I am a landlord with five properties. I have heard that under the Energy Act, if my tenants want to make any improvements to my properties, I can’t stop them. Is this really the case?

You should take action immediately where is rent due. Unlike possession proceedings you do not have to wait for there to be over two months arrears. new service to keep Liverpool’s empty office spaces free from squatters and vandalism has been revealed by Ad Hoc Property Management. There’s been an air of optimism around the housing market lately. For instance, the Royal Institution of Chartered Surveyors’ (RICS) latest Residential Market Survey shows signs of rising house prices fuelled by increasing numbers of prospective buyers returning to the market. Sales are also predicted to continue increasing over the coming months so, with this in mind, we’ve put together some tips on how to make your home reach its full potential on the market.

WHICH ARE THE MOST IMPORTANT AREAS TO CONCENTRATE ON?

WHICH AREAS WILL ADD THE LEAST VALUE?

Adding more space to a property can be the most costly method but Anthony Hancock, director of Premier Building Solutions, suggests that those willing to invest in extensions or altering the layout of their home can significantly boost the value. According to Anthony, there is a particular demand for open plan kitchen and living areas. “People want more living space now and it’s a better way of living as they can do things like talk to their families while they’re cooking,” he says. Focusing on the kitchen itself is also important, although you don’t necessarily need to splash out on fitting a new one. Cheaper options like replacing cupboard doors or simply having the existing ones resprayed may do the trick. Kevin Dudley, manager of Liverpool kitchen refinish specialist Matt Finish, says: “Half the time people don’t have to take the cupboards out, it’s just their faces that need changing, and sometimes people don’t want to spend a lot of money. Re-spraying transforms the whole kitchen.”

Depending on the area you live in, adding another bedroom may just be overdeveloping your home for your potential market. Also, it may not be worth losing more valuable communal spaces or reducing the size of spacious bedrooms to create an extra one.

HOW IMPORTANT IS THE EXTERIOR OF A HOUSE? A garden can not only boost the value of a property, but some buyers will not consider a home without one. Many also want a relaxing outdoor space without the burden of maintaining it. Products such as artificial grass can be ideal for turning paved backyards or rooftop terraces into grassed gardens and Anthony Griffin, owner of Artigrass, says: “Artificial grass is also good for areas which don’t get sunlight, and it’s maintenance free.” Paving over the front garden of a house to provide a driveway may also be beneficial where on-street parking is pricey or difficult.

ARE THERE ANY SIMPLE REFURBISHMENTS THAT HOMEOWNERS MAY BE UNAWARE OF? Not all refurbishments have to break the bank or involve weeks of work to have a positive impact. Start with first impressions by adding a new steel number or handle to your front

door. Elsewhere, a straightforward lick of paint can make rooms appear brighter and good as new. Andrew Cousins, director of Tile Fire Ltd, also suggests replacing weary or damaged tiles around fireplaces can restore character, and unique tiles in bathrooms and kitchens can “look a lot more expensive than they actually are.” If using vibrant tile designs though, opt for a more neutral style rather than a bold statement which adds too much of a personal stamp.

WHAT CAN NEGATIVELY IMPACT VALUE? Bad DIY jobs or wear and tear around the home should be rectified. If work appears to need doing then buyers may consider it to be work that they’ll need to carry out and spend money on.

What's your favourite thing about your job? I love the fact that I meet so many new and interesting people on a daily basis. I take pride in the fact that I make one of life's most stressful situations a much calmer and faster transaction. What's your least favourite thing? When I have to say goodbye to a vendor or purchaser on completion of their property after we have built up a close relationship. If your weren't an agent what would you be doing? If I wasn't an agent, I would still definitely be in the property industry. I love architecture so if I had the chance that would be a fantastic career as well. What are you going to do right after this interview? Straight after this, I get to attend some market appraisals for the company. With a career spanning more than three decades, a trio of Grammy nominations and success on both sides of the Atlantic, it’s no surprise that producer and DJ Paul Oakenfold is regarded as somewhat of a legend on the electronic music circuit. With a new album on the horizon and a busy summer of DJ sets lined up, we caught up with him ahead of his Creamfields return next month.

You’ve got a quite a history with Creamfields and Cream. What is it that makes it so special? My relationship with Cream is incredibly strong in terms of Liverpool, first and foremost, which is like my second home. I have a wonderful relationship that spans many years and it boils down to the relationship with colleagues; clubbers - there are people from all over the UK who used to come to Cream when I was there; and the locals. They have a special way about them and travelling from London every week to go to Cream really meant a lot to me. I have good friends there and there’s just something unique about Liverpool. It’s always drawn me to the city and I’m proud to be a part of what Cream has achieved. What have you got in store for this year’s Creamfields? I’ve nearly finished my album and I’ll be playing a lot of new tracks. Within the DJ world we all send one another tracks, so I’ll be

