The auctioneer As auctioneer at Whitegates Auctions, Dave Redmond’s passion for property has taken him through all avenues of the industry. He now relishes the opportunity to regularly view the best properties, and the adrenaline rush which each auction brings. Entries for the next Whitegates auction are welcomed.
How did you get into property? After leaving school I didn’t want to go to university so I began working at insurance company, Refuge Assurance, as a sales agent. Eventually I wanted a new direction and, by chance, there was a Whitegates office round the corner from where I worked. I began as a sales negotiator there before being trained for valuations. I applied for a valuers role with Whitegates and worked my way up to branch manager at their Cleckheaton office and eventually senior valuation manager in their Bradford office.
Good News
How has your career progressed? An old manager invited me to run a business for him, running auctions in Liverpool for Whitegates, in the Walton Vale office so I was delighted. It’s such an exhilarating feeling to sell to a room full of people! We held an auction in June, which was very successful as 70 percent of the lots were sold under the hammer. The next Whitegates auction is at 1pm, Thursday September 17 2009 at the Radisson SAS Hotel.

What are you reading at the moment? I’m currently engrossed in Scarpetta by Patricia Cornwell, a gripping read about a forensic pathologist! I’ve probably already read about 30 of Cornwell’s books. I recently finished Devil Bones by Cathy Reichs which is in a similar vein; I love the element of darkness and suspense of the genre!

Sale and rent back guidelines
New protection for tenants Next year will see ‘sell and rent back’ schemes regulated by the Financial Services Authority (FSA), in a bid to tackle consumer problems. Previously, homeowners who opted to sell their homes to companies and then rent them back have suffered when the landlord opted to sell on the property, or had the house repossessed because they weren’t keeping up with mortgage payments. This has then seen the former owner, now tenant, evicted from the property. Others have signed the agreement to find that they were only allowed to continue living in the property on a shorthold tenancy, lasting between six and 12 months. In the interim before full regulations are put in place to protect consumers, firms must apply to the FSA to continue trading. They must comply with the FSA’s principles for business and be required to have adequate resources and trained staff to operate. The watchdog will stop, ban or fine firms which break the rules.

San Carlo is opening up in Castle Street very soon and I think it will do very well. Venues such as Panoramic, Piccolino’s and Restaurant Bar & Grill do well through the day as well as the evening because they are situated in the middle of the business district. The economy is hard at the moment but Liverpudlians like to have a good time and spend money so maybe a few more good restaurants wouldn’t go amiss.” “Liverpool has always been a city that appreciated good restaurants and the influx of tourists makes this even busier. Find the best mortgage for you
With the recent rise in house sales and prices set to boost the housing market, say some quarters, by the end of the year, the mortgage market is seeing the launch of new products, often with incentives for buyers which run contrary to expert advice. We’ve searched for some crucial advice to help you find the right mortgage.

Emergency action At the beginning of summer, Nationwide Building Society made the headlines by introducing a 125 per cent mortgage for homebuyers. The Financial Services Authority, the government body set up to regulate the banking industry, has earlier said that it would consider discouraging banks and lenders from offering loans loans of up to 100 per cent on properties. Yet, at Nationwide, the deal was set up only to help existing customers who found themselves in negative equity. For those homebuyers, who
found that the value of their current properties was less than the amount of money they owed on the mortgage, the deal was welcomed. It’s not surprising that a negative equity status makes it difficult to move house or to borrow more money, and although in the long term house prices will recover, figures in July were released showing that up to 1.1 million households were at risk of falling into negative equity. A return to caution In the not too distant past, buyers needed to approach

