For homebuyers keen to move into their dream property, financing the purchase and getting a mortgage has been a sticking point in recent months. The Bank of England’s interest rate cut has, however, meant that there are some very low rate mortgages on the market. We’ve asked some of the best local financial advisors for the inside track on securing your mortgage deal, and your property.

It’s true that there are fewer mortgage lenders around than previously, and that some lenders are no longer as active as they were because they have found it difficult to raise the funds to offer borrowers. At the moment, the most active lenders include Halifax, Bank of Scotland, Abbey, and Woolwich – whose low interest rates of 2.29* per cent have been muchpublicised of late – along with the bigger groups in the mortgage market such as Lloyds Group, Santander and Nationwide. Stronger position for some Buyers who are looking to remortgage their property and who have equity within their home are in a stronger position than someone with no assets. If you’re looking to borrow less than 75 per cent of the property’s value, the mortgage rates should, on the whole, be good value as long as your credit history is up to standard and your income is judged to be sufficient to support the loan. Tie-ins As the Bank of England has cut interest rates, some mortgage rates are now very low, but borrowers need to be aware that some of the lowest rates on the market incorporate a tie-in. Mike Roberts, an independent mortgage advisor at Boo Mortgage Advice in Southport, told us: “Some of the lowest rates available come with very high fees and extended tie-ins. One of the lowest is with Woolwich, with a rate of 2.29 per cent, but it does have a two year extended tie in at 3.79 per cent.” Mike added that mortgage rates are changing daily; it’s always best to seek advice from an independent broker with access to all the lenders on the market. High fees “One reason for the high fees in the mortgage market at the moment is the lack of competition among lenders, as many stopped lending money,
or were taken over by other lenders,” says Dave Roberts at Trinity Mortgages. The reduction in competition led to rates and fees increasing steadily over the past 15 months. Dave added that some areas of the market have been particularly affected: “The sub prime market, for those with a less than perfect credit history, has been badly affected with the number of lenders reduced to less than a handful.” Fixed rates According to Dave, the most competitive rate in the market is available to homebuyers with a deposit of 40 per cent or more, with a fixed rate as low as 2.29 per cent for a year or 3.19 per cent for two years*. For a buyer with a deposit of 25 per cent, the fixed rate starts a little higher. Take care with tracker rates Dave also advises that borrowers who are tempted by low rate tracker mortgages need to consider that, while interest rates are currently low, they will eventually increase and buyers need to think about meeting their mortgage payments when the rates do rise.

Shop around Nigel Connolly, specialist in residential finance at GB Finance, commented that not all lenders have reacted in the same way to the Bank of England’s rate cut, and that shopping around is more important than ever: “At GB Finance we have a FSA regulated division which uses a detailed ‘fact find’ process which is linked to a sophisticated computer system that searches the whole of the market to match a product on the open market with a client’s circumstances. “The FSA accreditation is also a very important qualification which I would recommend you look out for, since it stipulates a list of standards and procedures which an organization must follow in order to protect a customer from poor advice, and it offers
Smaller deposits If you’re a new customer, you may find it difficult at the moment to secure a 95 per cent mortgage, but some banks and finance companies are still lending up to 90 per cent of the property’s value, as Mike Roberts of Boo Mortgages notes. These include C&G, Halifax and The Leeds Building Society. However, the interest rates for these mortgages can be a lot higher and the criteria can be quite strict. According to one of our sources, 75 per cent of applications for mortgages to one major lender are being rejected. Mike continued: “However, the market is changing so quickly that we’d advise all Your Move readers to seek advice from a independent mortgage broker, who has access to all lenders, and not just a panel.”

