We met some of the city’s most colourful characters, and persuaded them to confide their secrets.

Moving house is a stressful experience although, fortunately, not one most of us repeat too often. Settling in to a new property – even one of your dreams – brings its own challenges, and rewards. Yet, moving into a high profile building, a city centre skyscraper, a waterfront landmark is also an introduction to city life. The concierge is, therefore, a crucial contact, a source of help and advice – and even a friend.

ONE PARK WEST Kevin Evans was appointed as concierge of One Park West, Grosvenor’s landmark residential building on Liverpool One, even before the first residents arrived. A passionate Red, Kevin says one of the highlights has to have been sharing a lift with Fernando Torres, when the LFC striker visited the building last year for a photoshoot with a Spanish boutique brand taking place in the park. “That’s definitely been a highlight,” he says. Living with his wife in Wallasey, 38-year-old Kevin used to work as the manager of a Wirral-based estate agent, and before that ran a bistro. For him, the concierge role combines the best of the property and hospitality industries. He says, “We have some students here, perhaps not your typical student, and we have some professionals and footballers – a good mix. Kevin Evans Eric Willans building.” As Eric and I chat, a former Everton player smiles and greets us as he makes his way to the lift - it’s clear that Eric is a popular character. At the time of our interview, Valentine’s Day is approaching and, if it’s anything like last year, Eric will need to have had his wheelbarrow ready for all the flowers sent to the building’s residents. “Mothers’ Day, Fathers’ Day, Christmas, birthdays – if people are sent presents I’ll keep them here at the desk, and if they’re flowers I’ll display them so it’s as if the flowers are there to welcome the resident when he or she gets home,” says Eric. The word ‘reception’ seems too cool a phrase for what is essentially a key meeting point. ALEXANDRA TOWER Alexandra Tower, which opened for residents in 2008, is a high spec tower building situated

right on the Liverpool waterfront. John Madden is the friendly concierge working the day shift, available from 8am to help residents out with anything they may need in the morning rush, ensuring the car park gates are open and so on. A passionate EFC fan, John is also deputy head steward at Goodison Park, and his concierge-type skills are well-employed at weekly matches where he’s been stewarding for 15 years. “For me, this doesn’t feel like a job. Talking to people, and helping them out, is just how I am,” says John. “Don’t get me wrong, there’s a lot of stuff which the concierge can’t do, but we can put them in touch with the right person, whether that’s the lettings agent, or somebody else. I’m a people person – and I think that’s why I enjoy this job so much.” As we chat, the Norfolk Line sails past on the Mersey, bathed in sunlight. As

John puts it, “Where else can you work or live, and have a view like that?” Wildlife, both of the city and the natural variety are, as you might expect, never far away. The geese, ducks and swans which roam the environs of Alexandra Tower are a popular attraction at the building. That is until, in true jungle style, the swans become protective of their food source from their rivals, the geese – and attack the baby goslings. Says John: “Everyone sees the birds swimming gracefully and padding around, and they look really beautiful – people forget how vicious they can behave. There’s an area of silt where the swans like to hide out – we call it ‘Swan Island’ – and woe betide any geese which may happen to stray into the area. We’ve seen the little goslings wander over there, and tried to warn them – but you can’t interfere with nature.” Alexandra Tower has

seen its fair share of high profile residents, and even been the setting for a forthcoming Ken Loach film. John is passionate about Peel Holdings’ 30 year plan for the docks – pointing out the old gatehouse on the periphery of the building, which still stands as a listed building – and about his residents, “They’re not residents, they’re friends. A young footballer who stayed here, new to the city, asked me where to go for a haircut – so we went together and then for something to eat at Nando’s. I can honestly say I’ve never enjoyed a job before like I do this. The only downside is if I have to have a word with someone about a problem and I feel as if I’m telling them off – but then that’s just part of the job. I’m here to make sure everything’s running as smoothly as possible for everyone.” Your Move 25

Massie-ve incentives Agents offer rent guarantee Ian Taylor

Keppie Massie Residential has added rent guarantee policies to its raft of property services. The city centre agents have teamed up with insurers Endsleigh to provide the policies for landlords, in case tenants fall into arrears or disappear. The agents recently had their first claim on one of the new policies. Keppie’s Ian

Taylor commented: “The landlord had a tenant who hadn’t paid rent for three months and had done a disappearing act. They hadn’t returned the keys so the landlord would normally have had to go to court, pay costs and try to recover the money through small claims. Under the policy, all court costs are

paid with one month’s rent as the policy excess, then the landlord is covered for all rent up to nine months of arrears or until he gets possession of the property back.” The policies are available as part of Keppie Massie’s fully managed landlord service.