the most unique place and at the time we did it, it was so difficult to pull off as you had to get permission from the government because of it being arguably one of the wonders of the world. You’ve also worked with some high profile people. Who have you particularly enjoyed working with? I’ve been very lucky that people who I’ve worked with have chosen me because it’s not like I can turn around and say I want to work with Eminem - they have to come to you. When I was touring and remixing U2 and producing for Madonna, they were moments where I’d pinch myself and think I’m very lucky to get this opportunity so I’d have to say that I respect those two artists. They’re iconic in a lot of ways but I also think they’re very good people so I was very fortunate to work with them. If you could pick anyone, who would you still like to work with? At the moment with my album, which comes out next year, I’m all about finding tomorrow’s talent today so there’s a bunch of new acts that I’m really excited to work with. There’s Miguel, who I’ve got two songs with on my album. I’ve also got a fantastic vocalist called ZZ Ward who is a blues female from America,

supporting the tracks from my friends and it’ll be good to be back. What I enjoy about Creamfields is I don’t tend to come, play and leave as I’d rather hang out so I go and visit other stages. I’ll be walking around out the front amongst the crowds, and just taking it in. It’s a long way for me to come as I live in Los Angeles, so to fly all the way over I really want to be a part of it. Who are you looking forward to seeing? Prodigy are friends of mine so it’d be great to see them, I’ve never seen Knife Party so I want to check them out, and Zane Lowe is a great DJ and I like what he plays. Where is the most interesting place you’ve ever played a DJ set? I’ve played Madison Square Garden and the Hollywood Bowl and they’re not generally where DJs play, but I’d certainly have to say the Great Wall of China was

and there’s singers called LP, Alan Stone and George Watsky. You’re referred to as a pioneer of dance music and DJ culture. How do you stay ahead of everyone else and find inspiration? I don’t think inspiration comes from a certain place that you’re aware of, it can come from a conversation or it can just come from daily situations, like if you read something or you see something. I always try and focus on being in the moment and looking forward. Are you pleased with the way dance music has evolved since you started out? I am because I think electronic music, or dance music as we call it, is there to share. I’m not one of those people who try to keep it underground and don’t want anyone listening to it. If a great record crosses over and becomes a pop hit then what’s wrong with

that? Also, it doesn’t bother me that now in America they’ve finally caught up to what we’ve been doing for many years. The crowd over there are really having fun with it. They’re starting to check out a lot of the older music that we’ve known for a long time. Let them learn and be part of our sound and culture, our ways and dance music. Do you still enjoy making your own music and playing it? Yeah I really enjoy it. I was spending a lot of time in America and I moved there because I

was writing a lot of music to movies. About three years ago I was really missing DJing because I’d spent a lot of time away from it so I started a residency in Las Vegas, which is only an hour from LA. I was in the studio all week making music and then at the weekend I would fly out to play my residency. It was similar to what I did with Cream where every Saturday I was going to Liverpool from London. It was like de ja vu because like with what we were doing in Cream all those years ago I was doing exactly the same in Vegas and it was crazy, it’s such a big scene there now. You’ve had a really diverse career, what are your highlights? The first film I scored – Swordfish with John Travolta and Halle Berry – was a really big moment for me because I didn’t have the experience. I was thrown in at the deep end and I was nervous and didn’t know if I could do it. You question yourself when you’re suddenly working on a huge project. It was a real moment where I could have sunk or swam. I thought I’ve got to do this, so I did research, went away and learnt a lot and thank God I pulled it off. What are your plans beyond Creamfields? I’m focusing on my album and it’s been a long time coming. On my last two albums there were a lot of collaborations with a lot of different singers from a lot of different genres. It’s the same again - it’s very melodic and uplifting but what’s changed is that we now live in more of a mainstream world and electronic and dance music is now very popular. We see that with some of my colleagues like Calvin [Harris] and David [Guetta]. Hopefully I can finish the record soon and people can listen to it.

ANTHONY WALKER FOUNDATION FESTIVAL RETURNS

eople from across the area will come together to celebrate diversity on 20 July, as the eighth Anthony Walker Foundation Festival takes place.

The annual event, at Toxteth Fire Fit Hub on Upper Warwick Street, will commermorate the life of teenager Anthony Walker who was murdered in a racially motivated attack near his Huyton home in 2005. Hosted by the Antony Walker Foundation (AWF) - established by Anthony’s family to promote

