WEEKEND The Bank Holiday weekend doesn’t have to mean enduring hours sitting in traffic jams. There are plenty of events to keep everyone entertained right on your doorstep.
The dominant theme of the weekend will be two annual festivals of international renown. Celebrating its 18th year, the Matthew Street Festival will showcase a wide variety of live acts over the course of the Sunday and Monday. Seven themed outdoor
stages will swell the city centre with music lovers, with acts from around the world marking Liverpool’s global music heritage. New themes for this year will include a 25th anniversary tribute to the Live Aid acts and a ‘ModFest’ stage on the Monday, while the original bands stage in Williamson Square will provide a platform for local acts including Ragz and the excellent Strawhouses. There will of course be a strong Beatles element to the festival, with the band’s entire back catalogue performed live for the first time on the Bank Holiday Monday. The festival forms part of the wider International Beatle Week celebrations, with an array of events taking place. The Liverpool Philharmonic plays host to The Bootleg Beatles on the Saturday, while

Liverpool actor Mark McGann takes on the guise of John Lennon the following evening in “John Lennon: In My Life”. The Anglican Cathedral, where Paul McCartney once failed an audition as a choirboy, will be the venue for the Beatlesthemed Peace, Love and Understanding concert, while over 30 bands are likely to prove a key
attraction at the Adelphi Hotel, together with exhibitions and a memorabilia market, for the Beatles Convention. It isn’t just the large music festivals offering the entertainment over the Bank Holiday, however. The weekend is the final chance to take in Stephanie De Leng’s Body Landscapes exhibition at Blackburne House, a ‘warts and all’ look at the human form in opposition to the ‘body beautiful’ images often portrayed in the media. Other local art displays include the continuation of the ‘Dürer and Italy’ exhibition at the Lady Lever Gallery in Port Sunlight. Masterpiece prints by Dürer, one of the great Renaissance
artists, are featured in the magnificent gallery, highlighting the influence of his work. Remaining over the water, the Hoylake RNLI festival takes place on the Bank Holiday Monday at the town’s promenade, boasting air displays from the Yakov Levs and the Spitfires to celebrate the 70th anniversary of the Battle of Britain. A funfair, charity stalls, street theatre, raffles, and tours of the
Lifeboat will ensure the event is a favourite with families. The Wirral Food and Drink Festival takes place at Claremont Farm near Bebington over the Sunday and Monday and will feature live chef demonstrations and over 100 producers and stalls. The kids will have the chance to try their hand at cooking and are also likely to be drawn to the ‘Big Top’ village.

Holiday lets – Second home perks to be reduced
The heads of holiday home owners who qualify for Furnished Holiday Lets (FHL) treatment must be spinning at the number of changes, u-turns and reprieves which have been announced in the past few years! After initially saying that they would scrap Labours threat to abolish the very generous tax status of FHL’s the new Government announced in July a new, much tighter set of rules to apply from April 2011. Government estimates are that 65,000 people will no longer be eligible for tax breaks.

