he majority of us want to be homeowners. While our neighbours in Europe may be happy renting for life, here in the UK homeownership has always been the dream. Sadly for the last few years at least it’s a dream that most would-be buyers have struggled to realise, largely because banks – desperate to avoid risky lending – are only advancing mortgages to those buyers who can cough up a hefty deposit.

Various government schemes have been introduced to help combat this – most notably FirstBuy, which involved an equity loan to help contribute towards a deposit. However, the problem with such schemes is they’ve only ever targeted firsttime buyers, leaving many second-steppers stuck. It’s for this reason the new Help to Buy scheme, introduced in the Budget 2013, was launched. The scheme consists of two parts - a government guarantee on mortgages for homes (old and new) up to £600,000 and an equity loan. “The Help to Buy equity loan scheme was launched on 1 April and is a great way to buy a new

build property whether you are a first time buyer or you're looking to move from your existing property,” explains Sandy Kelly, head of HomesHub, part of the Plus Dane Group. “The scheme assists purchasers who would otherwise be unable to obtain a mortgage as they do not have a large enough deposit. With the Help to Buy equity loan scheme purchasers need just 5% deposit to buy a new home costing up to £600,000. The government will provide a loan of up to 20% of the value of the property so purchasers will only need to secure up to a 75% mortgage.” The loan is interest free for the first five years after which borrowers will pay a 1.75% annual fee, which will rise by 1% above the Retail Prices Index (RPI) measure of inflation every year after that. “The eligibility criteria for Help to Buy is now very broad and HomesHub is currently working with 22 developers over 101 sites across Merseyside and Cheshire so there is plenty of choice,” says Sandy. And the initiative is already proving to be successful. Indeed, according to housebuilders Help to Buy is triggering a market recovery.

CASE STUDY: THE FIRST HELP TO BUY SALE

“I am the first person in my family to own my own home.” HomesHub recently completed the UK's first Help to Buy sale at Taylor Wimpey's Speakman Gardens. Catherine McClean (26), a nurse, and Nikolai Ivanovic (25), a former Queens Guard, recently relocated from Northern Ireland and have taken their first step on the property ladder by using Help to Buy to purchase a three bedroom home. When the couple met at a Liverpool train station last July, little did they know their whirlwind romance would lead to them relocating from Newcastle, Northern Ireland and buying their first home together nine months later. “Help to Buy has been a massive help to us,” says Catherine. “We certainly wouldn’t be in the position we are now without it. It has enabled us to own our own property. I am the first person in my family to own my own home and I am immensely proud. We have been so lucky to have been given a helping hand to allow us to achieve this. And Wendy at Taylor Wimpey was such an extraordinary help to us all the way through the process so we’re really grateful to her too.”

The couple were introduced to the Help to Buy scheme where they could receive a government loan of 20%, which meant that they only needed to put down a 5% deposit and obtained a 75% loan-to-value mortgage. Crucially this would bring down monthly payments for the couple while they progress in their careers. They purchased the final three bedroom semi-detached Bancroft house at Speakman Gardens, in Prescot, Merseyside. In the future Catherine wants to progress in her profession to become a nurse practioner in an A&E crash team. But the couple’s first ambition is to furnish their new home. “It will be blankets on the floor for the first few days while we borrow and buy a few things to start us off,” says Nikolai. Housing minister, Mark Prisk has congratulated the couple. “I'm delighted that, just five weeks after the launch of Help to Buy in the Budget, the scheme's first buyers are moving into their new property,” he says.

As lettings manager at our flagship office in Liverpool I am responsible for ensuring that we provide a high level of service for tenants, finding them a property, finding suitable tenants for our landlord clients and making sure the moving process goes as smoothly as possible.

Holiday: Mum and dad always remind me that I’d travelled abroad three times by the age of two, to Spain, Portugal and Italy. The gross mortgage lending total advanced to buy-to-let landlords during the first quarter of 2013, according to Council of Mortgage Lenders data. The buy-to-let mortgage market is said to be “performing well, against a backdrop of robust landlord – and tenant – demand for good quality rental property”.

According to Rightmove’s May House Price Index, this is how much the average property asking price has increased in the past month. The average asking price is now £249,841, which also represents a 2.5% increase in the past year.

The number of additional new homes for private rent that are set to be built in the city over the next three years, after Liverpool City Council approved plans for a Private Equity Fund to deliver them. Warning for landlords Landlords are being encouraged to be proactive about condensation, mould and damp problems that may have occurred in their properties over the winter months. You should, however, check your rental agreement and make sure you don’t sign up to any long term rental agreements. If you rent on a rolling month-bymonth basis you will be able to hand your notice in just in time to move into your new home. You will have to pay some initial fees, such as solicitors’ fees, mortgage surveys and a reservation fee, but these are nominal when you compare them to the amount you are saving in rent. This is one of the reasons why buying a new-build home can make sense for people who have previously rented. With no need to fit new carpets, undertake renovation work, redecorate or have new kitchens and bathrooms fitted, moving into a new-build home rather than a pre-existing one makes a lot of sense for people struggling to save whilst paying rent.

