BEST NEW BUILD HOME With government schemes like Help to Buy proving popular, interest in new build schemes has surged. And there are plenty of fantastic new build developments to choose from but only one can be crowned the Your Move Property Awards Best new Build Home 2013. The category will focus on a range of criteria including whether a property appeals to its target market, its location and provision of amenities, the design and finish of the property, its energy efficiency, the quality of architecture and the attention to detail.

Consideration will be given to any plans provided and demonstration of the long-term vision of the project will be taken into account.

COMMERCIAL AGENT OF THE YEAR This year commercial agents in the region have been responsible for closing some huge deals and are key to driving the market out of a slump. This category will decide which commercial agent has been the most successful and had the most impact in 2013. Nominees are automatically entered into this category and the award is judged through mystery shopping and independent research.

GREEN HOME AWARD Green issues and sustainability remain a priority in the housing and construction market and this award will go to the developer whose sensitivity towards green issues is most apparent. The category will be judged based on each submission in relation to energy efficiency, innovation, environmental accreditations, low running costs, visual impact/aesthetic value and functionality.

BEST COMMERCIAL LANDLORD The Best Commercial Landlord category will be judged based on each submission in relation to the strength and diversity of commercial property/portfolio, how well it reaches its target market, tenant testimonials, customer service, the standard of property maintenance, the energy efficiency of the property, how successful any marketing is, use of communal space and of course landlord investment.

Unfortunately not. Preparation is key when buying at auction and the more research you do, the better. Arrange to view the property, check legal and set your limit beforehand so you can relax and enjoy the auction experience knowing that you are bidding with confidence. Don’t worry about getting carried away either, we offer a service which authorises us to bid on your behalf. This is called a proxy bid and allows you to set your limit ahead of the auction. We only bid up to that amount and you might even get it for less than you’d planned. Remember – the benefit of not being able to change your mind is that neither can the seller so there’s no chance of gazumping.

Properties are marketed for a specified period, usually two to three weeks. During this time, prospective buyers can view the property as many times as they like. Interested parties place their offers, usually above a guide price, in an envelope, which is given to the estate agent at a specified date and time. Once the deadline is passed, the envelopes are opened to reveal the highest bidder. Sealed bids are a good thing as they can shorten the process, which can drag on when there are a lot of people involved. And they are often seen as the fairest way to settle the contest, but must be added that they are not legally binding. Make you speak about your buying position and the positive points for example, no chain or cash buyer and aim to bid more than the asking price or at least put in the maximum amount you can afford as you only have one chance to bid.

girl guides group in Woolton says it is “overwhelmed by the generosity” of a Liverpool kitchen firm after it donated a brand new kitchen. Capricorn Kitchens donated and fitted the kitchen after the old one was destroyed in a fire at their hut at St Stephen’s United Reform Church on Woolton Road, Wavetree where the group meets. Ian Marsden, director at Capricorn, decided to donate the kitchen as a thank you to the volunteers at the guide group, which both of his daughters attended as children. Ann Aspinwall, who has been volunteering with the group for over 40 years, says: “Every one in the church is overwhelmed with Ian’s generosity. The kitchen has made a vast difference to us. It’s

absolutely super! We’re really grateful to Ian and his team and can’t thank them enough.” Ian says: “I appreciate that as a company we are very fortunate to be in a position to help Ann out with a kitchen, I just wanted to help in any way I could especially after all the time and effort Ann and her team had put in with my kids for over 10 years through Rainbows, Guides and then Rangers and going on to achieve Duke of Edinburgh awards. If there is anyone who can help Ann out in any way with a donation or materials please give her a call and I am sure she would be very grateful”. Volunteers run a different club every day for different age ranges, from Rainbows (aged five) to Rangers (aged 18+). Following the fire over the Jubilee weekend last year, which caused thousands of