“Yes. The government has wasted ammunition on the VAT cut, which isn’t having much of an impact in stimulating the economy. I would prefer to see the government reduce taxes on employment, such as Employers National Insurance, to give small and medium sized businesses an incentive to keep their staff. The tax breaks we’ve had so far have not been the right ones.”
“Yes, whilst the cut in the VAT rate sounded like a good idea the 2.5 per cent cut makes negligible difference to the price of most things. Abolishing empty rates relief has also been a headache; after our expansion we have an empty building that is costing us £7,500 a year, so we’re actually being penalised for creating more jobs and expanding.”
“So many billion of pounds of taxpayers’ money have been put into the UK economy - bailing out the banks - that it would be very surprising if some positive uplift were not to appear by the end of 2009. As a last resort the authorities could expand the money supply - “quantitative easing” - but that runs the risk of stoking up inflation after the recession ends.”
Can the government do any more? In an effort to kick-start the economy, has the government done enough to get us through the recession?
“Yes, as the housing industry is being largely ignored. We need help on a wider scale with incentives for people moving up the property ladder and investors. The new homes market provides hundreds of thousands of jobs; it’s a major driving force in the UK economy. The government needs to free-up government owned land, reinstate MIRAS, and simplify, speed-up and widen assisted buying schemes.”

A typical working day sees Sue advise people on all aspects of purchasing their dream home. How did you get into property? I fell into property purely by chance; I attended a group interview, to support a friend, and ended up getting the job as sales negotiator and found that I progressed up the ladder very quickly. What attracted you to your current role? I joined New City Vision as I love the fact that we are working to build a whole new community in the Norris Green area, which has great memories for me from my childhood. Meeting so many new, interesting people is by far the best part of my job, as every day brings new challenges! The key to success is… Working hard and being yourself! My greatest influence is… …I take on board suggestions and ideas from others but ultimately follow my own gut instinct! What is your ideal holiday destination? Definitely the Maldives! I like it so much that I’ve been every year for the last five years. I spend my time there sunbathing, visiting spas and generally totally relaxing in paradise. I’m going again in August with my daughter and I am really looking forward to it!

Movers How is your home laid out? There is a small entrance hall with a downstairs toilet coming off it. It leads onto the living room area which carries on onto the kitchen and dining area. Upstairs we have the main family bathroom and three bedrooms. What’s your colour scheme? We’ve tried to keep it as natural, calm and relaxing as possible, so we’ve chosen shades of cream and beige, as nearly all types of furniture go with these colours. Describe your living area… We have a cream three-piece suite, which was a wedding present from my parents, and all of our furniture is made of beech and pinewood, which we purchased from a set at Homebase. We have a coffee table and a smaller table for our flat screen television to stand on. We also have a large bracken framed mirror which sits over our built-in fire and we are just waiting for our wedding pictures to arrive and be hung up. How have you decorated your master bedroom? The master bedroom has an en-suite with a lovely standup shower. The room has a nice sized window with a lovely view of the nearby canal. We have pine coloured fitted wardrobes and have accessorised the room with a brand of furniture called Helsinki from MFI, which is wooden furniture with glass panels incorporated into it. We have this on our wardrobe doors and chest of drawers.
Andrea Wong-Johnson 28, and her husband Kevin, 32, have bought a three-bedroom Maidstone house at Trafalgar View, close to Vauxhall centre, and are currently awaiting the imminent arrival of their first child.
What is your bathroom like? A rectangular bath runs along one wall, with a sink and pine coloured cupboards. We have brown coloured bathmats over the carpet and one of the walls is entirely covered in mirrors. My husband put together and it’s great for when you’re getting ready.
And what about your other bedrooms? The smaller bedroom of the three is the baby’s nursery. We have decorated this with a range called ‘I love my bear’ wallpaper from Toys ‘R’ Us, which we have on one wall. The rest of the room is lemon and cream coloured, with a large, cream cot, lemon walls and we are just waiting on the delivery of a large pine set of chest of drawers. Our other bedroom we are using as a guest room. Does the property have a garden? Yes, our house has one of the largest gardens of the development because it is an end house. We’ll probably put some flowerbeds around the outside to make it colourful for the summer. What do you like most about the property? All of it – it’s my dream home. I just love the area, it is so quiet, we have lovely neighbours and it is just a really nice place to bring up our first child.
And your dining and kitchen area? The house came with a standard fitted kitchen with chrome and beech units and a cream laminate floor. In our dining area we have a chunky solid beech dining table accompanied by brown, leather chairs. We also have a large pine framed oil painting of cherubs, which is really nice because it’s so different.