Q. I own a holiday cottage which has qualified up until now as a Furnished Holiday Let (FHL) and am now totally confused about the position. What is changing? A. There are two main areas of change which apply from April 2011. The first is that the cottage must be available for let for 210 days in any 12 month period, compared with the current figure of 140 days. Also the minimum period for which the property must actually be let will increase from 70 days to 105 days. Secondly, if you make losses on the letting you will only be able to offset them against the FHL business income and not against your other personal income. Both of these changes make the relief far less attractive than previously. On the plus side, as long as you do meet the qualifying rules the very generous Capital Gains Tax treatment on disposal, giving an effective rate of 10% in most cases, will still apply. Q. I may not meet the new qualifying rules, so what happens then? A. In tax terms you will be treated as though you are the owner of a buy-to-let property. In income tax terms, under the new rules the treatment is now similar, but this does mean that you won’t be able to benefit from the Capital Gains Tax reliefs on Furnished Holiday Lets – for many the most valuable tax break. Q. Do you think that I should sell my property before the new rules come in? A. If you own a property which qualifies under the old rules, and is worth a lot more than you bought it for then this may make a lot of sense. Take care because it is the 12 months leading up to the disposal which determine whether the property qualifies for Capital Gains Tax relief. Obviously you need to make sure that the sale is completed before the new rules come into play, and as always good advice will be essential. As with many decisions you really do need to take independent financial and tax advice. Global Gathering Luxury liner The World docked in Liverpool recently. The Norwegian vessel is the only vessel in the world to boast its own apartments. Knowsley Housing Trust at the Liverpool Pride Festival
Representatives from Merseyside’s housing associations were among thousands to take part in the Liverpool Pride Festival. Knowsley Housing Trust, Liverpool Mutual Homes, South Liverpool Housing Group and Riverside worked together to prepare a float for the Pride march. The 10 ft high character, designed and constructed by’ Mankey Monkey’
creators Hallangen Art, combined a house with a big top and balloons. Staff members from the housing associations were among 21,000 visitors to take part in the celebrations. Knowsley Housing Trust’s Helen Lacey commented: “We are very proud to have had a place in the first Liverpool Pride. It was a fantastic event that brought people from all walks of life together to celebrate their
differences. We strongly believe in equality and diversity and this was a great way of getting across that message.” The Pride event featured specially-themed art exhibitions, sports tournaments and a rainbow circus in the city centre, with performances from artists such as club legend Robin S. Can I sell my property while I have a tenant?
A
Whether you are a seasoned landlord that has seen it all or a landlord that has one property and a great tenant, there will probably come a time when you want to sell a rental property that is occupied by a tenant. Selling any home in this market can be a challenge but selling one with a tenant can completely exasperate you. During the term of a tenancy the tenant has the right to “quiet enjoyment”. This means that the landlord promises that during this term no one will disturb the tenant in the tenant's use and enjoyment of the premises. Quiet enjoyment includes the right to exclude others from the premises and the right to peace and quiet. If you are planning to sell the property this could cause a problem. The tenants can refuse to allow access for viewings, or if they want to be difficult can 'show' the property at its worst! Each agent’s advice may differ but I would advise any landlord to wait until their property was vacant before selling. If this isn’t an option then consider the following tips to make your life easier in the long run: Sit down and explain to them what the situation is i.e. the property is for sale and you would like their help. Maybe offer them an incentive if the property sells. Assure the tenants that they will be notified prior to any showing of the property. I have a property to rent and I am struggling to find tenants who can afford to pay both their first month’s rent and the deposit. What options are available to me?
A
At HOMEsure we currently offer two options which are proving to be very popular with our landlords and tenants alike. If your tenant is in receipt of housing benefit then the tenants can pay a one-off fee of £199 and move in. The housing benefit is then paid into a restricted access bank account which protects landlords and tenants against the risk of rent arrears. I’d always advise landlords to take out landlords insurance, and the policies that we can provide include up to £5,000 worth of contents cover, with malicious damage caused by tenants as standard, so there is no need to worry about not having a deposit. If your tenants are working then you can offer to allow them to pay their deposit in instalments or simply charge them for the cost of an appropriate insurance policy. As long as you have the correct insurance policy in place, it will act as a safeguard against any damage caused to the property. I would also suggest in this case applying for rent guarantee insurance to cover you against rental arrears. Contents insurance, including malicious damage caused by tenants and rent guarantee insurance usually only costs in the region of £399 per year for a standard three bedroom terrace house, so is well worth the investment if it helps you find a tenant sooner and avoids prolonged void periods. What attracted you to St Paul’s Square? It’s a new development surrounded by other modern buildings and that really appeals to me. Everywhere is so new and vibrant around here and it’s only a 15 minute walk to work for me. What’s the layout of the apartment? It’s a two bedroom apartment with two separate balconies. There’s a large living area and kitchen and there are two bathrooms.
What about the bedrooms? There are two bedrooms, with an ensuite to the master bedroom. I have my electric keyboard in the other one, which I like to play for my daughter. I’ll probably decorate with some pictures in the Japanese style. There won’t be a lot in any of the rooms but I’m hoping what I do use will be the highest quality.

What are your favourite features of the apartment? I like the corner views. It’s nice to see a hive of activity during the day but it’s also quiet at night. It’s so peaceful. The design of the apartment is perfect and I even love the doors. They’re so smooth to open.
And the bathroom? There are nice brown tiles in keeping with the modern style and a large white orchid which is in full bloom at the moment.
Tell us about the living area... My prize possession in the living is the brown leather cigar chair I had specially made. It was very expensive but it looks fantastic. You’ll find a Mini Mouse that I picked up in a Liverpool market and the Wii Fit is in here at the moment. I’m going to install my JBL sound system and there’s also a TV in the corner but I’m usually too busy to watch it! I cook a lot of Chinese and Japanese food in the kitchen.
What are your plans for the apartment? I’ll probably put some curtains up I want to have a lot of plants on the balcony. Plants will be a very important feature set against the modern style. I love the place as it is though. Life is very good here.

TALENT IN THE CITY
Paul van Dyk has consistently been ranked among the world’s top DJs over the course of a career spanning almost 20 years. From humble beginnings on the other side of the Iron Curtain he has sold over three million records and progressed to international acclaim, establishing his own label in the process. Having released a new album of Gatecrasher anthems, Paul will be hosting his very own arena at the Creamfields festival over the bank holiday weekend.