iverpool based student development company, Jamworks has purchased The Bridewell Prison on Cheapside, Liverpool. The former prison was decommissioned in 1997 and has sat derelict for 16 years. The developers already have planning for the redevelopment of the building converting it to student accommodation. A Jamworks spokesperson says: “This is a truly unique building with great history, each cell has its own story to tell. Structurally the building is sound. We are currently working with the Conservation Officer to be able to make best use of the building.” The newly refurbished building will contain an open plan atrium and corridor system to join the various parts of the building and the different levels. Some of the old prison doors, brick work and windows will be retained as well as new larger windows installed to take advantage of light. Each bedroom will have its own en-suite bathroom. “Students can be assured the building will be secure! As well as sound proof due to how thick the walls are”, adds the developer. To be known as Jamworks – The Prison, the Bridewell is set over four floors, a mezzanine and will house 88 bedrooms. Ikea will give away £500 worth of furniture at the Merseyside Landlord and Property Show 2013 in October, the Swedish furniture brand has revealed. Councillor Ann O’Byrne, cabinet member for housing, believes a new housing development in Dingle will help the city meet mayoral pledges on housing. She visited the Gleeson Homes development site in Grafton Park as work continued on two-and threebedroom homes just a mile from the city centre. She says: “This is a scheme which will not only help us meet the mayoral pledge on housing, but increase the number of people able to become owner occupiers. We have worked closely with Gleeson and it was great to be able to get some hand-on

experience in building new homes!” The homes, one of five major housing developments planned as part of Gleeson’s ‘Park Street Gateway’ scheme, will start from £78,396 and some will offer views across the river. Gleeson sales manager Linda Matura says the homes will provide low-cost housing for first-time buyers in the city if they utilise the government’s ‘Help to Buy’ scheme which offers interest-free loans covering 20% of the mortgage. She says: “A smaller mortgage means smaller mortgage repayments making owning a new home more affordable than ever.”

very year unlicensed residential letting agents are providing incorrect advice and poor service to landlords, according to a body set up to act as a stamp of approval for respectable agents in the industry. The Association of Residential Letting Agents (ARLA) says landlords are being offered misleading advice by unscrupulous agents who are not licensed, causing more headaches for homeowners across the north west. Joshua Simms, a member of ARLA and branch manager at Reeds Rains, Crosby says mortgage lenders should advise all people who are thinking of letting their property to use a member of the organisation in order to guide them through the property transaction as ‘smoothly as possible.’ All firms that have signed up to ARLA are asked to comply with a list of rules including using appropriate government-backed schemes for tenant deposits and signing up to an independent redress scheme. The latter means customers will be able to seek financial compensation to cover any monetary loss, distress or inconvenience caused by agents. ARLA also helps its members keep up to date with changes in legislation and offers free legal advice through regular meetings, newsletters and training days.

A scheme introduced in a bid to bolster the housing market has proven its worth at a Lovell development in Liverpool. House hunters, who may have previously struggled to save for the large deposit usually required by mortgage lenders, have found a lifeline with the Help to Buy scheme, which launched in April. Property providers are scrambling to meet this new demand and to do this they have mimicked successful schemes in the US, Australia and New Zealand that cater for the independent, social, active over-55 demographic with the creation of retirement villages. These multi-million pound developments are popping up across the north west and their popularity is growing.

WHAT IS A RETIREMENT VILLAGE? Designed for the independent over-55, living in a retirement village is a lot like living in your own home. However, in a retirement village the neighbours are also retirees and local amenities can include everything from hairdressers, healthcare and house cleaning. A retirement village community can include hundreds of homes and this means the village can often afford to supply support services at a lower cost by taking advantage of economies of scale. It also allows the village to stage events and social activities to create a sense of community while providing freedom and flexibility for its residents in a safe environment. In fact, many retirement villages offer 24-hour security for extra peace of mind. Clare Wilson, home ownership manager at the Knowsley Housing Trust, which runs the Bluebell Park retirement village and extra care facility, says: “It is a great option for people who may be isolated, as it offers a ready-made community which often includes social activities and events for them to get

involved in.” Living in a retirement village generally means taking out a lease on a home from the owner of the property. Residents are expected to pay rent and household bills plus a service charge to cover the services on offer. It is also wise to check if the home has an exit fee. This is a fee that is payable if you ever vacate the property and can be as high as 10% of the value of the property itself.

