fter a couple of weeks in the sun, stepping off the plane into one of the wettest July’s the UK has ever known is hardly the welcome back you hoped for. Even without the UK’s current monsoon weather, many of us are usually so consumed by post-holiday blues when we get back home the first thing we do is log on to the computer to find our next trip abroad. But for some people, simply booking next year’s holiday early isn’t enough. Many holidaymakers decide to look into buying a home abroad, so they can have year-long access to their very own exotic escape. Owning a second home in the sunshine or, indeed, packing up and making sunnier climes your permanent home is the stuff dreams are made of. But, fail to prepare properly and it could all turn in to a bit of a nightmare. Here are our top tips for buying a property abroad.

It’s not news to anybody that Europe is in a state of disarray at the moment. Bailouts are being called for on a regular basis and the Euro is in meltdown. But the economic turmoil does have some benefits – house prices across many countries in Europe have crashed. According to Towergate Insurance, four of the top five destinations when buying property abroad are in Europe (Spain, France, Portugal and Italy). The only nonEuropean destination to make the list is Florida. Many people thought Spain had had its day, after the ‘Costa del Sol’ boom that saw thousands of Brits snap up holiday apartments in the 1990s but the recent turmoil in the economy has seen many properties in Spain come under the ownership of banks. Banks never want property on their balance sheets so will offload them at rock bottom prices. It’s a similar story in Italy, where the crisis has seen house prices slashed, and Portugal where, despite weathering the storm better than its neighbours, prices have still dropped. In France banks are predicting house prices will fall by as much as 5% in 2012 so it’s a great time to buy. And, despite being further afield, the situation in Florida is much the same. The sunshine state is seeing more foreclosures (repossessions) than ever before. As well as looking at the obvious places though it’s also worth giving some consideration to lesser-known hot spots too such as Bulgaria and Croatia. Experts have long been predicting a boom in these countries and once the financial crisis settles it could just happen. Where you choose also depends heavily on what you want from your second home. If you intend to rent it out to holidaymakers, for instance, you need to research the rental potential of the area.
Buying a holiday home is supposed to make it easy for you to take a break abroad. If you have to get a plane, followed by a boat and a threehour car journey to get to your destination of choice then it all seems a little difficult. Make sure you consider accessibility when deciding where to buy. It’s often a good idea to choose an area that is served by budget airlines, something which is not that big an ask these days as many of the cheaper airlines are constantly extending their route lists. In the last couple of years EasyJet has added new routes between Liverpool and Dubrovnik, Naples and Bordeaux, while the airline is set to add Tel Aviv to its Manchester routes this year. Ryanair recently added Barcelona and Almeria flights from Liverpool while in the last few years it has introduced flights to Alicante, Faro, Madrid and Tenerife from Manchester.
Sort out your healthcare. A European Health Insurance Card (EHIC) will allow you to access free or discounted healthcare when in Europe but it is a temporary measure and cannot be used once you become a resident. Outside of the EU you must take out private medical insurance.
DON’T BUY SIGHT-UNSEEN OR OFF PLAN When buying abroad buying sight-unseen (i.e. where buyers have never viewed the property) or off-plan (where the property has not been built yet) was not uncommon. New apartment blocks and villa complexes were regularly being developed in the boom times and, rather than fly over to house hunt, it was easier to browse developers websites and brochures to find a dream home. Sadly, this can lead to heartbreak. Many developers went into meltdown and building ceased on hundreds of developments, with deposits and payments from buyers sucked up into the company’s debt. Furthermore, those properties that were built but never viewed by buyers, except in the pages of a glossy brochure, turned out to look very different from what they had seemed. Be sure to use a qualified agent and make sure the developer has a bank guarantee in place to compensate customers should things go wrong. And if you’re thinking of moving abroad for good...
FIGURE OUT YOUR FINANCES If you are moving abroad in retirement then you need to bear in mind your state pension. You will still be entitled to claim your state pension regardless of which country you retire to. However, while UK pensions increase with inflation each year, if you move to a country outside of the EU your pension will be frozen at the rate you were receiving when you left the UK.

