I have always believed that as I see this as a business for us, which takes up a lot of our time and effort, that I would be able to pass it on to my children without paying Inheritance Tax. Is that correct?

Despite promises to increase the IHT threshold to £1 million, the government have frozen the current Inheritance Tax ( IHT) allowances at £325,000 per person, until 2015. For a married couple taken together, in the simplest case, the allowances are therefore £650,000. Many property investors have built up property assets well in excess of this, and their heirs will potentially face a substantial IHT bill. There are no reliefs available for residential or commercial property investments, but up until recently owners of furnished holiday lets could at least be relatively certain of a claim for Business Property Relief, which could save substantial amounts of Inheritance Tax. This was because, in essence, Furnished Holiday Lets were regarded as a business rather than an investment. However HM Revenue and Customs have persuaded High Court judges that a large bungalow, called Fairhaven, overlooking the sea on the Suffolk coast was an “investment” rather than a “business” and therefore chargeable to IHT. The case was taken by HMRC as a test, to establish in law their view that a very substantial level of services need to be offered by the owners of Furnished Holiday Lets for BPR to apply. The services provided to clients, in this case such as cleaning, providing a welcome pack, and being on call to deal with queries and problems, were not sufficient to prevent the activity from being judged to be mainly that of property investment. All the other activities ( marketing, booking expenses, cleaning between lets, routine maintenance ) were judged as being to do with the ‘investment’ side of the business in that any landlord would incur them, albeit presumably less regularly. This is a very unwelcome decision that may affect more than 100,000 holiday home owners. It is yet to be seen whether the plucky tax payers will attempt an appeal. In the meantime, and until new guidance is available, you should consider increasing the services offered to your guests, to include: • Organisation of car hire, equipment rental, booking restaurants; • In stay cleaning and laundry services; • Providing food for the fridge or freezer; • The provision of a games room, TV, computer • The provision of a land line and internet access • Lots of interaction with the guests.

What does your job entail? My job entails managing up to 30 new-build developments across the north west. With responsibility for primarily sales and completions, the role becomes wide ranging with having to oversee mortgages, conveyancing, site presentation, staff training, marketing and what sometimes seems like an endless mountain of paperwork. What do you like most about your job? I like being out on our developments with our sales advisers, thinking of ways to generate sales and making sure everyone is in the right frame of mind, and has the necessary skills and knowledge to give their best. What part do you like least? Least enjoyable would be some of the endless paperwork that needs to be done. It seems to breed! What did you want to be as a child? As a child I wanted to be a singer. I was in a band from leaving school and whilst we had a great time we didn't quite make it. I wouldn't change the experiences and adventures though. A

re you looking to get on the property ladder but worried about whether or not you can afford a mortgage? Well, you could be in for a pleasant surprise. Mortgage rates are currently at their lowest levels for years and, in many cases, buying is currently a cheaper option than renting – if, of course, you manage to secure one of these show-stopping rates. Here we show you how.

SAVE FOR A DEPOSIT Despite rates across the board plummeting to new lows the very best rates are reserved for those with the biggest deposit. The bigger the amount you put down, the lower your loan-to-value (LTV) and lower LTVs mean lower rates. For example, Nationwide is currently offering a three-year fix at 4.49% at 90% LTV, whereas if you had a bigger deposit, say 25%, you could take advantage of its five-year fix at just 3.39% (at 75% LTV). Similarly, Virgin Money has a three-year fix at 4.89% at 90% LTV but with a larger deposit you could get a three-year deal at just 2.79% (at 75% LTV). Save as much as you possibly can for your deposit and don’t overstretch yourself on the price of your house.

