Serviced apartments have excited controversy in the property industry. Following the property boom and an increased number of apartment buildings in city centres, and the global recession, the attractive, and often cheaper, alternative to hotels could be changing the way we holiday. Your Move researched the trends in Liverpool to discover how investors are reaping the rewards.

he hospitality industry in Liverpool is stronger than ever. A number of prestigious brands have been attracted to the city of late, and more openings are planned for later this year and next. The Mersey Partnership (TMP), a body overseeing the

City Region’s tourism offer, recorded record levels for overall hotel occupancy in February this year at 67 per cent, with weekend levels at 86 per cent. At the same time, hotel stock has increased, but still 20 per cent more rooms were sold in February 2010 than in 2008 when the city was

The property boom of the last decade saw considerable development and investment in city centre apartments across the UK, with Liverpool being no exception. Following
the recession, and with more property available to rent across the city, renting apartments out to corporate visitors, their guests, or visitors to the city on a short stay basis has become an attractive option to landlords. For those in a central location, a short distance from the train station and the waterfront Arena and Convention Centre, the rewards of attracting guests on a short-term basis have proven considerable over recent months. Bridge Street serviced apartments, a global firm that began in America, has reported considerable success in letting good-sized apartments to corporate clients on a short-stay agreement, with the option for flexibility, while providing the services expected at a standard hotel. The Liverpool One location, which opened in line with the rest of the landmark scheme last year,

Trends Many of the city’s estate and letting agents have found themselves approached by firms looking to put up staff on a short stay basis, and have pointed these enquiries towards serviced apartments companies. UrbanChic is a serviced apartments company with 95 apartments across Liverpool. Founded by Conor O’Donovan in May 2007, the business has grown over the past three years to include the launch of a hotel on Rodney Street – complementing the serviced apartments offer. He invested in apartments to operate on a flexible lettings basis, with the advantages of a full hospitality service. The model of dedicating a number of the apartments specifically to short lets, just one or two nights, and others to longer visits for contractors and staff spending anything from a month to 12 months in the city, means that trends in corporate and tourist
business can be easily identified. Conor has experienced a considerable amount of repeat business from corporate visitors bringing the family up for the weekend, and from those who have visited Liverpool for a city break and decided to return with their colleagues for a conference: “They’ll come to us rather than a hotel as they know that when there’s a special event in the city, like a football match, the rates will be higher. We provide a fully serviced apartment, with bedding and towels, a complimentary food pack on arrival and free WiFi – which is

ideal for corporate tenants.” Prices typically range from a one bedroom apartment to sleep three people at £55 per night, to two bedroom apartments sleeping four at £84.85 per night, comparable with Stay Liverpool’s apartments quoted
at £58.50 per night on www.laterooms.com. By comparison, one night at the Liverpool One Hilton hotel at the same time of year costs from £109 per night (all deals quoted correct at time of going to press, and exclude special rates).
Strengths Recent news reports that Pontins, the UK family holiday operator, has enjoyed a spate of successful bookings for the year is lending further support to the argument that holidays in the UK will be as popular this year,
as last. Costs have risen for Brits abroad due to the strength of the Euro, and added to this are the extra costs that many families and businesses may have already paid for their spring breaks when returning from the continent during the recent volcanic eruption in Iceland. Conor O’Donovan commented that Liverpool stands out from other cities when families are choosing a UK destination due to its unique location and the strength of the regional tourist offer. He said: “With the Euro being pretty strong at the moment, many people are choosing to go away in the UK this year instead of going abroad. In Liverpool, we’re well situated for the Lake District or Blackpool, or Southport, so there’s a lot of scope for different things to do in the region, and it’s much cheaper to come here for the week than to rent a cottage in the Lake District. You’ve got all the benefits of an urban destination, the rich culture, and the golf – which is becoming more and more of a pull.”
Regional events like the Golf Opens at Birkdale, football matches at Anfield and Everton, the Aintree races, and the annual music festivals are a strong pull to the city, and it’s on these occasions that visitors have the opportunity to see what else the region offers for business and in the way of family holidays, mini-breaks for couples, and getaways for groups of friends. For Conor, developing the two sides of the business is the intention: “We want to keep on attracting the corporate tenant and the visitor to the city on a minibreak. One side of the business has advantages for the other, and people who have come up here to stay for work have been back to visit with their families- so there’s a huge amount of repeat business.” It’s only April, and UrbanChic is already at 65 per cent capacity for August. This new trend in hospitality, with its benefits for the tourism industry as well as for developers and landlords, seems to be here to stay.