I WANT TO OWN MY PROPERTY, WHAT CAN I DO? If you want to own your property there is another option. The government’s Older Person Shared Ownership initiative allows

you to buy a house by paying a percentage of the value as long as it is over 25%. You will then have to pay a subsidised rent on the remainder but if you own 75% or more you will not even have to pay rent on the proportion of the value you did not pay. This option is available at Renaissance in Neston – a stunning retirement village from Homeshub. Alison Gittins, sales and marketing coordinator at HomesHub, says: “It is an option a lot of over 55s do not know about but it allows you to buy what you can afford and pay cheaper rent than if you rented outright. I value residential portfolios and development land for banks and financial institutions, Housing Associations, property companies and government bodies. I also provide feasibility studies and market advice in connection to residential development, and act as expert witness in legal cases involving property disputes. What is your favourite thing about your job? Like most people who work in property I enjoy the varied nature of the work. I could be inspecting a derelict listed building in the morning and a site with planning for an Over 55s scheme in the afternoon. I cover a large area, from Blackpool down to North Wales; I never complain about an inspection in the countryside or by the sea on a sunny day! What's your least favourite thing? Sometimes I meet people who invested in the property market at the wrong time and have seen their proposed development become unviable, or their portfolio slip in negative equity. In these instances its important to research all the alternatives and adapt ideas to suit the changing market. If you weren't in property what would you be doing? I'd probably be in the reclamation and salvage business. What are you going to do straight after this interview? Have a cup of tea.

Four-piece girl group Little Mix burst on to the scene back in 2011, after being put together as a group during The X Factor and becoming the first group to win the competition. Since then they’ve taken the pop world by storm with number one hits and their successful album DNA. We caught up with member Jade Thirlwall as the girls get set to perform at the first Liverpool International Music Festival.

What’s it been like adjusting to fame and the pop star lifestyle since winning the X Factor? The good thing about being in a group is that we keep each other grounded and we have such amazing people around us, a really positive team. We have supportive families too who will give us a slap if we’re getting a bit out of line. We’re really close to our families and we’re just normal girls so I don’t think we’d ever be the typical divas. What have been your highlights with Little Mix so far? Although we got a number one with Cannonball, when it’s your own music it means so much more to you so when we got a number one with Wings it was definitely one of the

good The X Factor was for us. It got us to where we are today and we’re very proud to come from the show. Since we left the show we have come into our own and, to be honest, we were left to do whatever we wanted anyway on the show and it carried on afterwards. We know exactly what we want to do and we write our music. With our styling and our image and everything it’s all down to us. I think a lot of people don’t really see that side of us and how much input we have. We are our own artist. What do you think you’d have been doing now if you hadn’t gone through that process? It was my third time doing X Factor so I would have kept on doing it until I got there. All of us just really wanted to be singers and would have just kept on going. Who are Little Mix’s musical influences and inspirations? I’d say our ultimate inspiration is Beyonce, because she’s an all-rounder and she sings, she dances, she acts, she performs, she looks the

Does it still feel like you’re a group who came through The X Factor process, or have things changed a lot since then? I think things have changed a lot. Obviously everyone’s aware and we’re aware of just how

We’ve always tried to bring vocal harmonies back because we feel like it’s gone again, like when you listen to TLC or En Vogue and Destiny’s Child and they’re all about the really strong harmonies. Have you had chance to meet any of these people since you’ve been a group? We met Kelly Rowland on X Factor and we met Michelle (Destiny’s Child) as well. We did a song on the album with TLC which was amazing, so yeah we have met a few of them which is weird. I think when we’re around or

