Lesley Martin-Wright is responsible for marketing and business at JST Lawyers, joining the firm when it was six months old in 1999. From her previous roles in London and Singapore, she is experienced in evaluating the success of new property developments. Her skills have been well-employed at JST Lawyers, as the firm expanded its remit, and the company won the Your Move Award for Property Law Firm of the Year 2008. Dylan Jones heads up A2 Architects in the Ropewalks area of the city, and is experienced in planning the redevelopment and conservation of old buildings, which include the development of a boutique hotel on Hamilton Square in the Wirral. Elaine Cunningham’s expertise in interior design has seen her store in Aigburth celebrate its third birthday with an expansion of the shop premises. Q&A With Joanne Ball, Solicitor Q My Husband has been advised that he is in the early stages of dementia. We have one joint bank account but most of his assets are in his sole name. Will I be able to access his funds to pay for any care (if this is necessary)?

Kate’s company sells residential and commercial investments, vacant property and land at auction. How did you get into property? Initially I worked for a chartered surveyor and then an estate agent. I became involved with sales and valuations before training as a technical surveyor to further my skills and then moving to the auction department of the business. I also gained a diploma in surveying practice and became senior auction valuer, running the auction department and undertaking all valuations and sales negotiation. How has your career progressed? I set up Merseyside Property Auctions in July 2008 after spotting a gap in the market. I’m now heavily involved with all elements of the business from the accounts to marketing and arranging every auction. It’s gone from strength to strength as the market has picked up and we’ve had the highest sales percentage in the north-west this year! Our next auction will be held 2 December at The Crowne Plaza in Speke. How do you unwind after work? I’ve signed up to do British military fitness classes and all the running around amounts to an amazing workout! Now the winter is upon us it’s harder to be motivated to stay active but I’m really determined to see the course through.

A Any assets which are held in joint names should be able to be accessed by you. However, with regard to the assets held in his sole name, it is sometimes wrongly assumed that a spouse is readily able to manage the finances of their husband or wife without question. A bank or other financial institution are unlikely to allow you (or any other relative) to deal in this way without sight of either an Enduring Power of Attorney (EPA) or a registered ‘Property and Affairs’ Lasting Power of Attorney (LPA). Therefore, I advise that if you have not already got one of these documents, then a LPA is prepared as soon as possible. You stated that your husband is in the early stages of dementia. He would need to possess a certain level of understanding to be able to make a LPA. In the circumstances, I advise a doctor be involved in order to ensure that the document is valid. There are two types of LPA namely a ‘Property and Affairs’ document which relates to financial matters and a ‘Personal Welfare’ document. In this particular case, the ‘Property and Affairs’ document will certainly be necessary and a ‘Personal Welfare’ document could also be useful ie for making decisions about healthcare, choice of residential homes etc. The LPA would allow your husband to appoint you and/or other individuals to act on his behalf in the event that he cannot act himself. He will need an individual known as a ‘Certificate Provider’ to state that he is able to understand the nature of the document which he is preparing. This can be one of several categories of person but given your husband’s condition, then I advise it be a medical practitioner. The document can be retained for use in the future but it cannot be used until it has been registered with the Office of the Public Guardian. This process can take several weeks. Therefore, it is important to register this as soon as the document is prepared to avoid any delays when you need to use it. Following registration, you will be able to manage your husband’s finances as and when necessary. Unfortunately, it may be that the medical practitioner considers that your husband already lacks the capacity to prepare a LPA. If this is the case, the only option for you to be able to access your husband’s funds will be to apply to the Office of the Public Guardian to be appointed as his Deputy. Such applications can be lengthy and expensive. Therefore, it is important to set the wheels in motion sooner rather than later to ensure that if a LPA is capable of being prepared then the process is commenced whilst there is still the opportunity. As to whether you will need to pay for your care is a separate matter which will depend on a number of circumstances. If you would like to find out more about this then please let me know.

Movers Why did you choose this property? I’m from Runcorn, but Mark’s family live in this area and it’s really close to work for me. It’s also a really nice area, and the property is in a corner of a culde-sac so it’s not overlooked. We’re really happy with it.
How is the dining area laid out? We have a walnut dining table with six leather back chocolate brown chairs. We also have a big square, brown leather mirror from Homebase. The ceiling lights are chandeliers, and came with the house.
How is it laid out? It’s spread over two floors, with separate living and dining areas, and a kitchen. We also have a downstairs bathroom. Upstairs we have two double bedrooms and two singles, as well as the main bathroom. The stairs and landing are really spacious.
Show us inside…. Our living area and the downstairs is decorated in orange, chocolate brown and cream, as we’ve taken the colours from the sofa and scatter cushions and chosen a feature wall covering for one wall in each room. We treated ourselves to some walnut cabinets and a coffee table from Next, a large plasma TV on a black glass stand and a quirky walnut unit for our DVDs.

