Here, we take a look at one of the innovative schemes on offer to help them do just that.

While, admittedly, some people choose to rent because of the lifestyle it affords them, the bulk of people are not doing so through choice. So what’s stopping them from taking the plunge and buying their first home? The answer? Cash. Yes, ever since the property market was brought to its knees by the global credit crunch, banks and lenders have not been too kind to first time buyers. If you want to get on the property ladder, you’re going to have to come up with a hefty deposit to minimise the risk to the lender. And saving for these deposits while paying out for rent is often near on impossible. As a result the government, developers and affordable housing providers have been working together to come up with a range of schemes and initiatives to give first-timers a helping hand – one of which is OwnPlace.

WHAT IS OWNPLACE? OwnPlace is a scheme aimed at helping aspiring homeowners to buy a property by giving them a massive discount on the purchase price. Backed by Riverside, the scheme involves the sale of empty properties, thus helping to regenerate areas in the process. As the provider states: “OwnPlace properties are often grouped together so the investment you make in your new home will benefit from the improvements being carried out to surrounding houses by owner occupiers improving their properties to create a better neighbourhood.” Buyers will receive a 25% discount off the market value of a property. As long as the buyer lives in the property for at least five years before selling it on they will not have to repay the grant.
WHO IS IT FOR? Anyone looking to purchase a home through OwnPlace must meet the following criteria:

If your friend has already set you up as an employee, then you should be taxed at basic rate (20%) on the £4,000 of earnings via Pay As You Earn, but at least will not need to pay any National Insurance as the income is beneath the annual threshold of £7,748. If your friend is operating payroll as he should, then HMRC will very quickly be aware of this income following the recent introduction of RTI (Real Time Information) reporting. “Depending on the terms of your work for your friend it could be that you could treat the arrangement as self-employment, which would give you more scope to offset expenses related to your work (mileage for example)”.

New division for Merseyside Property Clearance Merseyside Property Clearance has launched a new hazardous waste removal division following demand from customers. The new arm of the business, named Biologikill, specialises in the clean-up of scenes where death has occurred and the property may be contaminated with bodily fluids or other biohazards. The Wavertree-based firm’s fully trained expert cleaners, who work 24 hours a day and seven days a week, deep clean properties that have been dealt with by authorities as a crime scene or a scene where a trauma has occurred. The company also tends to the removal of gross filth within properties. According to director George Mensah, Biologikill builds on the success of Merseyside Property Clearance, which provides industrial,

The Birchall Street-based Liverpool firm, which brings the Noname Kitchens brand to customers, has recently teamed up with Merseyside apprenticeship provider Asset Training and Consultancy Ltd, and has welcomed its first two apprentices to the team. With the apprentices now receiving hands-on experience within the company’s cabinet making shop and maintenance department, Noname Kitchens’ director Ian Marsden says: “From our point of view we’re always keen to give local people a chance and
it’s the perfect opportunity to have a look at somebody and look at maybe giving them a full-time job. We’re also helping them to get their qualifications which are important for their employment in the future.” Asset Training and Consultancy Ltd is also said to be “delighted” to have set up a partnership with the local firm which has a “magnificent reputation”. NEW BUILDS ou’re tired of renting and you want to take that all-important first step onto the property ladder. The only problem is you don’t have a massive deposit and you’ve got no chance of saving one because you’ve got to pay rent. It’s a catch 22 situation if ever there was one. However, buying a new build could be the answer to your problems, here’s why:

With average house prices in Liverpool currently standing at £119,102 (according to the Land Registry), a 20% deposit will set you back almost £24,000. With new-builds there are a whole host of schemes on offer which reduce the amount you have to put down. Help to Buy, for example, allows borrowers to put down just 5% of the value of the property and borrower a further 20% in an interest-free loan from the government – thus giving them access to 75% LTV mortgages.
YOU WON’T HAVE TO DO ANY REFURBISHMENTS YOU WON’T NEED MUCH OF A DEPOSIT The deposit is the biggest barrier for most would-be homeowners to overcome. While some lenders are introducing 90% and 95% loan-to-value (LTV) mortgages back into their ranges, for the most part a 15% or even 20%
If you’re struggling to save for a deposit, chances are you’re not going to have a pot of cash at your disposal to do any refurbishment work. Buying an old property is all well and good but often there’s quite of bit of work that needs doing in order to get them up to standard. Without a hefty sum set aside for this you’re going to find it difficult. With new-
builds you won’t have this problem.
YOU GET A SAY ON THE DESIGN If you move into a property that has already been lived in you’re likely to find the previous owners’ taste is not quite to your liking. While you may like light and neutral, the vendor may have been a big fan of floral carpets and artex ceilings – meaning you have to spend the time and the money redecorating. With many new builds you’ll get the chance to have a say in the décor of the property as it’s being built.
IT’S FUSS-FREE The majority of problems that arise during the property-buying process involve the dreaded property chain. For example, the vendor (the person selling the house) may have to pull out of the deal because the house they were hoping to buy is no longer available and as such they’re unable to move – meaning you’re unable to move! Buying a new-build removes all the stress a property chain can bring.

