food and drink experiences has become one of the first activities on peoples’ lists. Duke Street will have an emphasis on quality, both locally and with the best the UK has to offer. We have already lined up some of the best operators and the in-house restaurant will be a gateway for many local chefs to showcase their talents. We want this to be something the city is proud of and the first culinary experience on visitors’ and locals’ lists of things to do.” The markets are a welcome addition to the city. But far from simply being a nice place to visit, they play a much more important role in the creative community – helping to foster home grown talent and giving people their first step into the business world. “They’re very important”, says Joolz Smith, organiser at The Artisan Collective which runs handmade events. “Running any kind of business, especially in today's challenging environment, is tough. Starting a business is easy, but it's finding the opportunities to sell directly to the general public that is the challenge. “Pop-up markets like ours allow new and established creatives to sell directly to the public with minimum risk and outlay, making [the outlet] more accessible. As stallholders ourselves we understand the challenges of starting a creative business.” Jewellery and crafts maker Sarah McCormick co-owns popular gift and accessories store Ruby Blue Lane on St John’s Road in Waterloo. She began her creative career by attending artisan markets across the city and beyond. “Creative markets were the initial launch pad for me and my business, and without them I'd still be in the day job,” she says. “They are a brilliant way of testing to see if your products have a market and also who that market is. After four years of taking part in craft fairs and arts markets across the North West I felt like I had enough confidence to open a shop, which I would not have had without the experience the markets provided.” And it’s not just the sellers themselves who benefit. “Creative markets are important to the creative community because they offer an opportunity to sell our handmade products which we otherwise may not have had,” says Sarah. “But they’re also great for the city as they add to the local economy when a lot of local people attend these markets, as well as people visiting from other cities.” In the last few years Liverpool has seen a huge amount of interest in creative markets with new events popping up in all corners of the city. However, Joolz believes this momentum is actually gathering across the country as a whole. “I don't think it's just Liverpool where these events are successful, I think there is a general movement in the UK,” she says. “People are looking for something different, and quality with some authenticity. They are getting jaded by the same old ‘made in China’ high street offering, and there is so much creative choice out there that handmade arts and crafts markets are making alternatives more accessible to the public.”