Award winning scheme’s apartments to rent Developer Rumford Investments has announced the release for sale of a select number of their apartments from their rental portfolio at the award-winning Unity scheme in central Liverpool. As a buyer, what is the next stage after having my offer on a property accepted?
A
As a buyer, it's very exciting having your offer accepted and looking forward to collecting the keys and moving in. However the next steps are crucial to ensuring it goes smoothly, on budget and completed on time. Before making your offer, you should at least have had your 'mortgage in principle' offer from your lender. Once your offer is accepted let your lender or financial advisor know and he will start the ball rolling with your mortgage company. They will then instruct for a valuer/surveyor to call at the property to inspect it, so they are happy that the property they are lending you the money for is worth what you have offered for it, and that the property is structurally sound. They will check things such as, damp, condition of the brickwork, windows, the roof and sometimes drainage. This is sometimes only a basic check, so if you are purchasing an older style property and you have the funds to do so, you may wish to have a full survey carried out by an independent company for your own peace of mind. They will draft up a written details report for you, so you can see, if any, the problems with the property and what course of action to take to amend them. Lastly, you will need to instruct a solicitor to act on your behalf of the purchase. I would recommend instructing somebody you have heard from word of mouth from work colleagues, or friends and family. A good solicitor is the difference between a transaction taking six to eight weeks or up to between three and four months! Also prices can vary so shop around. The solicitor will look into all the paperwork, leaseholds (if applicable) and sort any issues there maybe with the property and take care of the money transactions. I have a property to let and am thinking about becoming a landlord, but I’m concerned about the process of working with tenants. What should I do if my tenant doesn’t pay the rent?
A
If the tenant has genuine financial difficulties, we advise landlords to try to work with them to bring their rental payments up to date, by making either a series of additional payments or a single payment to pay off the tenant’s entire rental arrears. Put all this in writing and get the tenant to then sign this document as this written evidence will be useful should the case go to court. Inform the tenant that if the repayment schedule isn’t adhered to, you will begin eviction proceedings, incurring fees that will be added to the balance owed. If there is a guarantor, advise in writing and by phone that the tenant has defaulted and remind them that they are liable for the debt. If your tenant is two months in arrears, you can begin the eviction process by serving a Section 8 notice. I recommend you use an agent who is experienced in landlord tenant-eviction cases, as it’s important to make sure you follow the procedure very closely. Fourteen days after service of notice you can then begin possession proceedings through the county court. Only a court can decide that the tenant must leave your property so your paperwork must be in good order and correctly filled out. The court will set the case down for a hearing, which you will have to attend, and your tenants will be invited to attend to present their defence. You will need to give evidence to the court of the rent arrears due, along with steps taken to resolve this issue. If the judge decides in your favour you will be awarded an order for possession, a money judgment for the rent arrears due at the date of the court hearing, and an order for your tenant to pay your legal costs, which will be assessed by the judge. What attracted you to Alexandra Tower? Definitely the view. We’d been living in Chelsea quite near to the river so we really wanted something like that. You can relax and unwind here because there’s hardly any noise. All you can hear is the seagulls and the water. What’s the layout of the apartment? It’s a two bedroom apartment, with a master bathroom and an en-suite to the master bedroom. There’s also a living and dining area with through kitchen. You’d have to pay at least twice the price for the equivalent in London but this is also of a much higher spec than anything that you’d find down there. Tell us about the living room… The apartment came fully furnished and there are also nice pieces of artwork throughout. The living room has modern glass furniture and a leather suite, so we’ve just added our TV and sound system and that sort of thing. There are also souvenirs from the various restaurants I’ve worked at, such as the Dom Perignon champagne bucket.
And the kitchen? I really like the kitchen. That was an important factor when we were choosing somewhere because even though I’m a chef I do a lot of cooking at home. It’s fully fitted with oven, fridge and freezer, integrated dishwasher and freestanding washer/dryer.
What’s your favourite thing about the apartment? It’s hard to choose between the living room and the master bedroom. They’re both of a really good size and nicely fitted. We had wanted to move out of London for some time and came up to view a few apartments here but none of them could compare to this. The fact that it comes with parking is also unheard of for this price.
What about the bedrooms? There’s a master bedroom with en-suite bathroom and a spare bedroom with a single bed. I think these apartments would be ideal for a small family. Both bedrooms are carpeted and came with nice dark wood furniture. The finish is much better than you would find in London, unless you were prepared to pay top end prices.
What would be your dream buy? Christina would really like to buy a swivel chair for the window and I’ve got my eye on a Philippe Starck chair which is contoured to let you lean to one side. In fact any Philippe Starck furniture would be nice!

