HOT TOPIC ince the credit crunch hit, barely a day goes by when we don’t hear about the plight of first time buyers in the news. The government is regularly developing high profile policies to help first time buyers getting on the housing ladder – and rightly so. As has often been said, first time buyers are the lifeblood of the property market and owning bricks and mortar has long been the British dream.

But what about the last lot of first time buyers? What happens to buyers who bought homes before the credit crunch hit when mortgages were plentiful and buying was easy. Many of those buyers who want to upsize or move on as circumstances change are struggling.
Why are movers struggling? Many second time buyers are struggling as a result of negative equity. This occurs when falls in house prices mean a person ends up owing more on a property that it is actually worth. Others are concerned about the hassle and time it takes to sell your house and buy another. Then of course there are the added costs of things like solicitors fees. In today’s tough economic climate, even small costs can cause problems.
Easymover Taylor Wimpey The Easymover scheme is designed to help those who are struggling to sell their current home. Once they’ve reserved a plot, Taylor Wimpey, with the help of pre-selected estate agents, will help them find a buyer for their old home usually within four weeks of going on the market. Everything’s arranged for Taylor Wimpey’s purchasers and there are no moving costs to worry about.
Helping Hands – Lovell With its Helping Hands scheme, Lovell will look after everything from valuations and marketing to paying the estate agents fees. Lovell will arrange for an independent valuation of your existing property and after agreeing a market price with you, its sales advisors will guide you through the process and keep in touch with the estate agent on your behalf.
Advance to Buy – Gleeson With Advance to Buy a reservation fee of £200 is taken to secure the plot of your choice for five weeks. You’ll get free advice, two free independent valuations on your property and Gleeson will market your property. Once a sale has been agreed, contracts will be sent to your appointed solicitor in order for the legal process to commence. When your new home is ready and the legal process is complete, Gleeson will then refund you £500 towards your legal fees. If applicable, it will also pay your contribution towards stamp duty.
Easy Key Keepmoat When buying one of Keepmoat’s new homes, the developer – through its Easy Key scheme - will arrange for estate agents to value the property, handle all negotiations and pay estate agents’ and advertising fees in full.
Match and Move Lovell The Match and Move scheme from Lovell provides buyers with an interest free loan to put towards a deposit. Lovell will match the amount you have saved with a loan and there’s no interest or rent to pay on the amount. Elaine Taylor, regional sales manager for Lovell, said: “We know that it hasn’t been easy for existing home owners. Some people may even face negative equity after selling their existing home. But Match and Move can help second time purchasers to keep some of their savings intact while allowing them to move earlier.”
Part Exchange – Taylor Wimpey Under the Part Exchange scheme, Taylor Wimpey buys the existing home at an agreed price, saving house hunters the stress and expense of finding the right buyer. With no need to instruct estate agents, they’ll also be saving money on fees. And with no chain to maintain, the purchasers’ move can be arranged so they’re in the property in next to no time.
Can the government help?
Will it get better? Lenders are slowly beginning to loosen criteria and house prices, while still falling in some areas, are at least more stable than they have been for a long time, with many experts claiming they will rise this year.
What schemes are on offer? Many developers have taken matters into their own hands and developed products and schemes especially for second time buyers. Here is a selection of those on offer.
While the government has thus far concentrated on helping first time buyers, it seems recently that calls to help the previous generation of buyers are finally being heard. Just last month housing Minister Grant Shapps said: "For years increasing numbers of people have outgrown their homes but been unable to move, and first time buyers have been unable to buy. "They know who they are. Hardworking people who bought their home when they were single, maybe met someone, fell in love and now have a couple of kids. They expected to trade up - because that's what their parents were able to do. But now they're boxed-in, home outgrown. Stuck in a flat, when really want they want is a family home.” As such the latest scheme for first time buyers, the NewBuy guarantee – by which the
government and housing developer underwrite mortgages thereby reducing the risk to the lender, allowing the borrower to provide a smaller deposit – has been extended to cover second time buyers too. "The NewBuy Guarantee will give our second time buyers a second chance, as this is the first scheme of its kind not confined to first time buyers, but available to anyone looking to buy a newly-built home,” says Shapps. "We don't want Britain to be a place of housing have nots, we want people to have room to grow. The NewBuy Guarantee will do just that."

