A large deposit on a property will afford you greater freedom in the market place and also enable you to take advantage of what the Council of Mortgage Lenders believes to be the lowest mortgage repayment costs since 2004. Alliance & Leicester has reduced the size of the deposit required for their best mortgage rates from 35 to 30 per cent, while HSBC 34 Your Move
is offering 75 per cent tracker loans at 2.45 per cent above the low Bank of England base rate. Considering that the forecasts are for interest rates to remain low for some time, this certainly represents an attractive deal. Ambitious first time buyers have also been assisted by the extension of the stamp duty holiday until the end of the year, meaning properties below £175,000 are exempt from the tax. This temptation to enter the market is highlighted by the Royal
Institution of Chartered Surveyors (RICS) housing market survey, which claimed new buyer enquiries in May rose for the seventh month in a row. Julie Rayner, sales director for Gleeson Homes, which offers properties at Montreal Gardens in North Huyton commented: “With prices having fallen considerably and mortgage interest rates at an all-time low, now is definitely a good time for first time buyers to enter the property market. Because they are not
in a chain, first time buyers are in a good position to take advantage of current market conditions. With fewer buyers in a position to proceed and a rise in the number of ‘forced’ sellers, they should be able to drive a hard bargain.” Lending a hand It isn’t just those with considerable capital who are able to take advantage of the current market conditions. secure a mortgage with a significantly smaller deposit than the majority of mortgage deals currently on the market, at a competitive rate of 4.39 per cent. Loans for properties up to £350,000 are available for 95 per cent of the value. One portion of the arrangement is, however, that the borrower’s parents, grandparents, or friends must commit a further 20 per cent of the property value, which is then held in a savings account at a fixed rate of 3.5 per cent. Andrew Frankish, a financial advisor to customers at Keepmoat Homes, which has recently launched new builds at Hamilton Place in Huyton commented: “This deal costs first time buyers almost £100 a month less than the industry’s average 90 per cent mortgage rate of 5.98 per cent. At the end of the deal, if the combination of mortgage repayments and rising house prices has moved the mortgage from 95 to 90 per cent, the legal charge on the savings account can be removed and the first time buyer can operate the mortgage account independently.” HomeBuy The economic downturn has prompted a number of government-led initiatives aimed at enticing first time buyers onto the property ladder. HomeBuy Direct is one such scheme which has been adopted
by a number of local developers. First time buyer families on an income of less than £60,000 a year can now purchase 100 per cent of their home by paying a minimum of 70 per cent of the value. The developer and the government fund the remaining 30 per cent and the equity loan will only become repayable after 25 years, or when the customer sells their home. Developers Miller Homes are offering HomeBuy Direct at Connaught Green in Anfield, a collection of two bedroom apartments and three and four bedroom houses. Steve McElroy, Miller Homes sales and marketing director for the north-west, commented: “Buyers are stunned when we tell them that, if they qualify for HomeBuy Direct, they could buy a three bedroom house with a study cum fourth bedroom, designed, built and finished to the award-winning standards we demand, for just £104,965.” Bellway operates a HomeBuy scheme on two and three bedroom properties at its new Spekefield Mews development in Wavertree, with houses available from £83,996 and £94,496 respectively. North-west sales manager Jenny Clancy commented: “The HomeBuy Direct scheme enables the buyer to redeem the loan in tranches, thereby stair casing to full ownership. Over the past months there have been several signals that the housing market
is showing signs of recovery, so for first time buyers this is a very good time to consider entering the market.” A HomeBuy Direct scheme is also underway at the Cressington Heath development in Off Garston Way, with three, four and five bedroom homes and two bedroom apartments available. Christine Aitken, sales director for Redrow Homes North commented: “A combination of lower interest rates, more affordable property prices and stamp duty suspended on properties below £175,000, make it a great time for first time buyers to get onto the housing ladder.” Access to home ownership The Regenda Group housing association operate an Access to Home Ownership scheme to assist first time buyers in Liverpool regeneration areas. The service has already assisted hundreds of local people with free advice and information on how to get the first step on the property ladder and has already helped over 250 first time buyers become home owners in Liverpool. Regenda’s Ross Cope, project officer for Access to Home Ownership, commented: “We can provide information about buying a home and give help with every step along the way, even helping those who qualify to pay the expensive fees incurred when

