s thousands of students flock to the city for the new term, it’s not surprising that more and more people are considering getting involved in the student housing market. Despite increases in tuition fees, intake at the city’s universities this September remained strong and with banks offering little incentive for saving – saving rates are still around the paltry 2.5% mark – investing in student property is considered a good home for your money.

“Investing in student property offers low level entry costs with high returns at a time when interest on savings is negligible,” says Nigel Russell, managing director of Middle England Developments. “Investors feel secure investing in tangible bricks and mortar assets.” Of course, as with any area of the property market and, indeed, any type of investment it’s vital that would-be buyers do their due diligence. So to help you on your way we’ve asked a group of experts in student property for their advice on what you need to consider before taking the plunge.

LOCATION Whether you’re buying a house to live in or a flat to rent out location is always key and the same applies to student accommodation. “Student accommodation should be within a one mile radius of the universities,” explains Louis Anastasiou, managing director of Andrew Louis. “The city centre is always popular, the advantages of it being that everything is within walking distance.” David Mahoney, managing director of TJ Thomas Estates agrees. “The argument for the city centre has always been that, whilst it’s more expensive, once you factor in transport costs and time travelling from outside of centre, for both study and entertainment purposes, then the cost difference is less important,” he says. According to Alan Bevan, managing director of City Residential, the key is to avoid focusing on one university. “You don’t want to buy specifically next to the campus of Hope in south Liverpool or next to the campus of John Moores on Scotland road,” he explains. “Your ideal is to buy somewhere with easy access to all three universities and all three campuses.”

Street off London road into three six bedroom houses. David Mahoney says quality was a key priority during the conversion. “All the bedrooms are en suite,” he says. “The building is early Victorian and looks great from the kerb after being a basket case for 15 years. It’s now a nice, characterful building, all new inside and in a city centre location so all the boxes are ticked.” Of course developers and landlords are also being pushed to maintain high standards by the fact the universities own accommodation is such good quality. Liverpool University recently opened a new £45 million student village and all 749 en suite bedrooms have been taken. “We know there is a significant demand for more high quality accommodation at our city centre campus at Liverpool,” says a spokesperson for the University. “Our new ecoresidences are at the forefront of sustainable residential development in the UK higher education sector and enable us to offer much more of the accommodation students want from a leading university.”

Louis says the beauty of buying a flat is you haven’t got the responsibility of the exterior of the property, for example, if there’s a problem with the roof then the repairs are covered as part of the service charge. However, he says, investors should always consider the rental yield that can be achieved in order to make an informed decision. Alan Bevan says if you’ve got a big enough portfolio it’s a good idea to have both. “The return on houses in multiple occupancy (HMOs) are greater on a rental basis than city centre flats but a city centre flat is less risky as you always have the option of selling it to owner occupiers,” he explains. One relatively new method of investing student accommodation is to invest in a room, rather than a flat or house. Investors purchase a student room or ‘pod’ as they are sometimes called which is then leased back to a management company. The building is let out as student accommodation with investors usually guaranteed a rental yield of around 10% for the first two or three years. “It’s popular as it permits developers to deliver a product below £50,000 that opens up the market to people who normally could not afford to invest in such a development,” says Nigel. “This type of investment typically generates an above average return.” According to figures Liverpool is building more of these as a percentage of population than any other city in the UK. But Alan says it’s a case of buyers beware. “There will be some schemes that pan out and do well and some that don’t,” he says. “It comes back to buying into the right scheme.”

Gone are the days of dirty, old houses in disrepair, the new generation of students demand a higher standard and landlords and developers have obliged. “Students expectations are a lot higher now,” says Louis. “Cost is obviously a consideration but in this day and age standards need to be a lot better than what they were in previous years. As well as taking into considering location and standards, you’ll also have to decide whether you want to buy a flat or a house to let. One of the major differences between houses or flats is that houses are freehold and flats are leasehold. “With a leasehold property you’re buying the lease and it’s subject to ground rent and subject to service charge,” explains Louis. “The leaseholder has to pay that irrespective of whether the property is let or vacant and it is normally on a quarterly basis. With a freehold, the property belongs to the landlord.”

Finally, of course, you need to consider what returns you can get as investing in property is always about making a return on your investment. You must do your research – and seek the advice of a qualified professional – to work out what the likely return will be and how that weighs against the money you will have to pay out (for repairs, service charges etc). “If you’re buying a flat in the city centre you should be looking to achieve an 8-9% rental yield,” explains Alan. “Out in student territory, for example Smithdown road, if you’re buying sensibly you can achieve 13% or more but that involves more intensive management. You can get a better yield but it will be harder to manage.” Your Move 43

Venmore sells 75% of lots at auction Liverpool auctioneer Venmore has had a successful September auction with over 75% of lots sold. The auctions took place on 13 September within Liverpool Town

Hall’s Council Chambers with 40 properties on offer. 13 lots were sold prior to the event, 12 properties sold in the auction room and five sold post auction, with plenty more deals in the pipeline. The bestselling lot of the day was a vacant three-bedroom semi-

detached house in the Thornton area of Crosby. The original guide price was set at £80,000 but was increased to £100,000 due to high levels of pre auction interest and the property finally sold for £117,000. Lot 34, 16 Grafton Grove was also snapped up by a local developer who was determined that the property was going to be his. Stay healthy this winter Liverpool Healthy Homes has launched a campaign to avoid unnecessary winter deaths in 2012. 25 years ago they released their debut album Raintown and quickly went on to cement themselves as one of the UK’s top-selling bands. Now seven albums (including two number ones) and countless top 20 singles later, Deacon Blue are back with an anniversary tour. We caught up with singer Ricky Ross to find out what’s next for one of Scotland’s biggest exports.