Tell us about the new Gatecrasher CD? It’s a three CD album and it includes some of the biggest tracks of all time, some of the biggest tracks right now and some of the tracks that are going to be absolutely massive over the coming weeks and months. When I approached it I didn’t really put it into a timeline. For me, the general flow of the music is much more important. For example Moby’s “Go”, which is one of the oldest tracks, goes right into John O’Callaghan’s “Find Yourself ” which is one of the biggest tracks right now. So it’s not about the timeline of the releases, it’s more about the whole idea of listening to it and having a good time. Where does Gatecrasher rank among the best clubs? Gatecrasher as a brand had such an impact in developing electronic music from a small subculture to the biggest youth culture in the world. For me there was a very special six hour set I did in the Sheffield venue that became somewhat legendary. Do you have good memories of playing at Nation in Liverpool? I had some of my best nights at Nation. That
will always be one of the major highlights in the UK. You have a longstanding residency at Cream Ibiza. How would you describe those nights to someone who’s never been? Cream is a very international brand. Those Thursday nights are probably the most international nights you can have on the island. It’s the ultimate dream of what electronic music does, it brings people together from all different cultural backgrounds and nationalities and it’s very intense, very banging, very full on and really, really exciting. I think it’s a very special melting pot. What was it like growing up in East Berlin? The thing is what you don’t know you don’t miss. There were no clubs so I didn’t miss any clubs. The only good thing about growing up in East Berlin was listening to western radio stations, so at least musically, through the radio, we knew what was going on. The stations were forbidden of course, because it was essentially the radio station of the enemy! It sounds weird because we all live in a democratised Europe now but it’s not even 21 years ago when the world was rather different. Did growing up in that environment drive you on to become a musician? Not really but it has definitely had something to do with the way I approach music. and I could never read anything about them because we didn’t have any magazines, so my love is for the music, I don’t really care much about the person behind it. For me it’s purely about the music. What music did you listen to growing up? When I was a kid I was a big fan of The Smiths and New Order and that kind of stuff and then in the mid to late ‘80s I became a big fan of what we could call electronic music. Why did you set up your own label? When I set it up there was so much music about that was never properly released but was still so good. We started creating a platform for young artists who have great potential and over the years we’ve developed amazing careers like Giuseppe Ottaviani and Filo and Peri and we continue to do so with many others. You obviously have a lot of enthusiasm to keep performing? The thing is I really love what I do and I’m really passionate about it. As long as I feel the interaction between me and the audience is as long as I’ll keep going. The best thing an artist can have is a direct interaction with the audience. What are you looking forward to about Creamfields? Creamfields is one of the best festivals in the world and you get the chance to see one of the best line ups you can get. I’m good friends with so many of the DJs so I’m really looking forward to seeing a few of them backstage.

HEADBOARD HEAVEN WALL SOLUTIONS I have two alcoves either side of my fireplace in the living room, I would really like to build some shelving into the alcoves. A friend has suggested I use MDF shelves, I would like the shelves to be adjustable and the fixings to be hidden, could you recommend the best way of doing this? A cabinet maker or good joiner would use fixings called ‘Tonk Strips’ to achieve this effect. The strips or variations of them usually come in brass, white and chrome. The strips contain notches that the shelves can easily slot into which are embedded into the carcasses.
My daughter wants to decorate her bedroom, she has chosen the wallpaper and fabric she wants to use, but we are struggling finding a headboard for her king size bed. All of the headboards which we have seen have been wooden or traditional fabric. My daughter has seen a black decorative acrylic headboard in a magazine; we have been unable to find it. The largest celebration of The Beatles’ music will be found at various venues throughout their home town between 25 and 31 August. The entertainment begins on the Wednesday with an evening of free live Beatles music at the Cavern Pub and culminates with a performance by Billy J Kramer, a Liverpool singer discovered by Beatles manager Brian Epstein. The renowned German artist and photographer, famous for her association with former Beatles bassist Stuart Sutcliffe, will be introducing a retrospective of her work at Liverpool University’s Victoria Gallery & Museum. LIVERPOOL PRIDE FESTIVAL ver 21,000 visitors recently flocked to the city centre streets for Liverpool’s inaugural Pride festival. The city was awash with colour as the Rainbow Circus rocked the city centre, while colourful costumes were out in force for the Pride march. Dale Street was the setting for the glittering Pride party, with performances from artists such as Adam Rickitt, Natasha Hamilton and Rowetta. Other events took place at see mor e pics venues across the city to celebrate Liverpool’s gay, lesbian, bisexual and transgender communities.