The new home developers believe the 95 per cent lending arrangement will bring home ownership within reach for thousands more people. The ‘Lend a Hand’ mortgage offers first time buyers a 95 per cent loan-to-value mortgage at a rate of 4.39 per cent. The five per cent cash deposit for the mortgage deal must also be supplemented with savings equal to 20 per cent of the property value from relatives or friends. That money is then held in a savings account at a
rate of 3.5 per cent. Keepmoat Homes North West sales manager Matt Ellery commented: “We are particularly pleased to see lenders focusing on ways to help new buyers back into the market place. Advice from chartered accountants 0151 228 8977 Surprise changes to furnished holiday letting rules

Q. I own a holiday cottage in the Lake District. At the time I bought it, the previous owner explained that if I kept to certain rules then the property would qualify for tax advantages as a ‘furnished holiday let’. Someone has just told me that this is going to change – what is the current situation? A. The ‘Furnished Holiday Lets’ regime is a valuable tax break. To qualify the main rules are as follows: • The Property must be in the UK, and must be furnished. • It must be available for holiday letting to the public for at least 140 days a year, with no individual periods of letting exceeding 31 days. • It must be actually let as a holiday let for at least 70 days a year (and these must be commercial lets not at cheap rates to friends and family). If a property qualified then there was a more generous allowance for expenses which could be claimed, losses could be offset against other income, and most importantly when the property was sold, you paid a lower rate of Capital Gains Tax. The Chancellor announced in the last Budget that with effect from 6 April 2010 this beneficial treatment would be withdrawn and holiday lets would be treated in exactly the same way as other residential property. This is a bad blow for many owners of holiday accommodation like yourself. Q. Because of the large mortgage I took out, I do make a loss on the property every year, what does the change mean in practice for me? A. Up to 5 April 2010, you can offset the property loss against your other income. If you are an employee this means you can claim a tax refund of PAYE tax at the end of each year. From 6 April 2010 the loss can only be set off against profits made by letting other properties, or carried forward for eventual offset. There are some actions that may make sense now from a tax perspective. If you are planning expenditure, bringing it forward into the 2009/10 tax year will increase the loss you are still able to claim against other income. A sale or gift of the property now has the potential to trigger a tax charge at only 10% (by virtue of Entrepreneurs Relief) compared to the higher rate of 18% which will apply next year. As always, good tax advice will be essential to maximise your position. NB. Until the current rules are repealed, the Government has announced that properties in the European Economic Area can also claim for Furnished Holiday Lettings treatment, if the other criteria are met. A claim needs to be lodged with HMRC for this relief, which can be retrospective, going as far back as 2006/07, in which case the claim needs to be lodged by the end of July 2009.

Q I have a dispute with my neighbour over the location of the boundary between our houses. Can you please advise me what steps I can take to resolve this? A You should have been provided with a Land Registry plan from your solicitor when you bought the property which you can check. If you do not have this, then you can apply to the land registry for a copy of the title plan at a cost of ÂŁ3.00. The Land Registry has very good public guides to help in this instance. Log onto www.landregistry.gov.uk and go to public guides 19, Title Plans and Boundaries. This will explain in detail the title plan and how the Land Registry determines the boundary. The Land Registry advise that they are not exact and take their information from previous documents supplied to them. The Land Registry does not become involved with any disputes. For an exact determination of the boundary you could instruct a surveyor to inspect the boundaries. Both you and your neighbour should do this and if an agreement still cannot be reached then you will need to instruct a solicitor to act on your behalf to come to an agreement. Q I cannot locate the title deeds to my property. I bought my house in 1972 and the firm who acted for me no longer exists. Can you please help? A As you purchased the property in 1972, then your deeds are more than likely to be unregistered, which means that they are not held electronically at H M Land Registry. If you had a mortgage on the property and this has been repaid, then the deeds may still be with your old lender. I would suggest that you get in contact with the Head Office of the lender. We have acted for many clients in similar circumstances. If you bought the property for cash and the deeds were held by your solicitor, then normally the old firm will have been incorporated into another law firm and clients and files will have been transferred. Contact the Law Society if you need to find your previous law firm. In the event of a sale you will need to locate your deeds as you will have no evidence of ownership. If the deeds have been lost, then a solicitor can reconstruct the title for you and have this registered at H M Land Registry. The titles are all held electronically and this avoids any future problems with missing deeds.

