Indeed, anyone looking to get on the property ladder will know just how difficult it is to make sense of the seemingly endless list of acronyms and technical jargon involved. According to a recent study by Wonga, just over a fifth of us (21%) find financial services and banking confusing. But, worry not, we’ve put together the ultimate jargon buster to help you to separate your SVRs from your LTVs and your tracker rates from your discounts – a handy cut out and keep guide that will mean you’ll never again be bewildered by your bank statement or bemused by your mortgage.

BBR BBR stands for Bank base rate and is the interest rate set by the Bank of England (BoE). It is used as a benchmark by many banks to set their own rates. Most tracker mortgages track the BoE base rate. discount rate A discount rate mortgage will have a reduced rate for a set amount of time, known as the discount period. firstbuy FirstBuy is a government scheme intended to help first time buyers get on the property ladder. Buyers receive an equity loan of up to 20% of the value of the property, providing they can put down 5%. The loan is jointly funded by the government and developers. fixed rate A fixed rate mortgage has an interest rate that does not move up or down for a set period of time. interest only mortgage An interest only mortgage is a mortgage on which you only pay the interest charges each month, rather than paying off the loan. Lenders selling interest only mortgages were supposed to make sure the borrower had an alternative payment vehicle in place, such as an endowment policy. Unfortunately these alternative methods of payment did not always work out and many borrowers found themselves stuck with mortgages they couldn’t clear at the end of the mortgage term. As a result many lenders have now scrapped interest only mortgages.

Following the credit crunch self-certification mortgages were deemed too risky by lenders and, as a result, have been scrapped. shared ownership Another government-led scheme, through shared ownership, first time buyers buy a share of a property, usually 25, 50 or 75%. The remaining share is owned by a housing association and the buyer pays rent on this. Over time the buyer can increase their share until they own the property outright. stamp duty Stamp Duty is a tax that buyers must pay on properties over £125,000.
LIBOR The London Inter Bank Offered Rate, or LIBOR, is the rate at which banks lend money to each other. Some mortgages track LIBOR rather than the Bank of England base rate i.e. if LIBOR rises the interest rate on your mortgage rises, if LIBOR falls your mortgage rate falls.
SVR SVR stands for standard variable rate. This is the rate the lender charges on the mortgage, before any discounts or deals are taken into account. Each lender has it’s own SVR and can set it at whatever rate it wants.
LTV LTV stands for loan to value and determines the size of your mortgage (i.e. the loan) compared with the value of your house in a percentage. So, if you want to buy a property for £100,000 and

INTERVIEW WITH MARY McCARTNEY
As a world renowned photographer, capturing the likes of Kate Moss and Madonna, Paul McCartney’s daughter Mary has achieved fame and success in her own right. Now the committed vegetarian has followed in her mother Linda's footsteps, releasing a cook-book of delicious meat-free recipes. At the ‘Food’ launch, organised by The House Spa, Mather Avenue, Your Move caught up with Mary to discuss her father’s favourite foods, fame and carrying on her mother’s legacy.
INTERVIEW BY KATE HANRATTY If you had to choose just one, which would be your favourite recipe from Food? This answer changes depending on what I am craving at the time. But right now I would say the Mexican bean tortilla recipe as it has spicy beans smothered onto a base of corn and a tortilla topped with fresh lettuce and avocado. Yum! Why are you vegetarian? I am vegetarian because although I like the taste of meat, I do not feel good about eating it. I am concerned about the mass industry and factory farmed side to the meat industry, so I would rather eat mouth watering vegetarian food instead. Have you ever had a lapse? No, I have not needed to. I really enjoy vegetarian food. I feel that by being vegetarian I eat a varied colourful diet that is full of wonderful textures and flavours. I find it very satisfying without meat. You have children, are they vegetarians? Yes, my whole family is vegetarian but it is not forced upon anyone, it is their decision. So far they seem happy with the food they are cooked at home and there has been no talk of rebellion! Your mother Linda was a vegetarian food pioneer; she developed her own
vegetarian food brand and released several vegetarian cookbooks. Did her recipes influence Food? I grew up in a vegetarian home and my mother was the main cook of the home. She liked to cook satisfying, flavourful food, I think I have taken that influence on and I cook meals that I used to love at home as a child. I have carried on making up new recipes that follow the taste led influence that was so common in our kitchen. With cookbooks and working with ‘Linda McCartney Foods’, how does it feel to be carrying on your mothers legacy? I think it would make her happy to see me carrying on her legacy. She and I used to cook together often, and we would talk about food, so it formed a large part of our relationship. Your father Sir Paul McCartney is a long standing vegetarian. You joked in your earlier Q&A session that when he speaks at the McCartney dinner table, everyone else talks over him as he isn’t famous in your house. How does it feel to have such a talented father? Do you ever cook for him? I am reminded of how talented my father is whenever I see him perform live. He really can entertain thousands of people and make it feel intimate and heart-felt. He loves what he does and he has such a fantastic treasure trove of songs to choose from. Yes, I do cook for him. He currently really likes the aubergine bake recipe and also the leek and mushroom
lasagne from ‘Food’. As the daughter of one of the Fab Four you said that you can’t get through a day without someone making reference to a Beatles song. That said, what is your favourite Beatles song? That is an impossible question! But I do have a soft spot for ‘Let it Be’, because apparently my mum sang backing vocals on that song. You live in London but have launched your book separately here at Liverpool Cricket Club, what do you like about Liverpool as a city? The people, the humour, the heart and the soul of the city.