JOB What does your job entail? My job is extremely demanding. As well as overseeing the busy Hugo James Property office, I deal with all aspects of property management from liaising with landlords, collecting and arranging rent payments, as well as arrears chasing and dealing with repair issues for tenants. Each day is completely different. What’s your favourite thing about your job? I enjoy meeting new people. We deal with many people from varied walks of life and different cultures, including students, working professionals and people on benefits. What’s your least favourite thing? I enjoy all aspects of my job, but I would say my least favourite only occurs when we do not have sufficient stock to meet the demand, because of our high turnover of lettings. If you weren’t in property management what would you be doing? That’s a hard question, I’ve been in the property industry for over 12 years now and it is part of my life so I’ve never really thought of another career track. What are you going to do straight after this interview? Straight after the interview, I will be attending the monthly Liverpool PIN meeting at the Village Hotel in Whiston where I will be delivering an update on recent news within the lettings industry.

Following the Liverpool launch of their debut album, ‘On’, we chatted to guitarist Neil Campbell to get the low-down on Bulbs, Liverpool’s exciting new band. With an impressive back catalogue of projects, this new line-up features an eclectic use of sound and powerful visuals, making them a band not to be side-stepped in 2013.
INTERVIEW BY TILLY MARTIN Are you excited about the album which has just launched? Yes, absolutely! We’ve been working on the album for about a year and a half. We released little excerpts of the tracks through social media in the lead up to the launch. You screened a film by artist Sonny Phillips, alongside the album launch performance. Would you say the band is as much about the visual as it is about the music? I think the music suggests your own sort of film, in a way. Halfway through the first year, Marty [Snape, electronics], joined the band; and the film is heavily coordinated with the electronics, so we can synchronise the two. We’re mainly an instrumental band and the music is composed in quite a fixed way (like in classical music). The film and the music are very closely synchronised. It’s quite detailed. It’s not just about one single thing. You and the other bands members all have different musical and performance roots. What brought you
all together? We’ve all got our own influences, from classical music through to progressive rock, through to electronic and dance music. All sorts of things! We all really want to get to a point where people open their eyes to a different experience of the world, by providing them with lots of very rich experiences, including the visual concepts as well as the music. There are so many different sounds working together on the album. Was it a matter of trial and error? We wanted to experiment and try new ideas out; to hear what it would sound like pairing different things together. The music itself has a number of recurring themes and several layers working simultaneously, which will give the audience lots of information. We want to create a completely immersive experience for our audience, so we need a big sound and informational content, like speech samples. The album starts quite sedately but soon kicks in with a rockier edge. The music is constructed to bring ideas back in subtle ways to the listener. It’s more than music you can get after one listen; it has layers of structure that you can analyse more deeply if you want to. We’ve aimed to cover bold concepts like ‘who really rules the world?’, and ideas
about artificial intelligence. But the experimentation is contained and it doesn’t interfere with the audience enjoying the music. It’s still danceable! Being from Liverpool yourselves, would you say it’s a good starting place for up-and-coming bands? Liverpool’s a very musical city with the Beatles, and a lot of other great bands, but I think it can also be quite conservative. I think we’re coming out of that though. As a city it is full of creative bursts and eccentric people who want to do different things and don’t really want to fit into a specific scene, which is great! What we’re trying to do is a bit different too. Will the band be playing any festivals over the summer? At the moment we’re concentrating on the album launch and getting more exposure but we have some things coming up in the autumn which we will announce on our website. After the launch at Capstone Theatre, what’s next for the band? We’re releasing the album ourselves but it’s going to be distributed through a range of progressive rock distributors. We’re also keen for other artists to remix and make new songs out of what we have done. In the end we’re hoping to reach a worldwide market. We are a Liverpool band but our outlook is global.