Alan Rothwell Interview //// TALENT IN THE CITY
Lifelong runner, Alan Rothwell, is maintaining a steady pace managing all of the regular Run Liverpool events whilst simultaneously dreaming up ever more imaginative routes. Alan, who is based (quite aptly) at the running store Up and Running, Bold Street, gave us an insight into his life as a runner, an ambassador for the sport - and a mighty good organiser.
Marathon Man How did your love affair with running begin? I can remember running when I was quite a young kid. I was born in Everton where everybody was obsessed with football – playing as well as supporting it. Although I kicked a ball I took up running as something I really wanted to do and enjoy just for myself. I can remember someone daring me to run to Southport. At that point I didn’t know anything about long distance running, I just put my shoes on and set off. It was the late ‘70’s and there was a campaign called Save Our Seals which I decided, for some reason, to support and any sponsorship money I raised went to saving seals – I hope. What is the best piece of advice you have ever received? An experienced Marathon runner said to me years ago, 52 Your Move
“Don’t cheat the distance” and I’ve never forgotten it. It’s essential advice for serious as well as fun runners because it reminds us to respect the training as well as the run. Often people will watch a Marathon on television, think it looks easy and apply to run in the next one. By the time the day arrives they may not have fully anticipated what they need to do to take part. So whatever level of run you are taking part in you should always take it slowly and build up your stamina. What is your experience of Liverpool as a city of runners and runs? Within Liverpool there is a vibrant community of runners who just enjoy it for the sheer pleasure. Unfortunately, as a sport, it falls a poor second to football, both in terms of input and strategy city-wide. There is widespread appeal in
running clubs outside of the city for the events we offer. We have people from all over Britain and Europe who visit Liverpool to take part. Word of mouth means that they often return the following year with friends and family. We now have as good a portfolio as other cities that are better known for their runs. What is your favourite run? The New York Marathon is definitely my favourite, for the sense of occasion and sheer enjoyment. I have taken part six times now and the whole spectacle of it unfolding in front of you as you run is just fantastic. The cacophony of sound and the landmarks you pass as you cross the bridge into Manhattan is thrilling, running along 1st Avenue with the shouts of support from the crowd willing you to go on, entering Central Park…just the thought of it makes me want to take part again. Do you have any tips for people thinking about taking up running? As a sport, it doesn’t matter what your aspiration and ability is. You can control it and it’s not expensive to take up. Running is not a team sport where ability will eventually show up so it embraces all levels of fitness. Somewhere like Sefton Park is great for new runners; they won’t feel conspicuous as loads of people run a bit, and walk a
bit to start off. It’s also a good building block for other sports – squash, for example, - as it increases fitness and stamina. Depending upon the level of involvement events can become a chance to showcase your talents and proclaim running as your thing.

The Underground 5k on Sunday April 19 is a new event and quite an unusual route; the whole run will take place inside the Q Park car park, using all four floors. A charity called Henshaw’s Society for Blind People contacted us with a view to creating something different and accessible, and this is what we came up with. I don’t know of any similar event taking place in Britain and so for that reason alone it will be fun to be a part of.

