With the phrase Generation Rent now coined, 2011 has been a good year for landlords as they enjoy a year of high demand, rising rents and low mortgage costs. Your Move looks at the financial predictions for 2012 and what the future looks like for buy-to-let landlords.
Riding the wave of buy-to-let mortgages WORDS BY DINA KARIM
BUY TO LET MARKET Although a rising demand for private rented accommodation has made the buy-to-let property market very attractive, a lack of appealing mortgages has meant only the most liquid of landlords have been able to take advantage of the low property prices, high rent environment. This year has seen an increase in appetite from lenders in the buy-to-let market, from existing lenders increasing loan to values, to previous providers, such as Paragon and Kensington, returning to the market. The 90 and 100 per cent mortgages are once again available with the average rate also falling - although for the very best deals you’re more likely to need a 40 per cent deposit. According to price comparison site Moneysupermarket.com there are now 312 products for those looking to borrow up to 90 per cent of their home's value - a 21 per cent increase since June. New lenders have also entered the market. Aldermore Bank recently announced it had removed the minimum income requirement on its buy-to-let range. The company, formed in 32 Your Move
2009, has bumped up the maximum loan size on buy-tolet mortgages to £1 million for loan-to-value ratios up to 65 per cent, while the minimum income requirement of £25,000 has been removed for experienced landlords. Charles Haresnape, managing director of Residential Mortgages at Aldermore, said: “We've listened carefully to feedback from brokers and expect these enhancements to our buy-to-let criteria to be well received. “As we're now happy to consider first time landlords, as well as increasing our maximum borrowers' age to 85, these additional benefits make the product more flexible and helps to open up the buy-to-let market to new customers. “Combined with our competitive range of discounted, fixed and term variable rates which start from 4.68 per cent, Aldermore's buyto-let proposition is extremely compelling.” David Roberts, of Robinsons Chartered Financial Planners, explained the current buy-to-let market and his predictions for the next year. “Most lenders still have a cautious approach to lending in this sector, requiring applicants to prove a minimum level of income that is separate to income generated from the property,” he said. “Some lenders are also limiting the number of properties they will

HOT TOPIC finance to each applicant whilst others have relaxed these criteria. “There are an increasing number of lenders prepared to assist the accidental landlord – these area clients wishing to retain their current property as a buy-to-let and move to a new residential property. “The Council of Mortgage Lenders figures have indicated a significant increase in buy-to-let re-mortgage cases in the first two quarters of this year due largely to existing landlords releasing equity from lowly geared properties to generate seed capital for portfolio expansion. “My predictions for 2012 are for further growth in buy-to-let remortgages with lenders continuing to relax criteria. New lenders such as Santander are
indicating that they also intend lending in this sector.”
MORTGAGE BASE RATES “For many landlords, especially those whose loan rates are tracking the base rates, times are not bad,” said Julia Casimo, a partner at John Kerr Chartered Accountants. “The demand for rental property is holding up as many potential first time buyers are unable to meet the demands of the lenders and raise finance so are renting instead. Mortgage rates are also at historically low levels. Where loan arrears do develop (and this seems to be where investors have bought at the top of the market and loanto-value ratios are very high) the banks appear to be shy of taking
formal action, perhaps for fear of driving property prices down. “In terms of the forward view, I think that the picture is mixed. Whilst I think that demand for rented accommodation will remain reasonable and a rate cut is unlikely in 2012, I would certainly not rule out a further downward correction in prices.” There are still some very good tracker home loan deals available, especially for landlords looking to remortgage and have built up a decent amount of equity in their property. The best tracker rates are around 2.5 per cent.
PRODUCT FEES Although the Bank of England’s
prevailing base rate is at the lowest it has been in history at 0.5 per cent with predictions that it won’t rise until 2013, the key for landlords is not to be seduced by the very lowest interest rate but to look for the best overall value over a given period. Research from Moneysupermarket.com showed fees for fixed and tracker mortgage products have increased by over 13 per cent since September 2009 making it more difficult for borrowers to compare the true cost of mortgages. Although rates are at their lowest since 1988 records began this equals a massive boost for borrowers who qualify but landlords must beware the spiralling costs of product fees.

There are patio doors leading to the garden in both the kitchen and the living room. It means the rooms have lots of light and they add an extra dimension in the summer. It was definitely an attraction. We’d like to get some garden furniture to put out there. The whole house was a blank canvas when we moved in. We took inspiration from the show home and we’ve enjoyed putting our mark on it. The cupboard in the kitchen/dining room was grey so we echoed that with grey and silver and chose purple to go with those colours. The kitchen chairs, from Next, were originally in creamy yellow so I found some purple fabric and reupholstered them myself. It’s my birthday next month so we’ll combine that with a house warming party to show off the house to our friends.
We’re both Paul Weller fans. Carl and I met at a Paul Weller concert at the Echo Arena three years ago. Paul’s sound technician is a friend of Carl’s and got this album artwork signed by him. It has pride of place on the wall in the kitchen. I love pink and silver together. The telephone table was a 1950s mahogany table from Ebay and sprayed the wood silver and reupholstered the cushion. It’s my pride and joy. We’ve had to buy everything new, but we’ve been very lucky in that our families have helped us out. It’s meant getting knives and tea towels instead of perfume and make up, but their help has been brilliant.

