With the 31 January filing deadline fast approaching, many landlords are labouring over their computers filling in their 2012 Self-Assessment Tax Returns. With this in mind, read our list of 10 common tax mistakes below to ensure you’re not giving the taxman more (or less!) than you should be... 1 Forgetting to include other income We see many examples of people who leave off their salaries from their tax return, believing that as this income is taxed at source, it is not relevant. The same can go for bank interest. It all needs to be included. 2 Not claiming the ‘Wear and Tear’ allowance When it comes to furnished property you can either claim the renewals basis, ie you claim the cost of renewing any items of furniture etc, or the ‘Wear and Tear allowance’. In the great majority of cases the ‘Wear and Tear allowance’ makes more sense, giving a straight 10% deduction from net rents. Watch out though, you can’t chop and change!

3 Offsetting property losses against other income, to generate a refund You can never (other than for Capital Allowances) set rental losses against your other income, they can only be carried forward to the day that your rental business is in profit. 4 Not recording rents on an ‘Accruals Basis’ This is accountants jargon, but for most landlords it means that rents should be recorded on a due basis and not on a paid basis. So if the rent due in the year was 12 x £500, then the income figure for your tax return should be £6000 even if your tenant may have actually paid you slightly early or late. If a debt goes bad, then you get relief for that.

5 Putting income from jointly owned property on only one person’s tax return Many people believe that as long as someone is reporting the rent then that is good enough. Rent and expenses from jointly owned properties need to be split in the proportion of the ownership and reported on the tax returns of all owners. 6 Getting the mortgage deduction wrong Many people think that the entirely of their mortgage repayments are an allowable expense, however if you have a capital repayment mortgage or if you have remortgaged to more than you paid for the property (including Capital expenditure) then the amount you can claim will be restricted. 7 Not claiming travelling expenses and out of pocket expenses Landlords can claim travel costs when they relate wholly to the letting business. Other common mistakes are omitting expenses like council tax and utilities for void periods. 8 Making a claim for your own time in managing the property business A landlord cannot claim the cost of his or her own time (unless the property is owned and let by a company). However landlords could consider paying wages to another family member who helps with the property business. 9 Not claiming capital allowances Landlords who have several properties and carry out their own repairs, can claim a (usually 100% ) deduction for equipment purchased. This can apply to vans, office equipment, gardening tools etc.

SHARED OWNERSHIP One way of getting on the housing ladder is to buy part of a property and rent the remaining part until you can afford to buy it outright. This can be done through a shared ownership scheme. These are usually provided by housing associations and allow the buyers to buy between 30% and 75% of a home. FIRSTBUY FirstBuy is a shared equity initiative launched by the coalition government and derived
from the Labour-led HomeBuy. With FirstBuy you buy a minimum of 80% of the market value of a property. An equity loan of up to 20% is provided to assist your purchase. You will need a minimum of 5% for your mortgage deposit. After five years there is a fee of 1.75%, which increases annually in line with inflation. "Access to finance, particularly for first-time buyers, has been one of the main reasons for the stagnation of the housing market in the past few years, meaning that hundreds of families and young people across Merseyside have been kept off the property ladder,”

NEWBUY With NewBuy housing, developers and the government underwrite mortgages to reduce the amount of risk for lenders. Developers contribute 3.5% of the purchase price of a property and the government provides 5.5%. This means borrowers just have to provide a deposit as small as 5% of the value of the property they want to buy. “Time and time again our buyers tell us that it is mortgage availability, not mortgage affordability, which is preventing them from buying,” says Christine Aitken, sales and marketing director for Taylor Wimpey North West. “NewBuy will help both those looking to get on the property ladder and those who want to move but have limited equity in their existing home, so it's good news for the

