Will government schemes and initiatives, designed to boost bank lending and help first time buyers open the market for the thousands of people who have in recent years been locked out? We take a look at some of the common problems faced by first time buyers, second steppers and sellers and highlight ways in which these problems can be addressed.

RAISING A DEPOSIT The Equity Release Council reported at the end of 2012 that over 228,000 first time buyers have received more than £1.31 billion in deposits from parents over the last five years. Nice if you can get it but sadly not all of us have the ‘Bank of Mum and Dad’ to rely on and thanks to the global credit crisis 100% mortgages are a distant memory. With inflation running well above pay increases the staggering amount of people struggling to raise a deposit are left questioning their chances of ever owning their own home or taking the next step up on the property ladder. The Council of Mortgage Lenders recently released data confirming that the average loan-to-value (LTV) ratio at the end of 2012 was 80%. Coupled with the findings from The Land Registry that the average cost of a house in England and Wales is just over £160,000, a typical buyer looking for a mortgage on a house of this price would have to find around £32,000 as a deposit – a very tough task for first time buyers and many second steppers who are finding themselves stuck in negative equity and unable to borrow as lenders become more stringent with their criteria.

The Bank of England’s Funding for Lending Scheme set up last year to encourage banks to ramp up their lending has certainly boosted the property market and there are a few options that might offer a glimmer of hope thanks to a number of initiatives that require a fraction of the deposit normally required. The government has launched a series of schemes aimed at helping first time buyers and second steppers who cant afford to go down the traditional route. These come in the form of home ownership schemes such as FirstBuy equity loans, shared ownership and the New Buy Guarantee. These schemes enable first time buyers to realise their dream of home ownership and second steppers to make the move to much needed bigger properties. One new trend is 'gazundering'
There are thousands of mortgage deals available and choosing the one with the right LTV and interest rates for you can be both time consuming and confusing. So where do you start? Try talking to your own bank or building society to see what they have to offer. Make use of comparison tables noting down deals that look appealing and investigate these further or talk to a broker who has access to the whole of the market for advice on the best route forward for your individual circumstances.
PROBLEMS SELLING UP Collapsing chains and lack of buyers due to the lock out of first time buyers and the bottleneck of second steppers stuck in their negative equity homes are issues that most are well aware of. There are however a number of new trends that are creeping up and giving sellers a shock. One such trend is termed gazundering. We have all heard of gazumping but this new practice sees the buyer at the last minute, just as contracts are about to be exchanged, demanding a lower sale price or they will walk. With this in mind it might be worth keeping the property on the market until the deal is done so a backup might be found if things do turn ugly. Chain free buyers can also help avoid this issue as more often than not they are in a position to move quickly making it less likely that they will claim the value of your home has dropped since the original offer was made.
Know the condition of your home before you market it
FINDING A MORTGAGE As well as raising a deposit there are many other factors to consider when looking for a mortgage: Firstly you must ask yourself - will you be able to afford the repayments? All mortgage lenders will ask to see bank statements and pay slips when conducting an affordability check based on current and estimated future outgoings. Your credit score will also play a big part in acceptance and may well result in a decline if anything suspect is shown, so make sure you are honest with figures and

Estate agent smashes target Abode Allerton may only have opened its doors three months ago but the estate agent has already surpassed its target of 100 new instructions, director David Burns has revealed. The Allerton branch opened in October following the success of Abode’s flagship office in Crosby. As well as hitting its 100 new instructions target the Abode Allerton branch has also sold 40 properties in its first 12 weeks. David says he believes Abode’s dedication to customer service and knowledge of the property industry are behind the company’s success. He says: “The directors are property developers, and financial advisors, so they completely understand the housing and mortgage markets. Five or six years ago you’d only have to put a property on the market to sell it, nowadays it’s much more difficult. You have to be better and you have to work harder. ANDREW LOUIS JOINS COUNCIL INITIATIVE Andrew Louis has become the latest agent to sign up to the council’s latest initiative, which aims to stamp out bad practise amongst city landlords. The Ten Point Pledge will see good landlords and target those who provide an unsatisfactory service. The Pledge sets out a balanced approach to assisting good landlords, whilst at the same time 52 Your Move
making it clear that unsatisfactory housing and poor standards of management will not be tolerated. A key part of the pledge is the Citywide Voluntary Registration Scheme, which is now up and running. Landlords can register their contact and portfolio details (although the council will accept just contact details if landlords have reservations about sharing your property addresses).
Sheila Kirk, landlord accreditation officer says she hopes all landlords will follow Andrew Louis and sign up to the Council’s latest initiative. FIRSTBUY BOOST FOR MERSEYSIDE BUYERS Buyers in Merseyside could secure their first home with Redrow using the FirstBuy scheme, after the developer secured funding from the government until 2014. FirstBuy is a government-backed incentive, which cuts the initial cost of owning a brand new home by 20%. The coalition government has committed £280m of funding for
the scheme until March 2014. Redrow has secured funding under the scheme at Cressington Heath in South Liverpool and at The Avenue at Summerhill Park in Thingwall Lane. After starring as Phantom in London’s West End, Earl Carpenter is stepping back into the mask and reprising the role of the mysterious musical genius in the 25th anniversary UK tour of The Phantom of the Opera, coming to the Liverpool Empire Theatre this month. Your Move caught up with Earl to discuss his part in what is considered to be the most popular musical of all time.