Movers With all these jobs, how do you find any time to spend in the apartment? I’m very busy but work allows me the flexibility to do the other things. The apartment is also much more convenient for work than Southport, where I was before. What attracted you to the City Lofts? It’s a really nice place. What stands out is the views of the river you get every night, and the proximity to the Albert Dock, Liverpool One and the city centre amenities. Waterloo Quay is below and you can see all the way to Crosby. Do you enjoy living there? This is my first place since I moved in to look after my father in Southport and I love it. The location and the views are just about the best features and it’s a nice building. Also, a famous Everton footballer lives in the penthouse... How is the apartment laid out? The building is a very modern structure and that’s reflected in the contemporary features of the apartment. There’s an open plan living space, with a lounge, kitchen and dining area, two bedrooms, one of which has an en-suite bathroom, and a master bathroom.
Tell us about the kitchen... The kitchen has a granite work surface and it’s fully fitted with off-white appliances. There is a wooden dining table in the dining area and the floor is dark laminate throughout.
Antonee Little, a project manager for Pershing Limited, finds time to be a rowing instructor and part-time firefighter when he’s not working at the Liver Building based stockbroker firm. The former Wales rower recently moved to an apartment in the prestigious City Lofts development on William Jessop Way. Antonee, who is originally from Southport, shares the apartment with a friend.
What’s in the lounge? We have a couple of black leather couches, a giant TV and, of course, a Playstation2! The entire place is very spacious and not too busy, which suits us both.
What’s your favourite feature of the house? That would have to be the bathrooms! They’re both really well designed, with a rustic beige and brown Italian feel. They remind me of the time I spent in Vieste, near Bari. The master bathroom has a toilet, sink, bath and a brilliant shower, while the en-suite in my room is just a big walk-in shower. Tell us about your bedroom... The bedroom is another open, spacious room, with a very long double window, a few drawers and a double bed. The en-suite is to the left as you enter. On the walls I have medals, shirts and other interesting pieces of memorabilia from when I rowed for Wales. The most recent additions are the medals I won at the world fire fighter games in Liverpool.
What would be your dream item? Space permitting, I would love to have a snooker table!

Ray Mears has become a familiar face on our television screens, imparting his extensive knowledge of ‘wilderness bushcraft’ acquired from exploring the far reaches of the planet. In 1983 he founded Woodlore, The School of Wilderness Bushcraft, and his ideas on surviving in the natural environment have since sprung to prominence, with shows such as “Extreme Survival”, and “Trips Money Can't Buy with Ewan McGregor”. T N E L A GOT T Do you enjoy visiting Liverpool? I really enjoy visiting. It’s a lovely surprising city. I’m amazed by the buildings and the shipyard history. It’s just unfortunate I’m on a whistle stop journey this time. What’s your favourite part of the UK? I can’t tell you that because I don’t want to draw attention to it! I get the impression you’re patriotic and proud of Britain’s natural environment? I love Britain. We are very fortunate to live on the most amazing island on the planet. Up here you have the Lake District on your doorstep and there are the North Downs close to where I live. There’s such diversity within a mere hundred miles or so and I like the cities as much as the countryside. I feel very lucky to come from Britain. Considering all of your international adventures, does it not feel a little mundane to return to Britain and carry out more conventional tasks? I don’t find Britain at all mundane. Parts of it seem small but I don’t think it’s any
less interesting than anywhere else in the world. For that I think we’re very lucky. I love coming home. I think we should all have a place we call home. What is the harshest environment you’ve encountered on your travels? That’s a very difficult question to answer because I don’t think of places in those terms. It can depend on whether you are having a good day or not. We were recently filming in the very high Arctic. That can be a really challenging environment that tests your resolve to be there. We were in minus 40°C and plus 40km winds. I actually saw an Inuit shiver. What’s your favourite place on the planet? Aside from the UK it would be difficult to choose. It’s probably the next place! I’m very fond of Canada though. It’s massive. I worked on a big TV project there and even before I started I think I would have seen more of the country than most Canadians. It’s such a big place, it just goes on forever. The brain can’t cope with the scale of the place. Is there anything that scares you in the natural
world? Any phobias or anything that makes your stomach churn? No. I’ve seen a lot of things and there’s nothing in the natural world that causes me concern. You’re up here for the University lecture series. Do you enjoy sharing your knowledge? I do. I don’t do as much teaching now. I’m in a phase of planning. I think it’s important to go back to the practice of what you’re teaching. Is it important that people learn about their natural environment? I think it’s tremendously important. Every human being should have access to museums of natural history. People shouldn’t have to pay to go there or park in public car parks in the countryside. Nature should be a right for all. It’s tremendously important to give people the tools to enjoy it. You often discuss the various people you admire. Is there anyone that stands out as your all time hero? You’ll have to watch the next series! There is one particular character and we’ve dedicated
a whole episode to him. What’s your proudest achievement? When I started with the bushcraft school we were in a post-Rambo age. People’s interest in living in a natural environment had been rather spoiled by a moronic approach, which was more about machismo. I think I’ve been able to make it a bit more respectable again. What’s the best piece of advice you’ve ever been given? One good piece of advice is to choose your campsites well. When you’re old you will go back through your memories and they will be guided by your choice of campsite. That is important, particularly with journeys you will never replicate.

