consumption Growing concern for the earth’s changing climate has seen the call to preserve natural resources rise on the tide of the global agenda. Escalating bills for homeowners are another incentive to monitor water usage and conserve it wherever possible. 32 Your Move

From 1 April this year, homeowners in the North West have faced an average 4.1 per cent rise on their water bill. United Utilities, and the other water companies, have also submitted requests to raise prices for the following five years. The Conservatives forecast that by 2015, if the rise requests are granted by regulator Ofwat, then consumers in the north-west may have seen their water rates increased by 50 per cent more than inflation since 2001. So what measures can homeowners take, especially during the dry summer period, to stem the tide? Suppliers in demand? Despite the privatisation of the water industry, homeowners cannot do anything to change

their supplier, but they can still have a big impact on what they pay. The traditional water billing method, used for the majority of homeowners, is fixed to your home’s ‘rateable value’, regardless of water consumption. So if you live in an area of high property values, in a household of two or fewer, then a water meter will most likely cut your costs. Water meters are installed free-ofcharge by your water company and reward those whose consumption is low. uSwitch.com, the price comparison website, calculated the savings on fitting a water meter, for a household in the North West paying £320 a year on water bills. The annual saving, for a sole occupant, amounted to £146. As a note of caution, however, with three in

New legislation and new builds The Code for Sustainable Homes, due for implementation in 2010, will be putting the spotlight onto efficiency when new properties are built and developers are already becoming conscious of this. Rainwater harvesting is an easy way for water collected on roofs to be diverted from drains and to be filtered for use around the home. Eco Environments in Bootle is a local firm which installs the systems in homes in our area. David Hunt commented: “It’s very easy to set up rainwater harvesting, and the rainwater can often be stored underground so it’s out of the way. Many people filter it to use in the washing machine, and the quality of the water is even better than tap water for washing; it doesn’t contain the chlorine and fluoride in drinking water which makes the water hard, and so needs fewer detergents. Others just use it to flush the toilets, water the garden or clean the car. The only thing it can’t be used for is drinking, so you can imagine the money a system will save you in the long term.” He added: “In fact, toilets and washing machines account for 50 per cent of all domestic water consumption, so the payback period for a family on installing the system takes about three years. An average four bedroom family home can capture up to 100,000 litres of water each year, while a typical family’s consumption for standard use is about 70,000 litres.” Installing a system costs somewhere in the region of £2,500 to retrofit an existing three to four bedroom house.

TYPICAL FAMILY WATER USE solutions cost nothing and require very little effort. In the bathroom, switching to quick showers, rather than baths, can save around two thirds of the water. Turning off the tap while shaving, cleaning your teeth or washing your face, can save up to nine litres a minute, while installing a dual-flush toilet can save as much as £100 a year, by controlling the volume of the flush. In the kitchen, try using the minimum amount of water in saucepans and kettles, saving water, as well as energy. Keep a jug of cold water in the fridge to avoid letting the tap run cold and only use the dishwasher and washing machine with a full load. This again, will reduce your water and energy output. Repairs Of course, the maintenance and repair of fixtures and fittings is an essential part of water conservation. A dripping tap or water tank ball-valve can waste as much as 90 litres of water a week – a problem that can often be resolved by replacing a worn washer for the cost of about 10p. If leaving your property for a holiday or short break, or event for a day or more, turning off the

main water tap would prevent unexpected water loss during your absence - and keep your insurance company happy. John Kelly, in-store plumber at B&Q Speke, said: “Dripping taps can lose a significant amount of water and can be fixed with standard maintenance. You can pick up a pack of assorted tap washers for about £1.50. It’s often seemingly obvious things like this, which people don’t think about, which can save them a lot of time, hassle and money in the long-term.” Outdoor usage Around the garden, it is worth bearing in mind the amount of water a sprinkler will use. Some estimate that a sprinkler will emit in a single hour, the amount of water a family of four would normally use in a day. Traditional watering methods are much more environmentally friendly. To water the plants use leftover water from around the house, such as unfinished drinks or washing up water that’s not too soapy. Plan your plant watering so that you water them during the coolest part of the day, such as the evening, to avoid the water evaporating.

What the big boys are doing Of course it isn’t just householders that have room for improvement when it comes to conserving water. Water companies waste millions of gallons of water by not fixing leaking pipes, leaving the consumer to plug the gaps in their balance sheets. They have also had targets set by the water regulator Ofwat, to encourage customers to conserve. Regina Finn, Ofwat chief executive, said: “Water is an increasingly valuable resource and we all have a responsibility to conserve it. Successes in Europe show that helping households to use water wisely can save significant amounts of water, reducing the need for expensive new sources. Some companies need to do more to help customers cut waste and use water efficiently. This is good customer service and helps customers on meters control their bills.”