INTERVIEW BY EMMA GRIFFITHS You’re enjoying a wonderful career in musical theatre. How did you go about getting into this highly competitive industry? I suppose you could say it was completely by chance. I struggled at school and found an outlet in creative subjects such as art and drama. My drama teacher encouraged me to become more confident in my abilities and look at different career options, so I did. I began getting involved in local amateur dramatic productions, eventually setting up my own production company in Bournemouth and this snowballed into a career. It was strictly acting at first and the musical element came later but I was inspired by marriage of music and drama from an early age. It was actually a double cassette of The Phantom of the Opera that gave me my first taste of musical theatre and Jeff Wayne’s original War of the Worlds album with Richard Burton was another great inspiration of mine. Throughout your career, you have played a number of iconic roles in timeless production such as Les
Misérables, The Phantom of the Opera and Evita. Do you have a favourite role? I get asked this a lot but I honestly don’t have a favourite. Each of my roles has taught me something different and offered me something truly remarkable. I feel a certain responsibility for looking after each of these iconic roles on the stage. You’ll be taking to the stage as Phantom in the 25th anniversary UK tour of The Phantom of the Opera. What’s it like to play such an intense character? This is a difficult role to play. Phantom is a masterful maestro and delivers an expiration of feelings and passion that the character has never experienced before. It’s tough vocally too, going beyond vocals to shouting, unleashing a cacophony of emotions. However, there aren’t many roles as three dimensional as Phantom and it’s a character that I relish playing. You’ve spent a fair bit of time touring in Liverpool over the last couple of years. What do you enjoy most about the city and The Empire’s audience? Yes, it’s been a great pleasure to spend time in the city over the last few years with Evita, We Will Rock You and our concert at the Philharmonic. Liverpool’s a great place and I’m lucky enough to have friends in town that can show me around the real city. Every audience is different, but I’ve always found
that people in Liverpool love the theatre and being entertained. It’s wonderful to feed off the crowd’s enjoyment and the knowledge that your performance is being appreciated. We believe that you also run a couple of businesses alongside your theatre career. Would you say that you have a bit of an entrepreneurial streak? I’m not sure about entrepreneurial- I haven’t always been successful! I’ve always wanted to be doing something and I never like to rely on just one thing. Running Gingerboy Productions has given me a great understanding of the industry and how things work on stage, off stage and in the office. I find each area of experience enhances the others. What’s coming up next for you? After the 25th anniversary tour of The Phantom of the Opera concludes at the end of March, I’ll be concentrating on an upcoming Gingerboy project. We’ve been working on and touring a collaborative concert featuring a number of individuals who have played Phantom, which was picked up by two producers who have asked me to take the position of creative director. We’re looking to start a UK tour towards the end of May. • The Phantom of the Opera runs from 20 February - 9 March at The Liverpool Empire.

Obama artwork at the Walker Art Gallery
An artist who accompanied Barack Obama on his campaign to become America’s first black president will display her art study of the event in Liverpool. Artist Nicola Green’s study of the historic election saw her on Obama’s campaign on six separate trips to the US.
‘In Seven Days...’ is a series of seven iconic silkscreen prints telling the story of Obama’s 2008 presidential campaign. Sandra Penketh, director of art galleries says: “There is a monumental story behind In Seven Days…, Nicola’s work is a wonderful example of how art can not just record great events, but so beautifully capture the emotion and spirit of the time. “We’re really pleased to be the first gallery in Europe to show In Seven Days…. And my Parmigiana was a generous serving of baked aubergine, which has been cooked long and slowly enough, to melt in the mouth. With so much experience of visiting homes and finding out what people are looking for, I wondered what Francesca’s ideal home would be like. “My perfect home would probably be a Victorian terraced house, with original features like parquet floor, stained glass windows and cast iron fireplaces,” she mused dreamily as she got ready to leave for an afternoon of valuations. Let’s hope her dream house is just around the corner.