Maximising tax relief when you work from home.
I
have recently transferred my property consultancy business into a limited company. I work a lot from home and I used to be able to claim a proportion of all my household bills, such as utilities and council tax etc against my previous sole trader income so I got quite a lot of tax relief. Someone has told me that now that I am limited all I can claim is £4 a week, which is a lot less than I was able to claim before. Is there any way around this?
One of the key differences between operating as a sole trader and as a limited company is that generally the scope to offset expenses against tax is reduced. Unincorporated businesses (like sole traders and partnerships) are allowed by concession to allocate a proportion/percentage of an expense which may have mixed business and personal elements in order to obtain tax relief for the business element. As a limited company you are not able to do this. However for household expenses there is a way round this which may make sense when there is substantial work from home as in your case. That is to create a lease or license to occupy between your company and yourself (as the owner of the property) for the use of the premises. You start by calculating the proportion of the expenses which is related to the business, usually on a square meter and time basis. So if for example you use a room which is 40% of the space in the property, and you work for 40 hours a week at home, this would give you a starting point of a 9.5% allocation of household expenses. There are a number of different ways of carrying out this calculation, the key objective being to arrive at a fair and reasonable allocation. The rent you will charge the company will be identical to this expense figure so that there is no profit element for you personally. The rent you receive will need to appear on your own tax return as income but will be covered by the expenses you have calculated so no additional personal tax is payable. A written lease or license is required and of course the rent which the company pays should not exceed the market rent it would be charged for similar office space in the locality. What about business rates, does setting up a lease or license in this way mean that I may be liable? No provided that you do not have part of your house allocated exclusively to the business. As long as the space you use for your work also has a recreational or family use when you are not working, then business rates will not apply. The same logic holds for Capital Gains Tax, i.e. Private Residence Relief will apply to the whole property as long as there has not been exclusive business use of an area. A final, but important point – you may also need to seek the approval of your mortgage lender and insurance company. As always good professional advice is recommended.

Starter homes from £56,760 at The Deck First time buyers struggling to get on the property ladder are getting a helping hand from Taylor Wimpey at The Deck in Runcorn where properties are now available from just £56,760 when bought under the FirstBuy scheme. NEW HOMES FOR SEFTON FAMILIES Dozens of families in Sefton are looking forward to moving into their new homes on a multi-million pound housing development in Litherland. The Palmerston Place development has 36 new two and three bedroom houses for sale or rent, with a garden and off-street parking. NEO-SOUL’S NEWEST STAR A through-and-through Scouser and rapidly rising star, Esco Williams has been Liverpool’s own Next Big Thing for a while now, even before he won a MOBO award for emerging artists last month. With his own infectious brand of neo soul and diverse vocal ability, not to mention a genuinely hilarious personality, he took 10 minutes out to talk to Your Move about six packs, back flips and plans for the future.
Interview by AMY TIFFIN How exactly would you describe ‘neo soul’ for those who don’t know what it is? Well people see soul as sort of Motown, Stevie Wonder-ish kind of stuff, but ‘neo’ pretty much means ‘new’, so we’re basically trying to describe soul music, but without people automatically thinking of the old stuff. Is there a common theme for the songs, or do you take inspiration from lots of places? For this album, the common theme has been videogames, with a little bit of ‘being yourself ’, because that’s been the whole ethos so far. I was just like “OK sound, I’m a nerd, I play videogames and read comics, why should I pretend to be this crazy R&B guy that always wears suits and pours honey on his six-pack?” I haven’t even got a six-pack! I’m not that kind of guy so I’ve just made the album as real to me as possible. Who are your inspirations? Who do you admire right now in the industry? The main person who’s inspired me loads is probably Frank Ocean. The stuff he’s doing

right now is pretty mind-blowing. If you haven’t got on to him, you need to. You were a member of Liverpool’s Sense of Sound choir, was that a completely different experience to what you’re doing now? Pretty much, yeah. Between Sense of Sound and an organisation called Positive Impact I learned everything I know as a vocalist, like harmonies, vocal performance, all that kind of stuff, so it’s been a learning experience. I still do work with them now, but what I’m doing currently is a totally different kettle of fish. You’ve just won the MOBO Unsung Prize, congratulations! Was that the highlight
of your career so far? It really is. I grew up watching the MOBO awards, seeing everyone from Craig David to Destiny’s Child smashing it on there, so when I won I was like “Wow, are you kidding me?!” I was doing back flips in my living room! You work for Balance Vocal studio as a performance coach, is that important to you? Yeah, what I do is I try to get people comfortable with performing, and build up their confidence, because if you haven’t got confidence and you’re doing music, it’s a hard, hard thing to deal with. Are you still based in Liverpool? Yeah, my favourite new venue to play is the Kazimier, I played there recently. Your fans helped you raise enough money to begin recording, how does it feel to have that much support behind you? It feels amazing, because six months ago I thought I was pretty much on my own and no one was with me. Then I did the MTV competition and I managed to get in the top 20 of about 2,500 artists, and that was just from my support network in Liverpool, so that’s just inspired me to do everything and start taking it seriously. Where do you want to be this time next year? Everywhere. I’d like to be looking at getting a Brit Award, or performing at Glastonbury. I just want to be on the stage.