Knowsley Council has pledged more than £80,000 to help residents struggling to pay their rent or mortgage. The council’s £57,000 ‘Preventing Repossession’ fund has been swelled by a further £26,775 from the Government. To qualify for help, residents need to have suffered a loss of income through redundancy or reduced hours and must have dependent children or vulnerable people living with them. Cllr Graham Morgan commented: “We have a mortgage rescue scheme where the person’s home can be bought by a housing association, to which the former owner then pays rent. The repossession fund is for people who have got into either mortgage or rent arrears but have got back on their feet and need help to clear the debt.” Around 90 people have so far approached Knowsley Council for help with payments. One resident, who faced having the house repossessed when her husband was made redundant, commented: “We’re still trying to sort out our finances but at least we can stay in our home now.”

Q&A With Joanne Ball, Solicitor Q My Uncle has passed away leaving a house and some savings accounts. He did not leave a will. My Mum is his only surviving sibling. She is elderly and does not want to deal with matters and has asked me to help. Can I do this?

A When a person dies without leaving a will we say that they have died intestate. Sometimes, if a person leaves a small estate then there is a simplified procedure whereby banks and other financial institutions will allow you to gain access to assets under the ‘small estates’ procedure. This is really dependent upon how much is in the accounts. As you state that your Uncle left a property then the procedure is more formal. In order to ‘stand in his shoes’ and deal with his assets as he would have done, then it is necessary to apply for Letters of Administration. In effect, this is a document which shows third parties e.g. banks/ investment companies etc that a person (the administrator) has the authority to deal with the deceased person’s assets. It has a similar effect to a Grant of Probate which is the document you would have required if your Uncle had left a will. The Intestacy Provisions govern who can apply for the Letters of Administration and also deal with who receives the benefit from the estate. This is a list detailing family members and there is a strict order of entitlement. It should initially be the spouse/civil partner, and if none then any children, and if none then a parent and if none then a sibling etc. As your Uncle never married and had no children and his parents have predeceased, your Mum would be the appropriate person. Given that your Mum does not want to act then she can prepare a power of attorney to appoint you to act on her behalf in relation to this matter. You will then assume the same legal responsibility as she would have had to deal with your Uncle’s estate. The estate can then be administered as appropriate. I can deal with all aspects of the administration for you to minimise any potential liability which you assume as an administrator and to ensure that all of your legal duties (including all tax issues) are complied with.

I have a tenanted property that I want to sell. However, the tenancy does not end until May but I want to put it on the market straight away. Is it possible to find a buyer before the tenant moves out? It is possible to offer a property for sale on the open market before a tenant moves out, but it is dependant on the nature of the tenants living in the property. They need to be co-operative in allowing reasonable access for prospective purchasers to view and they also need to keep the property tidy. If the tenants have generally been good tenants, paid their rent on time and taken good care of the property, then offering it for sale should not be a problem. Some landlords will offer a financial incentive to the tenants to compensate them for the inconvenience and to encourage them to make an effort to present the property well when prospective buyers are viewing. If on the other hand, the tenants are untidy, not up to date with their rent or have been served notice to leave the property against their wishes, then they are not likely to co-operate. If this were the case, you would be better waiting for vacant possession when you can clean the property, redecorate if necessary and generally make sure the property is presented well. Remember, you only get one chance to make a good first impression on prospective buyers! Finally, remember that whilst it is possible to commence marketing a property before the tenants vacate, you should wait until they have actually vacated before exchanging contracts. If a tenant fails to move out on the due date, it may be necessary to obtain a possession order through the courts and this can be costly and time consuming. I am thinking of letting my property; do I need an inventory? Most definitely yes! The importance of a good inventory cannot be stressed enough as it is used in conjunction with the tenancy agreement and will help determine if any deductions are to be made from the deposit. If you are compiling your own inventory it should describe in detail, very clearly, the original state of the property on a room by room basis, including a description of the ceiling, walls, woodworks, flooring, doors. It should include colours, any damage already incurred, and any marks. It should also include a list of the contents of each room, noting age, appearance and general condition with photographs of each room attached. It is also important that meter readings for gas, electric and water are taken, together with the number of keys issued before all parties agree to the inventory and it is signed and dated by all tenants and landlord. On vacation of the property a tenant has a duty of care to return the property in the same condition - fair ‘wear and tear’ excepted. You should inspect the property with the tenant present and the property should be compared to that of the original signed inventory. If there are damaged or missing items then these should be noted, together with any cleaning if required. Parties will then be able to compare the original inventory and agree whether any deductions should be made from the deposit. If you are a landlord and you have instructed an agent to manage your property on your behalf then the preparation of the inventory would normally be provided. What drew you to St Paul’s Square? I’d been looking at HomeBuy schemes around the city and St Paul’s Square was really handy for Toxteth fire station where I work. It’s great for me because I wanted to live in town anyway but I didn’t want anywhere really hectic as I often need to sleep during the day. It’s close enough to all the restaurants and everything but it’s not somewhere you’re going to get a lot of passers-by. What’s the layout? It’s a one bedroom, second floor apartment with a bathroom, kitchen and ‘L-shaped’ living area and balcony. Tell us about the living room... It’s not fully furnished yet but I’ve already got a few things as I’ve rented before. I’ve bought a red fabric three-man sofa from DFS - I’m afraid a leather one would score with the buttons on my jeans! On the walls there are a few pictures I brought from holidays to places like New York, Paris and Venice. There’s also an old picture of my brothers and I from when we were kids.

