The electricity in the air as you bid higher and higher, afraid and excited over buying that perfect house that needs just a little renovation to make it a dream home. Auctions have come a long way from the bargain renovations of past and the market has seen a huge increase in customers, especially firsttime buyers. So why the increase and more importantly, how can you make your first trip to the auction house a success? The speed, at which you can turn around a sale in auctions – usually within 28 days - and the security of legally binding bids has become very attractive for sellers. Sale

prices at property auctions have been a good indicator of nearterm trends in the wider housing market, and point to house prices increasing following recent buoyancy.

Buyers The number of first-time buyers looking to avoid the hassle and uncertainty of the conventional market has increased significantly this year. The main advantages of buying at auction are the certainty, control and transparency - auctions leave the buyer in control. If you are well organised, properly advised and have the obligatory financial resources, contracts can be exchanged within a matter of days. Offers can also be made prior to auction at the guide price. Nick Ball, Head of Auctions at Venmore, said: “We’re really

seeing a flurry of activity. People are returning from previous auctions, thinking this is the time they are going to get a deal. Auctions are great for first time buyers as they get good results, and we also do industrial lots.” Cathy Holt, Auction Manager at Sutton Kersh, commented: “Our auctions normally average at 70 per cent sale with over 80 lots. At our last auction we had a property valued at £260,000 which sold at £190,000 - that was a steal as a few years ago it was valued at £350,000 but the owners wanted a quick sale so it was a win-win.” As a potential buyer, first obtain a catalogue from the auctioneer and the legal pack. Then it is highly recommended the buyer gets the property surveyed and organise conveyancing. Finally buyers need to arrange finances, the 10 per cent deposit, and final

completion payment (28 days). For the majority of buyers a formal mortgage application, and not just a home loan, needs to be arranged prior to bidding which will let your lender carry out a valuation on the property itself. It is worthwhile attending an auction beforehand to become accustomed to the way auctions are carried out – just don’t raise your hand in case you get caught out. Once the hammer falls it is a binding contract.

Sellers The main advantage of selling at auction is the quick turnaround and certainty, buyers can’t back out without losing their substantial deposit. Auctioneers give great marketing exposure through national, local and trade magazines as well as flashy brochures. They also provide

free valuation, giving a guide reserve price for the property. And all for a low entrance fee of a couple of hundred pounds. Auctions are a great way of assessing the market and seeing what your property truly is worth. Kate Lay, of Merseyside Property Auctions, commented: “While it has been reported that house prices have fallen for three consecutive months, here in the North West we have actually seen a 0.9 per cent increase. The abolishment of the HIP in May triggered an increase in sellers. However, the restrictive attitude to the provision of mortgage finance will continue to limit transaction activity in the market. Sellers need to price sensibly and realistically if they want to secure a sale in the short term.” However, not all properties are suitable for auctions, so it is advisable to get in touch with the auctioneer as early as possible.

Q&A With Ron Dougherty, Legal Executive Q. I am a flat owner in a residential development, the developer is transferring the freehold to the residents and has asked us to set up a management company. The company formation agent has asked whether we want shares or company limited by guarantee. What is the difference? A. Most flat management companies are now set up as guarantee companies as the right to buy the reversion/right to manage legislation dictates the structure. As you are acquiring by agreement with the developer, you have a choice as follows: Share companies: Have share capital, i.e. for each share that is issued there is payment for the share, normally its nominal value e.g. a £10 share will mean the holder has paid the company £10 for it. Each flat owner will be a shareholder (who are the members of the company) and will collectively own the share capital and thereby own the company. The flat owners will need to make sure that when a flat is sold the share is transferred as well. It needs analysing how long people are unemployed for; if you’re brought up on benefits then it’s harder finding a job. We need to get more people working and we need the tools in place to do that, the current benefits system isn’t helping people find jobs and that’s not good for the economy.” “Business tax rates and the VAT rise is a big problem. We’re located in a prime area and we’ve struggled over the past couple of months. However long the VAT rise goes on for that’s how long they should decrease business rates. The VAT increase is going to affect us, and how we price our costs, we’re going to have to put prices up by four to five per cent which is a bit more than the rise in VAT but it’s also to cover the rise in paper costs.”

What attracted you to St Paul’s Square? The home-buy scheme for first time buyers was a real attraction. I also work in property so I know what’s happening with the development and I saw it as having good growth potential. In the end the main reason was that it’s on the top floor, which has better views and more natural light. What are your favourite features? The nice thing about the flat is everything is big nothing feels too tight and everything is 20 per cent larger than most places. I like the shape which means it’s angled away from The Plaza, the big office complex and you have a great vista across the city.

And what about the living area? I like the way the balcony becomes part of the room, and the height you get from the windows, it’s a very good size living area, I like open plan areas. It’s very private, I’ve not felt the need to put up blinds and it has a great view. The trunk is from my granddad, I think it will make a really nice coffee table. Tell us about the bedrooms... The bedroom is big enough for a king size bed and there’s space for everything I need like my pilates mat. The second bedroom is a guest room. My parents live in the Lake District and the family are everywhere so it’s quite important to have the option of a second bedroom. I love showing them around the city.

Tell us about the kitchen... My favourite bit is the height, being tall it works very well, it’s very high spec with plenty of clever storage and an electric hob that works fantastically well – it’s the best I’ve ever used. The picture fits well it’s so calming, I bought that in Vietnam and it only cost me something like 15p. I went to Vietnam in 2005 before coming to Liverpool, I also went to Brazil and India where I got most of the pictures and figurines.