Summer of Love Olympics Screen until 12th August
Pop up in the Palms Sefton Park’s famous Palm House will be transformed into a unique and unusual dining experience as part of the Liverpool food and drink festival. Members of the public will be able to enjoy a sumptuous fine dining experience at the park’s lovingly restored Victorian glasshouse which dates back to 1896. The one-off pop up event is aimed at couples or small groups, creating an intimate atmosphere in one of Liverpool’s most stunning venues. There will be champagne and canapés on arrival before guests can choose three courses from an
exquisite menu provided by Amber Wine Bar and Bistro. ‘Pop up in the Palms’ will be held Thursday 6

Practice Scouse Yoga ITVs ‘Britain’s Best dish’ in 2010 where she was crowned North West Champion with her ‘Scouse’ dish. Shortly afterwards Rebbecca decided to go fulltime, teaching twenty yoga classes a week and when it came to naming her Yoga School it had to be Bec Scouse Yoga. Rebbecca has pupils ranging from teenagers to seniors in their 90s. Rebbecca, 41, says, "Yoga develops you to be a happier person and happiness is something everyone aspires to."

MARY MCCARTNEY BOOK LAUNCH aughter of rock royalty and committed vegetarian Mary McCartney was in Liverpool to launch her first solo cookbook on Thursday, at the Liverpool Cricket Club. The book, entitled ‘Food’, is a collection of delicious vegetarian recipes, combined with photographs taken by the renowned photographer herself. The launch was hosted by the Mather Avenue based House Beauty Spa, with welcome drinks and vegetarian canapés provided by Pickled Walnut catering. Inspired by her late mother Linda, who also wrote several vegetarian cookbooks, the book looks set to be a huge success with both vegetarians and meat eaters alike.

KATE HANRATTY HAS LUNCH WITH.... Ian Taylor, Reeds Rains, City Living
I
an Taylor, lettings manager at Reeds Rains City Living, understands the appeal of living in Liverpool city centre. Not only is it his job to let city centre properties he himself lived the city centre dream and he knows the city’s selling points well. We meet at Italian-favourite The Olive Press on Castle Street. Situated in the heart of the commercial district the restaurant offers a taste of Italy amid rustic settings, as well as the opportunity for a spot of alfresco dining in it’s outdoor eating area. It is clearly a firm favourite amongst locals as it’s bustling with diners even on a slow weekday afternoon. It is also a stones throw from Ian’s office on North John Street. The location of the City Living branch is key to its success. Hundreds of people walk past the office on their way into work or Liverpool ONE every day. City workers can pop into the branch on their lunch hour and find out about properties or arrange viewings and shoppers or take advantage of late opening hours (the branch is open until 7pm three nights a week). And Ian is well placed to offer his customers advice. “My wife and I lived in the Unity building on Rumford Place for two years and we loved it,” he says. “It was fantastic to have everything on our doorstep so I know why so many people are attracted to city centre living.” After taking some time to peruse the extensive – and delicious – menu Ian decided to take the advice of our friendly waiter Jay and opt for a seafood risotto (a delicious mix of mussels, clams, prawns, calamari and saffron). I choose a classic chicken caesar salad, the ideal lunch for a warm, sunny day.
When our dishes arrive it’s clear we both made a good choice. Ian describes his seafood risotto as ‘really tasty and well presented’. My classic chicken ceasar salad comes with shaved grana padano cheese lovingly melted into the dish. As we tuck in Ian, who has over ten years of experience in the property market, says not only does the lifestyle in the city centre differ from other areas in Liverpool but the market operates differently too. “It is quite fast paced, sometimes we let an apartment within 24 hours of it going on the market or not even reaching the internet sites,” he says. “We also work a lot on basic reputation, we must give the clients the high standard of service they deserve in this challenging market.” And Ian is hopeful that this desire to offer the highest of standards will be recognised at this year’s Your Move Property Awards. “It’s the only recognition that estate agents get”, he says. “All the estate agents are mysteryshopped for service, so you know that a Your Move Property Award really means quality,” says Ian. In the near future, City Living will launch a ‘Spot the City Living car’ competition on Facebook and Twitter and in the Move Magazine, where lucky social networkers who spot the estate agent’s car can win prizes. The branch is looking at taking on two more staff and launching a Landlords VIP club to appeal to portfolio landlords.

made the move to the suburbs with his wife and their one-yearold twin girls when living in a city centre flat became infeasible. “I now spend my spare time pushing my daughters on trikes around Calderstones Park,” Ian says with a proud smile.

LIVERPOOL DRAG RACE he feather boas were out in force at the Liverpool drag race around the Stanley Street Quarter. As part of the first ever Stanley Street Quarter sports day, the high heeled road race saw men take to the streets in their best frocks and frills, all in aid of local charity Claire House Children’s Hospice. Fitting in nicely with the upcoming Liverpool Pride festival, on August 4, the day also saw the transformation of the street into a sporting arena, with Olympic inspired events such as the Tug of War, basketball and Zumba taking place throughout the day.