The cloakroom in the property we live in is really small. We decided to decorate it over the Bank Holiday weekend, painting all the walls and woodwork white and retiling with white mosaic tiles. Although we are pleased with the quality of results, now that we have finished it looks a little bit boring. Do you have any suggestions as to how we could add some character? I would look for some unusual accessories to bring in the wow factor. Room for reconstruction I can’t afford to go away on holiday this year, so I’ve decided to take two weeks’ leave this summer and revamp my home! My problem is that the job seems too huge! I have a really limited budget and would ideally like to start a fresh with new furniture and curtains. I know this seems unrealistic but could you give me some inspiration or even a few tips that could help me feel more optimistic? Cheer up, you can make huge and radical changes to your home without breaking the bank! Firstly I would recommend that you spend a few days deconstructing your rooms; the mess may seem unbearable but the results really will be fruitful. I would start room by room, box up all accessories until you are just left with furniture! This way you can see the space clearly and it will allow you to rearrange the furniture. When you’re happy with the changes you have made, bring the accessories back and play around with them in different locations. It’s incredible how much your room will transform and look entirely different. Good luck!

Chrysanthemums introduce a splash of late summer colour to your borders and are often still going strong into the winter months. The plants, which come in a host of varieties, should be placed into fertile soil exposed to the full sun, and moved around every three years for best growing results.
Into the swing of it
A wooden tree swing needs a tall, strong tree to hold it, preferably an oak with a relatively horizontal branch. The branch should be at least 10 feet from the ground and eight inches in width to support the weight, but remember that the higher the branch, the higher the swing will fly when moving. Redwood and cedar are naturally rot resistant and make a good seat or choose an old tyre as an ecofriendly alternative. You’ll need a strong rope, perhaps 3/4 inch thick or so, and a good length to be able to double it up and have some spare twice over, on each side of the seat.

Slugs may be viewed as a nuisance in the garden, but they are a vital part of its ecosystem. Crucial composters, they release nutrients from dead and decaying plant and animal matter back into the soil and disperse seeds and spores. To avoid killing them with poisonous pellets, there are plenty of organic ways to deter them from munching their way through your plants. Slugs will always be attracted to young or wilting leaves, before tough ones, so leaving those unwanted weeds around for a few days will hold their attention and provide respite to your flower bed. A healthy number of slugs will provide a tempting source of food for predators such as hedgehogs and birds. Likewise, a pond, or simply a water container, may attract frogs and toads – natural enemies of slugs. Another ecological solution lies with roundworms, or nematodes. These microscopic worms kill the slugs from within by releasing fatal bacteria. Nematodes are not harmful to other organisms and can be bought in packets to release into damp soil.