What’s the focal point? The cream marbles fireplace is a centerpiece and we’ve dressed it nicely with orange and brown flowers in vases and some candles, and a little wooden doll. We went to Egypt in July, and bought some hand-painted papyrus pictures which we’ve put up on the walls too.
What is your kitchen like? It’s a good size, and traditionally designed with cream worktops and tan units. We’ve accessorized with black and silver accessories. There’s also a breakfast bar and a built-in wine rack left by the previous owners.
Take us upstairs… The main bathroom has a white suite and blue walls, and our en-suite bathroom is all white. Our bedroom is decorated in green and chocolate brown. Mark made the bed to fit in the fitted units and wardrobes. We’ve also hung some black and white photos of New York, as we really want to visit there! How have you decorated the other rooms? One of the singles will be a dressing room for me, and I want to decorate it in purples and mauves to make a bit of a boudoir! The other will be a guys’ room for Mark with his Playstation and games, and the spare double room will be for guests. It’s decorated in neutral colours, as the rest of the house was before we moved in! Do you have gardens? Yes, the front garden has a palm tree and the rear garden has a built-in barbecue. We also have a garage and a long drive with room to park three cars. What would be your dream item? I’d love a new kitchen!

What a dame The sight of Kelly Holmes breaking into the most joyous of smiles as she crossed the finishing line as gold medal winner in the 2004 Athens Olympics is one of the most enduring images of the Games. Now retired, Dame Kelly is hoping her remarkable athletic achievements can act as an inspiration to young people, including those she met recently at the Huyton Arts & Sports Centre for Learning, as part of her ‘Get On Track’ project for young people who aren’t in education, employment or training. How do you hope this project will help young people? The Get On Track programme has really been devised to help those young people not in training, education or employment to start focusing on themselves; who they want to be and where they want to go. We can see them through a journey. Sometimes you need someone behind you to give you that little bit of help and guidance and that’s what we’re trying to achieve. I was speaking to one of the girls who said she has a job interview coming up and we have given her a huge amount of confidence. It’s fine going for a job, but if you then haven’t got the right character or aptitude or aren’t willing to accept how other people communicate with you, then you’ve gone backwards again. We’re hoping this programme will give them more confidence in their future. What are the big experiences you’ve learned from your own life that you can impart to these youngsters? Things weren’t easy when I was younger. I came from a broken, mixed-race family on a council estate. We didn’t have loads of money but you end up being able to find ways of being someone. I wanted to be proud of myself, I wanted other people to be proud of me and I wanted to have money of my own - so I got a job. I used to clean cars, deliver newspapers, work in a shop anything I could really. I also went in the army, so that gave me a challenge and a structured environment. Can you describe the feeling of winning Olympic Gold? There are probably not enough words to describe how I felt. I wasn’t good academically so
sport was my avenue to be someone, make new friends and achieve things. It gave me something to believe in. What are your memories of watching the Olympics as a youngster? Watching the Olympics as a young kid was a massive inspiration. The whole kind of spirit and what the movement means really stood out. It’s the pinnacle of any sports person’s career. To actually watch it and be inspired by it and then have that as my life journey with all of the set-backs and ups and downs I had mentally and physically – to then come at the top of your tree makes it all worthwhile. Nothing in life is without hard work and this is what these young people need to learn. What are the best and worst aspects of being retired from athletics? The best thing is I don’t have to get up at 6am! I look outside and see that it’s raining and I can give the gym a miss. As for the worst thing, I had two really big goals as a child: one was to be in the army as a physical training instructor and one was to be Olympic champion. I have fortunately achieved those at the age of 34 and they were both big things. So you wonder, “what about the rest of your life!?” There are other people in my boat who have given as much time, energy and focus to be the best athlete they can be. They’ve finished their career and they don’t have a platform to do what they want to do because they haven’t won two gold medals or they’re not in a high profile sport that’s going to allow them to open doors. Part of my charity was to give back and help these other sports people with the transition into
other careers so that they can be a role model like myself. What do you have on your plate at the moment? I’m probably doing about 10 different jobs at the moment. There are the education programmes, such as ‘On Camp With Kelly’ and I’m chair of my trust now. I’m also Commonwealth Games president and I do the TV work and motivational talking. I do lots of things really! What will be your involvement with the 2012 Olympics? I’m an ambassador at the moment. I’ve done the launches of the cultural Olympiad and when the sponsors come on board I will do a lot promotional work with them. For example BT backed one of my other programmes called ‘Back in Talent’, to aid talented junior sports people, so I’ll be doing sponsorship work with them. Who are the up-and-coming British athletes to look out for in London? Part of my ‘On Camp With Kelly’ programme involves 60 junior international athletes and these are all right at the top of their tree, winning at European junior level, world junior level and are now making their transition into seniors. I guarantee over the next three years you’ll see some of my athletes at those championships. Hannah England came second at the world athletics final this year, so she has already stepped forward onto the senior stage. Liverpool’s Eco Design Show saw visitors to the Crypt at the Metropolitan Cathedral meet designers at the forefront of new design. They learnt how to turn old shop sign, car windscreens and plastic bags into beautiful functioning lamps, vases, bowls and jewellery. Tara Badami, director of Design Initiative, commented: “I believe we really boosted the local design economy and have put people in touch with each other who will go on to create new products and new businesses.” Ilsa Parry, designer and winner of BBC2’s Design For Life, added: “This year’s show was a he success for me in making direct local contacts and I thoroughly enjoyed demonstrating my work and ideas to the diverse range of public visitors who were genuinely interested in my work.”