IMPROVE YOUR CREDIT SCORE Since the credit crunch hit back in 2007 lenders have become more risk averse than ever before. In the halcyon, pre-crash years lenders would give mortgages to just about anyone. Indeed, our friends across the pond were the worst culprits giving out what became known as NINJA mortgages (loans to people with ‘no income, no job or assets’). Once the bubble burst and buyers, unsurprisingly, started to default on their mortgages the banks realised the error of their ways. As a result, once the dust started to settle

and they began to lend again they made a point of only lending to customers with good credit scores. If you have a history of dodging repayments and falling into arrears then you can probably kiss goodbye to any chance of getting a mortgage, let alone a decent rate. However, it could be that your credit score is poor due to simple mistakes that can be rectified. You can check your credit score and report by signing up to one of the two main credit reference agencies, Equifax or Experian (both of which regularly offer free trials). To improve your score make sure there are no mistakes on your report, register on the electoral roll and show you’re a borrower who can be trusted by taking out a credit card, and paying it back.

As such, it can pay to shop around. Just because you have a bank account or keep your savings with a particular lender doesn’t mean you have to get your mortgage with them. GET ADVICE Taking out a mortgage is probably the biggest financial commitment you’ll ever make so it’s important you get it right. A whole-ofmarket adviser can research products on offer from a range of lenders in order to find the best deal available to you.

DON’T BE DAZZLED BY THE HEADLINE RATE Current rates are indeed impressive but it’s important to remember there’s more to a mortgage than just headline rates. Often lenders charge application or product fees with their mortgages and these can be quite hefty so be sure to check all the costs relating to the mortgage before signing on the dotted line. Furthermore, some rates are only offered for a set period. Discount mortgages, as the name suggests, have a discounted rate for two or three years before reverting to a higher rate. For example Principality Building Society is currently offering a three-year deal with a 1.2% discount on its standard variable rate (SVR) at 85% LTV. That means for the discount period you’ll pay 3.79% but this will then revert to 4.99% (and remember discounted rates are not fixed so will rise if the base-rate does). Be sure to check for any discounted periods and work out if the actual rate is a good deal too.

I moved out of my rented flat six months ago but have still not had my deposit back. The letting agent keeps coming up with excuses. What can I do to get my money back?

The first question that I would be asking the agent would be which deposit scheme is my money lodged with? There are several government approved schemes that, if you have rented a property on an Assured Shorthold Tenancy agreement that started after April 2007, agents must have registered your deposit with. This should have been done within 30 days of the start of the tenancy and you should have received some documentary evidence of this. Your landlord or landlord’s agent should have come to you with a proposal of any costs to be withheld and the justification for doing so by now. All deposit schemes also have a dispute resolution service, where evidence will need to be submitted and a final decision will be made on the money being distributed. If the agent is being evasive and not providing a reasoning for your deposit not being returned, you will need to contact Citizens Advice, which will take the case further for you.

My boyfriend and I have lived in our rented, city centre apartment for five years now. It’s getting very tired looking. I know if we moved out the landlord would repaint it and spruce it up for new tenants but do we have any right to ask for this to happen while we’re still in it? It desperately needs some maintenance!

I’m selling my house and had accepted an offer however when the buyer had a survey conducted they said there were several problems and have asked that I accept a reduced offer in order for them to remedy them. The problem is I disagree with a lot of what the survey has found. What can I do?

If the landlord is sensible and listens to advice from his agent, he would be wise to offer to redecorate your property and protect his investment. It would also be financially beneficial to him to keep you as a tenant and not to have any void rental periods or indeed letting costs to find a new tenant. It’s important to remember this has been your home for five years and there is always an argument for a partnership between landlord and tenant to keep the property in excellent condition. If you had owned your own home for that period, surely, you would have had a re-decorating budget (obviously you’d need the landlords specific permission before decorating though). If the property is in need of more serious maintenance, the landlord has a duty of care to repair and maintain these issues within a relevant timescale.

This is a problem faced by many home owners. You have to remember the surveyor is the professional and if they have cause for concern it usually means there is a problem. For peace of mind one option is for you to get your own independent survey conducted. This would give you a second opinion on the issues the buyers’ surveyor has raised. If your surveyor raises the same points you will need to reassess your situation as this will most likely appear on other surveys going forward, should you lose your current buyer. If, however, your surveyor does not state any issues or have concerns about the points raised by the first surveyor, it would be the job of your estate agent to relay this and reassure the purchasers that you have had the problems looked at and are satisfied that there is no cause for concern.

