Bringing community together Property group helps make food garden sizzle. By SCOTT WOODSIDE LIMNIOS Property Group helped the Joondanna community raise awareness about the Joondanna Community Food Garden. The garden was established by the City of Stirling in 2009. It provides more than 20 individual garden plots for local residents for food gardening, using organic principles and practices. The fundraising barbecue was attended by residents as well the City of Stirling deputy mayor Giovanni Italiano and Councillor David Michael. Rob and Anna Stefanovski, from Limnios Property Group, helped to organise the event. Limnios donated a barbecue to the garden while the sausages and prizes on the day were donated by other local businesses to help raise funds for maintenance and upkeep costs. Mr Stefanovski said that he and his wife were more than happy to get involved as they were locals themselves. “We are extremely grateful for the support of the local businesses

How to make the most of the market Savvy buyers currently hold the aces, says Peter Peard THE current real estate market in Perth could be best described as one of the ‘slowest’ in more than two decades, Peard Real Estate Group CEO Peter Peard says. “It is a buyers’ market, with sellers offering significant price discounts to achieve a sale,” he said. “In the northern suburbs the number of properties listed for sale during the past year has jumped by as much as 80 per cent in certain areas. “Despite a surge in the number of properties for sale, property buyers still need to follow basic rules when selecting a property.” Mr Peard offers the following handy tips for buyers wanting to take advantage of current conditions: If you are a first time buyer, it is better to buy a smaller home in an area that traditionally delivers high rates of capital growth rather than a large house in an outer suburb that historically records lower rates of capital growth.

Try to avoid areas with a high number of rentall properties.The Peard Real Estate Group generally finds that suburbs with a high rate of owner-occupiers generally tend to have better street appeal, which helps with the resale of the property.

Low-key sophistication Style without pretension. By COURTNEY NOTTE FROM the outside, this modern home appears to be like any other, but a closer inspection reveals a level of style and splendour that elevate it into a class of its own. The near new double-storey house, though modern and trendy, retains a sense of timelessness thanks to a mixture of quirky and classic characteristics. Perth house prices fall again ... But REIWA says units and villas hold their ground JUNE quarter preliminary figures from REIWA show that the median house price in Perth dropped by around 3 per cent during the quarter, with the metropolitan area experiencing five consecutive quarters of price retraction. REIWA president Alan Bourke said that while this period of decline was longer than experienced during the property slump of three years ago, the actual percentage fall in median price was only half that of 2008. HOUSE AND UNIT PRICES “The fall in median price was likely to be around 2 per cent when all the data comes in and would probably settle at around $475,000,” Mr Bourke said. “This would represent a 6 per cent fall from the peak of $505,000, which was reached in the March quarter of last year. “This means the Perth median house price is now pretty much where it was in the December quarter of 2007 before the strong market correction and global financial crisis of that year. “Interestingly, while the median house price has slipped, we have

seen no change in unit, villa and townhouse prices which remain steady at a median of $405,000.” REIWA and Landgate data both show sales turnover in the $350,000 to $500,000 range remained strong in the quarter, while turnover in the $600,000 to $1 million range was weaker. REGIONS In the regions, the dip in median house price was just under 2 per cent, producing a median of $370,000. “Units and other grouped dwellings in the regions have shown stronger growth than for houses, jumping by nearly 10 per cent, or $31,000, to a new median of $353,500,” Mr Bourke said. “Broome and Esperance were the only regional markets showing an increase in median price, of 6 per cent and 1 per cent respectively for June, while Mandurah-Murray had a 6 per cent fall and Geraldton-Greenough experienced a significant drop of 12 per cent. “In the Pilbara, it seems that the extraordinary market in the iron ore belt has cooled, with the Port Hedland median pulling back 5 per

cent and Karratha 9 per cent.” STOCK AND TURNOVER Turnover was sluggish during the quarter, recording an estimated 9200 dwelling sales, down by 7 per cent on the same 2010 time. “With so much stock on the market and buyers lacking confidence, it’s critical that sellers are patient with the process and realistic about price,” Mr Bourke said. RENTS The Perth rental market is largely unchanged, with median rents steady at $380 per week and the vacancy rate lifting from 3.2 per cent in March to 3.5 per cent in June. FIRST-HOME BUYERS Mr Bourke said the falling price had been positive for first-home buyers, with a 10 per cent increase in first-time buyers during the quarter to 2348 purchasers, the highest number since March 2010. “First-home buyers remain a strong part of a weak market and represent 25 per cent of all buyers in the quarter,” he said.“The median purchase price for this group is now $413,000 in the city and $339,000 in regional areas.” ■

Carbon tax calculator online DISCUSSION of the proposed carbon tax is inescapable now, but a wealth of information does not mean that homeowners understand the potential impact it may have, eTool technical development manager Richard Haynes says. “This is where eTool can help,” he said. “Www.etool.net.au is a free, online tool that calculates the energy and carbon needed for building and construction projects, and it is likely to be of particular interest to those looking at building a new home. “Some housing and construction industry lobby groups claim that the carbon tax will increase the cost of an average new home by more than $6000; however, the cost is likely to be much less than that.” Mr Haynes said that for building an average sized new home, the end cost of the proposed carbon tax might be as low as $100. “This is due to many tradeexposed industries such as cement, steel, aluminium and glass-making qualifying for up to 94.5 percent shielding from the tax,” he said. “Those people building homes can request a number of cost-effective ways to reduce the amount of

embodied carbon and energy contained within a new home. “For example, you could specify fly-ash as a substitute for cement in concrete, which would significantly reduce the embodied carbon of a new home without affecting its structural integrity, and there are a number of cost-effective, low-carbon building materials available on the market.” Mr Haynes said that by making smart choices, the proposed carbon tax could have a negligible cost impact on building of new homes. “Prospective homebuyers are becoming increasingly savvy about the design possibilities, and people want to minimise their impact on the environment.
