HOT TOPIC You can’t open a newspaper these days without the plight of firsttime buyers staring back at you. Since the global credit crunch hit it seems taking that first step onto the property ladder is getting evermore difficult to achieve. Of course it wasn’t always this way. Rewind just a few decades and buying a house in your early twenties was the norm. The natural chain of events, it seemed, was get married, buy a home, start a family – usually all before you turn 21. That is obviously no longer the case. quick poll of the major estate agents in Liverpool puts the average age of firsttime buyers between mid-twenties and mid-thirties – considerably older than the previous generation of buyers. “First-time buyers are now required to put down much larger deposits and so it takes them longer to save up,” says Emily Howarth, residential sales and lettings valuer at Sutton Kersh's city centre office. “They are subsequently forced to rent whilst they save and because rental values are much higher, it is taking them even longer to save up their deposit to buy a property.” Indeed, the hefty deposits required by most lenders now mean would-be buyers are lining the pockets of landlords for much longer than they’d like to. “Your first time buyers require an average deposit of in excess of £30,000,” says Martyn Green, director of Jones Lang LaSalle. “The majority of 19-35 year olds are now going into rented accommodation instead of purchasing a home, this is excellent news for buy-to-let investors.” According to Joanne Hudson, head of residential at Venmore first-time buyers in Liverpool city centre tend to be young professional singles and couples. This changes the further outside the city centre you look. “We see buyers in all categories buying their first property in the suburbs,” says Joanne. “Singles, couples, newlyweds and young families that are looking for more space for their money.” For Darren Carter, branch manager at Reeds Rains’ Liverpool city centre office the most popular

properties for first-time buyers are period terraced houses and modern apartments. “It very much depends upon the amount that a first time buyer can afford,” he says. “Buyers are cautious, but still push their budget for the absolute best property in their price range.” Of course pushing your budget as far as possible can only do so much. While you may be able to stretch to get yourself a few more square feet if you can only afford a one-bedroom flat no amount of budget pushing is going to get you a three-bedroom detached with a garden. Or, at least, that used to be the case. “With recent government and developer plans to help first-time buyers, lots of prospective buyers have been looking into shared equity or shared ownership schemes that assist them in getting onto the property ladder,” says Joanne. The FirstBuy scheme effectively allows first-time buyers to take out a 75 per cent LTV mortgage, with a five per cent deposit. It is open to those with a household income of less than £60,000 a year and those who qualify will receive an equity loan of up to 20 per cent of the value of the property, providing they can put down five per cent. The loan is jointly funded by the government and developers. The equity loan is interest-free for the first five years after which an annual fee of 1.75 per cent will apply. This will rise by the retail prices index (RPI) inflation plus one per cent per year. Upon sale of the house or after 25 years borrowers will repay 20 per cent of the value to the loan providers. Shared ownership on the other
hand allows first-time buyers to buy a share of the property, usually 25, 50 or 75 per cent. The remaining share is owned by a housing association and the buyer pays rent on this. It was a Victorian terraced house, two up two down, located just outside Leeds and I paid £77,000 for it. I only lived there for two and a half years and then sold it for £103,000. INTERVIEW WITH CHARLINE VON HEYL
Renowned artist Charline von Heyl is well-known for her vibrant and enigmatic paintings and prints. Now, the Germanborn, New York-based artist brings her first ever UK exhibition to the Tate Liverpool. We caught up with Charline on the eve of the exhibition opening to find out what inspires her and why she thinks Liverpool is the perfect setting for her work.
INTERVIEW BY CHRISTINE TONER What made you want to pursue a career in art? I was five years old when I realised I wanted to be an artist. It was just one of those things that came to me. Through all the mutations of doubt that you go through that thing is often quite clear. It’s like people saying they want to be an auto-mechanic when they’re five years old and then they grow up to be a really good auto-mechanic. Were there artists in your family? No.
My parents were part of a print of the month club and they brought me to museums. They were aware of art and they knew how to look. They have been extremely encouraging. Art is so much about being able to see. Did you have any favourite artists growing up? Who was your inspiration? I had my favourite paintings in museums but I was an avid reader. I’ve got tons of picture books from my mother and father and I was fawning over the images and illustrations. I think a lot of what’s in my paintings has to do with the way images look in print. It really was this love for the image and the magic of it. I remember the way Sleeping Beauty’s yellow hair moves over the shoulder. It’s just a sheer desire that was triggered by images. And I think that’s where it started, just looking for the satisfaction that came from a line. When was your first exhibition? It was very late, I was 30. I really took my time to formulate something that I thought was working. Did you always want to focus on abstract art? No, it’s one of those things people like
to label but I’m not interested in labels. I didn’t know what I wanted to say, that’s kind of the abstract part of it. I wanted to create something but I didn’t know what. Maybe that’s abstract. You’re known for avoiding having a signature style, is that a conscious effort? People always say that but then if you look around, does it look as if each work has a different style? It’s very much about different techniques and materials and they evoke different emotions or different responses. It’s not something I’ve ever thought about. It’s another one of those labels that’s gets so heavily put on me but it’s not the most important thing. A lot of artists now want to find a style so they’re easily recognisable and branded. It’s just something I was never concerned with. What inspires you? Tons of books and tons of images, just like when I was a kid. Which piece are you most proud of? Right now I’m in love with the show. The windows (at the Tate) show the outside and I think it’s important that the paintings are not working as windows. They’re actually coming out at you. It makes the whole space really exciting. Is that why you chose the Tate? I was offered it and I was absolutely honoured. Just walking around in Liverpool, it’s a great place. What do you like about Liverpool? I love the way town’s generous and I love the communication – the way the people are with each other here, there’s something very open and sincere. The Charline von Heyl exhibition runs until 27 May at Tate Liverpool.