I love Indian food. I’ve probably tasted 50% of the kormas in Liverpool and think of myself as a sort of connoisseur; so I was surprised to learn that actually, I know very little about real Indian food. I came to Zaaffran expecting just a meal, but I left with a new insight into the cuisine thanks to the knowledgeable owner. “We don’t serve onions with the poppadoms,” he told me. “It ruins your palette before your meal.” The interior is modern and cosy. Entertainment is authentic with Indian music videos playing on the TV behind the bar. The ingredients are personally sourced to ensure only the highest quality produce is used in the dishes. First came the chutneys and poppadoms (£2.25). Made fresh and from scratch, we had a choice of three, a tangy mango, mild mint yoghurt and a spicy

pickle. I didn't find I missed the onions; the mixture of flavours was a perfect balance. Next came the starter. We only specified that we’d like something with chicken so it was a surprise when four different mountainous dishes arrived. The presentation was flamboyant and the meat amazingly tender and juicy. We were served: chicken 65 (£5.95), a spicy sticky dish; murg malai tikka (£6.95) a soft cheese-based marinade with Indian spices; chicken tikka Zaaffrani (£5.95), a house take on the classic; and chicken majestic (£5.95) a tasty moreish dish with crushed peanuts. All were extremely delicious but my dining partner and I ended up arguing over the last of the chicken majestic, it was sublime. Already feeling extremely well-fed we then moved onto our mains. Not
that we dislike spicy food, but we’d made clear in conversation that we appreciated the milder flavours and so we were treated to chicken korma (£10.95) and murgh makhanwala (£10.95), which came with boiled basmati (£2.75) and garlic naan (2.95). The korma did not disappoint. Though korma has a tendency to end up bland, I'm pleased to say this version was bursting with flavour. The murgh makhanwala was equally as delicious, the chicken, again was juicy and tender. The garlic naan was tasty and filling and well with the fragrant rice which was well cooked and plentiful. I can't fault much about Zaaffran. It had a lot to live upto given my vast experience of Indian restaurants, but I'm glad to say I have found a new option for my Saturday night treats. Your Move 73

undraisers across Merseyside and beyond have been rallying support for two-year old Amelia-Mae Davies, who is battling with the childhood cancer neuroblastoma. Mum Angela, originally from Wirral, and dad Stewart Davies are desperate to raise £250,000 to fly their little girl to America for treatment and provide her with the best chance of growing up. Amelia-Mae was diagnosed with the aggressive form of cancer last September, just two days after her second birthday, and has since been receiving treatment. However the long term survival rate for children
with neuroblastoma is less than 40% and, for the best chance of beating the illness for good, Amelia-Mae’s parents want her to receive immunotherapy treatment and prevent her against further attacks of the disease. So far, around £100,000 has been raised for the family, thanks to generous donations and fundraising events, but the family is still in need of help to reach the target. Liverpool’s very own slice of Bavaria – the Bierkeller - is now inviting visitors to make the most of the summer sunshine in its outdoor area. The Liverpool ONE drinking and dining hotspot has expanded outdoors to the facia of the site after enjoying a successful first six months in the city. With a fine selection of draught German beers served in steins, waiting staff in traditional clothing and hot authentic
regional food, the entertainment complex has proven to be a welcome addition to the city’s bars and pubs offering. The former Zeligs Restaurant unit now houses three venues in one, including the Round the World Bar, Shooters Sports Bar and the main Bierkeller room, and the positive response to the venue is also allowing an increase in staff numbers. General manager Dave Howarth says: “We knew Liverpool was a great party city, but had no idea that we would be literally ran off our feet. “Our age range and clientele is so diverse. From young football fans to beer connoisseur in their 80s making use of the range of over 100 beers on site.”
TURN BACK TIME AT MINKSY'S Want to look years younger without injections or going under the knife? Well Minsky’s in Liverpool may have the answer. The Bold Street based salon has now introduced galvanic spa treatments to its offering, and owner Peter Edwards says the beauty technique “basically rolls back the years” with its gentle process.
By using a machine which looks like an electric razor, the treatment is said to “infuse into the skin and lock into the DNA” to provide a non-intrusive facelift, and the client feels nothing more than a gentle tingle. With the treatment already popular in Europe Peter, who recommends at least three sessions to those who try it, adds: “We’ve only had it here for around two

