If you are looking to improve, it is better to make wise improvements, which will also add to your home’s overall value.

START WITH THE KITCHEN It is often said that the kitchen is the heart of a home and it seems that this is a good place to make a start when it comes to hiking up your property’s price tag. According to experts the two key areas to improve when looking at adding value to your home are the kitchen and the bathroom. “Well presented, modern kitchens and bathrooms are the safest way to increase your property’s value,” says Samantha Clothier, branch manager at Venmore’s Allerton Road branch. “But we would advise you not to go overboard. Take care of any niggling issues that were always on your weekend DIY list and give the property a fresh coat of paint. Buyers tend to want to put their own stamp on a property so creating a bright, clean and blank canvas is the best way to entice potential buyers.” Adding value to your home via your kitchen need not cost a fortune. Emily Howarth, valuer at Sutton Kersh’s city centre office says just sprucing up a kitchen or bedroom can work – for example, re-grouting, painting, re-tiling or adding new cupboard doors.

HOT TOPIC “This will give you the best possible return as it is not as expensive to do,” she says. “Dressing properties is very important as people are impressed by cosmetics.” INCREASE SPACE Adding useable space to your property is another good way to increase value says Venmore’s Samantha. “An extra bedroom can raise your property up into a higher price bracket,” she explains. “But be careful, an extension can sometimes cost significantly more than expected, leaving owners out of pocket when it comes to selling.” Adding off-street parking is one way of increasing the value of your home without making amendments to the interior. “Off-street parking adds value especially to family homes and
apartments in the city centre as it is in high demand with little supply,” says Emily. In fact, off street parking can be more appealing than a front garden. “Consider changing your front garden to a parking space if the street is crowded, but don’t forget to get planning permission and do it properly,” says Martyn Green, director of Jones Lang La Salle. So now we know where in the home to concentrate our efforts, which pitfalls should we avoid? According to Samantha, converting a bedroom into a bathroom could be a big mistake. “Bedrooms are seen as more useful and therefore more valuable than bathrooms to potential buyers,” she says. “While an additional bathroom may be nice, it won’t add any value to your home and could even detract from the value or limit your pool of buyers.”
AVOID TOO MUCH TECHNOLOGY Homeowners are advised to not spend a lot of money on hi-tech equipment wither, such as built in surround sound, televisions. They add little value and are sometimes viewed as more of a hindrance by some purchasers. Landscaping and conservatories do add value to some extent but are to be avoided as they are not to everyone’s taste. Another thing that is just not worth its weight in the current market is the much-admired swimming pool. “Swimming pools are passé nowadays,” says Sue Taylor, head of residential, at Keppie Massie. “Clients who wanted swimming pools years ago are now after cinema and games rooms. Swimming pools can actually put buyers off a house. A swimming pool is a danger to young children

and costs a lot to maintain.” “Also don’t upgrade old boilers and heating systems unless it’s absolutely necessary as people just don’t notice this kind of thing,” adds Sue. KEEP IT SIMPLE Martyn Green says individuality isn’t always good. “If you install a kitchen or bathroom that’s a little ‘out there’ many viewers may immediately think they need to replace it and they will take this anticipated cost off the price. Think about salability when choosing these items and stay as neutral as possible.” And of course it’s always important keep your common sense. The value of your property will be affected by its size and location so before you start spending thousands bear in mind your investment may not always be recouped.

Sea Odyssey success The Sea Odyssey, which saw Liverpool treated to three days of spectacular street theatre, could boost the city’s economy by £12m, early estimates have revealed. The event, which was organised by French company Royal De Luxe to mark the 100th anniversary of the sinking of the Titanic, attracted half a million spectators. The performance told the story of an orphaned little girl whose uncle has spent the past century searching the Titanic ruins to retrieve a letter from her father who sadly died in the tragedy. As the puppets made their way across the city, the tale of the 30ft little girl giant, her 50ft uncle and her 9ft dog, Xolo, unravelled. Hotels, restaurants and shops are among the businesses to benefit from the extravaganza.
Emma Latham is an interior designer at Elaine Cunningham Interiors. The little girl giant passed the Chapel Street store on Saturday. Emma says: “It was an amazing event and a brilliant experience to have the giants pass the store. The event itself was moving and emotional and it was such a great day. It created such a buzz all weekend in the city and the store and was fantastic for business.” Councillor Wendy Simon, Liverpool City Council’s cabinet member for culture and tourism, says: “It has been an amazing three days which will never be forgotten by those who witnessed it. We knew this was going to be a special show, but the way in which Sea Odyssey has captured the imagination of the whole of the city has surpassed our expectations.”

As Merseyside rents rise house hunters are finding that buying a home can be a more cost effective option.