banks for a mortgage with a deposit to put down on their new home. After the upheaval in the housing market, which for a time allowed buyers to borrow 100 per cent costs of a new property, we are seeing a return to more cautious lending – and for experts in this sector it is a welcome development. For new customers, Nationwide offers an 85 per cent mortgage, and buyers also have to pass a test on whether, should rates rise, they will still be able to meet the monthly repayments. The success of these consumer friendly tactics to encourage fresh borrowing, and in turn the house buying market, will be tested over the course of the next few months. Achieving stability From May to June, the number of mortgages granted to homeowners rose by 23 per cent, which suggests to many that the market is stabilising. Nigel Connolly, an advisor at GB Finance, commented: “The Halifax price index has risen from the second time in the last three months, and this appears to be giving rise to early signs of confidence returning to the housing market. Some lenders are introducing new products with more relaxed criteria and higher ‘loan to values’.” Mike Roberts, at Boo mortgage advisors, says that it’s the lenders who’ve never had it so good: “Astronomical rates are being charged in relation to bank base rate, but the poor borrower is having to jump through hoops to get the mortgage required.” However, he agreed that it isn’t all bad news for the borrower: “Having said that, if a client has good credit rating, a large (25 per cent) deposit, and can prove all their income then getting a mortgage should not be a problem.” Mike was also clear about the developments he’d like to see in the mortgage market: “The market needs competition before rates will be at a level they should be, and lenders need to
think about products for borrowers who don’t fit their very tight criteria. For this to happen we need to see more money in the money markets and more bankers taking risks.”

Seek independent advice Of course, with the differences between lenders showing caution and those keen to loan, obtaining the right mortgage to suit your circumstances can be more difficult. It may now be time for you, the buyer, to assess your needs more thoroughly: what level of repayments can you afford every month? Can you still afford these if you suffer a loss of income, and with other costs of living rising, and your other commitments? Work out your budget and be clear about the whole of the cost, including fees. Remember that overstating your income is seen as fraud. Mike added: “For those wanting to move or remortgage now, more than ever it is the time to seek independent financial advice. The lenders are charging higher than ever rates, service is suffering due to a cutback in staff and only an independent mortgage broker will be able to offer the borrower
First time buyers It should also be seen as positive news that first time buyers are taking up mortgages on properties. At developments across Liverpool, buyers are taking advantage of offers to help match deposits, and indeed the government’s HomeBuy Direct scheme (available through www.homeshub.co.uk) to get onto the property ladder. David Barron from Barron Independent Mortgages commented: “It has been encouraging to see more first time buyers entering the property market, as they have managed to save their 10 per cent deposits. With property prices reducing in some areas, more and more people are taking the leap onto the property ladder. What we hope this will do is set a domino effect, with others moving up the ladder.” Mortgages as investments At the moment, buy-to-let
properties are not regulated by the Financial Services Authority so when prices fall there is little protection against losses made. As a long-term investment however, property is still a good choice. Final thoughts What’s certain is that buying your own home remains an ambition for many, and an achievable one for most. The advice is to save up a deposit – giving you a better choice of lenders as well as properties, and more security in the long term. And, while you save up, take advantage of the city’s fantastic rental properties.

Movers Why did you choose this apartment? I came to Liverpool for university and stayed here for work afterwards. I was living in Allerton, which was great, but I found this apartment in the city centre at a good price and one of my friends has managed to move next door, so it worked out really well. How is it laid out? It’s spread out over one floor, with double doors opening out to look over the Liverpool One development. It’s been well furnished and doesn’t need anything doing to it at all.
Describe your kitchen… It’s really modern and everything’s in a blue/grey theme. The appliances are all integrated and it’s all shiny and new. The bathroom’s also really nice with a shower over the bath and a glass screen. The tiles are white, as is the suite, and as you walk in there’s a huge glass mirror on the wall.
Coleen O’Brien is a letting agent in the city centre, and has just moved into her new double bedroom apartment which she’s renting in College Lane, overlooking Liverpool One.
Take us inside… The apartment has wooden floors throughout and beige carpets in the bedrooms, and the walls are magnolia. The living area has two brown two-piece leather sofas, and I’ve put some teal coloured cushions on the sofas and a teal coloured rug. I’ve also got a glass coffee table and a vase with some bamboo shoots in it for decoration.
What would be your dream buy? I don’t know as I’m still settling in, but I think I’d have to say a plasma television!
What’s in the dining area? I have a round, glass dining table with high backed chairs for entertaining, and I’ve put out a vase with some flowers. The lighting is pretty good throughout, with ceiling lights in the dining and living area and spotlights in the kitchen and bathroom.

