BIDDING PREPARATIONS Doing plenty of research up front is key when it comes to getting the best deal in an auction, and the earlier potential buyers catch a glimpse of auctioneers’ catalogues and decide on the property they are interested in, the more time there will be to lay the foundations for a successful bid. The Auction People suggests keeping a close eye on the market by signing up to local auctioneers’ mailing lists, then requesting legal information about the chosen property and going to view it to get a “better feel for its potential,” before sending the details to solicitors or conveyancers for the usual checks to be carried out. Kate Lay, head of residential at the firm, says: “Just before you attend the auction, make the financial arrangements to ensure you have a 10% deposit ready for the day and that you're all set to pay the remaining 90% within 28 days as soon as the contracts are signed. I’m a first time buyer saving a deposit for a house. It’s taking longer than expected and I am in need of short-term accommodation. I’ve seen some properties with licence agreements instead of tenancy agreements. What’s the difference?

If you are purchasing a property that is still in the process of probate then this won’t necessarily delay the sales completion. The sale of the property can go all the way to the end stage of being ‘sale agreed’ so past the survey coming back, contracts and searches being carried out. However, the sale of the property cannot be completed until probate has been passed for the property. On average, the process of probate being passed usually takes around three weeks, whereas a sales timescale from offer to completion takes between six to eight weeks so realistically there will only be a small chance of probate delaying the completion.

It’s not uncommon for offers to be made before the day of the sale and if this is thought to be a particularly attractive offer then you’re quite entitled to accept this on the understanding that contracts will be exchanged before the date of sale with completion normally 28 days thereafter. If there has been a good deal of interest in the property during the marketing period, we would normally recommend that it stay in the auction as more likely than not, a higher price will be achieved through competitive bidding than offered beforehand. However if there have been few viewings and the offer is acceptable to you, you may feel justified having spoken to the auctioneer in agreeing a sale. You will still be responsible for the auctioneers’ fees and you should work closely with them in deciding whether or not to accept the offer. They will be aware of the amount of interest shown once the catalogue has been published and will advise as to the best course of action.

A speakeasy-themed business event at Liverpool’s historic apartment complex, The Albany, has been hailed a success. Guests from more than 30 businesses attended the Old Hall Street building’s award-winning courtyard for an evening of 1920s-style networking with cocktails and canapés and the music of Louis Armstrong and Ella Fitzgerald. Green Deal Manager, part of the Armistead Group, has been providing upgrades to windows, doors and insulation as part of the government’s ECO (Energy Companies Obligation) initiative over the past two months and says it has had a “fantastic” response so far. early £5 million worth of Liverpool property has been sold at auction in the fourth Sutton Kersh event of the year at the Marriott Hotel in the city centre. In total 71 of the 95 properties on offer were sold on the day with 25 of those sold before the auction had begun. When it did start the first property, a threebedroom detached property on Green Lane North, sold for £157,000 – £50,000 more than its expected value.

Cathy Holt, auction manageress at Sutton Kersh, says: “Pre auction activity was exceptionally high with a quarter of the catalogue being sold prior and the viewing diary very busy. The room also attracted a good crowd. I am confident that we will secure a number of deals post auction with some properties falling just short of reaching their reserve price.” The sales pushed the estate agent’s revenues up to £24 million from four auctions in 2013 as confidence returns to the Liverpool market from

buyers and those who wish to invest in a property. Cathy added: “We are delighted with our results from the first half of the year. The market has definitely returned and investors now appear to be growing their portfolios again.” The next auction will take place on 4 September and instructions are being invited up to 6 August. orthwood says its ‘proactive’ approach to selling homes helped achieve a quick sale on a property which had already spent a long time on the market. The spacious two-bedroom mid-terrace home, located in the Mossley Hill area of Liverpool was said to have initially been put on the market back in March 2012. After not managing to sell the home, which was being occupied by tenants in the hope it would bring a quicker sale, the vendor then turned to Northwood to see if it could be of help and the house was sold in a matter of just a few months. Cheryle Wileman, sales negotiator at Northwood, says: “We were very proactive in finding buyers for the property. We were very tenacious in getting people to view it and we were giving the vendor advice.” Soon after Northwood had taken it on, the property was sold as part of the agency’s £500 deal. RAISE A LARGE DEPOSIT The best way to finance a new home is to already have a large deposit. This is easier said than done for second-steppers who have already

paid a deposit as a first-time buyer and can be the main reason second-steppers become stuck on the bottom rung of the property ladder. Once extra charges such as stamp duty and

solicitor’s fees are taken into account that deposit may be smaller than expected and other forms of finance will need to be considered – so now is the time to get saving for that next step.