With the average rent for a property in the area currently at £125 a week, according to online property portal Trovit, buying has become an increasingly attractive prospect for many especially with the help available from developers like Keepmoat Homes. The housing developer currently has five Merseyside developments, St Joseph's Place, Wirral, Hamilton Place, North Huyton, The Waterfront and Regency Park in Bootle and The Parks in Anfield. At St Joseph’s Place, on Laird Street, for example, the two bedroom Normanby home is available for just £74,395 through the government backed FirstBuy scheme which provides purchasers with an equity loan of up to 20% of the property value.
The weekly repayments on this property would be £82 a week, which works out cheaper than the average rent. The 20% FirstBuy equity loan is interest free for five years after which it is charged at 1.75% of the loan amount, in this case £27.12. That means weekly repayments of £89.78 after the first five years. This is based on a 5% deposit and a 35-year term. Venmore’s best auction for two years Liverpool auctioneer Venmore generated over £1.76 million in a packed out auction hall last month. With 48 lots on offer the team sold 80% of the properties on offer making this its most successful auction for the last two years. Geoff Guest, auction and commercial director at Venmore’s Dale Street branch said: “We are continuing to see a high level of sales at auction for 2012, as well as a high increase in competitive bidding in the room. 19 properties were sold under the hammer on the day and after sales have yet again been strong with 13 properties sold since the auction.” The first lot of the day, a vacant commercial unit located near the East Lancashire Road, set high standards for the rest of the auction. It sold at £19,500 over the guide price of £20,000. Lot 19 stood out as a four-storey property with a ground and basement
floor retail unit and an upper 2 bedroom flat. The investment property was located in West Derby and attracted savvy bidders who were keen to get close to the guide price of £75,000. The bidding finally settled at £120,000. Geoff continues: “We’ve had record viewing figures prior to the auction and it is always a good indication of what’s in store.” The successful auction was

Early success for popular new homes development A new Liverpool development has got off to a flying start selling 10 homes in the first six weeks since it launched. Record-breaking auction An auction which raised £3.5 million has beaten records for the most money raised at a Merseyside auction in the last three years. 61 properties were sold at Sutton Kersh’s auction including 11 before the auction, 40 sold on the day and 10 properties were sold afterwards. Total revenue for the sale at the Liverpool city centre Marriott Hotel on 3 April was on par with Sutton Kersh’s February auction which was the best in Merseyside for over three years. Cathy Holt, auction manageress at Sutton Kersh said: “It was another good auction. The room was busy and bidding levels were high which resulted in a number of
properties selling for significantly over guide. Investors are now seeing an opportunity to purchase a property which will show future capital growth.” Amongst the lots sold on the day were two substantial city centre properties. 25 Pilgrim Street was the last lot of the day and had a guide price of £295,000. The student investment property currently generates a rent of £31,500 a year and attracted numerous bidders before selling for £325,000. A vacant commercial property on Hope Street also sold in the auction hall for £325,000. Subject to planning permission from the city council the building will be suitable for conversion to commercial,
residential or leisure use. A vacant residential property at 50 Stanley Park Avenue, Walton sold for more than double its guide price. The three-bedroom town house which is in need of complete modernisation was guided at just £30,000 and sold for £63,000. Sutton Kersh will hold its next auction on the 22 May.

