retirement location, with Spain remaining a firm favourite among retirees. The collapse of the country’s property market has certainly caught the attention of British buyers, with a reported 150 per cent increase in June 2010 from the previous year. Spain’s property market, which is already familiar territory for thousands of Brits is now marked by opportunity and a host of bargains, despite the continuing weakness of the pound, and the quality of the stock is also ever-improving. Landlords warning A partner at a Liverpool law firm believes too many landlords are finding themselves embroiled in expensive legal action.

The most common disrepair complaints by tenants include damp, defective windows, leaks, cracking walls and subsidence. Michelle believes legal action could easily be avoided, saying: “Too many landlords find themselves involved in expensive legal action which could have been nipped in the bud at a much earlier stage. It is not uncommon for there to be a difference of opinion between valuers. Valuation of property is not an exact science, it is subjective and can vary depending upon the purpose of the valuation and the comparable evidence available to the valuer. A selling agent wants to achieve best price for his client so will test the market at a figure as high as he or she thinks the market will stand. A valuer looking at the property for mortgage purposes is looking for a safe figure to lend and he has to consider that if the borrower gets into difficulties and the property is repossessed, the lender will want to sell the property relatively quickly.

As there is over 50,000 students studying in Liverpool City Centre at present we have received a huge volume of student applications. Predominately students look to cut the costs of the rental expenses by sharing in larger accommodation such as four bedroom properties, although a lot of landlords would have their reservations in letting their accommodation to students. The process can actually be quite painless providing the right approach is taken. Insisting on guarantors is always the first option as this provides the security needed for the tenancy.

Ultimately, the property is worth as much as you are prepared to pay for it. If this is the property that you want and you intend to stay in it for a number of years, inflation will take care of any minor differences of opinion in value so my advice would be to still proceed with the purchase if you are able to, and enjoy living in your new home.

Larger security deposits can be obtained at the offset which can offer the landlord a little more piece of mind. There is also an option of acquiring contents insurance for a small monthly cost which will benefit the landlords of furnished properties. This, along with arranged property inspections, should keep the property in good condition. If you do have an empty property try not to dismiss the student sector as this can be a very safe, reliable and feasible way of letting your accommodation.

What made you decide to leave New York and return home? I had a fantastic time there but I thought it was time for me to come home. I wanted to try a Greek salad in Greece rather than 7th Avenue, so now I’m back home and I’ve got a business. I’m with my family again and Liverpool looks epic. There’s so much going on here.

And the kitchen? I love the kitchen. It’s really modern so I’ve brought in some retro poppy design pots and pans a friend had in her attic. They’re just great.

What’s your favourite part of the apartment?

What attracted you to the Princes Park area? It’s a great neighbourhood – close enough for me to get to work but not right in the city. I’m surrounded by all these old mansions and the area is so pretty. Sefton Park is just gorgeous and then you’ve got Lark Lane which is so cosmopolitan.

Tell us about the bedrooms... There are two bedrooms, the spare one I’m using as a walk in closet! I’ve got a TV there and my black rabbit and the Coldicutt family crest on the wall.

My bedroom. I love the bedroom. What’s really lovely is hearing the rain on the skylight. One of the bonuses of living in Liverpool rather than New York is the sky lights. I also love looking out the window in the living room. From my Manhattan apartment I could see the Empire State Building and the Chrysler Building and I looked out onto the Union Square clock. What are your plans for the place?

What’s in the living room? There are a couple of paintings my Dad did for me. One is a take on the workers lunching on a crossbeam picture, with the Liverpool skyline in the background. My Mum Vera also gave me a fantastic fabric which takes pride of place hanging on the wall. On the window ledge there’s a little Buddha which my friend brought back from India.

I definitely want a new flat screen TV and a white coffee table for the living room. I’d also like a nice dining table for two in the living room. I’ve seen some things I like in Utility and I love Elaine Cunningham’s stuff.

And finally, what would be your dream buy? I’d really like a country style four poster bed. I love vintage mixed with elegance.

Just one weekend of racing success at Brands Hatch stands between Southport-born James Cole and British Formula 3 success in the driver’s inaugural season in the championship. The man from a musical background lies just five points behind arch-rival Menasheh Idafar as he sets his sights on the title and ultimate motor racing dominance.

INTERVIEW BY JONATHAN KEARNEY What are your thoughts as you enter the season finale at Brands Hatch? It’s going to be a close finish. It’s been tight between the two of us (Idafar) all year - but I wouldn’t want to win it too easily. The rivalry must be pretty intense at this stage? It started out as two team mates helping each other out but you have to have the mental approach where you hate each other. If you’re friends with the person it’s very difficult. As the season has drawn to a close both of us are becoming increasingly on edge about it. It’s got to the stage where we’re not talking to each other. When you’re a boxer I’m sure you can’t be friends with someone when you’re going to go and punch their lights out. And a great track to conclude the season... Yeah Brands Hatch is one of the most historic tracks in the UK. It’s a very technically difficult circuit for F3. It’s very fast. We haven’t been there at all this year, so it’s going to be interesting. What’s next for you after this season? It’s all down to budget. The thing with motor sport, as long as you keep winning, the budget shouldn’t be an issue, but just because you win the championship doesn’t