Tenant transition Lettings specialist Belvoir has revealed some of the bizarre items left behind in the average rental property. An antique dentist’s chair - equipped with extraction tools - was one of the more unusual finds by landlords and lettings agents in a recent survey. Other items included a montage of page three models that covered the entire upstairs of a property, two surf boards used as saloon style kitchen doors and a Christmas tree, discovered in the middle of August, featuring a glass eye among its baubles and decorations. Belvoir chief executive Mike Goddard commented: “Usually tenants are no trouble and the transition between one tenant leaving and another inhabiting the property is smooth. But sometimes, when a property is cleared out, it is the letting agents and landlords who have to deal with the leftovers. Some items were even left as gifts for the landlord. Making a splash in Sefton ‘Art for Places’ launches a water taxi

Residents in Sefton are enjoying some unusual activities in the neigbourhoods. From hitching a ride in the new water taxi, to canoeing, water rolling or riding a swan pedalo, youth groups and families are making the most of the summer holidays on the Liverpool-Leeds canal in Bootle. The ‘Art for Places’ three-year project is a community engagement scheme with local people across the three local authorities, helping people to reshape their neighbourhoods through art. The water taxi, brainchild of
Dutch artist Lambert Kamps, consists of an upside down hackney cab transformed into a water vessel and has been proving particularly popular with residents. Lambert commented: “It’s been a real honour to work here in Sefton on this project. A Law graduate from the London School of Economics, Judge Jules channelled his passion for DJing from an early age. The Judge established himself as one of the club scene’s most renowned performers, ensuring he will be one of the star attractions at the forthcoming Creamfields festival. Your Move spoke to the Judge from his Ibiza base, as he laid down the law on the current club scene.
Are you looking forward to Creamfields? I always do yeah. I’ve been to the majority of the Creamfields festivals and it’s a big event in the social calendar. I’m aware that makes me sound like the Queen talking about Royal Ascot but without question it’s a huge event. Although the weather is by no means consistent that can actually make it better. If people are covered in mud they don’t care by that point and they just have a lot of fun.
Do you find regional differences in UK crowds? Are some more ‘up for it’ than others? Going back a while then yes but in the post-super club era you don’t really notice a difference. Creamfields will attract an audience from 50 per cent of the UK at least, with
people coming from Scotland and the midlands and even further afield. When people have come so far you can’t really differentiate the regional impact.
You’ve played in some of the big Liverpool clubs. What do you make of the city? It’s definitely more than just somewhere to visit for me. One of my two best friends John Kelly is a bit of local legend so I tend to go wherever he takes me. The development of the city centre is great and it’s come on leaps and bounds over the last few years.
What’s the strangest venue you’ve played? One New Year’s Eve I was auctioned off by Radio One to play a private DJ set. I ended up playing at a barn in someone’s house. I’ve also played at the foot of the
pyramids in Egypt which was pretty memorable.
You’re something of a household name now. Did you ever envisage having such an impact on the club scene? It’s very unusual for any DJ to make it a full time career. For the majority it’s kind of a part time job. It’s so different when you’re full time. When you’re starting out it seems to be an ambition too far.
Has it been a particularly busy summer for you or are you generally busy all the time? Summer is always busy. I’ve got a weekly night in Ibiza which has been going for 10 years, I play in Majorca every Monday, do my Radio One show on Friday nights and then there’s always something different going on on Saturday. I’ve also just come back from seeing Madonna in Barcelona. Every night is a Saturday night when you’re out here.
What’s your favourite aspect of the job? I’m going to sound like a Miss World contestant but I’d have to say travelling the world and meeting people. Being at the root of people’s emotions when I’m performing is great too.
In the past you’ve started up your own fashion line and invested in an Ibiza restaurant. Do you like turning your hand to different ventures? I had to sell my share of the restaurant because it was a step too far in terms of hours but the clothing line has gone really well. I do try and turn my hand to things that don’t feel like a job. I’ve been fortunate to do what I love.
And finally, as the most famous judge in the music industry, can you ever see yourself returning to the legal profession? One day I probably will, so long as it’s music based.
Which fellow DJ has impressed you most over the years? People come along all the time and it’s quite difficult to make a judgement because you don’t always have a chance to hear the entirety of their set. Eddie Halliwell and Carl Cox always maintain a very high technical standard but that’s only part of the equation. Over the summer I’ll go social clubbing in Ibiza and on the one hand you want to take your professional hat off for a while but it’s also difficult to stop thinking in a critical way when you’re listening to a DJ’s performance.