Normally the mortgage company will send a letter addressed to ‘the occupiers’ to notify you of their intentions to repossess. This letter would normally have helpful information and phone numbers to call. You certainly should have been given more than a week’s notice, depending upon the type of tenancy agreement you have signed. As the tenant you have no legal standing over the mortgage of the property, regardless of your punctual rent payments. That said some lenders are more sympathetic than others and may choose not to sell the property immediately if there is a good tenant present. Liverpool singer, songwriter and guitarist John Power is best known for performing in successful bands The La’s and Cast. But as he gets set to step into the world of acting this summer to play another of the city’s musical icons, John Lennon, we caught up with him for a chat about all of his projects.

BREAKING THE MOULD INTERVIEW WITH SONGWRITER & GUITARIST JOHN POWER

INTERVIEW BY NATASHA YOUNG What prompted the Cast reunion? I fell out with playing those [Cast] songs and where I was when I was doing it all and I’d kind of moved on and grown up a bit. The first time I started thinking about Cast again I hadn’t been playing Cast songs, I’d been doing solo stuff and I dropped a few in at a gig and I felt the energy from them. I was writing stuff at the time and it wasn’t as solo sounding and started to sound like a band thing. I just concentrated on thinking of how maybe this next bunch of songs could be a Cast project and that’s how it happened; it just slowly came back together. We’ve been playing again for the last two years and it’s been a whole new experience. It’s been a jolly good laugh and I’ve really discovered the energy again to sing those songs and I’m very proud of them now, I’m proud of the band. A lot of bands have been reforming without bringing out new material; they’ve just played their old songs. What made you feel ready to do it? I’m sure at some time in our lives we would have got back on stage again to celebrate Walk Away, Guiding Star and Alright and to sing those songs. I think a lot of bands come back because they think ‘hey we had something together, we shouldn’t just ignore it’, but for us it was very much about the new material really. I’m always writing stuff and some things don’t sound like band material while some things don’t sound like solo material, but it was all about keeping a

balance between the past and the present. Otherwise we’d have just got together, done a tour and it would have been good fun and we’d have been like ‘alright, see you next time it comes along,’ but because of the new material I think that bound us together in the present and gave us some form now and a reason to continue. Last year you had sold out shows, were involved in the Olympics and then the Hillsborough Justice Collective single got to number one. Did you have a particular highlight? Obviously bringing the Hillsborough song to number one, that was a great achievement for everyone involved because it was up against all the pop rival X Factor stuff. For everyone who was involved in the justice campaign and still is, it was such a long journey for the families. As a musician it’s a good achievement but the fact it got to number one is nothing to celebrate, we should celebrate it because of what it represented and what it meant to the families. That was a highlight personally. Your May tour with The Twang is finishing in Liverpool. Is it different when you’re playing in the city? There’s a different feeling in your gut when you’re walking on to a hometown gig and that’s to do with the mixed emotions. You’re slightly nervous and kind of happy because it’s your hometown. You walk on stage and the crowd are expecting something special so you want to make it something special. Last time we played Liverpool it had a really special little vibe to it. I’m sure it’ll be a bit more rowdy this time because it’s the anniversary of Istanbul on the date we’re playing, so it might be that other parts of the city are already celebrating and then we’ll be the icing on the cake by whatever

time we come on stage. You’re performing a theatrical role in Liverpool this summer in Lennon. How did that come about? I can honestly tell you I did not see it coming. I was having a pint and someone rang up and it was the usual kind of thing, but then I never thought much about it. Then it slowly kept creeping in and a script arrived and I thought it was all auditions and stuff but they were saying ‘no, we don’t want you to do an audition, we just want you to do it’. I thought about life and challenges and experiences, and also the fact it’s Liverpool and it’s a homage to Lennon and all of that so I just said yes to them. I have nothing to gage it against you know, I have no experience in this. It’s going to be a completely new experience for me and I’d like to think it’ll be a great experience. I’m going to put the time in and keep it as natural as I can and I’m really looking forward to it now but that doesn’t mean I’m confident, I’ve never professed to being an actor. He’s [Lennon] narrating life, so that part I quite dig. The first half of the show is a musical; it’s the story of The Beatles so it obviously involves singing certain things but after that it’s a bit more about his life and meeting Yoko and there’s more of the story and you’re a lot more involved in it. I do feel quite honoured in a way that I’ve been asked, and now I’d better get learning some lines hadn’t I because I can’t wing this one. Cast will join The Twang at O2 Academy Liverpool on 25 May. Lennon will be on at the Royal Court Liverpool from 23 August to 14 September.