DON'T FORGET WHO YOU ARE
The cover of ‘Don’t Forget Who You Are’ sees Britain’s best dressed pop star standing in front of his mum’s butchers shop in St. Johns Market and whilst Oasis don't play together anymore and both John Lennon and Marc Bolan are no longer with us, their influences are found all over Kane's latest album. ‘Taking Over’ opens the album and, with its fuzzing guitar and glam stomp, is reminiscent of Bolan's Ride a White Swan, as is the title track with its ‘la la la’ chorus. Produced by the Lightning Seeds' Ian Broudie, and featuring a stellar contributing cast of Paul Weller and Andy Partridge of XTC, this album certainly moves at a pace and you're very quickly listening to the ‘Jealous Guy’ type piano on ‘Out of Control’ which sees Miles sounding unbelievably like John Lennon. The great thing about this album is that even though with a great cast list, and moving from 1960's beat pop through glam rock and on to the 90’s Brit pop, this is definitely Miles Kane.
LENNON ROYAL COURT LIVERPOOL, 23 AUG – 14 SEPT Cast frontman John Power will step into the role of another Liverpool music icon, when he makes his theatre debut in Lennon this summer. The hit musical by Bob Eaton will return to the city, and tells the story of the Beatle legend’s life from Woolton Church Fete to New York, stopping off in Hamburg and The Cavern along the way. Playing the role of the older John Lennon, singer and guitarist John will act as the narrator in the show, which has previously had successful runs at Broadway and the West End. CLUB EVENTS COMING SOON JULY 13/ Hustle Legendary Chicago disco and funky house DJ Rahaan will head to The Hold at the Shipping Forecast. Widely regarded as one of the best in the business, he will be accompanied by sets from Hustle resident James Morgan and Rich Furness. From 11pm-3am, tickets are £4 in advance or £6 on the door. 13/ Kompakt Records party with Gui Boratto and Michael Mayer Brazilian producer Gui Boratto will get to work in the afternoon at the ‘Bombed Out Church’ to a limited crowd of 500. The party will then head over to The Kazimier as part of the ‘Little Sister’ night, where the Kompakt head honcho will keep the music playing until the early hours. Tickets for both parts are available separately in advance, along with tickets for the full event.
20/ Brazilica carnival closing party A scorcher of a club night is in store to say goodbye to this year’s Brazilica festival. Join world class samba performers and DJs from 10pm-4am at Haus Warehouse, in the city’s Baltic Triangle district, for this spectacular send-off. Buy tickets, priced £8, in advance. 26/ Circus Subb-an will join Yousef, Solomun and MK as he makes his debut at this long running Liverpool club night. Expect quality house and techno to keep things ticking over until the early hours at East Village Arts Club. Doors open at 10pm and tickets, priced £18, are available in advance.
27/ Motion and Rehab present: Julian Perez, Him_Self_Her, Carlo Gambino and guests Spanish house/techno DJ and producer Julian Perez will top the packed lineup at this event, which is being brought to The Kazimier thanks to a Motion and Rehab collaboration. Advance tickets are £7 for this top night of music, which will go on until 4am.
AUGUST 09/ Blackout with ROGERSEVENTYTWO Netherlands producer ROGERSEVENTYTWO, the man behind the disco house singalong ‘You Take Me Higher’, will be bringing his set to the Basement of Revolution St Peters Square. Taking place from 10pm-4am, tickets are £4 in advance. 10-11/ Bierkeller HOT! weekends PICK Head down to the Bierkeller in Liverpool ONE and party away the weekend in traditional Bavarian style. Beer flows by the stein and on Fridays and Saturdays a live Oompah band is sure to get you on your feet as it hits the stage from 9pm until late. 25/ mUmU day and night Liverpool’s underground electronic, house and techno club will keep the dance floor alive from 4pm until 4am at this August Bank Holiday event. Mathias Kaden Vs Daniel Stefanik will provide six hours of tracks, along with shelter daytime with Waifs & Strays. Tickets are £15 in advance, and the venue is still to be confirmed.

My favourite with... SIMON RIMMER Merseyside TV chef Simon Rimmer had already cooked up a storm of success with two restaurants, but he’s now a household name as co-presenter of Channel 4’s Sunday Brunch. 2013 has shown no sign of things slowing down for Simon as he’s released his fifth cookery book; he’s about to open his first Liverpool restaurant in the new Double Tree by Hilton hotel and he’ll be the latest big name to take part in the city’s ‘In Conversation’ event. He took time out of his busy summer schedule to tell us some of his favourite things…
Favourite thing about Liverpool:
The Liver Buildings - seeing them still makes the hairs on the back of my neck stand up.
Favourite musician:
Ian McCulloch - I've got to know him well over the years and he still has the ability to excite and terrify me in equal measure!
Favourite venue:
The Philharmonic pub - I know it's not known as a music venue but I once stumbled upon a gig by George Melly there; I wasn't particularly a fan of his music but it was certainly one of the best gigs I've ever attended.
Favourite holiday destination:
New York - I've been there 15 times now and every time I find something brand new. Absolutely adore the place.
Favourite moment in your career:
March 2013 - when I got the opportunity to cook with one of my heroes, Kenny Dalglish, in my restaurant Earle.

'Reckoning', REM's second album - I saw the tour of this album, it was me and 53 other people at Leicester Uni and at the end Michael Stipe sang 'Moon River' through a mega phone!

Midnight Express - I'm not much of a film buff but I do love that film.