You must get exposed to a lot of new talent on your radio show. Have you come across any stand out names for the future? There’s a guy called Will Atkinson who hails from the Orkney Islands who is very talented. He’s remarkable if only for where he’s from! Heartbeats in Argentina are also very consistent. There are so many DJs who have made one fantastic song and then disappeared. The key is delivering the goods year in year out.

Have you considered the option of using some kind of textured glass wall? I think in en-suites this idea can work really well. There are so many options available to you; you could perhaps use the glass to form the wall of the shower enclosure. Using textured, etched sandblasted or coloured glass would allow natural light from your bedroom to flood into the en-suite whilst still giving you the privacy you require.
Seventies Classic We want to redecorate the conservatory. At the moment the children use it as a den! The environmental and logistical problems of landfills have prompted governments around the globe to introduce a raft of various recycling initiatives. In many instances, the solution lies at home. Much of the household waste we usually confine to landfills can actually be used as efficient fertiliser around the garden. While materials such as egg boxes and cereal packets can add bulk to your compost bin, many items that would often be discarded can be planted directly into the soil to make your green space a blooming success. Bananas, for example, will boost the number and quality of your rose blooms. Simply placing the skins around the base of the plants will improve their growing power immensely. Egg shells are a great source of calcium and prove especially useful for producing tasty tomatoes. Simply crush the shells before digging them into the surrounding soil. Coffee grains are rich in nitrogen and, when planted, also release magnesium, calcium and potassium into the ground. The grains offer a welcome source of nutrients for plants.

Table Talk //// LUCY OLIVER INTERVIEWS NICKY RIGBY AT DELIFONSECA
Delifonseca on Stanley Street is no longer the city’s best kept secret for home cooked lunches and authentic produce; after winning the Food Northwest Award for 2009 the business district’s lunchtime offerings and deli are set to become even more popular with discerning diners. The Stanley Street venue is ideally situated in the business district to meet Nicky Rigby, marketing and communications manager for the Wirral region at NewHeartlands office in Whitechapel. Tasked with finding new ways to assist housing market growth and low demand in specific neighbourhoods in Merseyside, NewHeartlands is the government’s housing market renewal pathfinder, and has operated a large-scale regeneration programme in the region since 2003. Nicky explains: “It’s about raising people’s expectations of where they’re living and giving them aspirations for the future. At NewHeartlands, we’re working with local people to re-energise and regenerate those areas and make them attractive to potential buyers and tenants again.” We enjoy some olives and Candice Fonseca’s freshly
baked breads as Nicky fills me in on her role. As marketing and communications manager at NewHeartlands for the past three years, she’s seen the housing market renewal programme evolve to change the physical and mental environment for the earmarked communities in the designated areas across Liverpool, Sefton and Wirral. Her career in marketing led her to work for the private sector, travelling to Europe to visit trade affairs, before bringing her back to our region and into the not-for-profit sector. The emphasis on ‘place marketing’ at NewHeartlands has seen her come up with original ways to alter people’s perceptions of areas in order to think about moving there, and to keep the momentum going throughout the long, and sometimes slow, process of physical change. Events like the recent Strictly Regeneration! Awards at the Crowne Plaza hotel, have applauded the individuals, organisations and projects responsible for regenerating Merseyside. At the programme’s completion, 23,000 new, modern and welldesigned homes will be built, 63,000 refurbishments will have been undertaken, 10,500
demolitions will have cleared areas of poor quality properties and the new improved green space areas will have lifted the look and the feel of the environment. Over lunch, which for Nicky is the slow roast belly pork served with a creamy potato gratin and mixed vegetables, we discuss the forthcoming Merseyside Landlords Expo to be held at the Floral Pavilion in New Brighton in September. I tuck into my light but deliciously flavoured chicken and coconut curry, a homemade spin on an exotic dish, as we discuss the appeal to small landlords and larger investors and the advantages of private and public sector partnerships for the region. Nicky is pleased and excited by how large the inaugural event is set to become: “Celebrity housing expert Sarah Walker will be giving a seminar on how to make more money from your property portfolio, and the day will be filled with events.” There are tax, health and safety and housing benefit issues which all landlords need to be aware of, and an event like this is a brilliant opportunity to promote the services available in the region.”