My parents have kindly purchased a city centre apartment for my fiancé and I. It has an open plan kitchen and dining room, a small study and one double bedroom. I would like some ideas on how to make it look as spacious as possible and what would be fashionable for interiors in 2009. Any suggestions? To make an apartment look as spacious as possible, I would carefully plan the furniture layout and decide on the colour scheme. Visual tricks such as choosing furniture on legs, will give the illusion of space. Reflective surfaces such as mirrors will help as well. It’s better to be selective with your colour scheme, so once you’ve chosen a palette, use it throughout the apartment. There seem to be three main areas of influence in the home this season. The eighties, Moroccan and Gothic chic would all work well in a small apartment.
Storage Solution I’m in need of practical help! Can you help me with an ongoing storage solution! My apartment is great and I love living here, but the problem is with my bathroom storage. I have two bathrooms; the en-suite has a shower and the main bathroom has a bath and as you can imagine, I spend most of my time carrying toiletry products about! Could you help me find a solution to this problem? I would suggest you have a look at the Italian designer Joe Columbo’s Boby Trolley. It’s a fantastic moveable mini storage unit with trays, drawers and cubby holes that move around. It’s so versatile that the storage can be used anywhere in the home. The unit is made of plastic in an array of colours and is available from two to nine drawers. I think it would be the perfect solution to your problem; it’s said to have helped people with storage difficulties for over forty years.
Contemporary Concepts We would like to purchase some framed prints for the conservatory. We don’t want original artwork as we are aware the sun could damage the work. Could you suggest a local gallery we could visit that may be able to help? We would like the images to be contemporary and with reference perhaps to the sea.

After ridding your pathways and paving of leaves and other debris, February is the month to tackle moss.
Instead of jet washing and using chemical based products, opt for a more natural and environmentally friendly way to deal with the problem by using an everyday household

Before planting your potatoes, allow them to ‘chit’ or sprout naturally over the coming weeks. Stand the potato tubers in egg cartons in a cool, light place to begin the sprouting process. If a number of sprouts appear, rub most of them off leaving one healthy stem. After a couple of weeks, when you have a good strong stem growing up from the tuber, plant the chitted potatoes at the end of March or early April. Remember to plant them the right way up and be careful with the sprout, as it will be weak. Potato plants take up a lot of room so remember to line them up about two feet apart to avoid over-crowding.

Table Talk //// MARYA MCCANN INTERVIEWS JOHN GRIMES AT THE ARK
Mirroring his company's approach - down to earth, approachable and always ready to deal with clients face to face John Grimes proved a lively and interesting dinner date. Managing director of Platinum Lettings Agents, Walton Vale, John travelled to the other end of the city to meet me at Ark Restaurant, Penny Lane. Whilst browsing the menu, which offers two courses for £11.95 from Monday to Saturday from 5-7pm, I learnt a little bit about the lettings industry and how Platinum has come up with a useful way of helping landlords through difficult market conditions. Said John: “Landlords who choose us as their agent now receive a free six-month period within a rent guarantee scheme. This is useful insurance as many of them rely on rent to cover the mortgage. If tenants can’t pay, for a number of reasons, it’s often difficult for landlords to keep up with repayments.” At the end of six months landlords have the option of taking over the policy themselves. “They will probably
realise by then how valuable it is and continue with it” he said. But back to the food, and John’s recommendation for our starter. Served with walnuts and drizzled with a red current dressing the pate was delicious. There was a surprising contrast between the flavour of the pate (robust, heavy almost) and the texture (light, delicate, smooth.) The dressing served as the bridge merging the savoury and sweet perfectly, with different textures from crispy toast and warm baked bread. For a starter it was really substantial and, as we indulged, John talked about why he had decided on lettings as a career three years ago. “I’d renovated a couple of properties to rent out, and had also lived in rented properties. I felt that I understood the needs of both landlords and tenants, and I knew that by using this knowledge I could provide a fantastic service.” By the time our main courses were served, we had moved on from talking business to hobbies. John’s ideal place to be, when he’s not working,
obviously, is aboard a jet ski. A member of the Royal Yachting Association, he is authorised to launch off from the banks of the Mersey and also skis over private lochs in Scotland and the Lake District. “It’s a fantastic feeling, especially on a really bright clear day,” he said. John’s chicken with bacon and sweet potatoes and my salted beef were both hearty dishes with dark sauces and winter vegetables; the beef arrived as a generous helping in rich gravy. My sauce had complex layers; I could taste red wine, herbs, a rich stock and the carrots had absorbed the flavours beautifully. With just enough room for dessert, bread and butter pudding for me - a dainty version of the classic with a circle of bread contained in a sweet and creamy sauce - and banoffee pie for John, I asked him what made Platinum Lettings different to other agents.