if we meet any famous people that we haven’t really looked up to then we’re fine but whenever you meet someone that you maybe listened to when you were younger or that you’ve idolised then you always get a bit star struck. Missy Elliot was on your last single, how did you end up working with her? Well Missy Elliot is Jesy’s ultimate idol. Whenever we’d get asked in interviews about who we’d like to collaborate with every single time we’d say Missy Elliot and then our A&R team just thought ‘you know what, let’s just ask and see what happens’. We never in a million years thought she’d agree to do it but she did. She said she loved us and she loved the song so that was really weird and we all cried when we found out because she’s a legend, and for her to be on one of our songs is amazing. Is there anyone you’d still like to work with? We'd love to work with Nicki Minaj, Macklemore, or Leigh-Anne would love to do a slow jam with Miguel. Are you working on a second album? Have you been working on the writing too? We're busy writing the second album now. We wrote and co-wrote nine out of 12 songs from the last album and I think a lot of people don't actually realise how involved we are in the writing process. We all wrote individually before we got together so we already had a lot of experience. We've been doing all the writing on this album, writing on our own and with people we've worked with before as well as a couple of new song writers. It's so important to us to write our music as that's the only way we achieve the sound and message we want. Are you looking forward to performing at LIMF? What can fans expect from your set? The Baltic Triangle area of Liverpool is the latest city centre space to get permission to hold festivals and outdoors events. The area, which boasts some of the city’s most exciting digital and arts businesses as well as event spaces such as Camp and Furnace and Elevator Studios, will be allowed to host outdoor events for up to 5,000 people three times a year after being given the go-ahead by council chiefs. The events can last up to four days and are expected to include music festivals and food

events in the Jamaica Street area. Live music can be played at the events between 9am and 9pm on Monday to Wednesday and 9am to 11pm on Thursday and Sunday. These hours will be extended on Bank Holidays when alcohol can be served until 4am. The application was submitted by Love Culture, an organisation backed by former member of 1970s punk band Big in Japan, Jane Casey. A programme of events has not been arranged for the area but summer festivals could be launched as early as 2014.

A family fun day and charity football match has raised £3,000 for a Meningitis Trust in honour of a girl who lost her battle with the illness last year. The day kicked off with a football match with two teams competing for the ‘Lily Cup’, named after Lily Crookham, who passed away in June last year aged 15 months. Lily suffered from pneumococcal meningitis and fundraisers including mum Nikki Curzon have now raised a

total of £20,000 in her memory for the Meningitis Trust. The latest fundraising day took place at The Jollys Sports Bar on Marsh Lane, Bootle, and included face painting, a raffle and other entertainment for the children as well as a football match for adults, who competed for the ‘Lily Cup’ to open the event. new project launched this month will document memories of the city’s abandoned buildings and suggest how they can be brought back to use.

Hidden Liverpool is a project by PLACED that will host exhibitions, schools programmes, design workshops and debates for 12 months based around the empty buildings dotted around the city. It will launch on Saturday 17 August with a treasure hunt around the city and a chance to win £100. Children under 12 can win a £20 book voucher in the treasure hunt. It will start at the Bluecoat on School Lane from 11am to 3.30pm. The latest entry will be at 2pm and there is no need to pre-book. PLACED director Jo Harrop says: “We’re really looking forward to launching Hidden Liverpool. Liverpool has a fantastic built heritage and a rich history which the project will allow us to celebrate and promote, and this event will give people a great reason to go out and explore their city.”

Summercamp Festival. 24-25 August, Camp and Furnace he eccentric warehouse and event space is hosting a summer festival of music, art, food, film and family events during the August Bank Holiday. There will be a food festival curated by Can Cook Studios and Guerilla Eats, activities for children such as teddy bears’ picnics and arts and music workshops throughout the festival. Lennon. 23 August – 14 September, Royal Court Lennon makes a return to the Royal Court with John Power of The La’s making his theatrical debut in the title role. Following the legendary singer’s life from his childhood to world superstardom, the production features 40 hit songs and a host of names that helped to shape his life. The show is directed by Bob Eaton and features the backing of Yoko Ono, who along with Sony allowed the tracks to be used in the hit production. It is the first time Lennon has appeared in Liverpool since 2010 but the long-running show was first introduced way back in 1982 at the Everyman Theatre. VEGETARIAN DINING If you’re a vegetarian or vegan, or you know somebody who is, you will have experienced the frustration with finding a suitable place to eat to meet everybody’s needs. Luckily the region has a wide selection of brilliant vegetarian-friendly eateries including these three top picks.

