Good news for a ‘Do-it-yourself’ Builder Q. My partner is a keen Do It Yourself enthusiast and our dream has always been to build our own house. We have recently purchased a plot of land with planning permission and will start to build soon. It seems very unfair that the materials we need to build our house, some of which are expensive imported tiles from the continent, have 17.5% VAT charged on them. If we employed a building firm to do the work, they tell us that they would not need to charge us the VAT. Is there anything we can do? A. Good news! A special VAT Refund Scheme puts DIY builders and converters in a broadly similar position to a commercial developer selling a new domestic property, by refunding them the VAT on their main construction or conversion costs. As with any government initiative these days, there are a whole raft of conditions and rules you will need to follow, but a lot are plain common sense. You will need to be organised and collect & process the right paperwork at the right time. As with most successful property developments you will need to plan to achieve the right result which in your case should be a sizeable VAT refund. Q. That’s great! Can we get the refunds as work progresses? A. Unfortunately that’s not how it works. The rules say that you can only make your claim after the completion of the construction. You will usually need to claim within three months and your claim form with the supporting documents need to be sent to Revenue and Customs for them to process it. All being well, you can expect your refund within 30 working days. Q. So where do I get hold of the forms? A. A claim pack with the paperwork you will need can be obtained by contacting the VAT National Advice Service on 0845 010 9000. Alternatively the forms and guidance can be viewed or printed from the website at www.hmrc.gov.uk. As with anything these days, if in doubt seek help from a professional firm who have experience in these matters. I like the area. It’s really close to everything and I love having my dinner in the Albert Dock. My Mum lives in Aintree but I couldn’t live that far out of the centre. I love the urban life and going out and partying. It’s really cosmopolitan.
I fell in love with it as soon as I saw it. It feels like a hotel. It’s got everything you need because it came fully furnished. I’ve just put my own finishing touches to it. I’m really picky about where I live and I think this place is great.
The kitchen looks great. It’s finished in mushroom and it all came fitted. I like to cook healthy things because I’ve just started going back to the gym. I make a lot of pasta and chicken and rice and that sort of thing. There’s a champagne bottle in a champagne bucket on my glass dining room table. Champagne is a bit of a guilty pleasure of mine.

I love the four little windows in the bedroom. They’re really quirky. I brought all my own lamp shades and I love the one in the bedroom. It’s a proper girly apartment, with TV’s in every room. I’m absolutely TV mad. I never miss Eastenders and I’m really into Big Brother at the minute.
I want to put decking on the balcony and add a table and a couple of chairs. It’ll be perfect for sipping champagne over the summer!
I’ve been thinking I’d really like one of the new Sony 3D TV’s because I’m such a telly addict but my dream buy would be a wardrobe full of Christian Louboutin.

In your situation it’s important that the flooring you pick is as practical and durable as possible, as its going to get a lot of wear and tear. It’s an ideally situated meeting point for Table Talk with Michelle Wunderley, whose morning began at Lovell’s main sales office in Manchester and will see her visit the house

Over desserts of beautifully presented chocolate fondant and Chester tart to share, Michelle and I discuss her adorable tortoise Chelle, rabbit Chip, and her passion for walking and raising funds for charity. Michelle has participated in a number of challenges including Manchester’s Shine Walk for Cancer Research across 26.2 miles, and the Hope for Humanity Challenge in London which was funded by the National House-Building Council. This June, Michelle and a team from Lovell will be tackling a number of physical and mental challenges at the Peak District to raise money, and Michelle will also be preparing for a 13 mile bike ride for leukemia and a walk up Snowdon in September – we at Your Move wish her luck!