ASK MORTGAGE LENDERS Before you rule out the possibility of being able to afford a larger home speak to your mortgage lender. You may be surprised at what they are willing to lend, particularly if you have a reliable payment record for your first house. The Bank of England's Funding for Lending scheme means lending should continue to improve until the scheme ends in 2015. This means second-steppers will see better mortgage deals are being offered and it should increase the number of first time buyers willing to buy your home and help you to move on from your first house.

USE THE HELP TO BUY SCHEME If an affordable mortgage is still eluding you the government’s Help to Buy scheme could help. The Help to Buy scheme, originally intended for first-time buyers but extended to second-steppers if they are buying a new build, allows those with lower savings or those in negative equity to apply for a 75% mortgage by offering a government loan for 20% of the value of the mortgage as long as you can stump up just 5% as a deposit.

GET A HELPING HAND Those who want to rely on the bank of mum and dad can choose a specialist scheme offered by Lloyds TSB. The Lend a Hand mortgage requires only a 5% deposit from the buyer and another 20% taken from the savings of a ‘helper’, which usually means parents or family. The helper will still earn interest of 2.7% AER on their savings for three years and you will be able to get mortgage rates based on a 25% deposit. Your Move 67

How did you get into writing? My father was a writer and it was something I’d always wanted to do. Then I did a Masters in creative writing and started to write. How many stories have you got in mind for your series, will there be many others? Yes, I’m just finishing one now, it’s called Casino Princess. It’s a sequel to Crossing Borders and it’s about casinos and the casino world in Northern Cyprus. Is the lead character in your novels, Os Zahir, based on anyone you know? No, Os is totally made up. Many crime novels are made into TV programmes. How would you feel if you were asked to turn your books into a TV series? The same as any other writer – wonderful! People then obviously want to read the books if they’ve seen it on TV as well, so they help each other. Why did you choose Cyprus to be the setting place of your series? It’s Northern Cyprus, which is important to point out because they’re two different countries. When people say Cyprus they mean the Greek side and I write about Northern Cyprus which is the Turkish side. They’re very, very different, they’re two different countries. It’s a place I know very, very well, I’ve been lots of times. It’s a beautiful country and is very political so it’s ideal for crime writing really. Has the story been successful in Northern Cyprus or any other countries? Yes, they sell quite a lot in Northern Cyprus. Some people like it, some people don’t, because of course it’s not always flattering. I haven’t

written it to flatter but it has done well in Northern Cyprus. During research, I found that you were poorly whilst writing the series. Did that have an impact on how you progressed? Yes, it’s much harder to write when you’re seriously ill. You obviously make more of an effort but sometimes you don’t write at all. It does put a bit of normality into your life if you know you have to keep writing as it’s very easy when you have a serious illness not to do anything at all. A review of your first book described it as ‘a crime thriller with an edgy difference.’ What makes your series different to other crime stories? I think it’s the political aspect of it. With Northern Cyprus, because it’s not recognised by the rest of the world, the only country that does recognise it is Turkey. It’s unique in its situation that it’s the only politically divided island in the world now. Because it’s isolated, totally isolated, and they’re not allowed to trade with anybody but Turkey it means that it makes more interesting writing. How did you go about finding a publisher and why did you choose an American publisher? I googled crime writing and googled the American publisher to find out more and then they took it on very quickly. Publishers are often interested in a particular genre. Not everyone’s interested in crime writers, not everyone’s interested in historical novels, and this particular American company was interested in crime writers. You look to deal with issues that confront the country in your story. How do you aim to do this? Well I get the local paper sent to me every week from Northern Cyprus, so I’m very up on what is happening and I like to give a bit of realism to the novels. For instance, my book Crossing Borders is about human smuggling and that has taken place in the areas I’ve described. I didn’t get the idea from

newspapers - I’d already come up with the idea but it was actually happening a bit later on. With my latest book, which is about casinos and the problems of casinos, bits about those come up in newspapers so I keep up to date with what’s actually happening in the country and thread it into my novels. What target audience did you have in mind for your series and has it turned out that way? I think it’s for anyone who likes crime really but it’s gentle crime. I don’t give gory details about murders or pathology work, so it’s quite gentle crime which is more suitable for everyone. iverpool boxer Kevin Satchell needs just one more title victory before he can start setting his sights on the European title.