W
hen Your Move catches wind of a new restaurant launching in the city we're itching to try it out before it's even opened its doors. So when my meeting with Sutton Kersh's rising star Leah O'Neill – a self confessed Chinese food fan - coincided with the opening of the Four Seasons, an oriental eatery already causing a stir on the Liverpool restaurant scene it was a stroke of luck. As the day of our meeting approached though, it seemed lady luck wasn't on Leah's side. She arrived at the Renshaw Street restaurant on crutches after a nasty fall on the way to a valuation two days earlier which resulted in her chipping her knee cap. Ever the professional she decided not to reschedule our meeting – something we're both very glad of once we peruse the fantastic menu. There’s a huge amount of choice with Thai, Cantonese and Szechuan dishes on offer so it’s not surprising it takes us a while to decide what we want.
Once we do finally order – starters of har gau prawn dumplings and char siu bun followed by special chow mein for me and crispy shredded beef for Leah (her favourite) - I ask her how she got into the property industry. “It's actually something I fell into,” she explained. “After various jobs I wasn't sure what I wanted to do. I was considering becoming a flight attendant when I saw an advert for a job at Sutton Kersh. Once I started I was hooked!” And it seems she was made for the job. Despite working in several other industries, including an unsuccessful foray into the world of catering - “I set fire to the garlic bread on my second day!” - in valuations and property Leah has found her calling and has quickly risen through the ranks to become senior valuer. We're momentarily distracted by the fact our seats are next to the incredible glass-walled kitchen meaning you can watch the chefs at work and see your meals being prepared. Before long our own meals arrive - my

chow mein a delicious mix of pork, chicken, squid and juicy vegetables and Leah's crispy shredded beef surprisingly fresh and light and impeccably served. And as we tuck in we get back to subject at hand. In her seven years at Sutton Kersh Leah has seen the boom and the bust. She joined in 2005, before the credit crunch took hold, and admits there were some tough times once the crisis hit. But she believes in the last 18 months the housing market has turned a corner. “A few years ago we were only seeing one or two houses with chains,” says Leah. “Nobody was moving, confidence in the market was so low. Now we see houses with a chain of five or six properties. There’s a lot more optimism.” She's also seen the rise of the internet as a house hunting tool, something which she says was a key factor in Sutton Kersh's decision to merge its Walton branch with its West Derby branch to create a centralised office which covers L4, L6, L9, L10, L11, L12, L13, L14, L34 and L36. “The way in which people buy houses has changed, “ says Leah. “People tend to look online a lot more, meaning there’s less footfall in branches. By merging the two offices we are able to
provide a more streamlined service.” Following the merger, which saw the West Derby premises become the new centralised branch, all staff were retained and moved to other locations or roles. One of the Walton staff members moved to the new centralised office to join Leah's team - a team she can't speak highly enough of. “The dedication the girls show and the hard work they put in is amazing,” she says. “But that’s what I love about Sutton Kersh. Everyone wants to do a good job for the customer. We get customers coming in with wine and flowers for us but to be honest, for me, just having them thank us for doing a good job is enough”. As we leave, with the rest of our delicious – and huge – meals wrapped up for us to take home by the helpful staff, Leah tells me that, despite her injury, she's hoping to get back to work on Monday. And suddenly it's clear to see where her team get their “go the extra mile” attitude.

NAUTICAL BUT NICE
housands of people flocked to Liverpool Pride this year marking a record attendance for the UK’s biggest free Pride event outside of London. The event adopted a nautical but nice theme to celebrate Lesbian, Gay, Bisexual and Transgender (LGBT) culture in the city. Around 53,000 people, including footballer Steven Gerrard and wife Alex Curran attended the festival held at the Pier Head and in the city’s Gay Quarter. Festival-goers enjoyed performances from Crosbyborn X-Factor star Marcus Collins and ex-atomic kitten Liz liz McClarnon amongst other acts. More than 6,000 people took to the streets for the annual Pride march, which travelled from St George’s Plateau to Mann Island in a wave of rainbow colours. Other celebrities spotted at the event included stars from the cast of Desperate Scousewives and Hollyoaks.