L
iverpool is set to become a destination for fringe theatre, with the family behind The Lantern Theatre leading the way. Although established two years ago by Tiny Giants production company, Siobhan and Mike Noble and mother Margaret Connell took over the venue in October last year with big plans for not only the Blundell Street theatre but the whole Liverpool scene. We meet at the shabby chic Elevator Bar, situated inside Elevator Studios on Parliament Street, a 200-year old, Grade II listed warehouse in the flourishing Baltic Triangle - coincidently just around the corner from the venue. are doing their best to get all 85seats roaring with glee. “We’ve got loads going on; we have up and coming Liverpool writers, in March we have Of Mice and Men for the kids,” she said. “We run a youth theatre programme, where kids from the local community can come together once a week and put together a performance at the end of 12 weeks. We’re making as many links as we can, especially in the Baltic Triangle, we hosted some of The Threshold Festival and of course we have my own vintage fair on the last Sunday of every month.” Another feather to their cap, the popular fair run by Siobhan and her label Tatties Vintage, features stalls, vintage clothes, reworked accessories and jewellery, shabby chic furniture
and for that added quirk, vintage cinema. The focal point of The Lantern Theatre is their exciting programme of sell-out performances - “We want to be a cutting edge theatre, bringing productions to an audience that might not have seen it.” However, it is their ability to be diverse in their offering, and their location in one of Liverpool’s most fashionable spots that makes this little venue both attractive and definitely one to check out for exciting new shows - and don’t forget to pop into Elevator Bar for pre-theatre drinks. Minsky’s Miss Liverpool This year’s Miss Liverpool contestants were treated to champagne, nibbles and goody bags by city centre hair salon Minsky’s, based on Bold Street. The girls were given advice on how to prepare their hair, make-up and brows for the Miss Liverpool finals on 23 March, which is being held at The Olympia. Maria Edwards, co-director of Minsky’s and hairdresser at Miss World events, said: “The biggest problem we have as hairdressers is the things people put on their hair.”

FAB FIFTY PLANS FOR FAB FOUR
Liverpool’s most famous export, The Beatles, will be celebrated with a host of special events in 2012, marking 50 years since they came together. Liverpool city council has joined forces with organisations across Liverpool to put together a programme of activities, which includes a theatrical production celebrating the life of Brian Epstein at the newly refurbished Epstein Theatre (formerly The Neptune). Epstein, which will document the career of the man credited with The Beatles rise to super-stardom, will be the first major production at the theatre (15 Nov - 1 Dec). Other events include the 20th Mathew Street Music Festival and a special ‘Love Me Do’ weekend at the Albert Dock featuring live music celebrating the release of the band’s first single (5-7 October). Leader of Liverpool city council’s, councillor Joe Anderson, said: “This is a hugely significant year in the history of The Beatles and it’s one Liverpool couldn’t let pass by without a huge celebration.”

ART Artist Rooms Martin Creed Artist Rooms returns to Tate Liverpool in 2012, with a display of seven important works from Turner Prize winning artist Martin Creed. These works have recently been donated by Creed jointly to Tate and National Galleries of Scotland for the Artist Rooms collection. Creed is the first new contemporary artist to join the collection since it was established in 2008. The seven works presented in Artist Rooms Martin Creed are in a range of different media including a neon installation, a 21-part drawing and a recent series of four paintings from 2011. Artist Rooms Martin Creed will run until 27 May at Tate Liverpool Admission £8/£6.
Cinematic encounters SAFE HOUSE Denzel Washington and Ryan Reynolds star in this action thriller, which sees Denzel take the lead role as rogue former U.S intelligence officer Tobin Frost, a man whose traitorous activities have led him to imprisonment in a South African safe house covertly operated by the CIA - and made him very
dangerous enemies along the way. He is placed into the care of agent Weston (Ryan Reynolds), their safe haven soon turns deadly as the ‘Safe House’ house is attacked by ruthless mercenaries intent on silencing Frost and they’re forced to fight for their lives. It’s been 35 years since they released their first album, Rattus Norvegicus, now as they release their 17th record ‘Giants’, legendary band The Stranglers are hitting the road again. NEW MUSIC BRINGING BREL TO LIFE Fancy something a little different than run-of-the-mill musical offerings from seen-it-all-before guitar bands? Head down to the Kazimier on Wolstenholme Square on 9 March to see the brilliant Dead Belgian as they perform their own take on the works of legendary Belgian singer-songwriter Jacques Brel. The four piece band, who’ve been together for over four years, combine influences from European folk dance and a wide range of instruments with the story-telling beauty of Brel’s works to create something truly unique.

CULTURE TALES FROM DICKENS In the year that Charles Dickens would have turned 200, the work of one of the world’s greatest and most popular writers is being
celebrated with an event in a city he claimed his favourite after London. The team behind ‘Tales From Haunted Liverpool’ series return with Tales From Charles Dickens featuring excerpts from Dickens’ most popular family tales including Oliver, Great Expectations and Hard Times on 12 and 13 April at St George’s Concert Room.