The rising star of the ring says he has been celebrating ever since he defended his position as British flyweight champion last month, during a gruelling match against Ian Butcher at the city’s Echo Arena. She will be joined by Scottish producer Grum, who has remixed everyone from David Bowie to Passion Pit and received critical acclaim with his 2010 house and disco album ‘Heartbeats’. The summer holidays are now in full swing and with events and activities taking place across the area, all that’s left to decide is where to take the children to eat. That’s why we’ve come up with three child-friendly choices that’ll keep them entertained and satisfy their appetites at the same time.

LITTLE CHEFS Gusto, Albert Dock Culinary wizards in the making can show off their talents by preparing their own pizzas. With a chef ’s hat thrown in, little ones will look the part as they arrange their own toppings before their creation goes in the oven. Diners will also be perfectly placed to explore some of the city’s museums and attractions before and after.

AMERICAN ADVENTURE Hickory’s Smokehouse, West Kirby This authentic American barbecue not only serves up big portions of food but is also big on fun. With its children’s cinema room as well as an outdoor area providing youngsters with their own bar and a school-style play area, this eatery is ideal for parties or simply dinner with the family.

HEARTY BUT HEALTHY Jamie’s Italian, Liverpool ONE Eating out with the children doesn’t have to mean straying from healthy foods. The kids’ menu offers fun twists on fresh and wholesome food, such as ‘Chicken Lollipops’ and ‘Happy Fish Fingers’. Sustainable fish, organic meats and free-range poultry are used along with fresh fruit and vegetables, and meals are served with salads and fruit juice.

Mann Island, Liverpool L3 1BP With the sun glistening on the waters of the docks we were faced with an array of choices before even opening the menu. Sit inside in the dimly lit air-conditioned area or bask in the sunshine on the outdoor terrace. My dining partner and I decided to enjoy the sun while it lasted so we were seated at a retro dining table outside. Located opposite the Museum of Liverpool and just a stone’s throw away from the Liver Building and Albert Dock, the Brasco Lounge occupies a great space with excellent views. With its quirky decor consisting of vintage mirrors, ornate lampshades and eccentric photographs which wouldn't look out of place in my great grandma’s house - the interior of the restaurant provided a relaxed and enjoyable atmosphere. Staying loyal to location, the restaurant proudly displays a liver bird shield behind the bar, which was salvaged from the Liver Building when a wall was demolished. It’s a genuine piece of Liverpudlian heritage which gives the bar a real historic feel.

The friendly environment is inviting and appealing for everyone, and with a variety of games, books and kids’ meals it’s perfect for children too. The menu is available all day, offering a wide variety of international dishes including a brunch menu, selections of burgers and tapas, and monthly specials. It was also a pleasant surprise to see there are vegan and gluten-free menus. First came the tapas dish for starters, hummus with a selection of ciabattas and oils (£3.25). I love hummus and was interested in tasting the olive oil and smoked paprika twist. The rustic presentation tied in wonderfully with the lounge’s décor and the flavour mixtures were balanced perfectly. Next came the main course, the presentation of both meals was good but the food itself was delicious. I opted for the Hero Hamburger (£8.95), a 6oz hamburger with chorizo, cheddar, red onion and chipotle mayonnaise, served with marinated chilli and fries. My dinner

partner chose The Smokehouse Dog (£7.95), a pork frank with pulled pork in a smoked BBQ sauce, cheddar, and sour cream, served in a farmhouse hot dog bun with fries. “Those are the best meals on the menu, I love both!” The waitress told us as she served our meals. We were impressed that both meals were equally as tasty, bursting with flavour, and neither disappointed. Feeling well fed we just managed a dessert. I had sticky toffee pudding (£4.35), with butterscotch sauce and ice cream. My partner chose cherry pie (£5.50), with ice cream. The desserts were presented nicely and both were served warm which went down a treat with the ice creams. I’d never heard of the Brasco Lounge before I visited as it’s tucked away, but it’s a hidden gem and I can’t fault it. Whether you’re looking for a good breakfast to start the day or a light cocktail with friends in the evening, the Brasco Lounge is perfect. Your Move 85

hiver me timbers! Albert Dock played host to a weekend of swashbuckling and skullduggery as the Liverpool Pirate Festival returned to the city. Visitors of all ages donned their best pirate outfits and headed down to the dock for a weekend of treasure trails and pirate music and shanties. Vessels sailed into the dock and wowed the crowds with live action cannon battles, while 18th Century encampments were set up to give an insight into how people lived during those times. Captain Jack Sparrow and birds of prey were also on hand to join in the festivities at the two-day event. It was just the latest in a line of free festivals and activities to take place down at Liverpool’s waterfront this summer.