Marina & The Diamonds is the stage name of Marina Diamandis, a star solo performer for this year’s Liverpool Music Week. Her quirky themes, catchy songs and colourful cartoon music videos are rapidly getting her into the headlines, as is her quirky dress sense, but her self-reflective lyrics about growing up wanting to be famous and a society that judges women on their looks have excited interest and won her fans across the UK.
You were up in Liverpool a few months ago for a ‘secret’ Radio One gig, how did it go? Are you excited to be back? Yes I am, I remember that gig, and there wasn’t a big crowd because someone massive was playing in the next room! Radio One have been so supportive, and I loved it. It will be good to be back for Liverpool Music Week, and hopefully there’ll be more people there! How would you describe yourself in five words? Anxious, schizophrenic musically, fun and moody. When did you realise you had a musical gift, and who encouraged you? I didn’t, I just wanted one. I was used to performing, I loved performing from a very young age and it came very naturally to me, but when I was about 15 or 16 I decided I wanted to just go for it and make it happen. My family were supportive of me, but I couldn’t say that anyone really pushed me that way, it was just something I wanted to do. I can play the piano a bit, so I play on tour, and I’m OK at it. How do you write your songs? I start with the lyrics. I’m not someone who is inspired by melodies or the music itself to start with, that follows after. So many different things inspire me, and some of the songs on the album I wrote a while ago. It’s hard to say as I’ll just get the idea and do it. Your music videos are very distinctive – what are your inspirations with Mowgli’s Road feathers and the glitter eye make up in I Am Not a Robot? At the moment I’m really into cartoon and Pop Art, so for the videos I’ve made so far I’ve been really inspired by taking an abstract idea, infused with colour and very vibrant things. I like to play with it and experiment!
What are you influenced by in how you dress? I think it’s something you seek out rather than are influenced by, but I love Vivienne Westwood and some of the new student designers – people who are fiercely and fearlessly creative. They all support a vivid look. There are so many expectations placed on us as women. We’re conditioned to think we need makeup and styling, and I’m not saying that I don’t wear makeup myself or that I’m making my music to make a point and stand up for this – I’m just saying that I don’t like being a part of it. Your album was almost finished but you wanted to add the song, ‘Oh no’, why was that? The album was finished, but I was in LA and I met Greg Kurstin, the songwriter and producer, and had the opportunity to work with him. Over a couple of days we had written and recorded ‘Oh No’ which I just knew had to be on this album. What would be your dream venue to perform in? I saw Paulo Nutini at the Royal Albert Hall and I’d love to perform there. I was in Japan last week and that was amazing, and I’ve been to LA, Texas, New York and I love performing in different places. Whose career would you like to emulate? I can’t really say there is anyone famous whose career I’d like to emulate. People have compared me to various other musicians but there are so many things that have influenced me. It’s a valid question that you’ve asked me but I’d just have to say that for me my influences are somewhere between Pop Art and being anti-system and pro-feminism.
I want to carve my own path, and I think that comes from my father. He is very pro-doing things your own way, and he’s self-made. He’s definitely more influential for me than any celebrity. What are your ambitions for your career? With the name for the album, The Family Jewels, that’s a tongue-in-cheek title which I knew I wanted to use just because of my own name –and that was before I was even signed. What are my ambitions? I don’t know. I just want to keep working as a musician, maybe experiment with film as that’s an incredible medium, but music will always come first. How are you finding touring? Do you prefer performing live? I love touring and performing live, and that comes very naturally to me but I never sang at school. Dancing and singing are very different though – and I’m high energy on stage. In London I did train in singing for about nine months before I dropped out of the course; I dropped out of every course I tried. It took me a long time to find my voice. Who’s the most famous person you’ve met and who would you like to meet? I don’t know, it’s weird to think about it, and I’d save to say someone like Daniel Johnston that maybe not everyone has heard of. For people I’d like to meet, I’d say Natalie Portman as I think she’s just amazingly talented. Marina & The Diamonds will perform as part of Liverpool Music Week on 25 May in The Masque. BLINDING IDEA I live in a great apartment in the city centre. My bedroom has floor to ceiling windows on two sides which, when my blinds are open, has the most amazing view of the city, which I love. The problem I have is, that when the blinds are closed the room looks like a white box. I’m a single guy, living by myself, so could you please suggest an easy solution, to help me get out of the white box!