I live in a rented house, which is looking very dated. I have asked my landlord if I could paint the kitchen and bathroom, and they have given me permission, but now I’m in desperate need of help! I really don’t know what colours to choose, especially in the kitchen. The kitchen units are beech with metal handles, the wall tiles are white and the floor is tiled in a blue/grey colour. At the moment it’s painted yellow, which I hate. What colour would you choose? Without seeing your kitchen, size, layout and natural light, it would be really difficult to advise on a particular colour. As your accommodation is rented, it may be worth considering keeping the colour a neutral shade, as this may save you having to repaint the room when you leave. A soft grey could be the answer and could bring together some of the design elements. I would also think about what you could hang on the walls - people often forget to consider this option when choosing a colour scheme. A collection of photographs, clocks or colourful prints can really bring a room together.
Aquae vitae We want to retime our bathroom before Christmas! Any suggestions on what type or style of tile is best to use? A new trend in bathroom tile design is emerging. The new collections are breaking free from the hotel spa design. While many of us long for this sanctuary ideal, hypnotised by the relaxation it inspires, designers have broken the spell. The new collections have fun with colour, texture and pattern, creating breathtaking and eye-catching finishes. The British firm Zenith launched a new tile to their collection called ‘Water cube’ at the 100 per cent design show. This mosaic tile is translucent and exciting. It resembles soft soap bubbles - curved, glowing and inspirational.
Flush fittings I live in a one bedroom mezzanine apartment and I am really struggling with storage in my bedroom! At the moment I have a wardrobe and a rail that I use, however from downstairs this just looks bulky and untidy. My apartment is very contemporary and I would like my bedroom to look the same. Could fitted furniture be the answer?

Fitted furniture could help with your problem but I would be very selective with the product I use. It may be worth you having the units designed and built by a joiner, as then you could have complete control about the appearance. If, as you say, the rest of your apartment is furnished in a contemporary style, it is better to have flush fitting doors and run the doors floor to ceiling along a whole wall. This way it will give the illusion of height and the doors will just look as a wall from downstairs. If you’re feeling very adventurous you could use a bold, colourful wallpaper to decorate the doors, or mirrors to reflect light and open up the space. From downstairs this would just have the appearance of a feature wall.

Keepmoat Homes has only two properties left for sale at the Hamilton Place development in North Huyton. When regional sales manager Matt Ellery joins me for lunch it’s a time to celebrate; both the popularity of the homes with local people, and the accessibility to home ownership provided by government loans, through HomeBuy Direct. The Buddleia restaurant downstairs at the Novas Contemporary Urban Centre, on Greenland Street, is set to launch this month. With a combination of tempting dishes from across the world and a grounded focus on good quality, locally sourced food to Liverpool people, the restaurant will also be serving up support for the Novas Scarman Group charity, which contributes to arts and cultural programmes for vulnerable people and marginalised communities. As we share a mixed platter of starter dishes, from moules mariniere to falafel served on pomegranate couscous, and goats cheese ciabatta, Matt tells me that he was pleased with the response from the
recent First Time Buyers’ Show at the Liverpool Arena: “It was a very well planned event which helped direct people to the information they need when they’re buying their first house. We had a number of enquiries on the day, and then eight appointments to view the development, and then two sales, so it was a very positive experience.” The menu caters for the international palate, with dishes from all over the world, but the homegrown choices look especially tempting. Over chicken, leek and mushroom pie, served with chunky home made chips, it becomes clear that it’s Matt’s belief in customer focus, which he learnt working for high-end men’s tailoring before moving into property, which has led to his career success and personal satisfaction in his work. At Hamilton Place, where three bedroom properties are on sale for £79,950, the housing is within reach of buyers without ostensibly falling under the ‘affordable’ umbrella. Matt continues: “The majority of our
customers are under 40, usually couples buying their first home. We do cater for the rest of the market of course, but it’s the firm’s whole ethos to provide housing for first time buyers which makes Keepmoat different from other housebuilders. We work in a number of partnerships, so our focus isn’t just to build – it’s to provide homes that we know are wanted, in the right areas.” The HomeBuy Direct initiative at Keepmoat is also set to be available on another scheme on two more sites in Knowsley next spring, and two new developments in Bootle and Anfield from the middle of next year. Matt adds: “The focus on our customers and the price are paramount to what we do, but we’re also currently looking at how our sales offices can be updated – we want to do everything we can to be the best in the marketplace, whether that’s decorating a new home out like a show home on an interiors package, or helping to sort out sound financial advice.” It’s a reassuring note to finish
and, browsing the cultural exhibits as I leave, it seems to me that when the community, and the people, come first, only great things can follow.