The ‘People’s Parks: history, regeneration and involvement’ event will coincide with the Year of Environment 2009, and look at the importance of parks and their history in Liverpool. The free event will provide a full day of workshops and talks exploring the challenges of regeneration and environment for local communities and how people can become more involved. Event coordinator Clara Paillard commented: “The event will offer people the chance to see how they can get involved in changing and regenerating their local parks.” The event will take place between 9.30am and 4pm at Merseyside Maritime Museum, on Saturday 27 June, and will include workshops with local historian Frank Carlyle and Richard Scott from the National Wildflower Centre. Fab Collective come to the fore A group of Liverpool photographers is to hold its first exhibition at the bombed out church. The Fab Collective, who share a passion for capturing images of the city, formed in January 2009 after discovering each other’s work on photo
sharing website Flickr. Since then the group has hit the streets to snap Liverpool people. Fab Collective co-founder Andy O’Hare commented: “I didn’t intend to start a collective, but I’d noticed the same names appearing under
the photos I most admired on Flickr. They’re all talented photographers, with many different approaches, all producing fantastic images from in and around Liverpool. I sounded a couple of people out about mounting an exhibition of our work, and before I really

Bistro Franc on Hanover Street is the newest addition to the city’s selection of French cuisine, complementing Bistro Jacques on Hardman Street and the Cavern Quarter’s Bistro Pierre. The vibrant Parisian themed décor makes a very pleasant setting for lunch with Erica Mooney from Andrew Louis. The firm’s success in sales and lettings has seen its reputation grow and become established over the 20 years the agent has been in business. Numerous instructions for new properties have been won for both sales and lettings over the past 3 months and the firm also manages over 3000 units in Merseyside. For Erica, who joined the firm when she was 17, the past ten years have been challenging and fulfilling. After training in business and customer at college and working her way up the ladder from lettings negotiator, and across into sales, she was appointed branch sales manager in January this year. Said Erica: “It’s a fantastic firm to work for with regular on the job training courses and opportunities to develop. We now have eight fully trained and experienced staff in our city centre office; our negotiators are always busy. We
have also recently created three new posts in the sales and lettings team. “Lettings have had an excellent first half of 2009 and sales have been very positive this year, with increased viewing activity due to our out of hours appointments. The feedback we get from our clients is that we’re enthusiastic, and it’s infectious.” Bistro Franc’s menu is equally enthusiastic in embracing staples from French cuisine by rapidly changing its lunch offering daily. Erica opts for roasted pepper and wild mushroom risotto with pesto, which comes in a decent portion for a starter, while I choose the warm asparagus, wrapped in Parma ham, glazed with parmesan cheese and drizzled in aged balsamic. I ask Erica for the secret to Andrew Louis’ success: “As a private company, we’ve built up our own procedure manual which works in every situation to help the client. We encourage vendors and landlords to place their property on the market at the right price, and then we’ll do everything we can to sell or let it. We don’t just operate a reactive, answering the telephone, service, we’re actively
doing everything we can to sell or let your home, and we’ll keep in touch with you when we have an offer and negotiate the best possible price.” Our main courses also offer good value for money in modern continental fare, with a large portion of tagliatelle pasta topped with bacon, chicken and mushrooms in a garlic white wine sauce for Erica and the plat du jour for me: pan-fried duck breast on a bed of mustard mash with redcurrants, carrots and sweet red cabbage. The well presented combinations are complemented by the restaurant’s light flooded interior and red gingham table cloths. At Andrew Louis, the newly designed customerorientated offices have been well received: “We’ve had a great response as people do feel welcome to come in, relax and browse on the Apple Macs for properties. We offer accompanied viewings up until 8pm, and weekend appointments, and we chauffeur-drive our clients to properties.” A celebration on 18 June at Andrew Louis’ newly fitted offices on Stanley Street is being held to mark the 20 years the
agent has been in business. Strictly by invitation, with food prepared by the award-winning Sapporo Teppanyaki, guests will also be able to try a special Andrew Louis cocktail. Erica and the team are looking forward to the launch: “The new offices make a statement about the Andrew Louis brand which we back up in our service. We’ve set our standards high, but we will deliver every time.”