The Liverpool Property Investors Network has been named the “Best Attended Property Networking event in 2012” outside of London at a prestigious awards ceremony in Birmingham. The meetings, which are held on the fourth Thursday of the month, were launched in September 2011 and are designed for local property investors to network with other local investors, build up their personal contacts and keep up to date with any changes in the market or latest investment strategies. Property Investors Network (pin) was established in 2003 to provide a supportive environment for people to learn about successful property investing and is now the largest organisation of its type in the UK, hosting regular monthly network meetings for its members in 35 different cities around the UK. The Liverpool pin meeting, which now regularly attracts more than 70 investors at each meeting, edged past more established pin meetings, such as Manchester, Leeds and Birmingham, to claim the award. Mortgages becoming more affordable A local mortgage broker says that in 2013 the affordability of mortgages for first-time buyers is already on the up. Brian Green, sales director at Mortgage Xperts says: “Contrary to what the press say there are affordable options for first-time buyers on the market. People worry that their mortgage applications might not be accepted or that they won’t be able to afford the deposits but recent research can debunk both of these myths.” Research by Halifax Bank stated that it accepted eight out of 10 mortgages from first-time buyers in 2011(based on internal Halifax application data from 02/01/2011 to 31/12/2011) And the Council of Mortgage
Lenders stated that the number of mortgages (90% LTV Mortgages) which only require a 10% deposit, have risen by 50% since 2011. Mortgage Xperts has been open for over five years in Orrell Park, Liverpool. Between four staff the mortgage brokers have over sixty years of experience in the mortgage business. “We are also finding that we have a lot of enquiries where help from the ‘bank of mum and dad’ is involved but getting a mortgage is becoming more and more affordable for first-time buyers,” says Brian. “We’re not stuffy mortgage brokers in grey suits and ties we have a relaxed atmosphere in the office with large comfy couches and we find that people come in for a chat about mortgages instead of an interview.”

Surge in sales predicted for 2013 Property auctioneers The Auction People, the residential arm of Pugh & Co, has predicted a surge in residential sales in 2013.
Pugh & Company in partnership with The Auction People, has sold in excess of 1500 properties with sales of over £80.5 million in 2012. The deadline for entering lots into the Liverpool, Manchester, Leeds and Newcastle auctions is January 30. Kate Lay, who heads up The Auction People, says: “Over the last 12 months we have seen an increase in investor activity with competitive bidding in the auction room. We are anticipating that 2013 will be even busier for the residential market with Kate Lay many early
instructions already receiving a good level of interest. “We have seen a 6.5% increase in residential properties offered at auction against an industry decline of 0.5%.” National figures compiled for Estates Gazette by the Essential Information Group (EIG) show a 4.5% increase in overall UK auction revenue to £3.5 billion in 2012. Pugh & Co has been ranked the fourth largest auction house with an 8% increase of sales between 2011 and 2012, from £59.1 million to £63.7 million. Tell us a bit about your new book Disappearing Home? Disappearing Home tells the story of Robyn, a ten-year-old girl who is sent out to steal for her parents. The novel is set in 1970s in Liverpool, a time of unrest, with strikes and the three-day week in full force which reflects the unrest in the novel. How much of the novel draws from your own experiences? I can’t remember what I had for my tea yesterday, but I can remember Sir Thomas White Gardens (or Tommy Whites) a place I grew up in, like it was yesterday. I remember each landing had a chute where rubbish was tipped and I remember playing out in the square with a skipping rope or two balls. I remember the lads kicking a football around with goalposts made from empty drinks cartons or jumpers and giving ‘takeys’ on the back of a bike. I used this setting for my novel because I wanted to create a strong sense of place of a community that no longer exists. How does it feel to have your first novel praised by Jimmy McGovern and Alan Bleasdale? I remember watching Alan Bleasdale’s ‘Boys from the Blackstuff ’ and being moved by the realities faced by the working class characters Alan had created. If a person’s work can move you like that, you know it’s something special. Jimmy McGovern’s work has the same effect on me. His recent work ‘Accused’ was a powerful piece of drama that was difficult to forget. The fact that they’ve both read Disappearing Home is incredible and I’m both overwhelmed and grateful for their feedback. You wrote your first novel in Frankie & Bennys on Edge Lane, was this difficult? It was a place where I had no distractions. The staff are wonderful, they gave me a corner of

my own and there’s something about the music in the background that is conductive to creativity. Some days when I’d finished writing a chapter, I would think this will probably never see the light of day. And it’s okay to have thoughts like that, as long as you don’t believe them. Sometimes we can be our own worst enemies. Yes, writing a novel is a challenge but then isn’t anything that requires a lot of effort and commitment? I would return to Frankie’s to write again, the pizzas are great. Where do you live now? I have lived in Anfield for 24 years. I know it sounds like a cliché but I do love Liverpool people. On the night Disappearing Home was launched, over 160 people turned up to buy the book. People in Liverpool are delighted for you when you do something extraordinary. If you’d have told me five years ago that I would have a national book deal I would never have believed it. It’s like Rebecca Ferguson, I had never voted on an X-Factor show before, but she was just phenomenal and it makes me feel great to hear about talented scousers triumphing in their chosen field. You have had some interesting jobs before taking up writing, a chambermaid, a bingo caller, a dressmaker and a primary school teacher, do you feel like these jobs shaped you for writing a novel? Books have been the one constant good in my life. I loved teaching in the primary school, because I used to make up stories off the top of my head and tell them to the children. I watched their reactions and encouraged them to tell stories to each other. It is the best feeling in the world to have helped another person fall in love with stories, books and film. I think it did help shape me as a writer, because those experiences made me want to reach a wider audience What is next for you in 2013? I would like to finish the sequel to Disappearing Home, continue teaching, and hopefully find a publisher for my poetry book ‘Making a Suit for Elvis’.