Interview with director/author Kevin Sampson
A MAN OF ALL TRADES Birkenhead born Kevin Sampson is best known for writing ‘Awaydays’ and ‘Powder.’ Not content with seven published novels under his belt and a stint as manager of Liverpool Band ‘The Farm’ he has now setup a Merseyside indie film company. We caught up with him to talk about his love for books, music and his latest incarnation as a film-maker. Interview by
Kate Hanratty How much do your books mirror your own experiences? A lot of good fiction comes from personal experience and a lot of my real life experiences influenced the books. Awaydays (Sampson’s cult novel about ‘casual’ football hooliganism) has the backdrop of a gang subculture that started here in Liverpool, people dressing the way that they did in the late 70’s. It was a privilege to be part of football, music and fashion, all the things I loved. To me, it’s the only gang subculture that didn’t start in London or America and it got no press coverage whatsoever. That’s why I wrote Awaydays. I wanted to get down the excitement, flavour and atmosphere of the gangs and the music. With Powder (Sampson’s second novel about the rise of a fictional band The Grams) I couldn’t have written that book without managing a successful band having been to the places and seen the things that we did. I think that’s what makes it so vivid as a novel. It’s not a diary of what we did but it’s a starting point and the fiction flows from there. I’ve just handed a manuscript in for my latest novel, which is a detective thriller. I’ve never been a detective or a wholesale importer of drugs so I’m starting to draw the line now. All of your work is set in Liverpool and you choose to still live and work in the 52 Your Move
area, why is this? I’ve never felt inspired to write about London. I loved the time I had there but it was never home to me. I think in terms of grass roots living and breathing culture there is nowhere that can hold a candle to Liverpool. Writers I like, like Irvine Welsh, Stieg Larrson and Jo Nesbo all go into loving detail about where they are. They bring the cities they are writing about to life and it makes you want to go there. That in itself is an achievement I think. To write about your hometown and make people want to go there. Why did you decide to set up Red Union Films? I have an uneasy relationship with the likes of the film council in London. To me, they back and fund wilfully obtuse, arty, boring films. I love films with action, great stories and great soundtracks. Films like James Bond, Rob Roy, The Warriors and Quadrophenia. It won’t back our films. So what are we going to do about it? Endlessly beat a path and carry on being turned away or do something about it ourselves. That was the catalyst for setting up Red Union Films. What’s coming up for Red Union Films? I’m adapting my latest novel which so far is called Gangsterland. The story begins with the discovery of a body on Sefton Park allotments. Liverpool is the perfect setting for it, atmospheric as a backdrop for any kind of fiction. There are two big international film distributors involved in that so that will see the light of day but that’s at least two years away. There’s another film coming up which I actually can’t say anything about. It’s a
really exciting one, it’s a collaboration with an iconic music icon. Once contracts are signed we’ll be able to talk about it. You appeared at Leaf for World Book Night 2012 tell us about that? There will never be the death of books but it is on a bit of a downward spiral. To me there is nothing to beat the physical thing of going in a shop, browsing, looking at covers and buying a book. It’s a lifelong fascination for me. This night does a lot of good keeping the interest going and passing it on to younger generations for years to come.

s Reeds Rains opens its City Living branch in Liverpool's city centre, branch manager Darren Carter is clearly excited. Discussing his plans for the new office Darren's adamant that first class customer service is going to be key. “Our biggest aim is to create a really high quality service, we’re open seven days a week and three late nights a week too – Tuesday, Wednesday and Thursday we’re open until 7 o clock,” he explains. Of course it's not uncommon to hear a businessman talk of offering good customer service, but, with Darren, you can see it's something he feels very passionate about. This is not surprising of course when you consider his background. Before making the move into the estate agency world some ten years ago Darren worked in the hotel and restaurant industry where only the finest customer service was acceptable. “They were very strict on
service,” says Darren. “That’s stuck with me, I treat people the way I’d like to be treated.” His appreciation for excellent service and fine cuisine is also apparent in his choice of restaurant for our meeting. Darren opted for the fabulous Puschka – a modern bistro on Rodney Street. With its sumptuous décor and sophisticated menu which is met with a surprisingly relaxed atmosphere – Puschka is a firm favourite with locals in the know. After perusing the early evening menu – which takes more time than we had planned since every dish sounds mouth wateringly tasty – I opt to start with the baked goats cheese (which has a delicious, creamy texture and comes with sweet juicy peppers and wildflower honey) while Darren chooses the terrine of roast pulled ham with piccalilli. As we tuck in an enthusiastic Darren tells me more about his new office.
“We want to be a breath of fresh air.”
City Living is, as the name suggests, the city centre brand of Reeds Rains – the national estate agency. They say when it comes to property location is key and that indeed seems to be the case for this office. “We’ve got a brilliant spot,” says Darren of the North John street location. “We’re the first agent you come to when leaving Liverpool One, we’ve got footfall in both directions from the business district and the shopping areas.” Indeed, the new branch is already managing to impress customers – it has let property for a client already, without even being officially open. As we enjoy our mains – for me a crispy pan-fried salmon fillet on a bed of chickpeas, spinach and crème fraiche and for Darren chicken with lemon and thyme butter, parma ham, sautéed potatoes and kale which he describes as absolutely delicious – I'm intrigued to know how City Living managed to get clients to choose it without actually being open. Darren says City Living's service is key. “I like to make people feel at ease,” he says. “Clients can have
my personal mobile number and can call whenever they need to. I like to be on first name terms with my customers. At the moment, because we don’t have hundreds of properties we can service the customers really well and this is something I want to continue even as the number of properties we have increases. I have scope to hire more staff ”. Now City Living is encouraging would-be buyers, sellers and renters to come along to the branch launch party at the new office on 9 May for an informal chat. “We want to be a breath of fresh air,” he says. “Our message is ‘you’ve got nothing to lose, give us a try’. There’s no pressure. Come along, have a chat, have a glass of wine, it'll be a relaxed setting.” As we finish our meals in our own relaxed setting of the fabulous Puschka I wish Darren well in his new branch – but if his customer service dedication is anything to go by I'm sure he won't need it.