Footballers open new parents’ flat at Zoe's Place Venmore recently organised a complete overhaul of a flat at Zoe's Place Baby Hospice, which is to be used by parents of the seriously ill children who are staying there. The makeover included brand new furniture, murals, new

plastering, rewiring and knocking down walls to accommodate the facility. This year, the estate agents pledged to donate 10 hours of labour for each of their 100 staff in order to benefit their chosen charities; one of which is Zoe's Place on Yew Tree Lane.

After being asked to 'freshen up' the space, staff at Venmore decided they could do more and embarked upon the large-scale project with the help and support of local businesses. It will provide a comfortable and tranquil place for the families to stay over, safe in the knowledge that their child is nearby being looked after by nursing staff.” The £20,000 project received funding from Jaguar Land Rover, furniture from Elaine Cunningham Interiors and other donations and services from Ryall Design, Philpots Exchange Flags,

Julie's Cakes, DHL, Kirkby Skips and Dulux in Huyton. Maria Barrigan, business development manager at Venmore, says: “Working on the project and meeting the children has been an inspiration. Arts venue opens with season of entertainment New £17million arts venue The Atkinson has opened its doors in Southport, bringing a packed season of music, theatre and comedy performances for all ages to enjoy. Lord Street’s former Southport Arts Centre, Atkinson Gallery and the Central Library have been redeveloped into one multi-purpose facility for the region, which also incorporates the town’s former Botanic Gardens Museum. Fairport Convention and comedian, writer and broadcaster Arthur Smith are among the performers lined up in a varied

programme of entertainment which is already underway, as well as children’s productions including Andy and Mike’s Tick Tock Time Machine starring Cbeebies’ Andy Day. The Southport Jazz Festival will also set up home in the venue and is being held there for the first time from 10-12 May. The Atkinson will continue to open in phases over the next two years but once fully complete visitors will be have access to a café, art galleries, a shop, a museum, a tourist information centre and library as well as the performance spaces. BIGGEST BRAZILICA YET This year’s Brazilica festival is set to be bigger than ever as a week-long celebration of Brazilian culture is being lined up for Liverpool

Organisers Liverpool Carnival Company and Orb Events have confirmed that samba fever will spread through the city from 12 July, culminating in the usual colourful carnival and parade day on 20 July. The annual Carnival Ball and Carnival Queen

Competition will take place, along with Brazilian film screenings, carnival art exhibitions and the city’s first capoeira competition as various venues host events throughout the week. Then on carnival day itself the city centre will be awash with Latin American food and drink, Brazilian music, dance and the Soccer Zone, featuring a celebrity five-aside football match, before samba groups and bands from around the world take part in the parade. Maeve Morris, artistic director of Liverpool Carnival Company, says: “It’s so exciting to watch Brazilica grow year on year, both in terms of audience and the range of art forms and events on offer. From its beginnings as a carnival parade in 2008 to the fully-fledged festival it is today, we’re very proud of what we’ve achieved and hope to continue to bring the party to Liverpool for many years to come.”

Central Library re-opens Liverpool’s Central Library is set to wow visitors on the inside and out when it reopens in mid-May following a £50million restoration and redevelopment project. The landmark building will be lit up with interactive animations on 16-17 May, to celebrate the event in spectacular style. It will be transformed into a giant bookcase, and a carousel containing the books projected on the walls will be found outside the library, with selected members of the public being

invited to turn the carousel in order to choose a book – and whatever they pick will magically appear on the façade. Inside the library, which opens on 17 May, new features will include a cafe, double the number of public access computers as well as iPads and a gaming pod, a rooftop terrace overlooking St John’s Gardens, a performance stage and a children’s ‘Discover’ library. Plus a granite literary pavement with the titles of famous publically-chosen literary and cinematic works will create a feeling of grandeur at the main entrance.

