HOT TOPIC We’ve all read the horror stories - tenants being illegally evicted for no reason, repairs being neglected so that families end up living in unsuitable and unsafe houses. Indeed, it’s not surprising that the private rental sector has had something of a bad reputation over the years. But what about the good guys? How can decent landlords show tenants how professional they are? One way is by volunteering to join the Citywide Landlord Accreditation Safety Scheme (CLASS). And, if you’re not sure what that entails, Your Move is here to help. Whether you’re a landlord or a tenant we can give you all you need to know about accreditation and why it’s so important to you.
ARE YOU A LANDLORD? If you’re a landlord you can boost your reputation by signing up to CLASS, a self-regulation initiative run by Liverpool City Council. The private landlord sector does not always have the best reputation. CLASS aims to promote good, professional landlords and separate them from their not-so-good contemporaries. “There are landlords who operate a professional service; there are landlords who are not aware as to what they should be doing and there are landlords who know what they should do but choose to disregard their responsibilities” says Sheila Kirk, landlord accreditation officer at CLASS. “Landlords have a duty to consider the health, safety and wellbeing of their tenants when providing accommodation.” Sheila Kirk of CLASS said: “I have heard horror stories from landlords about tenants who have wrecked the property, not paid rent, and abandoned the property before the end of a tenancy,” she says. “Tenants have responsibilities as well as rights.” John Blythe, director of Accommod8 said: "We were delighted to be invited to become the first member of the CLASS initiative. For years we have strived to provide the city's students with great value, well presented and most importantly safe accommodation. It is essential we maintain close links with the Universities and the city council so being asked to come on board with the launch of CLASS was an endorsement of our commitment to high standards of accommodation and professional management. Being a member of CLASS has brought us many new instructions as most student landlords looking to appoint an agent will ask the universities or the city council for directions to a fully regulated agent. We have also enjoyed close links with the CLASS staff who provide and support on a range of topics, not to mention the substantial discounts we get when licensing HMOs. It is certainly a relationship we want to maintain". CLASS wants to ensure landlords are acting responsibly by providing safe accommodation for their tenants. By joining, landlords are effectively assuring tenants that they are a safe bet. CLASS landlords will also receive free marketing on the council website and up to 40% off House in Multiple Occupation (HMO) licences. But Sheila says she is at a loss to understand why more landlords haven’t signed up. Of the estimated 5,000 landlords operating in Liverpool, just 6% (300) are accredited.
“It’s free and landlords simply need to fill in an A4 tick list to apply for accreditation so it’s not as though the application process is particularly onerous.” Landlords must provide safety certificates that include an Electrical Installation Inspection report to become accredited. Sheila says the other certificates are Gas Safety and Energy Performance that landlords must have anyway. “If there is another reason they don’t want to sign up we’re asking them to tell us what it is,” says Sheila. “If we know what your concerns are we can address them. This service is not here to castigate landlords, we want to help you. We want to make sure you carry out your responsibilities correctly so that you can avoid the costly enforcement route.” But Sheila says accreditation also serves to remind tenants of their responsibilities. “I have heard horror stories from landlords about tenants who have wrecked the property, not paid rent, and abandoned the property before the end of a tenancy," she says. Accreditation is voluntary and can, if membership is high, delay the need to consider mandatory regulation.