equality and diversity through education, sport and arts while supporting criminal justice agencies to reduce hate crime the festival will feature sports activities for all the family as well as entertainment from local musicians. The event takes place from 9.30am-6pm with Anthony’s mother Dr Gee Walker formally opening the festival at 12pm alongside a special guest. She says: “AWF has turned a tragedy around for the good. I am still overwhelmed at the continued interest, commitment and support of the good and faithful who are still standing by our sides.” This year’s festival is being sponsored by KWP Solicitors and is in partnership with the newly established Toxteth Fire Fit Hub. BEER FESTIVAL, ST GEORGE’S HALL, 26-29 SEPTEMBER ans of real ale and cider will be spoilt for choice this September, when the St George’s Hall Beer Festival takes place. Sydney-based a cappella outfit, Spooky Men’s Chorale is getting set to bring its eccentrically wide repertoire to the city. The vocally disciplined group of around two-dozen singers will cover everything from ABBA to Georgian folk songs to Czech composer Leos Janáček with original compositions and eloquent arrangements thrown into the mix. Led by director – or Spookmeister Stephen Taberner, the Spookies’ stop off in Liverpool is part of their fifth UK tour, and coincides with the arrival of their new album The Spooky Man in History. SOUNDTRACK OF A GENERATION STUART MACONIE, EAST VILLAGE ARTS CLUB, 25 JULY Author and broadcaster Stuart Maconie will be giving an insight into his latest book, ‘The People’s Songs: The Story of Modern Britain in 50 Records’ during a special Liverpool event. Stuart will be reading from and discussing the book, which is a companion to his BBC Radio 2 series and looks at songs from the last seven decades which have soundtracked our changing times. With artisan breads and pastries baked to perfection each day, using traditional techniques and ingredients, the team also ventures out to farmers’ markets around the city.

CAKE CREATIONS Laura’s Little Bakery, made to order Independent baker Laura has established herself as somewhat of a cupcake queen, with her bespoke cake designs and flavours. Made to order and also stocked in some of the city’s coffee shops, the baked delights look almost too good to eat but are sure to please anyone with a sweet tooth.

HOME COMFORTS Cuthbert’s Bakehouse, Mount Pleasant A self proclaimed “utopia” for anyone with a taste for sweetness, this quirky tearoom is filled with colourful homemade treats, and an afternoon tea menu ideal for special occasions. Mouthwatering scones, and cakes, such as Cuthbert’s popular speciality red velvet cake, can be enjoyed within the homely interior or out in the garden area.

HOME CANTEEN Beetham Plaza, 25 The Strand, Liverpool L2 0XJ REVIEW BY NATASHA YOUNG Tucked away in The Strand, Home Canteen is a hidden haven of warmth and wholesome food. It may be set amongst Liverpool’s bustling commercial district, but the restaurant’s relaxed atmosphere is apparent on arrival. Despite the clear glass front, darker furnishing adds cosiness to the room and during our visit, diners seemed happy to while the evening away in its pleasant surroundings. As we perused the menu, for once I was thankful that the British summer had delivered more grey clouds and blustery winds, as true to the restaurant’s name there was a home-themed list of comfort dishes on offer that I was just in the mood for. The Garstang blue cheese cake with pickle (£6.50) immediately caught my eye and, although it sounded potentially heavy for a starter as blue cheese can be strong, my love of cheesecake as a desert made me curious to try this

savoury version. It turned out to be a clever take on the sweet dish, with the usual biscuit base replaced by a thin pastry. The cheese itself was also light and flavoursome but not overpowering. My friend opted for the potted brown shrimp with nutmeg butter and toast (£6.50). She was pleased with her choice, as the delicious shrimp was served hot and there was more than enough of the crispy bread. The mains offering was filled with familiar dishes and many had been livened up with a creative twist or new flavour, such as the mac ‘n’ cheese with jalapeno (£8.50) and the minted garden pea mayo which accompanied the fish and chips (£12.50). I went for the pie of the week and mash (£9.50), which on this occasion was packed with tender roast beef and vegetables, and coupled with a pot of colcannon mash filled with additional green vegetables. It was a delicious but huge plate of food and I felt like

I’d barely scratched the surface before laying my cutlery down in defeat. My dining partner couldn’t resist a second seafood dish for her main, and decided on the salmon and haddock fish cake with Home’ slaw and chips (£12). It wasn’t quite what she had expected, as while the fish was tasty it was contained in a ball of batter rather than a lighter breadcrumb coating she was used to with a fish cake. The slaw also appeared to have been replaced with more of a tartare sauce. The chips, however, did impress. Although a staple on many menus they’re easy to get wrong, and in this case they were golden and not too dry. We had hoped to make it to the restaurant’s selection of sweet treats, particularly after the waiter had hailed the jam roly poly and custard (£5.50) as a star attraction, but with the hefty portions we were yet to master the art of leaving room. team of fitness instructors and samba dancers spread Zumba fever through Liverpool ONE’s Chavasse Park, all in the name of charity. Leading the way at the Brazilica Zumbathon, they dressed up in colourful samba outfits and were joined by participants who also donned vibrant clothing and feathered headdresses as they helped boost funds for the Roy Castle Lung Cancer Foundation and the Liverpool Carnival Company. The event, which took place for several hours in the sunshine, was part of this year’s week-long Brazilica festival – a celebration of Brazil’s music, dance, art, sport, culture, food and film which culminates in a carnival. Dance styles at the Zumbathon encompassed South American influences, with everyone clapping and singing along.