As well as cofounding cult magazine Dazed and Confused, everyone from A-List celebrities to supermodels, politicians and even the Queen have stepped in front of his lens. Despite achieving so much already he continues to challenge himself and break new ground with his work. We caught up with him as his latest project, ALIVE: In The Face of Death gets set to open in Liverpool.

RANKIN INTERVIEW BY NATASHA YOUNG ow did the idea for ALIVE: In The Face of Death come about? My parents passed away nearly seven years ago. After it happened I couldn’t work out why I wasn’t able to deal with it well. Then I was approached by the BBC about doing a project and they said ‘is there anything you’ve wanted to do and haven’t had chance?’. I talked about this idea of a project featuring people who are terminally ill and they said we should present it to a gallery in the north, the Walker, so that’s where it started. I’m really a commercial photographer and I’ve done documentaries that have shown my ideas but I’ve never done anything quite as unique as this. How has working on the project impacted on your views of death? I hadn’t thought I was scared of it before. In the first stage I was thinking ‘wow I’m really nervous about this’ and I then I started meeting with people and realising I wasn’t quite prepared to deal with it. The whole process of thinking about how I felt about each of the people and having to take their photographs and what I wanted the show to be called, it sounds very stupid now

I’ve done it but it was all quite self indulgent and ‘woe is me’. I knew I had to try and be positive about it because death is very depressing, not just for people coming to the show, but for me and the people I was shooting. When you meet terminally ill people you don’t want them to die. Just getting your head around that, you want to put a positive spin on it. So you focused on them being alive? Yes exactly. Also I haven’t met anyone with a terminal illness that doesn’t have a wonder of life. They have an appreciation far beyond that of people who aren’t ill. There’s a real optimism because you think stop worrying about stupid little things in life and think about more important things and try and be positive. Once I got through what I call the self indulgence part, that thought process of being scared of it and thinking my life is more important than other peoples’ lives, there was a total humility to it and I felt worthy of meeting people to start shooting them and I was totally prepared to talk to them. Liverpool’s Walker Art Gallery is the chosen venue. Are you looking forward to displaying it here and what are your experiences of working in the city? I did Rankin Live in the Walker over three years ago and I had a great experience, and I’ve been doing a few things there for this and it’s been really great, but I wanted to make [the project] national, not just about Liverpool, so we’ve been trying to get as

many different people from different areas as we can. The people I’ve been working want to confront [the subject of death] and talk about it and I’m sure there are a lot of people who’ve got a terminal illness that don’t want to do that, so it’s definitely a show for a certain group of people. It has been a taboo subject for a long time in Britain and actually talking about it is really helping. You’re known for your portrait work with famous people. Who has been your favourite and who would you still like to photograph? I’ve photographed so many brilliant people across celebrity and this project. With someone like Heidi Klum, people are quite critical about her but she’s got such a fantastic energy and she’s very genuine so I like working with her but I’d say 90% of the people I work with are really good. As for who I’d like to work with, I’ve never been one of those photographers that just chases people but someone like Johnny Depp I’d love to shoot or Sean Penn, because they’re so important to my era and they’re both very talented. I started a list the other day of people I’d like to work with and I didn’t get very far, but I want to photograph more people that are possibly not famous but important to society. Has ALIVE: In The Face of Death made you think more about people who aren’t famous? Definitely. The people I’ve photographed have been really inspiring.

It’s made me think there’s more to life than fashion and celebrity. I love that job it’s fantastic, it’s like a hobby that I’ve been lucky enough to get paid to do, but I want to go deeper in terms of who I photograph and what I photograph. I love Britain and I love being in Britain so maybe there’s a bigger British project that is coming along. How do you get a picture of a celebrity that shows them differently to how people have seen them before? I just treat them like normal people. I think when people become famous they can be treated in quite a different way. People put them on pedestals and that’s really unhealthy. My parents always taught me to treat everyone equally. You’ve had a varied career with publications and documentaries as well as photography. Do you still have any ambitions? I love filmmaking and that’s something I’m definitely attracted to. I want to do a feature film but it’s just an idea at the moment. I’ve done one in the past but I wasn’t really ready to do one. Now I’m ready. ALIVE: In The Face of Death will be at the Walker Art Gallery from 17 May to 15 September.