LOCAL BEAUTY Add your name to Oliver SPA RAISES IN King Foundation petition EXCESS OF £33,000 Celebrities including Phil Tufnell, magician Dynamo and Coronation Street’s Kym Marsh attended a fundraising bash at Sefton Park Palm House which raised £33,417.50 for the Liverpool homeless. The House Beauty Spa arranged the event to raise the astounding amount of cash for The Whitechapel Centre, Liverpool’s leading housing and homelessness charity. Margaret Harry, of The House Beauty Spa, says: “There for the grace of God, go you or I. We have supported The Whitechapel Centre for a number of years, especially at Christmas time and it was wonderful to be supported by so many celebrities. With many unique auction items and donations from guests on the night we raised a staggering amount of money.” The Whitechapel Centre offers solutions to housing and homelessness including outreach work, a cold weather shelter for rough sleepers in the winter and resettlement and support services for those most in need.
There are just three weeks left to sign the Oliver King Foundation petition to install defibrillators in all public buildings by 2017. The foundation was set up following the tragic death of Oliver in March 2011. The 12-year old King David High School pupil died during a swimming lesson from Sudden Arrhythmic Death Syndrome. Oliver’s family believe, if there had
been a defibrillator available, Oliver may have been saved and are now campaigning to have the life saving equipment installed in all public buildings. The foundation has until February 10 to collect 100,000 signatures. John O’Gorman, director of Your Move Matthews
ith twenty-five years of estate agency experience under his belt, John O’Gorman is now heading up the first branch of the largest estate agency brand in the country in Liverpool. I caught up with the director of Your Move Matthews over lunch at Pruno Restaurant on Woolton Road. From our table in the smartly decorated eatery, with bright green walls and low hanging lights John says he can recall the days of selling property on Woolton Road, back in 1988 for sums of around £35,000 a property. Since starting in the industry in 1987 he has had quite a remarkable career and seen both the ups and downs in the market. John rose through the ranks of local estate agents to become area manager for Halifax Estate Agents for Merseyside and the Lake District area before

eventually becoming the national estate agency development manager for the firm. In May 2006, John bought the Halifax estate agent branches in Allerton and St Helens before the estate agency arm of the banking group was sold to the LSL property services group in 2010. The two branches were then rebranded as Your Move Matthews. The Your Move Property Group is the largest single estate agency brand in the UK with a national network of nearly 300 branches but has been an agent somewhat underdeveloped in Liverpool with the nearest branches being Prescot and Skelmersdale. Since re-branding business has boomed and Your Move Matthews has enjoyed growth in the lettings side of the business of 70% in the last year and 120% growth in 2011.
“Viewings in 2013 are already up on last year so far.”
“On the lettings side, I think a lot of people now are choosing letting now as a lifestyle choice, for the next year or two,” says John. “But ultimately, in the long term I think people will come back to buying property in volume.” With a wealth of experience and manager of over twenty staff between the two branches of the estate agency, John says that he has seen the boom and bust of the property market before and that as long as mortgage lenders produce more competitive offers then the market will gradually improve. “We are already experiencing a lot more appetite, viewings in 2013 are already up on last year so far,” says John. “In the late 80s and early 90s we went through this same cycle and by 1996 to 1997 we were coming out the other end. I think we are through the worst now and as long as nothing major changes I think it will be a steady road to recovery in about two years time.”
Our meals thoroughly enjoyed, a melon, feta and prosciutto salad for me and Morrocan ‘Ras el hanout’ chicken skewers for John, cooked in Pruno’s Josper charcoal oven, one of the first in the North West which is said to sear meat perfectly. We both note the painstakingly beautiful presentation of the food brought out from the chefs and the genial atmosphere of this upscale bohemian restaurant. Food, atmosphere and eclectic playlist, just right, this is a place that I would like to visit again. On a parting note, as John is off to value properties in the area, he says: “If I have learned anything from my last 25 years in the estate agency industry, it is that property is a great investment.