Lodestar theatre director Max Rubin is back in Liverpool for the annual Shakespeare festival this September, after a critically acclaimed production of Romeo and Juliet at St George’s hall last year. This year he takes on new challenges with gritty performances of both Macbeth and A Midsummer’s Night Dream, at The Royal Court theatre. Your Move caught up with him to talk about Shakespearian stereotypes and just what it takes to make it on the stage.
It’s the first time in 15 years that Shakespeare has been performed at the Royal Court Theatre. What made you choose the Royal Court? The Royal Court has been looking for a way to produce a wider variety of shows and they approached us - because we’re best known for Shakespeare - to work together. We were delighted because it’s such a beautiful theatre with lovely people. It was a chance to do something new for the city. Last year’s performance of Romeo and Juliet (at St George’s Hall) was met with critical acclaim. What is it that will make this year’s performances successful? We’ll just try to tell the story in the best way we can. It’s slightly different this year because we’re doing two shows at once - A Midsummer’s Night Dream and Macbeth. They’re both running at the same time with the same cast. We have to have a really flexible set and cast so we can do them both properly because some days we’re doing Midsummer in the afternoon and Macbeth in the evening. That’s what the
theatre is wrestling with at the moment. This year’s productions are both set in modern day Liverpool, yet will be performed in traditional Shakespearian language. Why have you chosen to do this? We wanted to say to people that these plays are not about people wearing codpieces and tights; they speak very clearly about our own lives today. They’re about being human and being alive. We want to make it as accessible to everyone as we can. What do you think it is about Shakespeare’s writing that has allowed his plays to transcend time and remain relevant even today? So many things. More than anything I think he speaks very profoundly about what it is to be alive. There’s something about his plays that connects with people on a very deep level. You’ve worked with some of the North West’s finest young talent, do you have any advice for aspiring stage stars? I’d say work as hard as you possibly can. If you have any doubt in your mind that it’s not for you then stop, do something else. Shakespeare’s work is constantly being adapted and performed on stage and on screen, from blockbuster films to small stage productions. Are there any adaptations of his work that you particularly admire? There are loads I
admire but my favourite Shakespearian film is called ‘Throne of Blood’. It’s Macbeth but its set in Japan. It’s beautiful, it will take your breath away. Everyone has the stereotypical idea of what makes a Shakespearian actor. Your particular adaptations seem grittier and more realistic. What were you looking for when casting? We were looking for people that could speak the lines and make them sound real in the audition because that’s what we try to do with our shows. I think people have an idea that sometimes Shakespeare should be done with posh voices and standing in a certain way, and we wanted people to know it isn’t about how you speak. It’s more about the passion the actors have, that was our criteria. It’s really unpretentious, that’s what we are trying to achieve. Who are you hoping these performances will reach? Everybody! We aren’t aiming it at one particular audience. The Royal Court has got a certain audience and we have a different sort of audience. We hope everyone will come and see it. It’s not exclusive; we hope it will appeal to everyone in some way. The Liverpool Shakespeare Festival 2012 runs from September 21 to October 14 at the Royal Court.

The schools will be in the former premises of the CUC building on Greenland Street. The Studio is supported by industry partners Sony, Setgo Games, Onteca and Apposing. The Life sciences UTC is partnered by Merseybio, Unilever, BristolMeyers Squibb and the Royal Liverpool

MOBO AWARDS RETURN TO LIVERPOOL
The star-studded MOBO awards which have honoured stars such as Jessie J, Kanye West, Jay Z and Rihanna are returning to the Echo Arena. MOBO awards founder, Kanya King, MBE, says: “We had a fantastic show in Liverpool two years ago, which makes it a real joy to come back and have an even bigger celebration of the best talent around this year. This year’s show will have some fabulous performances as always.” The 17th annual MOBO awards will be held at the Liverpool Echo Arena Saturday 3 November. Liverpools latest venue A new bar has opened on Duke Street brought to you by familiar faces from Liverpool’s alternative club scene. Sound Food and Drink will offer fresh food all day along with eclectic playlists crammed with tunes from soul to reggae, rock’n’roll to electronica. Former Le Bateau DJ, Jules Bennett who part owns the bar says, “Sound will offer bands, DJs, food, drink, love and more. Nigel is impressed by his
chosen dish. The fish pie looks delicious with a fluffy potato topping and fresh ingredients. My steak is cooked to a medium-rare perfection and it becomes clear that splashing out on a good steak in a steakhouse like Marco Pierre White’s really is worth the extra expense. As our meal draws to a close, I ask what is next for Middle England Developments and Penlake. Nigel tells me he has just purchased the old Liverpool Merseyrail building to develop into 51 luxury serviced apartments. Not content with having various ventures across Liverpool the company are now looking to secure a site in Manchester to develop more serviced apartments. It is full-steam ahead for Middle England Developments and Penlake and with both businesses and Marco Pierre White’s Liverpool Steakhouse, the old saying rings true ‘if an idea works well, keep doing it.’