Tapas Tapas oozes authenticity, mixing ingredients from Barcelona, Córdoba, Jaén and León with locally sourced fresh produce. A broad menu of tapas dishes is on offer, along with cured meats, cheeses, paellas and deserts all to be enjoyed within a setting that wouldn’t be out of place in sunny Spain.

This Catalan fusion deli and restaurant is perfectly positioned for shoppers who’ve worked up an appetite, or as the destination for a night out. Following the motto ‘passion on a plate’, Lunya prides itself on cooking with the best ingredients from Spain where possible and has authentic delicacies on offer for any time of the day. Vegan and children’s menus are available.

NEON JAMON Smithdown Place, Liverpool

This recently opened out-of-town restaurant is already making a big impression as it serves a range of Spanish cuisine from breakfast time until late, within relaxed, trendy surroundings. The drinks menu is just as extensive and authentic as the food offering, with Spanish brandies, wines, sherry and cava.

Olive Bar & Restaurant 27 Castle Street, L2 4TA Olive could be considered something of a hidden gem in Liverpool. Situated on Castle Street, from the outside it is relatively small and unassuming. Inside however it is much bigger than you might imagine and manages to be both contemporary and cosy with a spacious, simple dining area complimented by rustic touches. As a regular visitor to the restaurant I know one thing it excels in is customer service and sure enough as soon as we descend the staircase into the bar area a member of staff is on hand to help. Having seated us in a cosy alcove towards the back of the restaurant and taken our drinks order we tackle the challenge of ordering from the extensive menu. The wide selection features a good choice of starters - I’m particularly tempted by the salad of home smoked duck with apples, walnuts and gorgonzola – and fans of Italian favourites are well catered for.

However, while the staple pasta and pizza dishes sound delicious – including the penne with Tuscan ham, cream, peas and grand padano - the real gems are to be found in the mains section of the menu. The mouth-watering selection - ranging in price from £7.95 to £17.95 - includes pork cutlet saltimbocca with Tuscan ham and sage, served with rosemary potatoes and Italian lamb stew with butter fried gnocchi. There’s also a fantastic selection of fish dishes featuring the likes of pan-fried sea trout with roasted vegetable caponata and sea bream with a warm courgette and pine nut salad and roasted tomato dressing. After much indecision I opt for the roasted hake wrapped in prosciutto with slow cooked potatoes, lentils, spinach and tomatoes while my dinner date decides on the duck breast with braised red cabbage, hazelnuts and a spiced plum and red wine sauce

– with a side of fries for good measure. Our dishes arrive piping hot and impeccably presented. The lentil and potato medley that accompanies my fish is tasty, enough to be a meal in its own right, filling without being stodgy and rich in flavour. The fish is flakey and delicious, while the prosciutto gives it a nice twist. My partner’s duck is cooked exactly to his liking and the hazelnuts and sauce make the red cabbage “absolutely delicious” – coming from someone who normally turns his nose up at cabbage this is quite a compliment. Had we been able to fit in a dessert there is a delicious selection to choose from including plum and blueberry mess, orange sorbet and classic tiramisu. Alas, we were forced to admit defeat following our generously sized mains and decided to call it a night – making a mental note to come back for dessert another day.

Tudor-themed fun at May Day Festival

A

fun-filled Tudor encampment was set up in the picturesque grounds of the National Trust’s Speke Hall as a two-day May Day Festival took place. Flags were flying high in a field of tents and tepees where visitors of all ages enjoyed having a go at traditional Tudor activities during the free bank holiday event, with everything from archery and quill writing to coin striking and candle making workshops going on. Tudor themed goodies were also on sale across a range of authentic stalls, and visitors also soaked up the atmosphere with the help of food, music and Morris dancing performances in the sunshine. Meanwhile performers looked the part as they staged lifestyle interpretations from Tudor times during the festivities.