The sales and marketing manager Claire Jarvis, Persimmon Homes Claire Jarvis, sales and marketing manager at Persimmon Homes north west developed a love for new build property from her own happy childhood memories. Claire now oversees 25 Persimmon Homes developments in the north west including Regency Park at Warrington, The Beeches at Ellesmere Port and Mere’s Edge at Helsby. How did you get into property? I grew up on different new build Bellway developments with my family. I left school at 16 with the intention of going into travel and tourism, but a sales executive on a Chester development thought I’d do well in the sales side of the property world and recommended me. I began as a sales executive at Bellway, working on new builds as it’s what I’d grown up with, it came naturally to me. How has your career progressed? I moved from Bellway to Knight Frank as a sales executive in Manchester on some exclusive developments. I also worked at Crosby Homes as field sales manager, the X Building in Liverpool being one of the developments which I oversaw there. Having climbed the career ladder I eventually decided that I really wanted to work for developers. I moved to work for Charles Church, part of the Persimmon Group, selling high end homes and became sales and marketing manager at Persimmon. I really enjoy motivating the sales team and having worked as a sales executive previously I know how tough it can be working on a site, so it’s rewarding for me to support the team. What’s your favourite chocolate bar? I would always prefer a bag of crisps to a bar of chocolate, my favourite is tasty, pickled onion Monster Munch!

Q I want to buy a leasehold apartment. The lease is for a term of 99 years, there are only 55 years left to run, and I am obtaining a mortgage over 25 years. The agent has told me that I can extend the Lease before I exchange contracts? Can you advise? A Under the Leasehold Reform (Housing and Urban Development) Act 1993 tenants of long leases are given the right to extend their leases. You are entitled to the grant of a new lease for a term of 90 years plus the present unexpired term. Most mortgage lenders require a minimum of 50 years at the start of the mortgage term and a minimum of 35 years at the end. Therefore you would not be able to proceed without having the Lease extended before you purchase the property. The seller should make contact with the Landlord in the fist instance. Your lender will not proceed until the Lease term is satisfactory and your solicitor will need to disclose the existing term of the Lease to them. Extending the lease now will make the property more attractive if you wish to sell in the future. You should ask the seller to pay for any additional legal costs or a reduction in price. Q I am buying a property with my Partner with a view to refurbishing and selling. I am paying the deposit from my own savings. I want to make sure that I get the deposit back when the property is sold, but we also want to split the residual proceeds 50/50. Is there anything that can be in place to protect this? A Yes, your solicitor can prepare a Declaration of Trust for you both. This document will state your names, the property you are buying, the purchase price, and your lender (if you have one). You will hold the property as “tenants in common in equal shares” but subject to the Declaration of Trust. This means that if one of you were to die, the share in the property would pass to family not to each other; therefore it is advisable that you both have Wills. The Declaration of Trust will state the amount of deposit paid by you, and that you will be entitled to this amount on completion of the sale with any balance being split 50/50. You will each sign a copy of the Declaration which will be dated on completion; your solicitor will then give you copy for safe keeping pending the sale of the property. You must pass this copy to your solicitor when you are ready to instruct on the sale.

I met Sid Vance at HomeLets on Allerton Road and he said, “I’ve got just the house for you.” He’s been friends with Denise for many years, and he called her up to say we’d be going round to view it. I fell in love with it straight away – the size, the furnishings. I walked in and within ten minutes it felt like home. What brought you up to the city? I spent 18 years in London and now I just want to settle down a bit. I’ve launched John Alexander, a modeling and talent agency in the city, and I’m really enjoying being up here. I’ve found some fabulous new talent already, including Denise, and I’m doing a shoot with her this afternoon to put her portfolio together. My partner and I wanted somewhere beautiful and spacious, and here we have gorgeous parks on our doorstep and we’re still only ten minutes from the city centre.

Celebrity fashion stylist Julian Bennett has bought a four bedroom property with a luxury interior near Calderstones Park from Liverpool model Denise Morgan. Denise marketed her property through HomeLets & HomeSales, the brand rapidly becoming known as the estate agent to the stars.

It has everything you need from a pink SMEG fridge to a central work station with bar stools in gold and leather. Denise also really loves her cream chaise longue in here, which she brought over to the UK with her from Beverley Hills. It’s covered in an animal print throw.