EGGS’CELLENT EATING Egg Café, 16-18 Newington This quirky restaurant located near Bold Street is one of the most prominent all-vegetarian cafes in the city. Based in a refurbished warehouse, the ‘shabby chic’ décor and painted purple rafters perfectly complement food with a hearty, homemade feel. There are also tasty daily specials suitable for vegetarians and vegans, all served in a relaxed, friendly atmosphere.

VERY VEGETARIAN Green Days Café, Lark Lane, Aigburth Tucked away on Lark Lane the Green Days Café is an independent eatery that prides itself on its choice of vegetarian options. There are over 30 dishes to choose from along with specially-blended coffee and homemade desserts. Decorated with interesting artwork and boasting a fireplace for colder days this is a perfect place to spend a lazy weekend.

BURGER BITES Almost Famous, 11-13 Parr Street A premium burger bar with attitude, Almost Famous is the latest to arrive down the M62 after enjoying runaway success in Manchester. Burger bars are not readily associated with vegetarians but the sublime halloumi and mushroom burger topped off with fresh salad is a perfect evening bite when washed down with a cocktail served in a trendy jam jar.

3 Thomas Steers Way, Liverpool, L1 8LY Bierkeller labels itself an ‘entertainment complex’ and the vast venue situated near Chavasse Park certainly has a wide variety of activities on offer. There’s the Americanstyle sports bar with the UK’s largest 3D screen, several pool tables, games consoles and tall tables complete with their own pumps. It sits a short stairclimb up from the ‘Round the world in 80 beers’ section, which actually boasts over 100 lagers and ales from around the world. Finally there is the headline-grabbing Bavarian drinking hall with its long wooden tables, hefty-but-expensive steins at £8 a pop (plus £4 deposit for the glass) and a lively Oom-pah band providing raucous entertainment for the masses. Bierkeller insists real ale drinkers and lager-drinking sports fans alike are regulars to the complex and it does try to cater for everybody. However, the venue is more geared towards drink than food so it was with some trepidation we sat in the small restaurant area in ‘Round

the world in 80 beers’. We needn’t have worried. The atmosphere in the small restaurant area was relaxed and friendly. It was busy with afternoon shoppers and those starting a night out early while a superb acoustic set from one of two in-house performers was a welcome addition. The dartboard-style menu had an extensive selection of traditional pub food classics, pizzas, salads and the more unusual options such as kangaroo burgers for those brave enough to try something new. My friend was tempted by the Jack Daniels chicken wings but instead opted for the Thai prawn skewers, which were fresh and plump. I opted for the ‘jalapeno poppers’ as a starter. Stuffed with cheese and wrapped with breadcrumbs, they were spicy but not overpowering. The starters menu doubles as a side-dish selection and, having forgotten to specify which they were to the waitress we received everything at once – something to look out for on my next visit.

For the main we both plumped for the salad section of the menu to match the summer weather outside. Mine, a Cypriot halloumi salad, was well presented and came with fresh vegetables and beautifully-cooked halloumi. The chicken salad was also tasty and both arrived in vast bowls that represented excellent value for money at around £6 each. Stuffed from the sheer size of the tasty meals we chose not to have a dessert and instead choose from the extensive beer menu. The waitress was only too happy to offer some advice and Mahou was a fine choice in the warm weather. The beer ranges from around £4 all the way up to £10 and it is worth keeping an eye on the alcohol percentage because some are surprisingly potent. Bierkeller is not a fine dining experience but it does not need to be. The meals are hearty and filling and the service was excellent. It is the perfect place for a quick bite after a day of shopping at nearby Liverpool ONE. Your Move 77

free day of entertainment, activities and education was enjoyed by families at Bootle’s North Park, as the third annual Boofest took place. Organised and funded by One Vision Housing, the event featured an exciting line-up of unsigned bands on the Juice FM stage, and the radio station was also broadcasting live there throughout the day. There was something for everyone at the festival, from a man-made beach to kick back on and a goalie competition hosted by Everton Football Club, to thrilling free rides and a giant climbing wall. The festival also addressed issues such as gun, gang and knife crime, and featured a host of workshops. Bootle Glass sponsored this year’s Boofest.