Kim In The City Fresh from London’s West End and rave reviews, Sex and the City’s Kim Cattrall comes to Liverpool to perform Shakespeare’s mercurial Cleopatra, in the ultimate love story alongside her Antony. But first, Kim talks to Your Move about the stage, Liverpool Playhouse inspiring her to act and the very fashionable Liverpool women.

INTERVIEW BY DINA KARIM You have just come from performing at the West End, how are you enjoying working on stage? I love doing theatre, I love rehearsing, and I love actors. I think they are really brave and in this company we have actors who have been with the Royal Shakespeare Company most of their lives like Janet Suzman (director), Ian Hogg and Jeffery Kissoon. And then we have actors where this is their first professional job, and then they have someone like me who has had a lot of experience but doing something new, exciting and scary. What’s it like working with Director Janet Suzman, where she has performed previously as Cleopatra? She’s very tough, she knows this play and this world and she expects 100 per cent from all of us even if you have a few lines in a scene she wants them to be very specific and very grounded and very real. I think I will be learning things about Cleopatra until the day we close, which is a great gift because if I knew all the answers it wouldn’t be as much fun. I could play parts like Samantha from Sex and the City for the rest of my life but that’s not what I’m interested in doing I’m interested in pushing those boundaries. I want careers like Janets’ and Judy Dench, Glenda Jackson and Maggie Smith who go on and on and take these roles and keep working, 42 Your Move

developing their skills, talents and imagination - I think that keeps you alive. You usually play strong female characters where do you draw your influences from? My mum and her sisters, that generation. They had a real tough time not having a dad so that made for very strong female substance and I think I come from that, I’m tenacious and I get that from them. You mention that your aunt took you to the Playhouse when you were younger, in what way has it inspired your acting? My introduction to really serious theatre was through the Liverpool Playhouse. I went to Stratford when I was 12 and saw Janet and these things definitely inspired me. I was just so excited that these plays were happening and that I could go to the theatre and hear this story. I was fascinated by everything about it, the way it looked, the seats I sat in, feeling in the audience, the story, the language, it all really inspired me and I thought this feels right for me. How has the city changed over the years, and what does Liverpool mean to you? It has changed so much so recently since 2008, I didn’t recognise it! When I came up in 2008 to visit my aunties it was another skyline, it was like ‘wow’. When I came here to do the BBC programme Who Do You Think You Are? it was shot in a lot of different places that I had never seen like the town hall, and I was like ‘oh my God the architecture here is thrillingly beautiful, why did I never see this before’. I have always loved the Albert Dock, I’ve always thought it was really special because it meant voyages and travel and excitement. Liverpool compared to Courtenay (Canada) was a metropolis. The town was so small, there

was no theatre only a cinema that was run by the army base and Liverpool represented something really special – culture really. What do you think about fashion in the city? It’s wonderful - the girls really do dress up, I mean even on a Monday or a Sunday night they’re in complete slap and the whole thing and they look wonderful. In London they’re a lot more easy going, Liverpool women like to go out and I’m for that. Will your Cleopatra inspire the younger generation to embrace Shakespeare? It’s so interesting and I didn’t expect this when Sex and the City ended and I was concentrating on theatre. I would be left notes at stage doors that said ‘I’ve never seen a play before I came to see you and I want to see more plays now’, and I thought that was fabulous. I never expected that but because they know me from the series and playing a different character they came because they had a connection to my work and now it’s going to open them up to a whole world of theatre. Theatre is not like telly or film, theatre is a very special experience because it’s in the now, in the moment. You hear the audience they are part of your consciousness while you’re doing the play and I think about young people doing that and who knows if it sparks somebody like it sparked me. Antony and Cleopatra will open October 8 and run til November 13 at the Liverpool Playhouse, Wiilliamson Square. Tickets start from £12. STAIRWAY TO HEAVEN We have just bought an old barn and are at the stage of deciding what to do with the staircase. Julia had large footsteps to fill, but she took on the role alongside family life; caring for three sons (one at university in London, and the others at school in Liverpool) and her Italian husband. Located on The Strand, off Brunswick Street, the stylish and simple interiors and welcoming staff serve authentically prepared Japanese sushi, sashimi, and a host of teriyaki dishes. One of Julia Casimo’s favourite haunts, it’s the ideal meeting place for our interview after her busy day at John Kerr Chartered Accountants on Eaton Road in West Derby. As tax partner in the independent, full service accountancy firm, Julia’s role sees her advise property professionals, landlords and developers on how to optimise their position; accompanied by a regular slot as a Your Move columnist, advising

readers on all tax matters. Over a shared platter of sushi to start, recommended by the chef, Julia and I discuss how her background in sales and marketing for the chemicals giant ICI, prepared her for the challenge of retraining and becoming a partner in her father’s firm. “My career at ICI gave me a broad business background, and unlike many other accountants, I’m able to see the clients’ point of view and advise them better. Our clients vary from landlords with residential and commercial portfolios, to large developers and we provide a full range of services for all owner-managed businesses. With changes in the law, it’s important to keep our clients updated and up to speed, so that they can make the

Having been a partner in the firm now for three years, overseeing the business’s development has been, she says, hard work but also something of an organic event in recent years. She adds, “Our investments and pensions department has been a key area of growth, and we’re still helping people to plan for their retirements with a mix of equity and property. While we’re not yet at the end

insight that Julia advises her clients, combined with the family firm’s ethos which has kept both a long-serving staff and a loyal clientele over the years. It might also be the fact that Julia’s professional but friendly manner makes managing tax affairs seem a lot less daunting. On the firm’s future, Julia is positive: “I’m keen to carry on working hard to serve our clients and grow the business, and we offer an initial free meeting for new clients to get some advice on a particular issue.