What about the kitchen? It’s a fully fitted and integrated kitchen, finished to a really high spec. There are black work tops and dark wood cabinets and all the appliances you could need. I’m all set to go in the kitchen!

What about gadgets? I already have a HDTV but I tend to have music on more. I’ll generally listen to anything, especially guitar based music and a little bit of dance.

Any plans for the dining area? I’ve been looking for a pedestal table in black glass with high back chairs. I’ve seen a nice one in TJ Hughes but I’m still on the lookout.

What’s your favourite feature of the apartment? That would have to be the balcony. The sliding doors let a lot of light through and there are even views of the river and the Liver Buildings. I’ll definitely have some furniture out there in the summer and maybe a little drink in the evening!

And finally, what would be your dream buy? I think I’d like a BOSE sound system. A friend of mine has one and they sound fantastic!

STILL REGARDED AS THE WORLD’S NUMBER ONE DJ AFTER SEVERAL YEARS AT THE TOP, THE POPULARITY OF TIËSTO HAS TRANSCENDED THE DANCE SCENE. THE DUTCH MASTER PLAYED A LIVE SET AT THE OPENING CEREMONY OF THE 2004 ATHENS OLYMPICS, WHILE, IN THE SAME YEAR, HE WAS APPOINTED OFFICER OF THE ORDER OF ORANGE-NASSAU BY QUEEN BEATRIX OF THE NETHERLANDS. IN MARCH TIËSTO BRINGS HIS SPECTACULAR WORLDWIDE TOUR TO THE LIVERPOOL ARENA.

Does the prospect of returning to Liverpool excite you? I’m really looking forward to playing Liverpool. The dance scene is amazing and I’ve always enjoyed the Creamfields festival.

What has been your favorite all time set in the UK? There have been so many special shows. Most recently I performed at Victoria Park in London, where I played in front of 25,000 people. Electronic music is a part of the culture in the UK, so there is always a good vibe playing over there.

How has Kaleidoscope compared to previous tours? Along with the new music, I have created some of my biggest and best productions to date. I worked with an incredibly talented company in Montreal called Moment Factory to bring everything to life. It's based much more on the video content for this tour and we have been working around the visual concepts of Kaleidoscope.

Tell us about the scene in the US and how it compares to Europe... In Europe, dance music is as popular, if not more so, than rock. It is a much

bigger part of the culture and people are exposed to it on so many more levels. It's a part of their everyday lives. At the same time, I feel that the US scene has grown immensely. It's thriving right now and I think it can be even bigger. There are more mainstream American artists drawing inspiration from the electronic music world and more progressive producers and DJs are emerging all the time. They are very exciting times out there.

You started DJing from a young age. Who were your influences when you started out? Sven Väth has been a big influence for me throughout my career, but musically I have so many different inspirations and lately it’s hard to choose. I have been listening to a lot of indie rock, electro, techno and house. Artists like Sigur Rós, Bloc Party, MGMT and Santigold have been making some amazing music recently.

Does anything compare to Ibiza? Ibiza is great. Privilege is the biggest club in the world, so it allows me to create a very unique show.

What do you consider to be the highlight of your career? The Parade of Athletes for the opening ceremonies at the 2004 Olympics in Athens. The feeling and energy of being a part of an event of that importance and being surrounded by the athletes as they entered the stadium is something that I will never forget.

Where do you call home? My schedule keeps me moving around the world constantly. I’m usually at a hotel or on a plane when I’m not performing, so it’s very difficult to call one place home.

