Property owners urged to consider ‘Powers of Attorney’  A local solicitor is advising residential landlords to put their lasting powers of attorney in place as it could cost their families thousands of pounds in court fees to put in order if they don’t.

Gaynor Lanceley, associate solicitor at Paul Crowley & Co Solicitors says: “If anything happens to a property owner and they lose their capacity to look after the property, If they don’t have a designated ‘power of attorney’ in place it can cost approximately £1500 in court fees for the court to decide who will look after the property and approximately £1,000 each year for the court to monitor this afterwards.” Gaynor uses the example of a husband and wife who own a portfolio of property together. If anything were to

happen to the wife, her husband may not automatically be able to deal with papers relating to the properties himself. The properties may become the subject of a court order, which could be costly, restrictive and closely supervised. Gaynor being a solicitor with 15 years of experience knows that it is much simpler from the outset if the property owner were to appoint an attorney to manage their affairs when required. An investigation by consumer watchdog Which? has uncovered problems in the rental market with unscrupulous lettings agents setting up and cashing in on the rental boom amid 'a total lack of effective regulation'. Andrew Louis’ managing director Louis Anastasiou, says: “It is currently possible for anyone to set up a lettings Louis Anastasiou agency without appropriate qualifications, knowledge or understanding of the rental process and it is not compulsory for them to conform to codes of conduct.” “The Which? findings followed on the back of a report by the Royal Institute of Chartered Surveyors which likened the rental sector to “the Wild West” - full of cowboy operators and in desperate need of mandatory regulation. “After all nobody books a holiday with a travel agent who is not properly accredited and registered - but, as everincreasing numbers of tenants are finding to their cost, this isn’t always the case in the rental market where the stakes are far higher.” Louis says all landlords and tenants should check that their letting agency is part of a voluntary scheme, such as the Association of Residential Letting Agents or the National Approved Letting Scheme. “Such initiatives - alongside the new SAFEagent kitemark of quality - offer ultimate peace of mind about customer service and client money protection,” he says. he concept of apprenticeships in Britain is nothing new, apprenticeship schemes date back thousands of years to medieval times in the UK when apprentices trained along craftsmen to learn a trade. For apprentices, getting the training you need while earning enough money to live on is not just a modern day problem. It seems that it is an age old conundrum. But now more than ever, this year, with the eyewatering rise in university fees for students, shrewd job seekers who want to make their mark in industry are now looking to apprenticeships more than ever to build a better future for themselves. And these schemes are not only a refreshing solution to job seekers, they can also be a welcome tonic for businesses which might be stalling on taking on any new staff due to concerns about the current economic climate. Last year more than 1 million applications for apprenticeships were submitted through the National Apprenticeship Services online database which promotes a variety of apprenticeship opportunities In fact, apprenticeships have become so popular that this year will see the first ever Liverpool City Region Apprenticeship Awards. The awards will highlight the achievements of the stars of tomorrow and recognise the employers who have provided extra support and encouragement for their apprentices.

But why have apprenticeships become so popular? And what benefits can these schemes offer?

BENEFITS FOR APPRENTICES In the current job market, it can be tough to get a foot up on the career ladder, an apprenticeship scheme can offer this golden opportunity. Applicants for apprenticeships, contrary to popular belief have no set age range (aside from having to be over 16) and applicants may even have completed a degree, worked full-time before or be ready for a change of career in a new sector. Apprenticeships are open to anyone provided they are prepared to come in at ground-level, work hard for an initially small wage, and train on the job. The average wage per week for apprentices is around £170 and in some job roles it rises to around £210 per week according to the National Apprenticeship Service. And according to the latest statistics drawn up by the University of Sheffield in 2007 over the course of their careers, those with an Apprenticeship earn, on average, £100,000 more than those without.

BENEFITS FOR EMPLOYERS Benefits of apprenticeship schemes for employers have been specifically designed to be attractive to businesses so they will take apprentices on in what has been, lately, a time of

redundancies and staff cuts. Funding is available for apprentices from the National Apprenticeship service. The amount of funding given for training according to the National Apprenticeship service, depends on the business sector and the age of the apprentice but as a guide, if your apprentice is aged from 16 – 18, the learning provider will receive 100 percent of training costs. An apprentice aged 19-24 will receive up to 50% of the training costs and over 25 year olds may only get a funding contribution. There are even further funding grants to soften the blow of taking on a new member of staff. We spoke to sources in the residential property sector about why they have taken on apprentices and what they can bring to the workplace. Chris Humphries, regional training advisor at Lovell says: “Apprenticeships are the most effective way of bringing new talent into our business. These homegrown trades’ people and managers understand our business, culture and values which enables them to continue to develop a top-quality service to our clients.” Lovell employs 54 apprentices across all areas of the business including building new homes and refurbishing property, the company currently has six apprentices placed on schemes in Liverpool. Lesley Hibbins, apprentice coordinator for Keepmoat says: “Keepmoat’s work does not stop with bricks and mortar. We always aim to provide training and employment opportunities for people in areas where we operate and our apprenticeship scheme is a major part of this commitment.” Keepmoat employs more