First Time Buyer wins £250 IKEA vouchers A first time buyer who found her dream home at the First Time Buyers Show was amazed to find out she’d also scooped £250 IKEA vouchers from a draw at the event. Jessica Stainton, 27 from Warrington was one of hundreds of would-be buyers who attended the show at the Halliwell Jones Stadium in Warrington, which was hosted by HomesHub, the government-appointed affordable homes agent in the North West and part of the Plus Dane Group. IKEA, which sponsored the event, was amongst the exhibitors, along with a host of huge names including Lloyds TSB, Leeds Building Society and David Wilson Homes, a subsidiary of Barratt Homes. Impressed with the advice she received, Jessica went straight from the First Time Buyers Show to a show home at Lincoln Heights by Barratt Homes in Warrington and decided to reserve a plot there and then.
She then received a phone call to say she’d won the IKEA prize. The nursery nurse who bought the home with her partner Pat, a teaching assistant, says: “I’m delighted. The First Time Buyer show was really informative. People genuinely wanted to help. Everything was explained really well, simply and to the point. 100 per cent success for Pugh Property auctioneer, Pugh & Co is celebrating selling 100 per cent of its residential lots at its second Liverpool auction. The auction at Aintree Racecourse was a resounding success with total sales for residential lots coming in at just over half a million pounds. Kate Lay, who heads Pugh’s residential property division, The Auction People, said: “Even though it’s early days for the Liverpool auction, this has shown our ability to sell our residential
catalogue. “In Liverpool there was a real flurry of interest in the auction room and some really competitive bidding which is excellent given the current climate. Poorer families hardest hit by new legal aid plans Thousands of vulnerable people facing family breakdown could end up without legal representation because of planned changes to legal aid. Some 250,000 cases of divorce and family John McKenna breakdown currently receive legal aid each year according to figures from Citizens Advice. But under new plans, publicly funded legal aid would no longer be an option for most divorcing
couples. The government wants to cut £350 million a year from the £2.2 billion legal aid bill. Only those affected by domestic violence, forced marriage or child abduction will continue to have access to this support. John McKenna, family law partner for Paul Crowley & Co Solicitors, says: “The aim behind these proposals is to encourage more people into mediation and settlement outside of the court, which seems sensible in theory. But in practice it will leave many people struggling to pay for legal aid and is likely to hit poorer families the hardest.
“The main concern is that people could end up in front of the courts, unrepresented, and without the necessary legal advice. Thinking of Incorporating your property letting business? I have a number of rental properties, I don’t use an agent and looking after them is my full time occupation. I would like to save some tax by putting them into a limited company. Someone has told me that I can don’t need to pay any capital gains tax when I transfer the properties into the company, is that correct? There is a new wave of incorporations caused by high marginal income tax rates of 40%, 50% and even 60%, especially when compared with small company corporation tax rates at 20%, so incorporation can seem like an attractive prospect. There has been a very recent test case (Elizabeth Moyne Ramsay v HMRC) which tested whether a taxpayer (Mrs Ramsey) was entitled to use the Capital Gains Tax reliefs available to trading businesses to defer any capital gains tax when she transferred a large house (which had been converted into 10 flats) into a limited company. Mrs Ramsey argued that letting the property constituted a business. She and her husband spent approximately 20 hours per week carrying out the various activities including: • Meeting with tenants • Repairing and maintaining communal areas, and gardening • Paying electricity bills for communal areas • Checking windows and doors to the property were locked • Providing assistance to an elderly tenant including liaising with social services in relation to her care package. Not with standing all of this activity, HMRC were able to successfully argue that the activities in the main were those which any owner of an investment property would undertake and therefore the main activity was one of holding an investment and not carrying on a business. What this means is that previously where a high level of active management of properties may have tempted tax payers and their advisers to claim some of the capital gains tax reliefs on sale or incorporation of a properties, these seem to now be firmly denied.

If your rental properties current market value are higher that the costs of purchase plus capital expenditure then gains will arise on the transfer to the company. You could consider staggering transfers over a number of years to take advantage of your annual exemptions for capital gains tax (currently at £10,600 per annum) and could also consider ( if you are married) involving your spouse. Both of these ideas would potentially reduce the tax payable.