TANGERINE DREAMS My teenage daughter wants to use wallpaper that has an orange/tangerine pattern on it! I am really unsure as I think it will limit the other colours she could use in the room and also I am worried that she would get bored of the look quickly. Could you suggest any colours that we could use that would perhaps give the room more longevity? A tangerine bedroom is a very bold and retro concept, and putting the scheme together in a clever manner will help you achieve fantastic results. I would suggest that you use a contemporary combination of white and grey and use the tangerine as an accent colour.
WALL STREET My wife has at last found the perfect wallpaper for the lounge. Of course it’s the most expensive paper we have looked at. I really feel that we are stretching our budget to the limit and that the paper is too expensive. What would you suggest we do if you were in this position? This dilemma is really difficult. If you really feel that the wallpaper is too expensive and savings cannot be made on any other furnishings in the room, there are three options open to you. Firstly you could try to find an alternative paper. American wallpapers, available from various companies including Anna French, are wider than ours, and sometimes work out more economical. Your second option is to use the wallpaper you love, but instead of papering the entire room, instead pick feature walls and paint the other walls in a contrasting colour. If your budget is unable to accommodate either of these options you could stencil and paint a similar pattern yourself. The Stencil Library sells millions of stencils that could help you achieve this.

Alan Beer, joint MD at Beers Timber and Building Services he London Carriage Works is now wellestablished as a glamorous dining destination, where celebrities and visiting global figures like to meet. Liverpool businessman Alan Beer, of Beers Timber & Building Supplies, joins me for lunch in the chic Hope Street venue, where his firm’s timber has been wellemployed to fit-out the restaurant’s flooring and the adjoining hotel’s six-storey extension. Over an amuse-bouche of spinach and broccoli soup, I talk to Alan about the Beers Group of companies and its growth in Liverpool. A family firm, Beers has been in Liverpool since 1916. The company was established by Alan’s great
its own mill and is able to match the profiles and moulding required for the restoration of many of the city’s historic buildings. Alan confesses that DIY isn’t his strong point, setting him apart from the rest of his family, but he is a keen cook – and we turn our attention to the menu. To start, Alan samples the crispy oyster with callum edge smoked pancetta and leeks, from the Carriage Works’ newly launched menu, while I enjoy the roast saddle back pork cheek with cauliflower purée and organic cider jus. This traditional dish seems apt to complement our discussion of what is now the oldest and longest surviving independent timber importer in Liverpool. The Beers Group of
“I opt for the truffle scented barley risotto of courgettes, roasted aubergine, peas and baby leaf spinach” grandfather and was originally based at Dukes Dock in the warehouses which have now been converted into the Pan American restaurant and bar. The company is jointly owned by Alan and his brother Michael, supported by an extremely capable management team and a number of key staff. Alan said: “There’s a great deal of satisfaction to being involved in a business that has both a long history in the city, and is also able to play its part in the city’s regeneration. We are very proud to have supplied timber and building supplies to so many buildings throughout the city, from the Liver Buildings to the new shop fit-outs at Liverpool One.” Indeed, the company still imports and machines timber in
companies now includes Evans Bellhouse, which supplies timber wholesale across the north-west, and EcoWarm, which manufactures timber-frame buildings, and roof trusses: “Timber frame is a growing part of the business; we’ve just supplied the frames to a new 50 bedroom student development on Myrtle Street in the city centre.” Also within the group is the newly acquired MBS, a specialist in power tools, workwear and plumbing. In total the Beers Group is predicting a turnover this year of £18m. Discussing the impact of the recession, Alan says: “It’s been a difficult time recently for our customers, the majority of whom work full-time in the building trade, which has
been one of the hardest hit sectors of the economy,” says Alan. “I do believe we are turning a corner now and, for those who have survived the recession, they will be coming through it stronger than ever.” For our main courses, Alan samples the new season black faced Suffolk lamb three ways with caramelised onion, fondant potato and spring cabbage, while I opt for the truffle scented barley risotto of courgettes, roasted aubergine, peas and baby leaf spinach. Our talk turns to how the company has continued to invest in the city. Alan continues: “We’ve got over 110 employees across Merseyside, working at our depots in Eastham, Heswall, Warrington and Hoylake. We’re a long established Liverpool employer, committed to the city, and over the last three years we have invested over £3million in a new plant, vehicles and premises. We moved our depot across town to new, purpose-built premises on Boundary Street and that was a good move for us. We serve on average 650 customers a day, and that’s 40 per cent up on two years
ago. We aim to open another Beers depot in Old Swan in 2011.” Over desserts of a vanilla and coconut rice pudding with mango sorbet for Alan, and a classic steamed jam roly poly with custard for me, we discuss how Beers stays at the top of the trade, as part of a national buying group, pooling buying power with other similar sized companies, and keeping prices competitive. He goes on: “Customer service is what sets us apart from online firms. Obviously, we always aim to offer a competitive price, but we put service at the centre of what we do, with a guarantee on price and 24 hour delivery.” In addition to the timber and building supplies, Alan predicts long term growth in the company’s development arm, and he is currently working with his brother on plans for the company’s six acre site in the Baltic Triangle. Alongside these ambitions, however, Alan still finds time to enjoy spending time with his wife Sarah and their children Hannah and Louis, on walking holidays and ski-ing – but not DIY!
