It seems really unfair that the materials we need to build our house, some of which are expensive imported tiles from the continent, have 20% VAT charged on them. If we employed a building firm to do the work, they tell us that they would not need to charge us the VAT. Is there anything we can do?

HOT TOPIC The way in which we buy property is changing. For the previous generation of homeowners the process was simple. You’d get married, usually at a relatively young age and, with the help of your local building society, you’d set about getting on the property ladder with your spouse. But the last few decades have seen a massive change in lifestyle. Many of us are settling down much later in life. The picture of the typical family set up is changing and the traditional idea of 2.4 children in a two up two down no longer rings true. Indeed many people are choosing to get on the property ladder alone or, failing that, by pooling resources with friends. If you’re considering the latter, you’re in luck - here we bring you our ultimate guide to buying a property with friends.

GETTING A MORTGAGE More and more high street lenders are offering joint ownership mortgages, which allow up to four friends to combine their incomes to purchase a property together. By combining savings the would-be buyers are able to raise a larger deposit, meaning they can either look for a more expensive property than they would be able to do as a sole buyer or they can get a mortgage with a much lower loan-to-value, giving them access to the best mortgage rates on the market. It’s always worth seeking the advice of a whole-of-market broker. Because the broker will have access to mortgages from all lenders you can be sure he or she will source the best deal for you and your friends. AGREEING THE TERMS OF YOUR OWNERSHIP It’s easy to get caught up in the excitement and emotion of buying a property – you’re finally getting a foot on the ladder and you’re doing it with your BFFs, what could be better? But it’s important to remember this is a huge financial commitment and regardless of how much you trust your friends you still need to legally agree the terms of your ownership. To do so you need a co-habitation agreement. This legally binding agreement, drawn up by lawyers in

consultation with joint-owners will help to avoid disagreements on money matters surrounding the jointly-owned property, by clearly setting out how mortgage payments, improvements and maintenance of the property will be paid for and in what share by each of the owners. After the agreement is drawn up, detailed and accurate records must be kept on what each jointowner pays out. Even if payments into the mortgage or on home improvements differ from what was originally agreed between joint-owners the detailed records of ‘Who paid what’ can be called on to calculate the shares that each person owns in the property once it is decided that the property is to be sold. Lawyers advise that jointownership account records are backed up and copied to avoid any of them going missing or being misplaced.

DISCUSSING HOUSE RULES It may seem boring and rigid to impose house rules but unless you have a clear and frank discussion at the onset about what is and isn’t acceptable your time as joint owners could come to an end much sooner than you had planned! Work out an agreement with regards to houseguests, pets, smoking and anything else that could potentially cause problems in the future.

PROTECTING YOUR INVESTMENT When you’re just starting out as a homeowner, considering what will happen in the event of your death is not really something you want to think about! But now that you’re a grown up with an asset to look after, it’s something that’s unavoidable. In law there are two types of joint ownership. You can either own property as ‘joint tenants' or as ‘tenants in common'. Joint tenancies are the traditional form of joint ownership

and are adopted by married couples. Tenants own the home in equal shares and if one of them was to die the other would automatically pass their share on to the surviving spouse. As times have changed and the property market changed with it, we have seen the rise of the ‘tenancy in common’ - this marks out that each owner has a definite share in the property and is the most suitable option for friends buying a property as joint owners. Under this form of joint ownership if one of the owners dies, their share of the property will pass on to whomever they specify in their will instead of going automatically to the other joint owners. Therefore all joint owners will have to update their wills to specify where they want their share of the property to go. With legal co-habitation agreements and wills it is recommended you get good professional legal advice when drawing up these documents.

HAVING A CONTINGENCY PLAN If the last few years have taught us

anything it’s that things can – and do – go wrong. With the economy still unstable it’s important to have a contingency plan in place should finances take a turn for the worse. Having a joint mortgage means that you are all responsible for paying the total of mortgage payments on the property. If any of the joint mortgage owners is unable to pay their share of the mortgage for any reason such as, illness, redundancy or if they lose their job, payments will still have to be made to the mortgage lender to make up all joint-owners shares of the mortgage. The mortgage lender can ask the other joint owners to pay the other persons share; it does not matter to the lender who pays how much, as long as the monthly repayments are paid. If the payments aren't made or you can’t find another person to take over your friends share in the home, your property could be repossessed and sold to pay off the mortgage. In the worst case scenario you could be left saddled paying your friends mortgage repayments as well as your own to avoid having your home repossessed.

MOVING ON... Buying a property with friends for some will always only ever be a temporary stepping-stone. If one joint owner wants to sell their share of the property before the other owners are ready to move on the options are: • To sell the property completely and re-coup investment • One owner could buy the other joint-owner out • Or the owner who is ready to move on could sell or let their share of the property to a third party. City agent sees rental yields soar A Liverpool agent says would-be investors should take the plunge now to make the most of rising rental yields. Louis Anastasiou, managing director of Andrew Louis, says

rental yields in the North West are climbing as high as 10%, making now the perfect time to invest. Louis says: “The market is booming. We’re averaging five or six interested renters for each property. Void periods have been significantly reduced and tenants are staying longer in their properties. We’re seeing rental yields of 8, 9 and 10%.” The buy-to-let market suffered as a result of the credit crunch but has since made an impressive recovery with big name lenders who had all but shut up shop making a comeback. According to the Council of Mortgage Lenders buy-to-let lending has increased by 18% over the past year. Total buy-tolet lending has now hit £3.9billion. According to Louis the government’s recently introduced ‘Funding for Lending’ scheme is also helping to boost buy-to-let funding. He says: “We’ve had banks which have taken a back step

from lending over the last few years come to us and tell us they’re ready to lend. The ‘Funding for Lending’ scheme means they now have the money there to offer funding to investors.” The Funding for Lending Scheme was introduced by the government in July to incentivise banks to lend more. Under the scheme, the Bank of England will lend to banks at below market rates provided they make more money available to borrowers. Louis says: “If potential investors have got savings available my advice would be now is the time to buy.” However Louis, who has been purchasing property for investors since 2001 and achieving impressive rental yields for them, says it’s crucial that would-be investors get the best possible advice. He says: “Some people obtain bad advice or none at all. It’s vital that investors get good, professional advice from a licensed agent.”