INTERVIEW BY CHRISTINE TONER It's 25 years since you released your debut album Raintown, did you expect the success you had and to still be making music today? I didn’t expect anything, as far as I can remember. I certainly hoped and hope to always make music. What's the secret to your longevity? It’s not us really, it’s the songs and

amongst fans, but what is your favourite song to play? I love any song that seems to be right for that moment. I don’t have favourites and I like changing things round quite a bit on any given night. You've just released a new album, The Hipsters, why did you decide to release new material? I don’t think it’s possible to be a real band without having something new to say. So making a new album was very important for us to show we were still about doing new things well. Tell us a bit more about “The Hipsters” I liked the title and wrote it

“Liverpool is a special place for us. Our music seems to have struck a chord with people.”

Arena in 2011, are you looking forward to returning as part of this tour? Of course we are. Liverpool is a special place for us. It’s there our music seems to have struck a chord with people so we are delighted to get the chance to come back. Finally, what's next for Deacon Blue? Are there more albums and tours on the horizon? To get to make and release an album is quite a big step for us so I don’t really think beyond that. Deacon Blue will play the Echo Arena on 20 October as part of their 25th anniversary tour. when people make songs a part of their lives then we come with the package. How has the industry changed since you started out? Hugely and mainly for the worse. The record companies feared the Internet – which was a big mistake. If they’d embraced it, as many artists did, we would have a much better model today. However, there has also been much good in all of that. Major record companies no longer hold the keys to making and distributing records, and like the church and politics – the real believers are outside the main parties. You often play 'Dignity' at the end of your gigs and it is a firm favourite

down. I had a little riff on a keyboard which I developed as I thought it might suit Deacon Blue. I kind of put the two things together but couldn’t really think what the song would be about. Capstone's Autumn line-up The Capstone Theatre has launched a new and exciting line-up for Autumn and Winter. W

hen you’re dining with a man whose company’s slogan is “where quality lives” it seems only right to choose a quality establishment. It’s lucky then that I’m meeting David Ince, marketing manager at David Wilson Homes at the beautiful 60 Hope Street, an award winning, family owned restaurant in Liverpool city centre. The contemporary eatery prides itself on offering an exceptional experience for diners and as such its staff, menu and décor are all of the highest quality. It is a mantra David relates to. “We’re a five star rated builder,” he says. There are only a handful of other builders with that rating. We’re the only major house builder to have been rated five stars three years in a row. We have to continue meeting those standards” David Wilson Homes is part of the Barratt Group, having been bought by the developer in 2007, although it has been a brand in its own right for over 50 years. There are 26 divisions of the group across the country made up of Barratt, David Wilson Homes and Ward Homes. In Liverpool there are two DWH developments in Liverpool, both situated on Westminster road. Another is currently being developed on Vauxhall road. David Ince has been with the company for five years, having begun as a sales adviser. Before joining David Wilson Homes he owned his own landscape gardening business although his original goal was to work in television. After studying TV and Film Studies at university he came very close to working on TV series Dr Who before deciding the short term contract on offer wasn’t a good idea given he had a baby on the way. We quickly peruse the menu as the waitress comes to take our order. For me it’s an obvious choice, the confit of duck leg starter and roast breast of

Goosnargh chicken main sound mouth-wateringly good. David opts to follow my lead with the duck but chooses the equally delicioussounding Cumbrian beef to follow. When the food arrives it’s clear it has certainly lived up to the restaurant’s glowing reputation. The duck is crispy and comes with a delicious beetroot salad. My chicken is served with creamy sweet potato and a tangy peppercorn sauce, which compliments it perfectly. David’s beef meanwhile is cooked to perfection and served with caramalised onions and sautéed potatoes. It is the “amazing” chocolate brownie he chooses for dessert that leaves him most impressed though. As we tuck in I tell David that whilst doing some research for this interview I found the David Wilson Homes website incredibly easy to use. With the property market still confusing for many would-be buyers an informative, user friendly website is essential. “We’ve invested heavily into a brand new content management system which enables me to update the website in real time and do all the things we couldn’t do previously,” he says. “It’s very user focused. While some websites concentrate on deals and schemes, we like to give more information on local areas. We know that people buy based on price and area, location is paramount.” Technology is obviously high on the agenda for David Wilson Homes. As well as the enhancement to the website the developer has plans to introduce an iPad app and live webchat within the next twelve months while QR codes have already

been incorporated into advertising. The group is also currently working on a social media strategy. “There are a lot of benefits,” says David. “It’s a really personal way of communicating with buyers. But you’ve go to be able to update it all the time, you’ve got to respond quickly. We want to do it but we want to do it right.” But David says it’s not just about inward investment at David Wilson Homes. Indeed, via its community bursary programme Our Space Your Place the developer has helped fund community projects across the North West. “We try to really support the communities that we build in. Any local organisation or group can apply for funding from £100£1000 or they can apply for materials or labour to support

their project. Our staff get involved, we’ve had staff digging trenches and landscaping gardens. What we don’t want it to be is a check writing exercise.” All David Wilson Homes North West staff are granted a day off work each year to go and help out with one of the projects but David says many also get involved in their own time. As we finish our delicious meals I ask David how important it is for a developer like David Wilson Homes to give something back. “Hugely,” he replies. “We don’t just want to be the noisy neighbour. We really want to make a difference in the communities we build in.”