necessarily mean that you’ll go onto the next stage, especially because of the economic situation at the minute. Finding sponsorship is extremely difficult and nothing is ever secure. You never know where you’re going to be or what you’re going to do. What would winning the F3 title mean for you? It’s my first season in F3 and I’ve been racing since 2007. So far I’ve won three championships. This could potentially be my fourth in four years, which would be a great achievement. That’s why we have to make sure that we do it. For it to be as close as it is and with both being teammates it’s probably going to be the hardest championship to win as well. The next stage is to do the main class of F3 which has already been won this year by a Frenchman called Jean-Eric Vergne. He’s backed by Red Bull and will probably be in Formula One next year. Do you look at some of the Formula One guys and think “I could be as good as that”? I know a few on the edge of Formula One and GP2. Karun Chandok who’s in Formula One this year with HRT drove for T-Sport, the team I’m with, a couple of years ago, so I know him really well. He’s done some of the driver coaching for us earlier in the year. His experience is that Formula One is not that different to F3. The cars are very similar, just a lot faster and more unpredictable. That’s why F3 is such a good platform. It’s the best

competition because it’s the closest thing to Formula One. What’s your ultimate ambition in racing? Everyone wants to get to Formula One and to win that championship. That’s definitely my aim. A lot of people think that’s not very realistic, or that’s not going to happen, but you’ve also got to think that if you carry on winning , you’ve got to hope that you can carry on that way. Seeing Karun in Formula One and seeing a few other drivers right on the cusp of Formula One who I know very well and seeing how they drive and how I compare to them in the same car just a few years later, I know that I have the capability and talent to get to Formula One. You’re also an accomplished musician. Is music a fallback for you? Music is something that I love. I still have one year to go at LIPA. I’m taking a sabbatical at the moment. I can take up to five years out before going back into third year, or I can just re-audition if it’s any longer than that. They’ve been very supportive about how I do this. My background is in music. My Dad Chas Cole has run CMP Entertainment and the Summer Pops for years, so I’ve been going to gigs for as long as I can remember. Music is something that I’ll always have. I don’t want to ever get to the stage where I don’t want to play music or I hate it. Sometimes I have a bad day racing and all I want to do is come back and just listen to music or play the guitar to calm me down.

Property auctions have enjoyed something of a renewed lease of life in recent years, with more and more vendors finding a reputable auction company a real asset

We’re a small team, and that means I can ensure that we’re a very competitively priced auction house, with the lowest rates in the city and a very personal

Kate Lay set up Merseyside Property Auctions, MPA, two years ago to work on an expanding market. The last auction, held at the end of June, saw 68 per cent of the lots sold. Says Kate, “That’s eight per cent above the national average, so I’m pleased with it. There are a number of bigger clients now using auctions due to repossessions and receiverships finding their way onto the market, and while there are more properties coming available demand is also increasing. I think that Liverpool hasn’t been affected by falling prices in the same way that some places have.” Merseyside Property Auctions takes on property across the north-west, including North

service. If I take the initial call, I’ll value the property, undertake viewings and work with the client through the entire process. It means that I can give a client better feedback, and provides a better standard of service. It’s also interesting for me, as I enjoy working on all sides of the business.” For hardworking Kate, who spent her early twenties working her way up the career ladder in a city centre based chartered surveyors, working evenings in a local pub or studying for her diploma in surveying practice, the move to running her own business was something which allowed her to explore new challenges. “I felt that I‘d climbed as far as I could, and so setting up in property on

my own was something I felt confident about. Although I had to learn about running the business it was a challenge I enjoyed, and I’ve had no regrets.” For an express lunch in the central Hope Street venue, Kate and I enjoy a Bento box, choosing from selected dishes comprising meat or fish choices. The fish option comprises crabcake green curry and prawn noodle salad. The side of salt and pepper squid, presented in a paper cone fashioned from an authentic Eastern newspaper, tastes as fantastic as its presentation. While she won the Young Entrepreneur North West Women in Business Award and the Network She New Business Award aged just 27 in 2009, Kate hasn’t rested on her laurels and is sensitive to changes in the market. “We opened in a recession, and we had to work very hard to establish ourselves, and to educate vendors about the advantages of selling at auction. I

want to keep on growing and expanding MPA, and take on new properties, but it’s also important to encourage people who haven’t thought about selling at auction to consider the benefits. Many agents are happy to work jointly selling property, and an auction can be part of that process. I think clients are often surprised by the price to enter the catalogue and at our entrance fee, which is the cheapest in the city.” While Kate and I pass up the free beer served with the Bento Boxes, we enjoy a cappuccino and discuss Kate’s forthcoming trip to Portugal to celebrate her one year wedding anniversary –it’s certainly been a busy and happy couple of years. Adds Kate, “Our next auction will take place on 23 September, at Jurys Inn at Albert Dock, and we’ve found the city centre auctions to have a real buzz. There’s some very exciting lots in the catalogue already, so I anticipate a busy room.”

WEATHER HITS THE RIGHT CHORD espite some early showers, the glorious Bank Holiday weather made for one of the most memorable Mathew Street Festivals to date. Around 320,000 music fans from far and wide flooded Liverpool’s streets to drink in the unique atmosphere of the festival. There was 80 hours of live music across seven city centre stages to enjoy, with visitor numbers comfortably surpassing those of last year.