What do you like to do to relax? Any new collaborations in the works? I recently collaborated with Three 6 Mafia, Sean Kingston, and Flo Rida on a track called “Feel It”. Whenever I play it live, that track goes off! As for the future, well you’ll just have to wait and see!

To relax I usually return to the hotel after a gig and go to sleep! Getting as much rest as possible while I’m on the road is essential to staying healthy and being able to cope with the late nights and hectic schedules. When I’m not resting, I also try to stay fit, so a bit of exercise everyday is important as well.

A STEP CLOSER I am finding it really hard to spend time with my teenage sons. At home they seem to spend all of their time in their bedrooms. I think the layout of our home isn’t helping the situation. When the children were younger it was perfect having rooms that we could close off, so to speak, but now I think it has backfired as the boys never come and sit in the lounge with us and we rarely sit in the dining room as a family. Do you have any suggestions?

In any home as your family changes you should look at solutions to help with that situation. Finding space to spend time with grown up children can be difficult. I would suggest maybe making your home more open plan. As you say you rarely use your dining room is it possible to create open plan space between this room and your kitchen? You could then transform it into a kitchen/family room. Having a room with a casual seating/dining area in a more relaxed atmosphere could help bring your family closer together.

FLORAL FANCY I have seen the most beautiful floral wallpaper which I’d like to use to decorate my lounge. I’ve noticed that the wallpaper design also comes as a fabric. Should I use the fabric for my curtains or do you think it would be too much of one design in the same room? The wallpaper I want to use is the Summer Tree Wallpaper by Sanderson. I love the wallpaper you have chosen; it has a real spring-fresh and invigorating energy about it. When it comes to decorating with any florals I would always recommend that less is more so I would decide on using it either as the curtain fabric or wallpaper. If you choose the wallpaper, I would pick out one or two colours from the design to use around the rest of the room. With a deli basket from Franklins Deli, a tasty addition to St Paul’s Square, we enjoyed a selection of sandwiches, kettle chips, cakes and pop whilst admiring the new fittings. For Jamie, who’s 43 and originally from Bath, the move to the north-west seven years ago saw him look to pursue a new challenge. After five years at Homebase, and with a total 23 years’ experience in sales, he felt it was time for something new. “I’ve moved around a lot, often to help struggling stores to turn around, and eventually I decided I needed a new challenge. The opportunity here has been fantastic, as Capricorn expands and develops the retail side to its business. For many

Jamie laughs, “When I said I’d ordered the lime-green doors, some of the men in the workshop laughed at me – but we’ve had a raft of orders in.” Franklins Deli uses only local fresh ingredients from within a 50 mile radius, selecting by hand produce from Cookson’s Farm in Lancashire. Jamie and I enjoy a selection of sandwiches from the deli counter; roasted chicken and North Atlantic prawns in sundried tomato mayonnaise on specialty freshbaked breads, with ham and mustard, roast ox and sea salt kettle chips, and traditional

lemonades from glass bottles with popper-style lids. The deli platters give the feel of a party with bite-sized sandwiches. We relax in the aubergine-themed kitchen – purple cabinets and integrated appliances (including a TV), all fitted with smooth curves – against a backdrop of pale green and cream. The firm has also diversified into bedroom furnishings, with more designs on their way into the showrooms. “We provide a full service at Capricorn, and our clients come back again and again. They know we can design their kitchen, no matter the size, to suit their needs, and we stock the latest gadgets to make storage and preparation easy and convenient.” He points out an AEG extractor fan which sits against the wall, minimising potential headbutting over the hob and a corner cupboard

with pull-out storage, all very continental. There’s also an incredible fold-out unit for storing tins and bottles - which means no more reaching to the back of the cupboard for that elusive bottle of soy sauce. Jamie and I enjoy a chocolate flapjack and home made almond cake as we talk about his plans for the new bedrooms, and he shows off the latest doors and panels. He’s especially proud of the orange and black composite-granite kitchen with its lit cupboard space, and softly-closing doors, “like your Mercedes,” (he’s joking.) After 35 years in the business, Capricorn is showing no sign of slowing down, and as Jamie leaves to greet his first client of the afternoon, I make my way back to the office feeling just a tad of ‘kitchen envy’.

round 4,000 visitors flocked to St George’s to say their goodbyes to the city’s beloved birds, which had been dotted around Liverpool since November. The Go Penguins exhibition finally waddled away in January, but not before £40,000 was raised at a recent charity auction, hosted by Sutton Kersh’s auctions department, to benefit a raft of local causes. People came from as far away as Dublin to see the penguins one last time at St George’s Hall before the online auction of the feathered friends, designed by north-west creatives.