Bombay Bicycle Club’s Liverpool show has been sold out for weeks, ever popular they will soon play another sold out 10,000 capacity homecoming gig at North London’s Alexandra Palace. Their third album ‘A Different Kind of Fix’ sees a return to electric guitars after the acoustic ‘Flaws.’ We caught up with Ed Nash, bassist from the band to talk about supporting Elbow in Australia, relentless touring and the young indie rockers ‘distinctive’ sound.

DIFFERENT KIND OF FIX
INTERVIEW BY KATE HANRATTY You have just got back from supporting Elbow in Australia what was that like? Genuinely one of the most fun tours I’ve ever done. It was a really big thing for us, we watched Elbow every night they are really cool guys. Jack Steadman (lead singer) has said ‘A Different Kind Of Fix’ was inspired by bad habits and addictive behaviour. How is it different from your other albums? It picks up where the first album ‘I Had The Blues But I Shook Them Loose’ left off with a return to songs like ‘Always Like This’ and ‘Autumn.’ It touches back on what we did on our second album ‘Flaws’ but it progresses. It’s different but it’s the next obvious progression for us. You have been quoted in previous interviews as saying ‘Bombay Bicycle Club are still a way away from having our own sound.’ Are you being modest? That quote sounds like I’m not proud of the sound we have achieved which isn’t true. I’m incredibly happy with the last three records. I
do very much think we’ve achieved a distinct sound. I disagree with that quote, what I think I was trying to say was that we’ve accumulated a group of sounds within ourselves as a band. Are a lot of your songs are about relationships? They are about relationships. All of Jacks lyrics are written so last minute you wouldn’t believe it. He writes the lyrics literally on the day that he records his vocals. They’re usually about what is going on in his life at the time so they’re very relevant to him and very spontaneous which is cool. I look back at the first album and it reminds me of growing up, songs about teenagers going to parties, falling in love, that kind of stuff. You recorded your first album at 18. Is it true that you still have university places waiting for you? We basically took a year off school to see what would happen with the band. In the year we recorded ‘Flaws’ we should have all started university, but we decided that that probably wasn’t the right decision at the time. I was going to study Architecture, Jack was going to study French, Jamie (guitarist) was going to do Classics and Suren (drums) was going to do Music. Where are you looking forward to playing on the upcoming tour? Alexander Palace in London, I used to go to gigs there when I was younger and it’s just
around the corner from my house. You can literally see it from Jamie’s house where we rehearse, so it’s always a nice homecoming venue for us. And I was really looking forward to coming up to Liverpool actually. I used to love playing in Liverpool. We go to Manchester and bypass it sometimes but we really wanted to come to Liverpool on the tour this time. Who is supporting you on this tour? Lianna LaHavas, she has a cool new sound. We saw her perform on Jools Holland and said ‘let’s get her on the tour.’ Our other support act is Rae Morris she has a beautiful voice and great songs. What’s next for Bombay Bicycle Club? A hell of a lot of touring, I’ve just got back from Australia before that we were in America. Coming up we’ve got the UK tour then Ireland. Then we go to Europe and travel around there a bit and then the summer festivals, so it’s literally just playing shows now for us right up until the end of the summer. The Lord Mayor of Liverpool Frank Prendergast opened the new restaurant on Smithdown Road facing Jalons. The second opening comes after the success of their city centre restaurant on York Street. Guests were treated to a delicious authentic Greek banquet including moussaka, chicken, pork and lamb kebabs barbequed on a charcoal grill. money to buy a home like they used to. Tenants’ standards in today’s market are higher too. Tenants expect a very high standard of accommodation, double glazing, heating etc. “More people are renting now. There are no barriers in lettings for people. We’ve seen steady growth as a company that’s started from scratch but this year we’ve gone really busy more busy than we have ever been before, “says Peter. “We’ve become so busy. It’s fantastic,” says Peter. “If numbers carry on the way they have we’ll be recruiting again in the next couple of months.” As we finish our meal I’m interested to know what Peter can see in the future for the market on a whole and Northwood UK Liverpool? “In the future I think people will continue to rent, the housing market and situation will improve but I think it will be slow and steady.”