What’s the theme? It’s all very stylish and classy, and Denise has put beautiful pink flowers all around it. Denise has even bought a new gold suite, which she says she’ll trust me with. It’s very light too, with carefully chosen chandelier lighting and big windows. Everything’s really good quality, but it’s also really comfortable and not intimidating. What’s the star feature? I think it has to be the wetroom as it has fabulous mosaic tiles and mirrors in an Indonesian style. What are your plans for the property? I don’t want to change anything! I have told Denise I will mind her cats for her, as she’s going on holiday to Marbella this week, and we’ll be meeting up for parties when she’s back.

Pauline Davis Interview //// TALENT IN THE CITY

In 2003 NewHeartlands was established as one of nine Housing Market Renewal Pathfinders across the North and the Midlands. Since then, managing director Pauline Davis has overseen a large scale programme of regeneration in struggling areas of Liverpool, Sefton and the Wirral. A former teacher and health service worker, Heswall-born Pauline had been involved in regeneration in Nottingham before heading up the NewHeartlands operation on Merseyside. She discussed the impact of the Pathfinder programme with Your Move.

Head ruling the heart You started your career teaching English and Drama at a secondary school in Chesterfield. What prompted you to leave the profession? That feels like a long time ago! I stayed teaching for around about 11 or 12 years in total before just deciding that there was something different I fancied doing. I wasn’t sure what it was at that stage but I didn’t really feel that I was going to be teaching for the rest of my life. My next job was probably going to be deputy head. I’d reached the head of faculty level and I just thought that I wanted to do something different. Do you enjoy the work you do for NewHeartlands? I’ve really enjoyed it. It’s an opportunity to make a

difference and I’ve also met a lot of fantastic people. I knew it was going to be challenging and it still is. We’re six years into a 15 year programme and I feel an awful lot has been achieved and that we’re in a good place in terms of looking forward. How have you managed the transition from living and working in Nottingham? I do a weekly commute and I’ve got a flat here. I try to spend as much of my time as I can here getting the job done really. Do you enjoy working in Liverpool? The city’s fantastic. It’s an exciting, diverse place to be and it’s got a lot going for it. I’ve frequented quite a few restaurants in my time here. I really like the Olive Press and Piccolino, and I’ve also discovered a number of the smaller ones in the Hope street

area. There’s a particularly nice Chilean restaurant called Valparaiso which is very nice. I’ve been to the Philharmonic a few times and I often see plays at the Royal Court. You must have seen a lot of changes in the city since you started work in 2003? Six years ago it was a city on its way. It had really started its regeneration in terms of the city centre particularly. NewHeartlands has been able to make a difference in some of the deprived neighbourhoods, with new developments, refurbished housing and some of the environmental works. Things are really coming together, which is great. What kind of effect is the Housing Market Renewal programme having on people’s lives? It’s great because when you first start off you’re doing an awful lot of work but there’s not a lot to point at physically to say “we did that” or “we enabled that to happen”. Now we’ve got these developments, we’ve got people who’ve moved into their new houses, projects emerging like the ‘Art for Places’, and lots of community engagement activities taking place. It’s about changing the perception of these neighbourhoods and demonstrating that there’s a way of living in the neighbourhoods which is attractive to people. We’ve had a positive effect on hundreds of people’s lives. They’ve moved into their new houses and they love them. Some of them never thought they’d be able to achieve something like that. Equally there are still a lot of people who are waiting for the programme to roll out over the next few years and we’ve got to remember them and support them through the process. What have been your proudest achievements working for NewHeartlands? Getting the top funding allocation of all the Pathfinders was up there. It meant more money coming in so that we can

There’s a bit of an allotment going on down the bottom of the garden and we’ve been eating our own sugar snap peas, potatoes, courgettes and lettuces. I read a lot, in fact

if I haven’t got a book I feel something is really missing in my life! I’ve just read a really interesting book by Michael Crighton looking at genetics and DNA, and I loved The Sound of Laughter by Peter Kay. I also like holidays and seeing different places. I’m 50 this year so we pushed the boat out a bit and we’re going on a cruise to the Greek islands. What are your goals for the future? To be happy and fulfilled in whatever I might be doing.

Consequently rents have firmed up, giving a better investment return and a minimal void period.”

Will we see house prices continue to rise? Are recent estimates of rising prices a sign of recovery in the housing market?

“I think that we will still have a difficult year ahead of us, but sales can be made if vendors are realistic with their prices. We’re currently experiencing a shortage of keenly priced homes that offer value as an investment vehicle or for those wishing to buy their first homes with the help of parents. If you need a high price on your property, sit tight and take advantage of the buoyant rental market.”

“Towards the start of the second quarter, we saw sellers becoming much more realistic. What must be remembered is that whilst your own home may not be worth as much, the house you are buying will cost you less. If interest rates remain low and lending increases then I feel we may see a slight rise in prices towards the end of the year, although probably not to the levels we saw earlier in 2009.”