than 160 apprentices across the UK. At present Keepmoat employs seven apprentices at development schemes across Merseyside with four more positions planned this year. But some estate agents in Liverpool say that more could be done to encourage apprenticeships in the residential property sector. Louis Anastasiou, director at Andrew Louis Estate Agents says: “I don’t think the young people are aware of the apprenticeship opportunities available to them within the residential property sector.” Louis has taken on apprentices at Andrew Louis before but has always taken on people who have approached the agency directly rather than through a government scheme. “It is important for prospective apprentices to be proactive in their approach to secure training,” says Louis. “If this sector appeals to them, it is often better to contact employers directly with their CV to enquire about apprenticeship openings. There will always be opportunities available to young people who use their initiative.” Once you have your foot on the apprenticeship ladder, you are in a good place to start and with options narrowing all the time taking advantage of an apprenticeship scheme, whether you are an apprentice or business, could be your golden ticket in 2013.

Melodic indie rock band Local Natives will release its second album this month. The airwaves are already awash with what will be the first single from the band’s new album ‘Breakers’ a sweeping slice of melodic joy. Your Move caught up with Californian guitarist and vocalist Ryan Hahn from the four-piece to talk about the differences between LA and the UK, upcoming tours and the band’s new album ‘Hummingbird’.

We read that your first album ‘Gorilla Manor’ was inspired by a time when the band lived together in a house in Silver Lake LA. Do you still live there now? No, no way, we used to live together but ever since we started touring so much it’s nice to have your own space to go home to. At the time though when we were working on ‘Gorilla Manor’ it was awesome, I would recommend it to every band, we were really productive. You know you wake up and someone is playing a guitar and then all of a sudden you are working on songs and artwork. It felt really productive and busy and it was great, but we’ve all grown up a little bit now and we need our own space so we live apart. It is currently snowing in the UK, what is the weather like in California today? Everyone in California has been complaining because it has been unreasonably cold recently, I am not even going to tell you what the temperature is right now because you will laugh at me. But people are wearing jackets in California and for us that is unbearable.

You had your first chart success in the UK before the US with ‘Gorilla Manor’, do you notice a difference in what crowds are like from the USA compared to the UK and Europe? We did a lot of touring in the UK before we ever toured in the US and I think what we noticed right off the bat was that the average person in the UK seems to be a bigger music fan, and almost more open to new music and new bands, which is really exciting for a band from California like us. Passionate music fans are really cool so, every time, we really look forward to coming back as it’s always a good show. How does your new album ‘Hummingbird’ differ from ‘Gorilla Manor’? It’s different in that it’s a much more mature album and emotionally it’s a lot more expansive and deep. I think musically we’ve brought in our palette in a lot of ways. We’ve taken a lot of chances with it and we’re really proud of it, so it’s definitely different but I think people will still recognise it as Local Natives. Which is your favourite track from the new album? If I could pick one it would be the first song ‘You & I’ right now that’s my favourite but if you ask me tomorrow or the next day it could change. Which bands inspire you and who are you listening to right now? I’m really into a band called King Kool, from the UK they

are incredible. I really like Merchandise too, I think they’re awesome and I’m always listening to a lot of old music and David Bowie. In terms of who Local Natives as a band have been inspired by, it’s always changing, but for our latest record we were listening to a lot of Portishead, The Smiths and Leonard Cohen. So what is next for Local Natives? I’m currently packing up to move out of my apartment right now as we will be touring from February up until Christmas this year. I am really excited for it but it’s also a little intimidating. I do think it will be really fun touring this time around though as we are playing the two different albums and we will be more prosed in it all. • Hummingbird is out 28 Jan and Local Natives play The Kazimier 12 February.

The salad comes with a generous portion of fresh smoked salmon, crisp lettuce leaves and tasty anchovies. Kelly is equally as pleased with her choice, a delicious spicy chicken ciabatta. As we tuck in I ask Kelly how she's found moving from the city centre office to the plush suburb of Woolton. She had spent two years at the Woolton branch before but this time she was returning as manager – with a whole new raft of responsibilities. “There’s a lot more responsibility – there are not enough hours in the day but I do enjoy it,” she says. “This year I’m hoping to increase the lettings side of the business, because a lot of people aren’t aware I do lettings from my office and I’m very good at it.” Her favourite aspect of the job is also her most challenging. Meeting potential vendors and trying to encourage them to use Reeds Rains in the fiercely

competitive Woolton market is the type of challenge she relishes. Customer services, she says, is where Reeds Rains aims to excel and it's something Kelly says is crucial to being a good agent. “The key to being a good branch manager is to have good customer service and an honest relationship with every customer who comes to you. It’s important to be friendly and patient.” Of course, buyers and sellers have needed more than just a good agent over the last few years as market conditions have meant it's been difficult to do either. Thankfully, says Kelly, there are much more positive signs around now. “I’ve had such a busy two weeks, especially with people listing properties,” she says. People will always want to move and the buyers we register are increasing every day. Buyers are more savvy now, they know they have to save for a deposit. Twists on a traditional English breakfast at Pruno Pruno restaurant on Woolton Road has launched its first ever breakfast menu, featuring some interesting twists on traditional favourites. Open for nearly six months now Pruno a modern British European meets Middle Eastern eatery on Woolton Road, is the brainchild of Sheila Benson and Sean Millar.