Young musicians wanted Talented young music artists could soon be hitting the stage in Liverpool city centre when a showcasing event takes place this summer. Poolside will give 16 to 24-year-olds the chance to play their music live while also promoting drug support and training opportunities for young people, when it is held at The Dome, in Grand Central Hall on Renshaw Street, on 18 July. It is taking place with the help of a donation from the Mayor of Liverpool, Joe Anderson’s office to give young people a platform to perform. Headline acts are still to be confirmed but organisers of the event, which is a

A new ice cream parlour is creating a buzz on Lark Lane, having been welcomed by the surrounding community, fellow businesses and visitors from across the city. Nick says: “I feel it’s brought something different to Lark Lane. The area has got a lot of pubs, bars and restaurants but it seemed like there was something missing.

New pop-up restaurant Asparagus Patch has arrived in the city centre shopping and leisure complex, and offers visitors a whole menu of dishes

Catch it while you can though as the Manesty’s Lane based eatery, which is using locally grown asparagus from Wirral’s Claremont Farm, will only remain open until 20 June. Asparagus Patch, the first pop-up asparagus restaurant in the UK, is one of several destinations set to refresh the city’s offering for fans of eating out.

The Lark Lane opening came just six months after the family had launched their first branch in Heswall, which was also the first in the franchise to open outside of the North East.

Step back into the 1920s in this ‘speakeasy’ style bar, which is tucked away in the city’s Ropewalks district. The venue specialises in gin and whiskey, along with blues and jazz for a hint of authenticity and, as well as being enjoyed on their own, the spirits of choice are also whipped up into a fine selection of cocktails.

East Village Arts Club 90 Seel Street, Liverpool, L1 In my uni days the Barfly was a regular haunt. The decor was dark and dingy and the drinks in flimsy plastic cups were inevitably splashed over the sticky floors during club nights. I have fond memories of the place but I would never have wanted to eat there. So when I heard the venue, more recently just known as The Masque, had been revamped into the East Village Arts Club incorporating a restaurant, I was curious to see how it had been done. The entrance led straight in to the new eatery and I felt a twinge of nostalgia as the layout of the old club room partly remained, but now natural light was a welcome addition as it shone through the windows, and clean wooden fixtures and fittings combined with cool and comfy seating areas and floral table decorations brought a relaxed vibe. Once handed the menu, it became apparent that we were being spoilt for choice with a wide range of

both food and drinks. The friendly staff were patient as we rifled through the selection of wines, ciders and beers from across the globe, before I settled on a Liefmans Fruitesse from Belgium and my dining partner quenched his thirst with a bottle of Samuel Adams. We then glanced at the ‘small plates’ (£2.95£4.95) to start. The choice was varied but my partner, somewhat of an olive fanatic, was drawn straight to a portion of the citrus marinated olives. He wasn’t disappointed. I opted for the subtly cheesy crusted parsnips, which had the right amount of crunch, served with a romesco sauce dip and salad leaves. Sharing boards, with the vegetarian Middle East to the Deli and From The Sea themed flavours (£11.95-£14.95) were also recommended as a great starter to share. For the main we were faced with hearty hot deli sandwiches, salads and gourmet burgers, on a menu comprising meat

sourced from Ribble and Dune Valley cattle, seafood, mouth-watering chutneys, flatbreads and brioche buns, as well as vegan and vegetarian options. However, after being tempted by a chilli made with beef chunks, not mince, in the ‘mains’ section (£6.95-£15.95) I chose the delicious fried chicken with biscuits, cream gravy, sweetcorn and mash. A well seasoned crispy coating added a kick to the tender chicken. My dinner date picked the aged rib-eye steak with fries, Montpellier herb butter and a generous pot of pepper sauce, and said it was cooked to perfection. Our only regret during the evening was not leaving room for a pudding, although a recommended strawberry and white chocolate shortcake cocktail proved an ideal liquid alternative and tasted just like a cheesecake. But delightful sounding desserts alone, like the banana and butterscotch Eaton mess with candied hazelnuts, are enough to warrant a second visit. Your Move 85

oodies flocked to Exchange Flags to sample the delights of the Commercial BID’s Food and Drink Festival. Bars, pubs, restaurants, hotels, cafes and shops from across the commercial district and beyond came together and served up some of the tastiest treats they have to offer during the festival. With cupcakes and cream teas, to local delicacy scouse, and cuisine from around the world on offer, there was something to suit every taste. The event coincided with Liverpool’s LightNight festivities and continued the following day, with visitors making the most of alfresco dining in the square. Rare Studios singers and dancers and other performers, including a live jazz band, also kept visitors entertained as they took to the stage throughout the Food and Drink Festival.