He took time out of his busy schedule jetting around the world to talk to Your Move about ‘Scouser jokes’, why he hates electro pop and the celebration that will be Circus’ tenth birthday.

How does it feel to see Circus, which you set up in 2002, make it to its tenth birthday party? I’m proud and amazed we have made it to ten years. It’s insane to even contemplate a fully independent club night lasting the course of the turbulent UK club scene but we have done just that and we have done it in style. It’s been quite a ride. We were responsible for bringing MTV to Liverpool for the first time; we’ve won UK Club of the Year and hosted two Radio 1 Essential Mixes at The Masque, one being the 500th Essential Mix party. It has been a real challenge to keep it going but a real pleasure to see the faces and the enthusiasm of our loyal crowd, and we thank them profusely for their ongoing support.

Why do you think Circus so successful? I think it’s because it’s so honest. It has a passion for music and it’s a place where we do our best and want people to feel welcome and safe. We certainly don’t do it for the money, I can guarantee you that much! The way to describe Circus after all these years is that it is like a member of the family now. You go through the highs and the lows and you just stay with it. We take it seriously though, work hard at it and do our best to be creative. We want people to have a laugh, have great fun and enjoy the music – Circus is definitely a labour of love. You’ve lived in Ibiza and now split your time between Liverpool and London, where is your favourite place to play? At the moment Circus really is one of the best places to play in the world and Liverpool as a city in general is also great because the people are so enthusiastic. I also like Barcelona and I was in South Korea last weekend, it’s truly unbelievable out there. I can’t even explain how ridiculous it is. Remember when Liverpool won the European Cup? In South Korea it is like

that throughout an entire DJ set, it’s crazy. The people are totally clean there are no drugs, no aggression – everyone is just really nice and enthusiastic. What do you like most about Liverpool? I like the fact that you can ask someone a question and they will help you. People are naturally friendly, up for a laugh and don’t take themselves too seriously. I love those attributes. The people here have humility. There are very few cities like Liverpool even though I live in London now, I am very proud of being from Liverpool. Do you get a lot of ‘Scouser jokes’ when you tour around different cities? Yes, I’ve been getting them for years. I am so used to it now I am armed to the teeth with responses. When I first went to London I got all the standard Liverpool jokes, I thought I’m not having this and got responses ready for each and every one. What are you listening to right now? I’ve been listening to David Williams, Frank Ocean and Kyla La Grange a lot. I listen to a lot of soul music. I’m not into electro pop, it’s absolute garbage.

ndrew Williams, new business manager at Andrew Louis estate agents, is celebrating his birthday when I meet him for a working lunch at the Living Room bar and restaurant. The venue, on Victoria Street, has become known as a hub for VIPS and celebrities and with its own white baby grand piano, huge chandeliers and sumptuous dining surroundings I can’t think of a more luxurious place for a celebratory lunch. Of course, a birthday is not all that Andrew has to celebrate – at Andrew Louis business is booming. Figures released recently show that the private rental sector has grown by almost 50% over the last five years and with the hefty deposits required by lenders meaning more would-be buyers are choosing to rent, that increase shows no signs of slowing down. Andrew says that there is a ‘chronic’ shortage of property to

let in the city and that properties in the city centre and in the sought after suburbs are being snapped-up as soon as they are listed. “Liverpool has got its swagger back over the last few years,” says Andrew. “People are more confident and the more the city sells itself the more investors will look at creating jobs here and that in turn creates more demand for a rental market.” After perusing the menu we’re both drawn to the grilled sea bass for our main course while I choose the apple and celery soup to start and Andrew opts for the red and yellow tomato bruschetta. With our orders placed, we get back to the rental boom and Andrew explains how the increase in demand is opening the market up for buy-to-let investors and increasing the returns that they can expect on their investment. “When I started out in the

business in 2002 a good return on a buy-to-let investment was about 5%,” says Andrew. “Now returns are averaging at around 10%. Instead of putting your money into the bank, you can invest it in property and receive a greater return.” He says that the most important piece of advice he could offer to potential landlords with his eleven years of experience in the market is to speak to estate agents for advice when considering making an investment. “If you are careful with what you buy you can get a good return,” says Andrew. “At Andrew Louis, we have done this job day in day out for years and we can really help with advice. We know where property will let and how much it will let for.” Andrew explains how his role as new business manager is all about explaining the home buying process to novices. He says he understands that for first-time buyers entering the market can seem scary but that it is his job to put prospective buyers’ minds at ease. Getting back to Andrew’s

birthday lunch, the food has lived up to the day’s grand occasion. Andrew describes his red and yellow tomato bruschetta with mozzarella and pesto as “absolutely gorgeous.” My apple and celery soup is creamy and a surprisingly fresh and delicious combination of flavours. The grilled sea bass comes on a bed of chopped tomato, lime, chilli and coriander dressed noodles in a colourful and flavour filled concoction. As we finish up, conversation returns to the importance of good advice. A thriving market only brings success if good, sound decisions are made. Andrew says this is something Andrew Louis prides itself on. “We really do know what we are talking about and that combined with a real will to really do the job well and help our customers through the home-buying or letting process is what really makes us stand-out,” he says.