Liverpool-born Jennie Rooney achieved the sort of success with her first book that new writers dream of. Inside the Whale, her story of wartime secrets that haunt their keepers, was shortlisted for a Costa First Novel Award, dramatised by BBC Radio 4 and scooped the new author’s holy grail of making it onto Richard and Judy’s book list. Her latest novel, The Opposite of Falling, delves further into the past to the early days of organised travel. Discarded by her fiancé and bored of south Liverpool salon chit chat, Liverpool tea heiress Ursula Bridgewater decides to employ the services of Thomas Cook Tours to transport her and servant, Sally, on a daring trip to Niagara Falls. Your Move meets the solicitor turned author from Childwall. INTERVIEW BY EMMA PINCH How did you get into writing? I always wanted to write. I read lots and lots and lots but I didn’t write a lot of fiction. At 25, six months into my job as a trainee lawyer it was, ‘oh my God, I’ve got to write now, I’ve got to try’. By the time I had qualified I wanted to have published a book. I worked really hard, writing in my lunch breaks and after work, and got it finished. I just didn’t want to work in an office. It didn’t feel right. How did the The Opposite of Falling come about? Originally the main character was to be Sally, the orphan, who was based on my great grandmother who lived in south Liverpool. Her mother was knocked over by a horse and carriage while she was crossing the road and it meant my great grandmother ended up in an orphanage. The main idea was that Sally went into an orphanage then ended up in service and engaged by someone like Ursula, who forced her to see the world. Then Ursula kind of took over, as people do in real life. I got interested in Thomas Cook too. Thomas Cook was really religious when he started the tours - he wanted to spread temperance. Then it was a class thing, he wanted the middle classes to enjoy their leisure time. You hear more about the odd eccentric ones who went off but in the research I did I found it was a much bigger movement - thousands of people did this.
Your two books have been set in the past. Why is that? I studied history at University and I read history books all the time – I’m not much interested in texting and emailing. You research and you find so much factual stuff that is really interesting and odd, that you have to leave lots out because people think ‘that would never happen’. Which female adventuresses do you admire? Mary Kingle who went off to Africa in the 19th century. She nursed her parents then her brother until their deaths, until at 30 she was beyond marriage. She was left all this money with nothing to do, so she set off for West Africa. She wore the same voluminous dresses and corsets that she wore in England and in her journals describe how she poked a hippo away with an umbrella. I thought Ursula could do an adventure like that, but then Thomas Cook came in so I did that instead. What travel destinations have inspired you? I lived in Zambia for a period as a child. I remember the bees there were very big and furry and my little brother used to go round collecting them and stroking them and getting stung. That experience might have made the travelling thing appeal to me. Liverpool features heavily in your books, even though you moved away as a child. I’m familiar with Liverpool - I went to Bishop Eton School and there was a monastery next to it. Also because it was such a flourishing part of Britain – there was this idea of standing there looking out at the world. It made sense. How did St Lukes Church inspire Inside the Whale? I was always drawn to it. I left Liverpool when I was seven but one of the things I used to love seeing was the bombed out church. It’s just kind of odd, with the
trees growing out of the windows. My mum tells a story of my Nan seeing it the day after it was bombed. It struck me, the thought that this actually happened, and I imagine the people who saw it the day before and then the day after. It became a symbol of a past that seemed so recent. What has been your worst job? One of the myths about being a writer is that you can do it full time. There are long gaps between payments and peaks and troughs in your career, and I don’t know if I would be comfortable knowing I only had writing to rely on. I tried being an A Level English teacher for a while and that was just horrendous. The preparation, and the amount of work that goes into it, the lack of gratitude from the kids...I lasted six months. What are the other preconceptions about being an author? People assume that you just lie around all day and wait to be inspired and then start scribbling words down. In actual fact it’s quite hard work. My writing day starts with a run, otherwise I get fidgety, and then I sit down and write all day. I like to write in the public library because it hasn’t got automatic internet so you can’t be distracted. I also like to see other people working around me. It’s quite comforting. What are you working on now? I’ve literally just handed in my new manuscript to my publisher. It took a year to write and it’s about an atomic spy at the beginning of the Cold War. Hopefully it’s pacier than my last two books. At the moment I’m still excited about it. At some stage though, I know I’ll be sick to the back teeth with it. Two hours after arriving we depart with our leftovers boxed up – doing our bit for the war on waste – and both agreeing we’ll be back to visit the new star of the East very soon.

he Queen Elizabeth cruise liner kicked off the Mersey River Festival celebrations, which returned after five years. Thousands gathered at the Albert Dock for a glimpse of the spectacular cruise liner and the eagerly awaited fireworks display. The final On The Waterfront festival for 2011 included Beverley Knight headlining a free concert, treating the audience to much loved hits like Shoulda Woulda Coulda and Greatest Day. Not to be done by halves, in true style The Queen Mary 2 luxury cruise liner concluded the weeklong festivities with a bang.