“Nationally there may have been a small increase, locally however, prices are still marginally going down; they will bottom out completely over the coming months no doubt. I don’t expect any significant price increases until next year now, but what is evident is a marked improvement in confidence manifesting itself in a level of new sales we haven’t seen for probably over 18 months.”

Lighten Up We are in the process of remodelling our bathroom. We’re aware that good lighting is a really important part of the overall design, but we have no idea where to start. Could you give us some tips on how best to light this room? A good lighting scheme is crucial to how well your bathroom functions. A single light in the ceiling or over a mirror will cast shadows and, more importantly, can be very unflattering! Any good lighting scheme will break the design specification into four distinct areas, each to be considered on an individual basis. The most important area in any lighting scheme for the bathroom has to be the task lighting; usually this is around the mirror. The best way to light a mirror is to illuminate either side. This method is known a cross illumination, as it will allow for shadow free lighting. Your second point of reference should be to create ambient light, the overall general lighting, and down lighters tend to be a great source. Putting the lights on a dimmer switch can also help you achieve the third area of consideration; mood lighting. Accent lighting should be your final concern, allowing you to illuminate different design features and layers in the bathroom such as an interesting piece of art or a hidden alcove.

Small mirror pieces on furniture can give a sparkly appearance, while larger mirrored surfaces can reflect light and really brighten up the room. I have recently worked on a project where we had an oversized headboard made from antiqued mirror. Not only did it open the room up, it practically doubled the visual space - making the walls seem taller and the room much wider.

Art on the Waterfront Art on the Waterfront is a free, family friendly event inspired by Tate Liverpool’s Colour Chart exhibition. Table Talk //// JONATHAN KEARNEY INTERVIEWS JANE MURRAY AT THE PUMPHOUSE

“Let’s bring some of the traditional values back and concentrate on them.” The Pumphouse in the Albert Dock has managed to retain its traditional values of good, simple food and friendly service amidst a sea of ambitious new developments in the area. While newcomers to the city can flock to a bounty of choice at nearby Liverpool One, they also have the luxury of dropping into The Pumphouse for an authentic taste of Liverpool in a snug, welcoming setting. I sample the offering with Jane Murray, Head of Estate Agency Services at Pantheon and our fabulous view (which in the manager’s opinion is bettered only by that of table 17) incorporates the Merseyside Maritime Museum, an expansive vista of the Mersey and the ongoing work to the deckchair-style Museum of Liverpool. Jane has been with Pantheon for just over a month, bringing over 20 years experience in the industry, which is sure to prove a boon for the Picton Road agents. She samples the summer bruschetta from the choice of light bites, while I opt to start with the Irish mussels in a white wine sauce. The portions suggest the dishes

would make a satisfactory meal in their own right, while the hearty fare to follow would make for an ideal pre or post dining experience at the Liverpool Arena. Jane, who enjoyed a glamorous six year stint working in Miami, tells me how she wishes to replicate the time-honoured values of good service found at The Pumphouse within her new working environment. “I want to bring those values to the estate agents, concentrate a lot on service levels and highlight all the new ideas, such as chain breakers, shared ownerships and buy-to-lets. Let’s bring some of the traditional values back and concentrate on them, and leave people with a smile. If you can raise your game and raise your standards a little bit it’s going to help you retain the business you’ve already got and, more importantly; secure the new business as well.” As we digest the ever-shifting landscape of the current property market our main courses arrive. Jane’s vegetable chilli is stacked with colour and flavour and must surely be a

favourite on cosy waterside evenings. I choose a seasonal summer dish of shredded aromatic duck accompanied by hoi-sin sauce, mixed cucumber salad and wonton strips. The Pumphouse has become ingrained in Liverpool’s waterfront landscape, much the way Pantheon has gone some way to becoming a focal point of the Wavertree community, with initiatives such as sponsoring a local football team. “One of the reasons we located on Picton Road is the number of first time buyers and sellers in the properties that surround Picton Road. If you look at the chain, even if people are selling two or three hundred thousand pound houses they still need a first time buyer right at the bottom to get things moving. With the emphasis we place on trying to assist first time buyers we are more ideally placed than most agents to service the bottom end of the market, and help get the chains moving again.” A car enthusiast, Jane knows a little about the luxuries in life and she joins with my enthusiastic praise for the lunch. It’s a buoyant mood that

could well be replicated in the sales market in the not too distant future. “I think there’s certainly more activity than a month ago. Whether that’s anything to do with the economy improving or whether it’s more people shrugging their shoulders and saying ‘let’s go for it’ and biting the bullet. You’ve got to take the plunge at some point - so why not do it now.”
